Ergonomic Workplace Furniture Company of the Month

Ergonomic Scandinavian office furniture champions stylish comfort

In this issue of Building & Facilites News, we are proud to announce AJ Products as our Ergonomic Workplace Furniture Company of the Month.

Scandinavian design has all the hallmarks of functional beauty: distinguishable simplicity and flawless minimalism.

In 1975, Anders Johansson (AJ) started AJ Products from his parents’ basement in Sweden, seizing on a gap in the market for a mail-order company supplying workplace products. The AJ Group now operates in 21 European countries, with factories in Poland, Lithuania and Slovakia.

The company is still owned outright by the Johansson family, with Anders’ son Enock now CEO at the Halmstad headquarters in Sweden.

AJ Products (UK) Ltd was launched in 1999 and now operates from Farnborough, Hampshire, offering an extensive range of over 15,000 products for offices, warehouses, industrial facilities and schools. The range includes: office chairs, sit-stand desks, storage cabinets, lockers, work benches, warehouse shelving and much, much more. We caught up with Helen Beebe, UK Managing Director, to find out more.

“We offer a unique end-to-end service, from personalised, impartial advice to help you optimise your space and design your workspace for your specific needs, through to flexible delivery options including assembly and installation. Since the pandemic, we’ve seen huge growth in home-office furniture and collaborative workspaces suited to hybrid working, and as experts in ergonomic design, products such as height-adjustable desks and active seating, including balance stools and desk bikes have been extremely popular!”

The average person spends a phenomenal 90,000 hours at work during their lifetime and for office workers, that means thousands of hours sitting at a desk. With prolonged sedentary sitting thought to be linked to slower metabolism, affecting blood sugar and circulation, it is important to consider the health benefits of ergonomic home/office furniture.

The FLEXUS standing-desk for example comes in eye-catching beech, white or dark grey colours, with a beautiful curved top and practical cable holes. With the touch of a push button, the desk height is adjusted for sitting or standing throughout the workday. Available in a variety of lengths and desktop shapes, this desk is an excellent workplace investment for valued employees, maximising good posture and preventing muscle and spinal injuries.

For periods of sitting down during the workday, the high-back LANCASTER office chair has easily adjustable seat depth, and seat and back height, with a synchronisation mechanism for optimal comfort. The upholstered fabric is made from 100% recycled PET bottles, making this chair stylish and fully sustainable.

AJ Products prides itself on offering leading ergonomic workplace furniture designs and offers huge service flexibility to customers as Helen Beebe elaborates.

“Many of our regular customers will go onto our online shop and self-select products easily, but

for larger companies fitting out a new warehouse or office, they benefit from our Project Sales Team’s knowledge and expertise.

“Using cutting-edge CET software, beautiful, refined workspaces can be designed with products such as our latest range QBUS, a modular storage solution. We want our customers to enjoy our products for as long as possible and as part of that promise, we give a full seven year warranty with all products. Our commitment to exceptional customer service sees frequent return custom across many industries.”

See AJ Products at The Facilities Show: ExCeL, London, 16-18 May 2023.

Modern interiors, sustainable products

Designing sustainable spaces within hotels poses a challenge, both financially and in terms of guest experience, but it is essential if they want to remain a popular booking choice and keep ahead of the competition.

When it comes to planning refurbishments, hotels want designs with the wow factor but with minimal disruption, so as not to lose any revenue. There is also now the added ‘green’ pressure not to waste FF&E structures despite needing to keep up with trends or dealing with general wear and tear.

With the mantra of ‘wrap, don’t scrap’, leading architectural films supplier Architextural has the answer, offering the prospect of a whole new look at a fraction of the cost – or waste.

Marketing manager, Lindsay Appleton, says, “With almost a third of landfill waste resulting from the construction and demolition of buildings, reusing existing furniture and fittings is certainly the more environmentally friendly option.

“The use of architectural films allows hotel owners and designers to give what already exists, which

may still be structurally sound, a new lease of life.”

Fitted easily by qualified installers, with very little disruption to day-to-day operations, architectural films can mimic the look and feel of all sorts of materials, both natural and synthetic, at a fraction of the usual price.

What’s more, they’re created to be long-lasting and durable, making wrapping the perfect choice for high-traffic areas, such as reception rooms, cafés and bars.

