Hazards of swag lamp over bathtub Dear Barry:

The house we are buying has a lamp that hangs by a chain from the ceiling above the master bathtub. Our home inspector says this is dangerous. We’ve asked the seller to replace it w ith a conventional light fixture, one that is fastened to the ceiling, but he insists

that the chain is securely attached and w ill prevent the light from falling into the tub. The ver y idea of a swag lamp over a tub

Secure attachment of the chain is irrelevant. The problem is not that the fixture could detach from the ceiling. Rather, it is scene that could ensue if someone standing in the tub were to slip. is foolhardy, so we are refusing to close escrow until he replaces it. How does this strike you? A swag lamp over a bathtub is highly irregular and plainly foolish. Most home owners are wise enough to recognize the obvious impracticality and inherent risk of such an installation. Your seller is apparently an exception. Secure attachment of the chain is irrelevant. The problem is not that the fixture could detach from the ceiling. Rather, it is scene that could ensue if someone standing in the tub were to slip. The instinctive reaction of someone who loses footing in a tub

21600 Digger Pine Lane, Colfax

and is about to fall is to grasp instinctively for the nearest available object. If that life line happens to be a suspended electrical fixture, the consequences to that person, who is standing in a body of water, could be terminal. Your insistence on a conventional ceiling light is understandable. However, if the seller is unwilling to comply with common sense, you can have the lamp replaced after the close of escrow. The cost of repair may not be sufficient cause to cancel an escrow. Dear Barry:

According to the buyer’s home inspector, all of my bedroom windows are too high for fire escape because the sills are 48 inches

above the f loor. I explained that the house is 20 years old and is not subject to current building codes. But the buyers are demanding that the windows be altered before they'll close escrow. Am I obligated to comply? Philip Dear Philip:

Safety requirements for bedroom windows were the same 20 years ago as they are today. The sills should be no higher than 44 inches above the f loor. The 48-inch high sills in your home must have been overlooked by the building inspector at the time of construction. On the other hand, the home could be older than you think and may have been built when 48-inch sills were permissible. To be sure, you should consult the building department for a permit histor y of the propert y. Another consideration is the fact that building codes are

21935 Oak Ranch Road, Colfax

subject to the interpretations of local building departments. They have the discretionar y authorit y to wave or var y code enforcement as they deem necessar y or appropriate. Therefore, noncomplying building conditions may actually be legal, having been officially approved at the time of construction. Unfortunately, confirmation of such approval is usually not possible after the fact, because written documentation of variances seldom exists. My advice to the buyers is to accept the windows as a "grandfathered," non-complying condition. If they prefer new-house conditions, they can make these adjustments after the close of escrow, or they can cancel escrow and buy a newer home. Distributed by Action Coast Publishing. Inspections for buyers and sellers Whether you are buying or selling, here are some inspections you will want to consider before you close escrow.

Kristi Meyer Ways to Save

PEST INSPECTION These are one of the most important inspections you can have prior to putting your home on the market. This inspection costs from $125$170 and can save you thousands of dollars as a buyer or a seller. When I list a home, I insist on my sellers getting a pest inspection. For the money, you can’t go wrong. These are some of the basic inspections buyers and sellers should consider when in a real estate transaction.

HOME INSPECTION This inspection, in my opinion, is a buyer responsibility. When representing either buyers or sellers, I will tell them it is not a honey-do list, but a detailed picture of the home they are buying — including the warts on their baby’s butt! If there is a health and/or safety

issue with items on the report, then the seller can make the appropriate repairs, or the repairs can be negotiated. The point is this: Everything is fluid. It is what works best for all parties that matters.

SEPTIC INSPECTION If you have a septic tank and are selling your home, again, in my opinion, it is your job to sell a home with a working septic system. This inspection can cost you $5-700 depending on the tank size if the lids are exposed and if you get a certification. I recommend this inspection be done just before going on market. I had a client who waited until we were in escrow to have the septic tank pumped. He was in escrow and had a negotiated price. When the tank

was pumped he found out that during a remodel several years prior, heavy equipment unknowingly drove over his tank and crushed it. He had to knock off $7,000 from his take home to replace the septic tank.

SEWER LINE INSPECTION A lot of homes in Auburn that are on the public sewer system are starting to show their age. After all, they were typically built in the '50s and on. Even some of the “newer” subdivisions were built in the mid '90s, putting them at more than 20 years old. Sewer pipes are getting old, cracked, crushed, moved just a little bit … you get it; things are starting to shake loose. You may want to ask a seller to pay for an inspection of their sewer lines. As a property owner, you are responsible for any repairs that are between the city connection and your home. If something isn’t right you’ll want to know, whether you are the seller or buyer.

