Whether you’re just gathering ideas or seriously considering building, these open houses are an incredible opportunity to learn — not just about design trends and floor plans, but about the builders themselves.
If you’re touring with intent, you’ll want more than just photos of tile patterns and cabinet colors. A builder’s philosophy, communication style, and approach to quality are just as important as the aesthetics. So how do you go beyond “ooh” and “aah” while walking through these showstopping homes?
Here are five smart, conversationstarting questions that will help you dig deeper and walk away feeling

1 WHAT SETS YOUR HOMES APART?

Fall Maintenance Reminders for Your New Build
Congratulations! You’re the first owner of a brand-new home. Everything is fresh, modern, and built just for you. No weird smells, dated finishes, or mystery repairs hiding behind the walls. But while new construction gives you a major head start on maintenance, you’ll want to make sure you’re taking care of your investment.
Fall in Minnesota can be unpredictable, and winter isn’t far behind. Now is the time to make sure your home is ready for the changing season, especially if this is your first time owning a home. Think of this checklist as your introduction to proactive homeownership, doing a few smart things now will keep your new home in top shape and help you avoid unnecessary wear and tear.
Here’s what to know as you head into your first fall.
Give Your Furnace Its First Check-Up. Yes, it’s brand new, but before that first cold snap, schedule
a professional HVAC inspection and furnace tune-up. Many builders require you to stick to a regular maintenance schedule to keep warranties intact, and fall is the perfect time to start.
Also, go ahead and swap out the furnace filter now (even if it’s only a few months old). Construction dust can clog it faster than you think.
Clear the Gutters (Yes, Even
if You Just
Moved In).
If you closed on your home during or after summer construction, there’s a good chance your gutters have collected debris, especially if your lot still has
nearby trees or if landscaping was recently completed.
Clogged gutters can lead to water pooling near your foundation or even ice dams in the winter. Give them a good clean, and check that all downspouts are securely in place and draining away from the house.
Get Ahead of Yard and Landscaping Needs.
New sod or seeded lawns need a little extra attention in their first fall. Mow it regularly until growth slows, and consider a winterizing fertilizer to help establish root strength before winter. If trees or shrubs were just
planted, make sure they’re wellwatered and mulched.
If your irrigation system was installed this year, schedule a professional winter blowout before the first hard freeze to prevent damage.
Disconnect Hoses and Prep Outdoor Faucets.
It’s an easy one to overlook, but make sure you disconnect all hoses, drain outdoor faucets, and shut off exterior water lines if applicable. Frozen pipes can cause major headaches. Ask your builder if your home has frost-proof spigots. If it doesn’t, make sure to drain lines fully or use insulated faucet covers.

Test Smoke and CO Detectors
(Don’t Skip This One). It’s good to locate, test, and replace batteries for each one of your detectors before winter.
Review Your Warranty and Home Manual. This might be the most underrated fall task: Set aside time to actually read through your builder’s homeowner manual or warranty guide. Many new homes come with specific seasonal maintenance expectations (like checking sump pumps, sealing driveways, or testing mechanicals) that keep your warranties valid. Create a simple digital calendar reminder for annual or seasonal tasks — future you will be thankful.

