Sometimes it’s the little things that make a major impact, especially with prospective home buyers. It could be the open floorplan, the dramatic windows, the warm colors … or specific features that take a home from “desirable” to “dream home” status. What do home buyers really want? And what trends are builders seeing in their industry?
Family room features
This is the place to spend time together as a family, so home buyers are drawn to rooms that are not just stylish, but comfortable and cozy. Furniture, accessories and décor depend on the home buyer’s budget and taste, but certain features often seal the deal: an open floorplan, built-in bookcases, a fireplace, wood flooring, attractive light fixtures, and windows that allow natural light to bathe the room.
Kitchen kudos
In a recent survey conducted by the National Association of Home Builders, 80 percent of respondents listed these kitchen features as essential or highly desirable: a walk-in pantry, a double sink, pullout shelves, a central island and a granite or natural stone countertop. Other items on the wish list include a customized backsplash, recessed lighting and drinking water filtration. Kitchen impressions are often the most important in the home buying journey. After all, they are the heart of the home … they are not just for preparing meals, but are considered a social space for families and friends to gather, celebrate, spend time together and create memories.
Bathroom essentials
Homebuyers are also impressed by certain bathroom features, including ceramic tile walls, a granite vanity, linen closet, multiple shower heads, garden tubs, and a double vanity in the primary bath. Aside from being aesthetically pleasing, the bathroom should offer a place of solitude and relaxation … a quiet space to be alone or a place to unwind from the stresses of the day with a hot shower or warm bath.
The ‘smart’ home
Convenience and connection are important to many home buyers, so smart home technology is crucial. This includes security cameras, alarm systems, smart appliances, air quality sensors, mobile apps and voice control devices, and home automation features for TV streaming, cable, internet and Wi-Fi.
