mind your p’s Forget location, when it comes to selling property, it’s all in the preparation, presentation, price and promotion. Preparation Always prepare your home as if it’s going to be put on display for everyone to see and admire. It’s very important to remember that during the time your home is on the market it’s not yours – it belongs to any prospective purchasers. Prior to inviting your agent for an appraisal you should already have prepared your property for sale. This should also include instructing your legal practitioner to prepare the section 32 (vendors statement).
Presentation In my opinion this is the most important ‘p’. If your home is not presented at its best then you shouldn’t expect the best price. Presentation means de-cluttering, cleaning, fixing anything that’s broken or not working, having the home warm in winter and cool on hot days. Priority must also be put into the garden, even if it means employing a gardener to help out. Curb side appeal is very important. Remember how important first impressions are.

good idea of the value of your home. Your agents, prior to meeting with you, should have done their research on any recent activity in your area. After the agent has inspected your home, they should work with you to come up with a realistic price for your property, which in my opinion should always be a set price, not a price range. Exceptions to this would be auctions and tendering. I will write more about these marketing methods in a later edition of bendigo magazine.
Promotion A constructive, well thought about and planned advertising campaign, must include proactive real estate agents and a marketing schedule to consist of print advertising, internet sites, for sale sign, open for inspections and mail and or email out to any prospective buyers the agent may have on their books. Feedback after opens and private inspections is vital, whether it be negative or positive, as this will assist in the time frame for the sale to take place. If there has been consistent negative feedback from several prospective buyers on the same matter, then you need to sit down with your agent and work out ways to remedy the problems.