Reducing water waste, without active customer participation

Leakage and domestic consumption are the two primary strands of water conservation in the UK.

Reduce leaks, design out joints on pipes and prepare for smarter meters

It has been calculated that 25% of water leakage on the customer side, ie. service pipe leakage. While this can be due to old and corroded lead supply, the majority of leaks originate from joints in the supply pipe. The House Building Federation (HBF) and Water UK have since 2014 issued best practice guidelines. Of the 5 principles, 4 relate to minimising use and leakage.

Meter location best practice guidelines

1. Preferably water companies should use the Water UK/HBF Amended Contaminated Land Assessment Guidance Document for new sites and connections.

2. The use of a continuous and uninterrupted length of service pipe from the water main to the dwelling. The service pipe should be designed and constructed in such a way as to minimise the risk of leakage.

3. The stop tap should be located above ground.

4. Water meters should be located above ground.

5. Water companies should consider the use

of technology such as ‘smart’ metering to enhance the accessibility of water consumption data for both homeowners and themselves.

An early adopter of the surface mounted meter housing is Portsmouth Water. For over 15 years they have applied a no joint policy to water supply pipes coupled with an above ground meter enclosure which probably explains their primary place at the top of the leakage charts and contributes to their high placing in the D-MeX and C-MeX league tables since 2019.

Bob Taylor, CEO, Portsmouth Water, explained their philosophy, “In the context of the Water UK Public Interest Commitment on leakage, our recent industry level reviews and our desire to build ‘leak free’ new networks have highlighted further evidence of the need to improve quality standards at the point of installation of new networks, with poor quality pipe joints often the source of future leakage.

“Portsmouth Water’s policy of having a single joint free service pipe from mains connection right the way through to the wall mounted boundary box has certainly improved confidence around the longer-term quality of these new assets from a leakage perspective. This policy is also helpful in the context of reducing customer side leakage and emerging knowledge in this area is showing that this is a bigger challenge than our previous understanding indicated.”

Steve Leigh, Managing Director, Groundbreaker, and developer of the wall mounted boundary box, has over 40 years’ experience in the water industry. “We’ve been putting pipes in holes in the ground to protect them from frost for decades,” he explained.

“Although it works, today’s new materials allow for a much better solution. Keeping pipes on the surface reduces the risk of leaks developing and allows for easy repair and maintenance. It’s just a must better method of working.”

Steve continued, “The advent of new smart metering options has also highlighted the problems of burying meters in a hole in the ground. Groundbreaker allows for a stronger communications signal strength relative to underground meter installation. Such systems have been proven to be able to be read from over 2 miles away from a single pick-up point and worldwide if linked to the internet.”

Replacing supply pipes, the quick and easy solution

Surface mounting and joint free supply does not need to be restricted to new build. Traditionally, any supply replacement programme requires major excavations outside a property and causes huge disruption

within. Resulting in mess and disturbance to householders over several days. This disruption has often been the cause of users’ reluctance to have the work undertaken, hence allowing leaks to persist.

Using insulated supply pipes and surface mounted boundary boxes, a new water service can be routed up the external face of the building and connected to the internal plumbing above ground level, whether this is the ground floor or upper storey.

INSUduct® only requires one simple core drilled hole through the wall, at an appropriate point to connect with the internal plumbing. This enables most water supply replacements to be completed within a couple of hours, without the traditional mess and disruption to the householders or occupiers.

Just as in a new supply, a no joint method of installation is used.

Reduce usage, a fit and forget solution

Water conservation is the key to reducing energy bills. Heating water accounts for nearly 1/5th of energy use in UK homes.

Approximately 40% of domestic water usage is from bathroom and kitchen taps and showers. ‘Eco’ or water saving shower heads are designed to restrict the water flow to a single outlet are highly effective but retrofits like these come at a price, especially larger properties with multiple bathrooms.

For households on an increasingly tight budget, or developers trying to minimise costs, multiple fittings for each tap or shower might not be an investment they are able to make.

The alternative is whole site flow reduction. Fitting a device, such as Groundbreaker’s NRv2 LoFlo®, at the meter regulates the level of flow entering customer premises – regardless of network pressure. As the flow of water into the premises is limited, then the amount used in ‘time controlled’ activities is also limited – but without providing a degradation of service. More importantly not requiring any intervention or behavioural change on the part of the customer, so leading to ‘natural’ reduction in consumption.