ROOF CERTIFICATION This inspection will depend on your roof. If it is visibly in good shape and there are not any problems, then you will most likely not have to consider getting a roof certification. Problems may include: moss, loose or missing shingles or worn out shingles. If your roof is at its life’s limit or shows signs of wear, then getting a qualified roofing company to supply a roof certificate (if conditions make that possible) can be a nice little investment when buying or selling a home. It will give the buyer peace of mind, as well as yourself if you are the seller. Mold and radon inspections may need to be performed as well as other inspections, but the above mentioned are your basics. As a buyer or seller, getting inspections are Ways to Save yourself from losing a potential buyer, unwanted surprise or money that you thought was in your

pocket but now isn’t. Important note: As a buyer, be sure any inspections are done prior to close of escrow unless it does not matter to you if repairs will be necessary down the road. Even if you are a buyer and don’t intend on asking the seller to make necessary repairs, it is good to know what you are getting into in the fu-

ture. The same goes for a seller, before getting into a contract, try and avoid any surprises you can. If you are considering buying or selling and need help, I am always glad to assist you. 5 tips every seller needs to know KATHY FITZHENRY FOR GOLD COUNTRY HOMES

A new home listing receives the highest level of attention during its first 10 days on the market. The key to a successful sale is a crisp marketing plan. To ensure a property is ready to show at its best, give consideration to these five tips and save yourself time, money and needless aggravation. Fair warning: These tips go beyond the expected (like neutral paint colors) by venturing into the realm of real seller commitment. But in my experience, if you follow these tips, your sale should go well.

1. PRICE CORRECTLY Ultimately the market sets

the price of a property. It is only worth what a buyer is willing to pay and an appraiser can substantiate. Ask your Realtor for a Comparative Market Analysis (CMA) showing your property in relation to other like-properties in your area. Armed with this info, sharpen your pencil and turn your ego off. In our current market, a well-prepped home with smart pricing should garner offers within 10-30 days.

2. DECLUTTER Clear it out. The boxes in the attic, the basement train set, the wobbly table — they all go. Do not put it in the garage. Remember, the garage needs to be clean, too. Hold a yard

Sierra Pacific Real Estate

sale, donate it or rent a storage space. Units sized at 10’x20’ are large enough to hold the contents of a two to three bedroom home.

3. FIX IT Get the house inspected by a professional home inspector. Why? Items may be discovered that were not obvious but will become expensive when a buyer finds them. Repair the big items like decking first and check off the legally mandated items like the Carbon Monoxide Monitor. Then focus on paint, carpet, flooring and light fixtures. Addressing these items before the sale will help reduce the buyers’ bargaining power

and preempt issues that can arise during the Appraisal. Note: If “fixing” is out of question, lower buyer expectations via a modest asking price.

your property? If it is a bank of windows, make them sparkle; If it’s a long driveway, reseal or repave as needed. And don’t forget to make the entryway attractive and welcoming.

This is a major feature of any home. So, spend some money where it will make the most impact. Update the tiling, toilet, bath and shower. Add a good shower head and make sure the fixtures and hardware match. Finish the job with new towels and pretty bath products.

5. GIVE IT CURB APPEAL What is the first thing a buyer sees when they look at

Keeping a home in super clean showing condition can be challenging. In addition, you will need to be prepared for showings on a daily basis. If you can swing it, consider going on vacation or renting via Airbnb or VRBO. At the end of the day, remember: You never get a second chance to make a good first impression.

5 easy steps to wake up your lawn There are a lot of things people miss during the winter: flip-flops, shorts and warm sunshine. But one of the things homeowners miss the most is the sight of green grass. For months lawns go into hibernation and disappear under a blanket of snow. Once the temperature starts to rise and the days start getting longer, many are eager to get outside and restore lawns to their former glory. In order to get a lush green lawn that is the envy of your block, it's crucial to get to work at the beginning of spring. The lawn experts at

Lowe's have shared five key steps you can take right now to ensure you have a beautiful and healthy yard all year long.

1. Tune up your equipment Before you start work on your lawn, you want to make sure your mower is ready for the season. This means changing out the oil, tightening up any loose bolts or fasteners and starting the season with fresh spark plugs. You should also make sure the air filter is clean, and don't forget to have your blade sharpened. Be sure to follow the manufacturer's instructions.

2. Evaluate your lawn Once all the snow has melted, set aside some time to walk over your lawn. Take note of any dead spots, snow mold or raw patches of earth that need reseeding. Bring a rake with you to clean up dead leaves or break up any thatched areas that may have formed over the winter.

3. Take care of snow mold If you find a spot of snow mold and other types of lawn fungus that are common in early spring, take a rake and gently break up the matted grass so it can dry. Often-

times, this will be enough to dry out the mold and get the grass in the area growing again. However, depending on the extent of the damage, you might have to patch or reseed the area.

4. Reseed where needed For the bare spots as well as areas of your lawn that are looking a little thin, overseeding is a great way to return it to its full, lush state. Spread grass seed over the area you want to patch, add some fertilizer and about a half inch of topsoil and gently rake the mixture in with the grass and soil. Thoroughly water these patches every day

until the seeds begin to germinate.

