A tree survey will be required, with Article X landscape and tree mitigation required prior to issuance of a certificate of occupancy for a permitted use. Environmental: As noted above, the majority of the site sits above the designated flood plain. While no fill permit is on record, City staff will require a letter of map revision prior to issuance of a building permit, recognizing existing elevations.