Heating, Ventilation & Air Conditioning

Understanding the costs of sustainable hot water

The most consistent issue we see in commercial hot water systems is oversizing, whether through lack of understanding of application design or concerns over providing suitable back up to ensure system continuity. The result of oversizing is however always the same, unnecessary capital costs for system supply and installation, and ongoing excess operational costs associated with higher energy demands and therefore greater carbon emissions.

As companies seek to adopt greener building operations, replacing old gas-fired systems with like-for-like electric is another guaranteed way to gain an oversized system. This can best be avoided by understanding your actual hot water demands and designing the replacement to meet those specific needs. This is why accurate system data is so valuable.

Live metering by Adveco is a temporary, simple to install, noninvasive onsite process that generates consistent 24/7 data on

existing hot water systems to accurately understand actual usage, including critical peak demands. Adveco’s specialist engineers will visit the site, providing an overall visual assessment and fit the meter. The data, once processed, is used to generate a report with design recommendations for a replacement system that meets the exact needs of the building.

Data collected with Adveco’s live metering service has already enabled organisations to avoid excess capital costs while reducing emissions in line with decarbonisation strategies. It has demonstrated, for example, that a gas-fired hot water systems operating at 60kW can be directly replaced by a system based around a smaller 12kW ARDENT electric boiler and a cylinder optimised to meet storage requirements reducing carbon emissions by 2,800kg per annum. The demands of a system operating two 50kW gas-fired water heaters could be replaced with a 24kW electric water heater and heat pump supplying the preheat, reducing emissions by 5,100kg per annum, with both replacement designs able to provide more than enough storage capacity to meet unexpected demands.

By optimising the use of air source heat pumps, electric boiler and hot water cylinders, not only are capital investments reduced, but so too is the system size and complexity, making for easier installation and potential to recover valuable plant room space during refurbishment.

Replacing gas fired water heating with an electric system still has several cost implications. Correct sizing with metered data can reduce costs of purchasing and installing new hardware,

potentially saving tens of thousands of pounds depending on the scale and complexity of the DHW application. Decarbonisation of hot water does however come with higher operational costs and will continue to do so while grid electric prices remain higher than those of gas grid supplies. The application of renewables including heat pumps and solar thermal can reduce, but not completely offset those direct electric costs. This needs to be recognised and factored into a business’ energy budget as part a successful decarbonisation strategy.

The advantage though is clearly defined in the reduction of carbon emissions, and, as work continues to decarbonise the electricity grid, the emission reduction figures supplied in the new system design should improve considerably, adding further environmental value to the system over the course of its operational lifespan.

Heating, Ventilation & Air Conditioning

Ventilation for the built environment

Vectaire’s low energy MVHRs and MEVs ventilate homes, hotels, apartments, student accommodation or care homes, ensuring good indoor air quality for residents. They provide continuous ventilation, extract pollutants and humidity, and help combat mould and condensation. Heat recovery units maintain a constant intake of fresh, filtered air with high heat exchange efficiency to help keep homes warmer and save on energy costs.

Midis and Maxis (upright MVHRs) offer the option of integral LCD or remote LCD commissioning. ‘BY-AT’ models incorporate acoustic attenuation for really low noise levels. In-line EVOs, Mini and Studio are easily installed and are commissioned via a remote LCD. All have independent, variable speed adjustment for each motor.

The two sizes of Microbox (MEVs) are in-line units requiring only one discharge grille, use the minimum amount of ductwork (fewer fire dampers and less coring), and also have variable speed options.

AND Vectaire now has two sizes of PurgeBox units. They remove humidity, poor quality air and stale odours QUICKLY in residential buildings using purge ventilation.

They can also help with overheating issues and can be used as stand-alone units or installed in conjunction with an MVHR or MEV system.

All these units are made in our UK factory to ISO9001 and ISO14001.

Panasonic provides sustainable heating and cooling

In line with the UK’s Net-Zero targets, local governments are transitioning communities to a greener future. Kemsley Community Centre, based in Sittingbourne, Kent, were looking for a more energy efficient and sustainable system to heat and cool their large and multiple areas of the Community Centre to replace a 1960s oil-fired system. Phoenix ACR, specialists in AC and Refrigeration, specified a Panasonic R32 split system with 4 x 20kW PACi outdoor units and 11 of the Panasonic PACi NX Elite range of wall mounted indoor units with nanoe™X.