EFFORTLESS ELEGANCE, THOUGHTFUL SIMPLICITY
Joy Robichaud | Joy Robichaud & Associates
For Joy Robichaud, simplicity isn’t just a style choice, it’s a design philosophy. Her recent work with Pratt Homes focused on creating a space that would feel timeless, layered, and welcoming to future homeowners. “Our goal was to create a neutral, textural, and interesting palette so that whomever buys this home can move their personal items in and feel right at home,” she says.
Robichaud leaned into Pratt’s hallmark craftsmanship, adding elevated millwork details throughout. From wainscoting in the foyer to panels above the fireplace and a standout feature wall in the primary bedroom, each moment feels considered and refined.
Her design hack? “We used simple trim work planted on the sheetrock, then enameled it to look like wood for our bedroom feature wall. It’s cost-effective but full of impact,” Robichaud says.
For homeowners taking on their own projects, Robichaud offers this lasting advice: “Always use simple, classic materials for permanent elements like tile, cabinetry, and plumbing. Then go bolder with lighting, paint, and décor; those are easy to change as your tastes evolve.”
DESIGN WITH STORY AND SOUL Jim Kuiken | Jim Kuiken Design
For Jim Kuiken, great design begins with a story. In a recent stairwell project, that story started at the historic Stanley Hotel in Colorado, where his client was inspired by the architectural drama of the main staircase.
“The final design captures the intricate details and use of non-traditional materials to create an updated and creative, truly original, whimsical staircase,” Kuiken shares.
A mix of three baluster styles and two sizes of newel posts paired with a white oak handrail and enamel finishes makes the space feel distinct and deeply personal. Scrolled brackets, inspired by waves on Lake Minnetonka, add a regional nod to the design’s layered meaning.
As the project evolved, a hand-painted grisaille mural and carefully placed lighting took the space even further. A wool stair runner added texture, impact, and slip-resistance for safety.
Kuiken encourages homeowners to embrace originality. “Be original, don’t follow trends, and keep to your vision,” he advises.
For those just beginning their journey, he suggests gathering inspiration from travels, magazines, and colors that speak to you.
Ultimately, he says, thoughtful design is about creating mood and atmosphere. “Balance and harmony come from small, intentional choices that reflect your personality and how you live.”

For Claire Thone of Brick + Linen, design begins with the people who will call a space home. Her approach blends function, beauty, and meaning — creating environments that feel both personal and polished.
In a recent primary bath project, her client’s background in cabinetry became the foundation. “The design needed to flex our cabinet design capabilities, while including warmth, softness, and femininity,” Thone explains.
The result is a serene retreat: warm white oak cabinetry, brushed brass fixtures, and alabaster sconces that cast a soft, spa-like glow.
Thone’s designs are rooted in approachability. “We will always encourage drama in your powder room,” she says of one standout vanity featuring a dropped-edge countertop and scalloped backsplash. In another space, a whimsical wallpaper became the spark for an entire mudroom. “Once you’ve homed in on a singular element you love, your mind will soar with possibilities.”
Her biggest tip? Don’t underestimate the power of soft finishes: rugs, drapery, and window treatments bring a home to life. And for those feeling overwhelmed by the design process, she’s quick to offer reassurance.

Certifications and Ratings
Look for builders who have certifications from nationally recognized organizations such as ENERGY STAR®, Phius (Passive House), LEED (Leadership in Energy and Environmental Design), or the National Green Building Standard. These certifications are good indications that a builder takes energy efficiency and sustainability seriously, backed up by third-party evaluation.
Ask About Air-Sealing
One key to an energy efficient home is thorough air-sealing, something that’s tested with a blower door. Some builders test along the way to
make sure they don’t miss details. Testing before insulation goes in can catch unintended air leaks when they’re easier to fix. Doing another blower door test after HVAC and drywall are installed means you can address other issues with the building envelope. And then there’s a final blower door test for the house to get its occupancy permit. At each step, your builder should have data that backs up the performance of the home.
Ask About Heat Pumps, EV Charging, and Solar
Sustainable builders often leverage energy efficient technologies such as heat pump HVAC systems, energy recovery ventilators (ERVs), EV chargers, and solar panels. Even if you’re not planning to install an EV charger or solar panels right away, planning for those features at the start can save significant time and money when you install them later.
Think About Materials
The bulk of your home’s upfront carbon emissions come from the manufacture and transport of building materials. Concrete has a significant carbon footprint (accounting for about 8% of all global greenhouse gas emissions according to the World Economic Forum). Foam is a great insulator, but some kinds of foam have more emissions than others. Wood is a great renewable resource, but that benefit is diminished if it’s shipped halfway around the world. Understand what materials your
builder is planning to use and ask where they come from.
Don’t Forget Water
Even though we’re in the land of 10,000 lakes, conserving water is important and may help keep bills low. Ask about EPA-certified faucets and toilets, drought-resistant landscaping and smart irrigation. If your builder brings it up, that’s an even better sign.
Be Wary of Cost per Square Foot
Smaller homes usually need less energy to stay comfortable and fewer materials to build. Because of fixed costs though, larger homes can appear cheaper per square foot. Think about how much space you truly need and how to use it efficiently, rather than focusing on getting the most space you can afford.
Ask to See Other Homes They’ve Built
The bulk of a home’s carbon footprint comes from the upfront materials used in its construction, followed by the energy used to keep it comfortable. Making sure the home efficiently uses renewable energy is important, but making sure your home will be durable and in good repair for decades is also critical. Looking at homes that were built by the builder five or 10 years ago could highlight potential issues to watch out for. You’ll also learn a little bit about how the homebuilder fixes issues that may arise during construction.

