MAKE YOUR HOME GREAT

Bell’s in-house construction team takes the guesswork out of major home renovations.

There’s no two ways about it. Maybe you want to revamp your kitchen. Or finally turn that unfinished basement into a gym or home theater. And additions – those are always on the table.

At Bell Bank Mortgage, we have rehab loans that can be tailored to any size remodel. What’s more, our in-house construction team will help you make sense of all the permits, city ordinances and builder’s licenses. We know the neighborhoods, the building process and the builders.

Curious about the next steps for a remodel? Start here:

1. Give us a call about financing. Even if you’re not exactly sure what you want to do, our team can offer advice. We can help you estimate budgets, talk about timelines and get you started with a loan to make it all happen.

2. Settle on a plan. After talking with us and getting everything ready, we’ll set up a plan of action. Our team knows all the local building requirements and can help streamline the entire process. That means no headaches for you.

3. Watch your remodel come to life. In the end, you’ll have increased the value of your home and grown your equity.

SOME OF THE BEST TIMES TO BUY NEW APPLIANCES

Washing machines. Refrigerators. Dishwashers. Big home appliances can be expensive. Thankfully, there are a few times during the year when manufacturers or retailers put them on sale. Take a look at your appliances this summer and think about any updates you want to make heading into the fall and winter months.

Labor Day

Sure, it’s the unofficial end of summer. But that means stores will be having closeout deals on things like patio furniture, grills and some appliances. Pro tip: When you’re hunting for deals, look out for retailers that offer free shipping or free deliveries.

Veterans Day

Some stores will offer discounts for veterans or active service personnel. Others may offer deals for everyone. Savings can be good and, in some cases, even comparable to the big event later in November.

Black Friday

Everything gets reduced in November – appliances are no exception. Check out ads for many different stores. And pay attention to the fine print. Often, the biggest ticket items will have very limited quantities.

Other Good Times

• After a new release. This is an especially good time to buy new electronics like TVs, computers or smart devices.

• Retailers going out of business. If there’s a Best Buy, Staples or big-box store near you that’s closing, check to see if they have any big discounts.

Bundle & Save

Retailers frequently offer big rebates if you buy several pieces at once. For example, a stove, a refrigerator and a dishwasher. This is a great option, especially if you want everything to match. And if your old appliances still have some life left, consider selling them or donating them to a local charity thrift store.

5 BUDGET-FRIENDLY HOME IMPROVEMENT PROJECTS YOU CAN TACKLE THIS SUMMER

Major remodel not in the cards this year? No problem. Even smaller weekend projects can work to reach the same goals as bigger renovations. They allow you to customize your space and improve its functionality, all while increasing your home’s value in the long run. In fact, studies show some improvement projects can have a return of up to 150% on your equity. And even better in the short-term, home upgrades can reduce your living costs. Things like updating your windows, installing more efficient appliances and even changing your HVAC filter can cut down on energy bills.

Let’s get into it. Here are five home improvement projects you can do on a budget this summer:

1. Deck It Out

Summer is a time for outdoor grilling and gatherings. If you’re entertaining guests this season, consider updating your deck’s appearance. A fresh coat of stain can make it look like new and offer another level of protection from the elements. Maybe you want to add new features to your deck, like an awning, roof, furniture, screens or some creative lighting. There are even cool artificial fire pits you can find for under $400. And if you don’t have a deck, maybe this summer is the time to build one.

2. Have a Painting Party

A typical exterior paint job only lasts three to 10 years. Luckily, putting on a new coat is a relatively simple DIY job. It doesn’t require any heavy equipment. You can get everything you need and even some guidance at your nearest hardware store.

If you want a bigger change for the exterior of your home, maybe it’s time to swap out the siding all together. Vinyl siding is cheaper than wood and is very low maintenance. Want to squeeze a few more years out of your siding? Even a session with the pressure washer can improve the look of your abode.

3. Spruce Up Your Yard

You’re probably doing some summer yard work anyway. Why not make a weekend of it? You can add a new garden area, try out a tree or two or maybe even introduce some native wildflowers. Want to get creative with it? A Japanese-style rock garden could look nice. Some folks add a Little Free Library to their front yards to give back to kids in the community.

4. Replace Your Windows

Depending on where you live, winter can take its toll on your windows. Perhaps you noticed the drafts already. New windows are better at keeping hot or cold air inside your home without leaks. Sadly, installing windows is an in-depth process that usually requires a contractor. Yet with the money you save on energy bills, a small investment can pay off in no time.

5. Tune Up Your HVAC

Of course, there’s the simple things you should be doing a few times every year. Replacing your HVAC filter and giving your vents a basic cleaning are two of them. Now’s a good time to give the entire system a once-over. Make sure both heating and air-conditioning are functioning as they should. If you have an outdoor condenser unit, make sure its area is clear of growing plants or yard debris. Get a clearer picture by bringing out an HVAC contractor. They can diagnose any problems and give you estimates on upgrades.

CASH OUT REFINANCE OPTIONS

Eliminate your high-interest debt in one fell swoop. Here’s the understatement of the year: Having debt is no fun. But you’d be amazed at how much easier it is to have it all in one place. Instead of worrying about half a dozen different bills coming every month, there’s just one. A cash-out refinance can help you get a lower interest rate on your debt and simplify it into one, simple account.

Use your home equity to pay off:

• Credit cards

• Medical bills

• Student loans

• Home improvements

• The list goes on!

HOW ARE YOU SPENDING NATIONAL RELAXATION DAY?

Your home should be a place of relaxation every day. But August 15 is your day to truly lean into it. Invented by a nine-year-old back in 1985, this holiday is all about kicking back and taking some time for you.

• Workaholics, take note! According to Mayo Clinic, relaxation can:

• Lower blood pressure

• Improve digestion

• Boost sleep quality

• Offer more confidence in handling problems

Need some holiday ideas? Take a walk if the weather’s nice or try a yoga or Pilates lesson. If you don’t have more than a few minutes to commit, just close your eyes and focus on your breath.