The new system needed to meet the needs of the entire community centre, covering the main hall, bar area and reception area. Each section required units suited to the individual area, which could seamlessly combine and function under a single control system.

In the main hall and bar area, 11 Panasonic PACi NX Elite wall-mounted units with nanoe™X were installed, these are especially beneficial for high ceiling areas such as found in the community centre. The reception area has two PACi ceiling suspended units, the slim design making them more discreet for the smaller room along with being one of the quietest units currently on the market.

The construction industry needs to become more sustainable!

Tembé DIY Products Ltd explains why the time to act is now.

Key environmental drivers such as climate change are making many market sector organisations re-evaluate their impact on the sustainability of the planet.

While plastic consumption has decreased in general by 2.7% within the UK, during the last 24 months, total plastic waste within the construction industry, has alarmingly increased by a staggering 69.8%. (Source DEFRA)

Furthermore, an estimated 45.4 million tonnes of waste is dumped in landfill each year, with only enough space for 175.1 million tonnes of waste left in total in the UK. (Source: Environment Journey)

The need to hold ourselves accountable and start thinking

about how we can recycle and better reuse our waste has never before been more pressing.

That is why Tembé DIY has continued to invest heavily, providing the industry with sustainable new product solutions like Hippo ECOPACs, and Bamboo Wipes and Cloths.

Listening to customers’ needs Along with our drive to eliminate single use plastics, our own research revealed

that many trade professionals wanted their wet wipes stored in strong, durable containers to withstand life in unforgiving environments, like building sites.

In response, Tembé DIY launched under the Hippo brand their 100% Biodegradable Multi-Purpose Bamboo Wipes available in a reusable tub and refill pack combination. The bamboo is responsibly sourced from FSC approved forests growing 30x faster than other trees with a growth rate of up to 30cm in just one day.

By changing buying habits and using high performance products that are much better for the environment, everyone can play a part in winning the war against waste plastics.

Security Solutions Company of the Month

Creating bespoke security packages to alleviate potential risks

In this issue of Building & Facilities News, we are proud to announce Sena Management as our Security Solutions Company of the Month.

Security is a priority for many sectors across the UK, especially construction. Opportunistic thieves are looking for metals: making heavy plant site machinery and vehicles prime targets, costing the industry £800M annually in theft and vandalism, according to insurance statistics.

Insurance companies now insist on security measures for full coverage and CCTV is one of the most powerful security deterrents, offering recording and monitoring footage.

Sena Management Ltd is a manufacturing supply specialist of Rapid Deployment CCTV Towers across many sectors, including railways, utilities and construction.

Established in 2021, co-founder, Arfan Iftikhar, brought decades of prior security knowledge to this

young, dynamic company. We spoke to Operations Manager, Jennifer Morgan, to find out more about this rapidly expanding company, “We are based in Batley, West Yorkshire and cover the whole of the UK.

“We offer bespoke security packages, mitigating theft and vandalism risks day and night. We manufacture in-house and our highlyexperienced engineers can install quickly on site, offering assured peace of mind. Our cutting-edge CCTV analytics are streamed through the NSI-gold approved, ARC monitoring control room.

“One additional USP of these CCTV towers is they can monitor sites in real-time, identifying health & safety breaches around hazardous areas, such as workers not wearing the correct safety equipment. Site Managers can quickly be notified and the issues resolved.

“We pride ourselves on supplying solarpowered CCTV towers; which are highly costeffective during this current cost-of-living crisis.”

Solar electricity panels (photovoltaics: PV) harness the sun’s energy, converting it into renewable electricity, even on dull days.

The Solar-Powered CCTV systems from Sena Management are hugely popular with customers, especially for remote locations that necessitate off-grid solutions. With extra power received from rechargeable batteries, storing extra electrical power, these CCTV systems are always running at optimal levels.

These systems require minimal maintenance, meaning businesses can focus on other matters. The external wiring, water resistance and rechargeable power system keep businesses safe, come rain or shine.

Sena Management has regular ‘development days, for the whole staff team from office to engineers, where

the latest ideas, platforms and systems are discussed, as Jennifer outlines, “The development days mean the whole team are on board with the latest developments from the research and development perspective. We are currently on version 12 of our towers: security is a rapidly evolving industry and we like to offer state-of-the-art solutions. We are currently looking into the feasibility of wind-powered CCTV towers.”