From southern Minnesota to the Twin Cities suburbs, the Foundation launched five major housing projects across the state — a bold step in its long-term vision to reach every Minnesotan who needs a place to call home.
From Local Builds to Statewide Impact
What started years ago as a small collection of Twin Cities projects has grown into a statewide movement. This year’s Foundation projects are spread across Winnebago, Ham Lake, Chanhassen, Eagan, and Saint Paul — each designed to meet a unique need in the community it serves.
• WINNEBAGO | Thanks to build partner APX Construction, Bravo Zulu House became the nation’s first sober living home for veterans with PTSD, earning a statewide proclamation and offering dignity to those who’ve served.
• EAGAN | The Foundation is partnering with Lennar, Lennar Foundation, and the Minnesota Assistance Council for Veterans (MACV) to create Veteran Village, a 22-home community for up to 36 veterans and their families.
• HAM LAKE | Elevate Hope House is now a safe space for young

Each build is shaped by local partnerships and supported by industry professionals, tradespeople, students, and donors. But the thread connecting them all is the Foundation — bringing hope to life, one home at a time.

A Foundation for the Future
This year marked a turning point for the Foundation. Not just in how many homes were built — but in how far its reach now extends. From cities to small towns, the Foundation is showing up in more communities, partnering with more people, and answering the call to do more.
And yet, the work is far from over.
“There’s still so much unmet need,” says Jessica Ryan, the Foundation’s executive director. “But every new project gets us closer to our goal — a Minnesota where no one is without a home.”

This Dream Home offers a rare opportunity to tour the first building in Veteran Village, a first-of-its-kind community build project that will provide supportive housing for veterans experiencing homelessness. Veteran Village is a transformative partnership between the Housing First Minnesota Foundation; Build Partner, Lennar; the Lennar Foundation; and the Minnesota Assistance Council for Veterans (MACV). As an industry-wide initiative, countless partners have generously contributed materials, labor, and financial donations to make this $5.7 million project possible. Veteran Village represents a mission of hope, community, and gratitude.
Once complete, the Veteran Village community will feature 22 homes; 15 single-level, 1-bedroom/1-bath units with accessibility features designed for independence, as well as 7 walkout units with 3 bedrooms and 2 baths for veterans with families. Thoughtfully designed, the one-level homes include wheelchair-friendly 3-foot doors, roll-in showers, roll-up vanities and kitchen sinks, and ADA-compliant laundry spaces.
Each home is crafted with high-quality finishes that blend comfort and style, including quartz countertops, stainless steel appliances, shaker-style cabinetry, and durable luxury vinyl plank flooring. Architectural stone accents, wood brackets, and private maintenance-free decks or patios create inviting exteriors. Shared community spaces, including a covered patio with picnic tables, benches, grilling stations, and connecting sidewalks, are designed to foster camaraderie and connection.
