Shaping the future of retail with a mixed use model In this digital era, with shifting consumer expectations, the retail landscape we once knew has been replaced by a new paradigm, a mixed use model. Retail is no longer just about transactions – it’s about creating memorable and immersive experiences, heightened by a commitment to sustainability. Flexibility is key in this evolving retail world. The mixed use model incorporates a balance of different community focused sectors, including retail, leisure, restaurants, residential, and offices. Mixing of uses Current development practice Current development practice is primarily mono-use: retail, residential or commercial with a sprinkling of food or leisure.
This creates cities of silos, areas of over saturation of use, activity and reliance, leaving other areas lifeless at different points of the day or week.
This necessitates the need to commute, generating huge movement in a limited timeframe, exerting enormous pressure on transportation infrastructure.

Future development practice A mixing of uses is key to the revitalisation of town and city centres. A more considered and mixed development model could rebalance the distribution of use.
The core centre remains vibrant and active, with opportunities to accommodate living space, occupying our city centres 24/7.
Spreading the intensity of activity a little wider, theoretically flattens the peak and re-energises local centres, reducing the need to commute, and promotes a sense of belonging, pride and commitment to one’s local area.

BDP initially worked with Ingka Investments to assess the opportunity of acquiring the former flagship Topshop store on Oxford Circus.
We are now working as a multidisciplinary team to reconfigure and reinvent this landmark building for a variety of uses. This investment marks the next step in Ingka’s long-term plan to create a more accessible, affordable and sustainable IKEA and will be their second city centre destination.

This development transformed a dated and tired shopping centre in the heart of Hammersmith into a welcoming, inclusive and uplifting meeting place for the whole community. The project includes one of the first new IKEA city centre format stores and incorporates a new focal point, formed around amphitheatre steps designed to host events and create a place for meeting friends and spending time.

We were appointed as retail concept architects by RioCan, Allied Properties and Diamond Corp in March 2016. This development consists of seven individual building blocks that define a pedestrian network of streets and spaces at ground level. Shops, restaurants and cafés occupy the three podium levels with residential and offices ranging from four to 35 storeys rising above.

The Augustine Hill Masterplan seeks to rejuvenate the 8.5 acres of inactive brownfield land to the south of Ceannt Station in Galway, Ireland, creating a new mixed urban community which will include residential, culture, retail, leisure, office and transport.
Shanghai Yangshupu Power Plant Ar

This regeneration of a large riverside power station will become a retail-led mixed use development. Sitting within an 83,000 sq m site in Yangpu on the edge of the Huangpu River, the project will incorporate offices, retail units, hotels, leisure facilities, food and beverage spaces and even cultural places dedicated to the history of the power station. The regeneration of the power plant aims to transform Yangshupu into a vibrant mixed use destination for people across the district.

BDP was appointed to deliver a pre-feasibility and exploration study for Italie Deux, a large shopping centre located in Paris’ 13th Arrondissement, on the left bank of the River Seine. Focussed on identifying opportunities that lie within the existing building and site location, we worked closely with the client team to better understand the complexity of ownership and the process of approval required.

The development of a new masterplan for the town of Farnworth, is part of a new initiative which strives to breathe life into areas across the region. Creating new homes, opening a new community hub and moving library services into the town centre are among some of the ideas that have been raised after six months of community engagement and 500 responses from residents, councillors and businesses.

The Weir Mill development in Stockport comprises a 253-home mixed use project by Capital & Centric. Plans include restoring a Grade II listed former cotton mill, constructing two new buildings, and incorporating 24,000 sq ft of commercial space. The design integrates co-working spaces, independent businesses, and a riverside zone for markets and events. Weavers Square and West Courtyard offer public spaces with historical elements and green areas, enhancing the community experience near the Stockport Viaduct.

This retail fit-out and delivery of 253 sqm Arc’teryx store within the Grade II listed Battersea Power Station, incorporates a neutral, natural palette.
BDP was responsible for the detail design, tender drawings and managing the fit-out of the shop unit with the selected contractor.
We coordinarted with the client’s in-house design and retail delivery team to verify and align the design with current British Standards.

BDP created a masterplan vision for the urban waterfront in the historic city of Ho Chi Minh. The proposal reduces the impact of vehicle dominance and poor connections between the old city and the Saigon River, by directing vehicles through an underground bypass and creating a fully pedestrianised waterfront that holds a new city plaza, cafés and dining areas, a water taxi station, soft landscaped gardens and a new cultural hub.

The Wuhan Tahan masterplan is an 18 hectare office led mixed use development, strategically located in the city centre with close links to Wuhan Plaza business district, the Financial Business Centre and Wangjiadun CBD. The scheme creates a gateway for the transition from the city’s old business and trade district to the new emerging one. The design delivers a modern urban complex integrating grade-A office buildings, with high end residential units, a terraced retail and entertainment podium, and a 5 star hotel.

The refurbishment and rebranding project transforms Royal Hibernian Way into a high quality destination, revitalising an important pedestrian link key to the city.

Dublin Central, a major 5.5 acre regeneration project in Dublin’s city centre, will deliver a mixed use development consisting of workplace, residential, hotel, restaurant and retail uses set within new pedestrian links and public spaces. The development is targeting BREEAM (‘Outstanding’), LEED (Gold or Platinum) and WELL (Gold) certification.
It is the largest project in Ireland on which a full Life Cycle Analysis has been carried out, including embodied energy analysis for all buildings and services, a process led by BDP. Three of the sites within the scheme have been submitted for planning approval, with two further sites due to be submitted in Q4 2021 and Q1 2022.

The UK’s fourth largest shopping centre has been transformed into a contemporary destination. Embracing Sheffield’s steel legacy, our proposal is inspired by the process of making steel, which is interpreted in abstract ways. The original centre was cluttered with impeded sightlines, having four zones that lacked distinction, poor legibility and orientation. We therefore designed distinct districts with different mall finishes and environments.

The Waterford North Quay Development is a new mixed use lifestyle and recreational destination that consists of a large shopping mall with retail, food and beverage, cinema, a transport interchange, 4 star 200-bed hotel, offices, residential blocks, river boardwalk and a visitor centre. The development also includes a base car park, associated roads, infrastructure and connects to existing utilities and transport network.

Boxpark opened it’s second scheme in Croydon, South East London. Sited immediately next to East Croydon station, it consists of 96 modified shipping containers and provides a home for over 40 food and beverage units, taking the thinking from the original Boxpark scheme in Shoreditch, and developing it to a new level.