In the UK, wind turbines can produce electricity 70-80% of the time on average, making it an ideal source of renewable energy all year round (source: EDF energy) – especially due to the UK’s propensity for windy weather.

Sena Management offers pro-active security systems, fully equipped with dynamic AI, designed to record and monitor daily health & safety activities and offer sites theft security all year round.

Cornered Audio’s sweet music

Sisters Harpreet and Gurvinder Kaur own three dessert parlours in Yorkshire, named Oh So Yum. The opening of their Bradford shop followed Harpreet’s victory in The Apprentice TV show, during which she impressed its iconic star Lord Alan Sugar. To create the right ambience for the space, its design required a discreet audio system that could deliver great clarity but not detract from the interior design. Gurvinder contacted Premier Pro Audio (PPA) who consulted with established supplier POLAR over the best way forward.

POLAR recommended Cornered Audio. Designed and manufactured in Denmark, Cornered Audio loudspeakers’ unique 90° triangular design blends rich sound with unrivalled aesthetics to complement high quality interiors.

At Oh So Yum, Premier Pro Audio installed Cornered Audio Ci5-V loudspeakers, which enabled full coverage from relatively few units. The quick, easy installation was completed by Australian Monitor amplification and Mackie compact mixer, also supplied by POLAR. Gurvinder concludes, “We were determined to find

a solution that would fit with our aesthetic and are delighted with the Cornered Audio speakers – they look and sound great, helping create the perfect ambience for our customers.” www.polar.uk.com

Rapid Chiller Rentals Ltd reduces UK passport issue delays!

Chiller hire enabled the UK Passport and Immigration offices in Sheffield to continue to operate despite sizzling summer temperatures...

Temporary short-term hire of two 500kW chillers from Rapid Chiller Rentals Limited provides 1.2megawatt of essential cooling. The chiller hire package maintained optimum temperatures within the building during a record summer at the UK Passport and Immigration offices in Sheffield, a leading provider of passports across the region.

This action prevented the staff on site being sent home and causing immense disruption to the already pressured passport issue services in the UK. The call was received at 9am with the demanded for immediate attention and by 12 noon the same day a quotation had been supplied along with a detailed design and risk assessment.

Due to chiller failure at the building the cooling capacity installed could no longer combat the

heat build-up in the building. Heat can build up for many reasons, in this case the building was almost all glass, and this acted as a greenhouse, quickly overwhelming the installed cooling system and causing it to breakdown.

Due to the record heat of summer 2022 the decision was taken by the UK government that action needed to be taken to quickly restore cooling to the building and hire is a great way of doing this on a temporary basis.

The equipment was delivered and installed in a very tight space and incorporated the full engagement of all mechanical and electrical contractors to reposition power cables, enable connections to the building and all in the summer heat!

The work required 2 400 amp 415v supplies to be run in from the HV substation, 4 no 4” PN16 DN100 flanged fittings to be supplied to the lower compound from the roof and the use of plate heat exchangers to accommodate the increased pressure. Rapid chiller rentals provided 2 no 6” DN160 inverter driven pumps to flow up to the roof, through the building and back to the Heat exchanger and to our relief 7 degrees was successfully delivered to the building through all this! A real engineering challenge given the climate and pressure to commission.

To prevent noise to the local community, Rapid chiller Rentals installed auto timers on both chillers to ensure that they only worked during the time the building was occupied and this

New Goupil G4 cage tipper helps rangers

A new Goupil G4 cage tipper from electric vehicle specialist Bradshaw has helped improve the working lives of Dunstable Town Council’s rangers. The vehicle was acquired through Grounds Operations Manager, Dmitriz Sopiaz, who had been aware of its benefits through a previous role.

“I’d had experience of the G4, albeit not with the tipper, and I knew it was reliable and did a good job.”

Available as pick-ups, vans and waste collectors, the Goupil G4 is designed to provide total versatility. With an operational range of up to 68 miles and a maximum speed of 31mph the G4 is purposefully designed with a variety of body types and

features a safe and secure cabin with both left and right hand drive options.

Dimitrisz said his rangers find the vehicle ideal for transporting their tools, picking

up litter and towing their pressure washer. Also its cage and tipper makes for ideal transportation and disposal of green waste.

