introduction Welcome to our Bluebird Days winter and spring issue. One of the great things about living in our paradise is the spectacular change of seasons. As we publish this magazine, we are dusting off our coats, tuning our skis and enjoying the fluffy white blanket replacing the golden colors of fall. This issue, we have a BIKE theme. Yes, we ride bikes in the winter – the tires are just fatter and we wear more layers! From our cover shot, to our feature story on Jack Carter, a biking enthusiast and technician, you can see that our bike culture is at the forefront of lifestyle year-round in Crested Butte. Oh, and did we mention that we have the best selection of fabulous properties of any brokerage in the valley? Take a look through the beautiful pages and be sure to make plans while previewing our events calendar. Check out our market update – prices are still climbing and demand is strong in our region. We are glad that you are here with us in our magazine, and we would love to visit with you in person about “bringing dreams home” in Crested Butte.
Happy trails,

market snapshot Farmers live and breathe on precipitation, and it dominates the talk around the rural coffee shops. Similarly, it’s funny what an impact snowfall has on life, activities and real estate around the Crested Butte region. Last winter, we experienced a heavy year for snow, which happily coincided with Vail Resorts’ purchase of our ski area. New visitors on the Epic pass enjoyed great powder days and new energy on the mountain and in town. The extra snowfall delayed the start of our summer season for hiking, biking, fishing and selling real estate. Our summer sales gained momentum later in the season and are thriving well into fall. Bluebird is enjoying another record year of growth and sales. Year-end holiday activity will determine if regional sales will be in line with last year’s numbers. Bigger sales are occurring and creating new record highs in our valley. Newer construction homes in premium locations are achieving over $1,000 per square foot. This year, we will have twice the number of homes selling above $2 million (8 sales all of last year, and 14 sales to date). There have been 10 lot sales over $1 million, and only 4 sold last year. Prices continue to rise in all sectors, even with growing inventory and leveling sales. The average home in Crested Butte is now selling for nearly $725 per square foot. Mountain condominiums are selling for $500,000 on average. A normal lot in the upper valley is now selling for $432,000, a 72% increase over the same period last year. In short, more expensive properties are selling, driving up average prices. Purchasers who are less influenced by market fluctuations are confident in securing properties which suit their lifestyles. The beauty and peaceful culture of Crested Butte continue to attract discerning buyers and investors from not only our primary markets, but from all over the country – and now the world, thanks to Vail’s global marketing of the Epic pass. Bluebird is the fastest growing luxury brokerage in Crested Butte, and leads the market in available offerings. With a sincere mission for exceptional marketing and successful results for our clients, we are earning the confidence of our community, and we are grateful for the successes and the relationships that we have built.

