A & Indiana is an existing vacant 5-story former mill building located within the economically disadvantaged residential neighborhood of West Kensington in Philadelphia. The program includes the restoration and adaptation into 48 residential apartment units, non-age restricted, to be designed under PHFA LIHTC guidelines. Residential common/ amenity and lobby space will be located on the first floor and each residential floor. The remaining ground floor will be commercial retail, and the southern wing on floors 1-5 will be community services core and shell space. Sitework includes parking, service, amenity green spaces, and related landscaping. The heavy timber and brick building is located within the National Registration historic district and previously received a Determination of Eligibility - thus, the project qualifies for Historic Tax Credits. This adaptive reuse project will satisfy all mandatory 2015 Enterprise Green Communities criteria for Substantial Rehabilitation.

This rental community consists of 6 buildings and a clubhouse on a 20 acre site. The project has public amenities, including pedestrian linkages to the center of the borough’s commercial district and a multitude of trails and pathways. It also provides 538 parking spaces, with 100 spaces located undercover in three of the buildings. The site plan allows the complex to be oriented toward a large swath of publicly accessible open space, predominantly located along the northern bank of the French Creek.

The Liseter Clubhouse is the adaptive reuse of the historic Foxcatcher Farm horse barn into an upscale clubhouse servicing the new Liseter luxury residential community. The barn has been re-purposed into a multi-purpose community center, providing two levels of entertainment and gathering spaces. Other key programmatic elements are two catering kitchens, a grand entry hall and a bar/lounge area. Also, due to the picturesque environment, there was great emphasis on the landscape design, which offers walking paths, pedestrian accessibility, views and spaces for relaxation.

The luxury apartment complex includes 7 residential buildings and a clubhouse that boasts a leasing center, resident business lounge, catering kitchen, massage rooms, and state of the art fitness center. The interior design creates a contemporary yet comfortable hospitality-oriented community. Resident lounges offer flexibility for socializing and entertaining, while custom furniture and artwork evoke exclusivity.

The Mews at Princeton Junction, located in Princeton, NJ, offers resort style living with the convenience of easy access to New York and Philadelphia. The clubhouse has been renovated to offer an expanded array of amenities to its residents. The renovations are introducing large fitness areas with new state of the art equipment, modern leasing offices, a resident business center, and an inviting club room. In addition, the former basketball court was transformed into a 2-story lounge with a movie theater and yoga studio.

Dulles Green is an existing premier rental community with a clubhouse and pool deck/outdoor social areas that is in need of renovation. BartonPartners reworked the interior spaces, updating all the interior finishes and revamping the pool/outdoor social spaces, as well as, several other outdoor spaces. The work involved redesigning the layout of the pool deck to make more efficient use of the available space and creating a vibrant new social space. Elements include a variety of new decking surfaces and paving, fire pit, trellis/shade structures, accent lighting, outdoor kitchen and bar, outdoor television, fireplace, fountain, accent paving, site walls and seating areas, and new fencing.

1919 Market Street is a 460,000 SF new mixed-use high-rise apartment building on a 0.78 acre previously vacant lot. The building includes a 28-story tower with 321 rental housing units, first floor retail, second floor office use, two penthouse levels, a full floor of indoor and outdoor amenities, and an attached 5-level parking garage with 215 spaces. The resulting collaborative and distinctive contemporary design of 1919 in harmony with its surroundings is a dynamic addition to the city skyline.