5. Plant while it's still cool The cooler temperatures in spring are ideal for roots to take hold before the hot summer weather arrives. This is why spring is the best time to seed your lawn. Also, if you've been thinking of planting any shrubs or trees, you should do it before it gets too warm. The smell of fresh-cut grass is almost upon us! Lowe's has all of the products and services you need to get your lawn ready for spring. ~ BrandPoint

4 ways hardscapes can add value to homes Outdoor hardscape projects add resale value to a home as well as bring extra enjoyment to homeowners while they are living in the home, according to the "Remodeling Impact Report: Outdoor Features" by the National Association of Realtors (NAR) and the National Association of Landscape Professionals (NALP). The report confirms that investing in landscaping and hardscaping is a win-win, whether you plan to stay in your home or prepare it for market. "This report validates that outdoor remodeling and landscaping improvements are a necessity when it comes to improving your home's resale value," said Missy Henriksen, NALP vice president of public

affairs. "Homeowners working with a landscape professional to embark on renovations — whether that means enhancing their turf and growing a lush lawn, overhauling their entire landscape, or incorporating new features like patios or exterior fireplaces - can rest assured that they are making a smart, worthwhile investment."

HARDSCAPES: Varying textures, colors continued from 9 entrance with patio and a seat wall or two add major curb appeal plus the enjoyment factor from adding a beautiful, functional front yard. Varying hardscape colors and textures in the front outdoor living space lends maximum visual appeal. Hardscapes also can make routine maintenance easier, such as creating a tree ring from retaining wall units and surrounding it with pavers to re-

duce the need for trimming after mowing.

Making unusable space usable A family in Maple Grove, Minnesota, had a hill behind their home that sloped down to a pond. They knew that excavating would be required and contacted Villa Landscapes in St. Paul to help them decide how best to make use of the space. "The Versa-Lok Stan-

dard retaining wall system was perfect for retaining the soil behind the garage when we excavated to create their outdoor living space," said Lonny Sekeres, a designer with Villa Landscapes. "There are no voids in the units to backfill, and the top-down pinning system made the installation easy. By back-splitting the retaining wall units, we easily created matching freestanding seat walls around the fire

Prevent erosion Damage to your property can devalue a home plus create major headaches. Retaining wall systems are essential in preventing erosion, controlling grade changes in a yard, and preventing damage to the landscape, and in certain environments, even damage to your home. One homeowner in Apple Valley, Minnesota, had a steep, unusable backyard that sloped toward the home's foundation. Over the years, water damage to the foundation occurred. "The negative flow caused water damage, a leaky foundation and the accumulation of dirt that had been eroding down the slope for years," said Paul Devine, owner and principal of Devine Design Hardscapes in Rosemount, Minnesota. "There was no flat, usable area at the base of the hill, and the client

Adding hardscape elements can increase value. had never been able to grow grass because of constant erosion. The Versa-Lok wall design created a positive flow away from the home's foundation, steps to the top of the hill, and a flat, usable area for a backyard." Devine created a tiered retaining wall design with ample space for perennials and a staggered staircase with landings that feature seat walls for resting.

Safety and privacy Seat walls can add a measure of privacy and protection against the elements, and energy-efficient landscape lighting can be installed along patios, paver walkways and under retaining

In the end, investing in your home's landscape with hardscapes is a long-term win-win, no matter how long you stay in your home or if you are preparing it for sale. Says Henriksen: "Further, that investment is coupled with the immediate happiness received by beautiful landscaping and the long-term enjoyment of outdoor living spaces, which are priceless."

Homebuying now may save a lot It is a common misconception that a 20 percent down payment is required to buy a home. Advice to wait and save a large down payment is often based on the theory that the cost of mortgage insurance (MI), which is required when you buy with a smaller down payment, should be avoided. This may not be the best advice and is, in fact, not in line with market trends, considering 60 percent of homebuyers buy with a down payment of 6 percent or less, according to the National Association of Realtors.

Gold Country Homes

Yes, you can qualify for a conventional mortgage with a down payment as small as 3 percent of the purchase price. It is also true that you can reduce your monthly mortgage payment by paying for discount points at closing, but that can be 5 or 10 percent of the purchase price - not 20. And because every buyer's situation is unique, it's important to do the math. In today's market, it could take a family earning the national median income up to 20 years to save 20 percent, according to calculations by U.S. Mortgage

How can buying now save you money later? Consider you want to purchase a $235,000 home. A 5 percent down payment is $11,750 versus $47,000 in cash for 20 percent down. With a 740 credit score at today's MI rates, your monthly MI pay-

ment would be about $110, which is added to your monthly mortgage payment until MI cancels. MI typically cancels after five years; therefore, you will only have this added cost for a short period of time versus waiting an average of 20 years to save for 20 percent. With home price appreciation, today's $235,000 home will likely cost more in the years ahead and this will also have an impact on the necessary down payment and length of time required to save for it.