We all have good days and bad days. We hear people say that
every day you have a choice when you get out of bed. Are you choosing to have a good day or a bad day? Then we meet someone along the way that truly inspires us – someone who has to work a lot harder to enjoy the simple things that we take for granted. They seem to have a lot of great days, so why can’t I? Meet Jack Carter, a 29 year old outdoor enthusiast, expert kayaker, avid mountain bike rider and technician at Big Al’s Bicycle Heaven. He discovered Crested Butte with his buddies on a kayaking competition and tour through Vail in 2012. Jack settled in our paradise this spring with his chocolate lab and trusted companion, Kira, who goes to work with him every day. What might not be apparent, is that Jack wears braces on his legs to stabilize his walk. Jack has ALS (Amyotrophic Lateral Sclerosis), and developed an unuusual form of the neurodegenerative disease called ALS 4 at a young age. ALS for most people is progressive and fatal within a few years. Fortunately, for Jack, he should lead a long, functioning life. His mother also has the same form of ALS, and she is still walking at
16
nearly 70. Jack’s family is part of a case study for this rare genetic situation that has been occurring within families from the Maryland area.
growing up Jack’s parents knew something was different when he was first starting to sit up and crawl. His body position and scoot were different. He never walked correctly as a baby. When he was 12 and racing BMX bicycles, he had trouble accelerating out of the gate. “My parents didn’t test me until I was in high school,” Jack remembers. “At Children’s Hospital, they did a study on my family because we have this weird form of ALS and Charcot-Marie tooth disease, but different. I have hyper reflexes, which is rare. As a freshman in high school, I could run. They were shocked.” ALS doesn’t surface in most people until they are in their 40’s. This juvenile form is rare and progressive, but at a much shorter rate than most ALS cases. “I’ve seen dramatic changes in my life in the last 10 years, but I’m not going to die from it.” Jack continues, “My mom walks, but not good on the stairs. I’m almost there. Walking upstairs is really hard.”
winter & spring | 2020
The next year, the crew moved to Colorado and worked at Keystone and Arapaho Basin. “White water kayaking brought me to Colorado.” Jack loves the water here in Crested Butte on Oh Be Joyful, Daisy Creek, and the Upper East River. “It’s some of the coolest kayaking in all of Colorado and the country. And the Gunnison Whitewater Park is great and close to home. It has four features and great water.” Jack has also explored many wild and scenic rivers around the United States as well as Mexico and Canada. Some memorable trips have been the Grand Canyon in Arizona, the Salt River near Phoenix, and Hell’s Canyon of the Snake River in Northwestern Idaho. “Kayaking as well as biking gives you an excuse to travel nearly anywhere that has mountains, because where mountains are plentiful adventure awaits.”
e-bikes “I have to pick and choose my career carefully. Normal things are hard, like I can’t guide.” But, Jack loves bikes, loves working on bikes and loves helping people. “I’ve been shifting from kayaking all the time to mountain biking all the time. Time flies at the bike shop. I love making a bike work and seeing a happy customer. It’s a great feeling.” To compound Jack’s challenges, in 2008 he was t-boned by a car on his motorcycle. He broke both legs, his neck, back and many other bones, and he was in a coma for six days. He made a near full recovery from this devastating accident.
discovering white water The Great Falls on the Potomac River, near where Jack grew up in Maryland is a five mile stretch of rapids from class 0 to class 5. It is a breeding ground for Olympic kayakers. “I saw this guy surfing a wave, and thought ‘that’s cool, something I can do that didn’t involve my legs.’ I went home that night, researched and bought a kayak,” Jack reflects. He connected with friends who were into kayaking and learned techniques at open-roll sessions. “I practiced in my parents’ pool and bombproofed the roll. I took to kayaking well and paddled Great Falls in my first year. It has a sixty foot drop over a quarter mile. I became obsessed with it.” Jack went to college in western Maryland and attended the Adventure Sports Institute in close proximity to this kayaking haven. In 2012, Jack and his friends road tripped to Colorado and participated in the Home State Creek Race of the Teva games in Vail. The Steep Creek Race featured a quarter mile course on Homestake Creek, which drops a brisk 480 feet per mile. During the trip, they hopped over to Crested Butte for some mountain biking, and the incredible experience became indelible.

life Last August, Jack purchased a Trek Powerfly electric assist mountain bike. “I don’t have the leg strength to propel me to do these rides that good walking people do. I used to get to a climb and have to get off the bike and walk, which is no fun. E-bikes open doors, and uphill is fun.” “Having a motor on your bike, doesn’t make you a better mountain biker; it doesn’t give you the skills. It just gives you the access to reach more terrain. I still have to pedal and control the bike regardless of the terrain. But, being able to climb up Block and Tackle (a black diamond moto trail) – that is cool!” E-bikes are here to stay. In Europe they make up the majority of the bike rental pool. Big Al’s is offering e-bike rentals for the first time this season. “Customers typically want to ride something easy. The e-bikes are rented all the time. They like to ride up the rec path, Slate River Road or even Paradise Divide,” Jack notes. “I met an 84 year old man on Strand riding the same bike as me. It’s very exciting to see – new avenues for single track. We were giving each other high fives.” In the assisted cycling realm, Adaptive Sports, which provides recreational activities for the physically disabled, has incorporated hand cycles into their programming. Some hand cycles have e-bike motor assist as well. Our valley even has a preeminent manufacturer of hi tech hand cycles – Jake O’Connor with Reactive Adaptations. 18
When contemplating his path going forward, Jack emphasizes, “I’m not going to let this slow me down. I gotta figure out my way to do it. And CB is going to be home for a while. Yeah, I have highs and lows and I’ve dealt with depression. Just get yourself outta bed every day and go do something. It’s really easy to not go. But, there’s so much power in just going. I might not want to – I might feel tired or whatever. I’ve never gotten to the end of a bike ride and said, ‘well that sucked’, ha ha.” Jack continues, “You can do anything that you put your mind to. You never know what you can do till you try. And, you only know how far you can go if you go too far – get out of your comfort zone.” “I recently got a dog, a chocolate lab named Kira. She makes me smile every day. We gotta figure out what life is for us. She is it for me - and it’s different for you. Find the things that make you truly happy. Have them in your life or work towards them.” “Like bikes and our customers – I love showing them the maps and the routes – so much fun - and they come back with huge smiles on their faces saying they’ve had a super awesome day. It makes me feel alive.” Jack is living life and not letting anything get in his way. It fits right in with the adventurous free spirit culture of Crested Butte, and Jack Carter is inspiring us all the way.
