WHAT IS AN ACCESSORY DWELLING UNIT?

ATTACHED ADU Attached ADUs are a part of the main house. They are typically connected along the side or back. ADUs that are separated from the main house but connected by a roof line are often considered attached ADUs.

ABOVE GARAGE ADU Above garage ADUs are built on top of an existing accessory structure, the garage. They can be either attached or detached from the main house. This could also apply to other accessory structures.

DETACHED ADU Detached ADUs are separated from the main house, and are considered a separate structure. They can be placed on the lot in a variety of ways, with the access point coming from the street or the alleyway (also know as an alley flat). The RAPIDO ADU is a detached ADU. ` Accessory Dwelling Units (ADU) are more commonly known as back houses, granny flats, mother in-law suites, or garage apartments. These independent dwellings house full kitchens and baths, and can either be attached to a main house or be free standing.

There are many reasons to invest in a RAPIDO ADU: PRE-DISASTER PLANNING All of our ADU designs utilize [bc]’s RAPIDO CORE, a disaster recovery housing modular unit, designed for durable and fast rehousing post disaster. These structures can be built quickly using standard materials and construction methods and are designed on raised platforms in order to avoid damage from flooding. These homes can be used as a safe house during a storm, especially if your home sustains serious damage. TEMPORARY HOUSING DURING REPAIRS OR RECONSTRUCTION Because a RAPIDO ADU can be built quickly, it can act as temporary housing and allow homeowners whose houses are in need of repairs to remain on their property while their homes are repaired or rebuilt. INCREASE AFFORDABLE UNITS IN THE CITY & PROVIDE EXTRA INCOME TO HOMEOWNERS ADUs are often rented out to individuals, and this extra structure can give the homeowner an extra source of income once they have returned to their repaired home.

RAPIDO ADU DESIGN FEATURES EASE OF CONSTRUCTION The unit can be built in a local lumberyard out of prefab panels in 3 days by a crew of 2 framers, one electrician and one plumber, and its flat pack design enables contractors to deploy it using a standard flatbed trailer and assemble it by hand within four days. COMPACT & RESILIENT DESIGN Under 500 sqft of conditioned space, the ADU contains essential living facilities - a living room, kitchenette, ADA compliant bathroom, and sleeping area. Additionally, the ADU is elevated to avoid floodwaters and windstorm resistant to avoid wind damage. [4] DESIGN OPTIONS Different outdoor design layouts allow for adaptation and flexibility of placement in multiple lot configurations.

SAFE HOUSE The CORE is built as a “safe house” with extra rigid shear walls and connections, should “aftershock” disaster occur while families are particularly vulnerable.

WET WALL Plumbing and a majority of electrical components are located in the “wet wall.” Cabinets installed last to allow for final connections to be made.

ELECTRICAL

WALL ASSEMBLIES Simple, repetitive assemblies use stick framing methods able to be constructed by local builders. Panels can be removed to accommodate a wide variety of home designs.

Electrical chases are built into the wall panels to ensure flexible of the CORE design. Families and contractors are able to modify these connections at any point in the construction of additional space.

ELEVATED CONSTRUCTION Elevated construction allows for flexibility if flood plain elevations are revised post-disaster. This reduces environmental risks for families.


OPEN PORCH OPTION A The Open Porch Option A utilizes both ends of the CORE as a covered outdoor area. Because the entry is on the long end of the ADU, this unit is best suited to be built next to an existing building so that the entry has direct access to the road. If the lot is on a corner, the unit can also function well if placed behind the existing home. This two porch design allows for one public porch area, and another more private outdoor area connected to the bedroom.

OPEN PORCH OPTION B The Open Porch Option B creates a large outdoor space along the long side of the ADU. Because the entry is on the side, this unit functions best when placed behind an existing building. The porch can be aligned with an existing driveway for easy access during construction and then later for future residents. The shape of the unit allows for a smaller overall lot size, and the large porch area can easily be made into a functional social outdoor space.

SCREENED PORCH OPTION A The Screened Porch Option A creates a large outdoor space that wraps around the corner of the unit. The entry is by default located on the short side of the building, however this design also allows for the entry to be moved to the long side. The screen adds privacy to this outdoor area, but still allows one to relax outdoors without the space feeling so public, even if it faces a street. Because the wrap around porch adds volume to both the long and short side of the ADU, it requires a slightly larger lot for it to be properly sited.
