Your insistence on a conventional ceiling light is understandable. However, if the seller is unwilling to comply with common sense, you can have the lamp replaced after the close of escrow.

The cost of repair may not be sufficient cause to cancel an escrow.

Dear Barry:

According to the buyer’s home inspector, all of my bedroom windows are too high for fire escape because the sills are 48 inches

above the f loor. I explained that the house is 20 years old and is not subject to current building codes. But the buyers are demanding that the windows be altered before they'll close escrow. Am I obligated to comply?

Philip Dear Philip:

Safety requirements for bedroom windows were the same 20 years ago as they are today.

The sills should be no higher than 44 inches above the f loor.

The 48-inch high sills in your home must have been overlooked by the building inspector at the time of construction. On the other hand, the home could be older than you think and may have been built when 48-inch sills were permissible. To be sure, you should consult the building department for a permit histor y of the propert y.

subject to the interpretations of local building departments. They have the discretionar y authorit y to wave or var y code enforcement as they deem necessar y or appropriate. Therefore, noncomplying building conditions may actually be legal, having been officially approved at the time of construction. Unfortunately, confirmation of such approval is usually not possible after the fact, because written documentation of variances seldom exists.

My advice to the buyers is to accept the windows as a "grandfathered," non-complying condition. If they prefer new-house conditions, they can make these adjustments after the close of escrow, or they can cancel escrow and buy a newer home.

Inspections for buyers and sellers Whether you are buying or selling, here are some inspections you will want to consider before you close escrow.

PEST INSPECTION These are one of the most important inspections you can have prior to putting your home on the market. This inspection costs from $125$170 and can save you thousands of dollars as a buyer or a seller. When I list a home, I insist on my sellers getting a pest inspection. For the money, you can’t go wrong.

These are some of the basic inspections buyers and sellers should consider when in a real estate transaction.

HOME INSPECTION This inspection, in my opinion, is a buyer responsibility. When representing either buyers or sellers, I will tell them it is not a honey-do list, but a detailed picture of the home they are buying — including the warts on their baby’s butt! If there is a health and/or safety

issue with items on the report, then the seller can make the appropriate repairs, or the repairs can be negotiated. The point is this: Everything is fluid.

It is what works best for all parties that matters.

SEPTIC INSPECTION If you have a septic tank and are selling your home, again, in my opinion, it is your job to sell a home with a working septic system. This inspection can cost you $5-700 depending on the tank size if the lids are exposed and if you get a certification. I recommend this inspection be done just before going on market. I had a client who waited until we were in escrow to have the septic tank pumped. He was in escrow and had a negotiated price. When the tank

was pumped he found out that during a remodel several years prior, heavy equipment unknowingly drove over his tank and crushed it. He had to knock off $7,000 from his take home to replace the septic tank.

SEWER LINE INSPECTION A lot of homes in Auburn that are on the public sewer system are starting to show their age. After all, they were typically built in the '50s and on. Even some of the “newer” subdivisions were built in the mid '90s, putting them at more than 20 years old. Sewer pipes are getting old, cracked, crushed, moved just a little bit … you get it; things are starting to shake loose. You may want to ask a seller to pay for an inspection of their sewer lines. As a property owner, you are responsible for any repairs that are between the city connection and your home. If something isn’t right you’ll want to know, whether you are the seller or buyer.

ROOF CERTIFICATION This inspection will depend on your roof. If it is visibly in good shape and there are not any problems, then you will most likely not have to consider getting a roof certification. Problems may include: moss, loose or missing shingles or worn out shingles. If your roof is at its life’s limit or shows signs of wear, then getting a qualified roofing company to supply a roof certificate (if conditions make that possible) can be a nice little investment when buying or selling a home. It will give the buyer peace of mind, as well as yourself if you are the seller.

Mold and radon inspections may need to be performed as well as other inspections, but the above mentioned are your basics. As a buyer or seller, getting inspections are Ways to Save yourself from losing a potential buyer, unwanted surprise or money that you thought was in your

pocket but now isn’t.

Important note: As a buyer, be sure any inspections are done prior to close of escrow unless it does not matter to you if repairs will be necessary down the road.

Even if you are a buyer and don’t intend on asking the seller to make necessary repairs, it is good to know what you are getting into in the fu-

ture. The same goes for a seller, before getting into a contract, try and avoid any surprises you can.

A new home listing receives the highest level of attention during its first 10 days on the market. The key to a successful sale is a crisp marketing plan. To ensure a property is ready to show at its best, give consideration to these five tips and save yourself time, money and needless aggravation.

Fair warning: These tips go beyond the expected (like neutral paint colors) by venturing into the realm of real seller commitment. But in my experience, if you follow these tips, your sale should go well.

1. PRICE CORRECTLY Ultimately the market sets

the price of a property. It is only worth what a buyer is willing to pay and an appraiser can substantiate. Ask your Realtor for a Comparative Market Analysis (CMA) showing your property in relation to other like-properties in your area.

Armed with this info, sharpen your pencil and turn your ego off. In our current market, a well-prepped home with smart pricing should garner offers within 10-30 days.

2. DECLUTTER Clear it out. The boxes in the attic, the basement train set, the wobbly table — they all go.

5 easy steps to wake up your lawn There are a lot of things people miss during the winter: flip-flops, shorts and warm sunshine. But one of the things homeowners miss the most is the sight of green grass.

For months lawns go into hibernation and disappear under a blanket of snow.

Once the temperature starts to rise and the days start getting longer, many are eager to get outside and restore lawns to their former glory.

In order to get a lush green lawn that is the envy of your block, it's crucial to get to work at the beginning of spring. The lawn experts at

Lowe's have shared five key steps you can take right now to ensure you have a beautiful and healthy yard all year long.

1. Tune up your equipment Before you start work on your lawn, you want to make sure your mower is ready for the season. This means changing out the oil, tightening up any loose bolts or fasteners and starting the season with fresh spark plugs. You should also make sure the air filter is clean, and don't forget to have your blade sharpened. Be sure to follow the manufacturer's instructions.

2. Evaluate your lawn Once all the snow has melted, set aside some time to walk over your lawn. Take note of any dead spots, snow mold or raw patches of earth that need reseeding. Bring a rake with you to clean up dead leaves or break up any thatched areas that may have formed over the winter.

3. Take care of snow mold If you find a spot of snow mold and other types of lawn fungus that are common in early spring, take a rake and gently break up the matted grass so it can dry. Often-

times, this will be enough to dry out the mold and get the grass in the area growing again. However, depending on the extent of the damage, you might have to patch or reseed the area.

4. Reseed where needed For the bare spots as well as areas of your lawn that are looking a little thin, overseeding is a great way to return it to its full, lush state. Spread grass seed over the area you want to patch, add some fertilizer and about a half inch of topsoil and gently rake the mixture in with the grass and soil. Thoroughly water these patches every day

until the seeds begin to germinate.

5. Plant while it's still cool The cooler temperatures in spring are ideal for roots to take hold before the hot summer weather arrives. This is why spring is the best time to seed your lawn. Also, if you've been thinking of planting any shrubs or trees, you should do it before it gets too warm.
