ABOUT THE ROLE
Dodd Group has an exceptional opportunity for a Group Estates Surveyor to join our growing property team. Based at our Telford head office, you will be part of a friendly, inclusive environment within an open, familybased culture.
Working alongside our existing Group Property Manager and reporting to the Group Property Director, you will help manage Dodd Group’s diverse, nationwide operational office and industrial portfolio, as well as assist in the management of the Group’s industrial investment portfolio. This dynamic role requires a detail -focused candidate who is eager to engage in day -today operations, whilst also building strong working relationships with landlords, tenants, and Dodd Group’s regional leadership teams.
REPORTING TO
Karen, Dodd Group’s Property Director, has been managing property portfolios since starting her career with Richard Ellis in London. Since 2012, Karen has been responsible for Dodd Group’s property portfolio and holds extensive knowledge across all the properties and disciplines required to manage them successfully.
The new Group Estates Surveyor will work alongside the existing Group Property Manager, reporting directly to Karen. Together, they will support the continued management and development of Dodd Group’s nationwide property portfolio.

KEY RESPONSIBILITIES
DODD GROUP OPERATIONAL PORTFOLIO
• Assisting with securing office and industrial units according to business requirements, including agreeing and documenting lease documentation, liaising closely with solicitors.
• Assisting with a broad range of Landlord & Tenant issues including rent reviews, lease renewals, liaising closely with branch managers and solicitors.
• Assisting with repairs, applications to alter and dilapidations at lease expiry, instructing and liaising with building surveyors and solicitors as necessary.
• Reviewing and authorising property invoices
• Dealing with business rates matters, including reviewing rateable values, managing rates enquiries, coordinating appeals and ensuring accuracy of assessments across the Group’s portfolio.
• Maintaining summary of leases, used to inform directors in respect of upcoming lease renewals, rent reviews, break options and lease expiries.
• Building relationships with both landlords and Dodd Group branch managers to facilitate good working relationships.
DODD GROUP’S INVESTMENT PORTFOLIO
• Overseeing the marketing and re -letting of properties. Negotiating and documenting new leases, lease renewals and rent reviews, tenant’s applications to alter and assign, liaising closely with solicitors and tenants.
• Raising quarterly demands for rent. Authorising property related invoices and recharging tenants where necessary.
• Ensuring compliance with lease terms through appropriate action, including enforcement.
• Carrying out regular inspections of properties. Maintenance of records to ensure compliance across the portfolio with regard to EPCs , Electric Certificates & Fire Safety.
• Managing tenant departures, conducting exit inspections, and ensuring vacant properties remain compliant with insurance requirements.
• Overseeing landlord’s works and dilapidations through liaison with building surveyors and solicitors.
REQUIREMENTS
RICS Registered status with solid Property Management experience
Strong negotiation skills with good knowledge of lease agreements, rent reviews, and lease renewals
Creative thinker with strong problem -solving skills and proven ability to manage administrative tasks efficiently and accurately.
Flexibility to work five days a week in the office, with occasional travel as required