He said, “Before I ordered the vehicle it had gone out to tender as required by our council’s procurement policy. I had liaised with the town ranger service to see if there was potentially any other model that might serve them better.

“We looked at the catalogue and the G4 was ideal. It suited all our requirements without us having to make modifications and it gave us the best value for money.”

Big Yellow self storage

As one of the biggest national storage companies, Big Yellow recognises the importance of creating an environmentally friendly and sustainable business. They own 98% of their buildings and of these, 95% are run on clean energy. They’ve gradually been moving away from gas towards generating their electricity with rooftop solar PV panel systems, allowing them to greatly reduce their carbon footprint and generate their own energy.

Big Yellow had initially decided to install solar PV systems at two or three of its UK locations each year. Prior to the commencement of any solar panel installation, there were two things which had to be addressed; procuring the PV panels and ensuring that the intended roof was fit for solar.

The solar PV systems to be installed have a 25 year warranty, so aligning this with the life expectancy/warranty of the roof would be crucial. After concluding the roofs were not fit for solar in their current condition, following a report from Sharmans, the decision was to re-roof, replace or refurbish.

Re-roofing was discounted due to the risk of water ingress damaging their customer assets during the work and the lack of ‘green’ credentials and embodied carbon this would generate.

Over-sheeting was considered, again this option came with the benefit of extending the life expectancy of the roof. However, concerns were raised over the structural integrity of the building with the added weight of the additional roof. Not least when factoring in the possibility that over-sheeting could be needed again in another 20-25 years.

Finally, it was decided that roof refurbishment using Sharmans’ industry leading roof coatings would be the best course of action. Backed by a 25 year product guarantee, Delcote® 25 represents the most sustainable solution and aligns perfectly with the expected life span and warranty of the solar panel systems. With minimal extra weight added to the roof, compared to over-sheeting, it eliminates issues with structural loading and incurs less than five times the amount of embodied carbon than replacing a roof.

A Sharmans representative conducted and produced a condition report at each site. It was decided that any roof with a life expectancy of 10 years or less would be treated with Delcote® in order to bring the roof back to the required standard. Due to the costs, time and lack of a guaranteed roof lifespan, patch repairs were immediately ruled out.

Big Yellow have refurbished the roofs at 10 locations using Delcote® 25 and each of these roofs is now guaranteed to last for

at least another 25 years. Upon completion of the installations, coupled with the fact that Big Yellow sells around 80% of all the power generated back to the National Grid, it is expected that the PV panels will pay for themselves within 10 years.

You can find more information on Sharmans’ roof refurbishment systems below; alternatively, you can book a condition report for your site at: www.hdsharman.co.uk/contact-us/ www.hdsharman.co.uk/installing-commercial-pv-panelsystems/

Museum roof refurb exhibits

Arboflex’s versatility

Carlisle’s Arboflex® PU liquid applied waterproofing system has been used to refurbish a grade I listed Museum in London, protecting both the building and its exhibits.

The requirement was for a liquid applied waterproofing membrane refurbishment of the existing asphalt roof coverings, which handle complex detailing, while providing excellent performance.

Specialist roofing supplies merchant, Chandlers Roofing Supplies, recommended the use of Carlisle’s Arboflex® PU; a moisture-activated liquid waterproofing system that usually requires no primer, is compatible with most existing roof coverings, and provides speed and ease of installation for flat roofs and semi-pitched roof areas. Martins Roofing Ltd, was appointed to carry out the project, and the team was trained in the installation of the Arboflex® PU system by the Carlisle Academy.

Phase 1 involved seven roofs with a 45 degree pitch, totalling an area of around 600m2. Each roof has 30m long glazed sections on one side with an asphalt roof covering on the other, leading to a drainage gulley.

Martins Roofing prepared the roof, using Carlisle’s Arboflex® PU sealant to repair any cracks prior to installing the Arboflex® PU as an overlay.

No primer or vapour control layer were required, but the contractor mixed Carlisle’s thickener with the Arboflex® PU liquid and left it to stand for an hour to provide the viscosity required for the pitched areas. The Arboflex® PU liquid was rollered onto the roof and the system’s glass fibre matting was laid onto the wet membrane, prior to application of more liquid in a wet-on-wet process. This included

complete encapsulation of all the gulleys, which lead to external drainage outlets. Once the membrane had cured, Carlisle’s U/V protection top coat was applied, taking the installation from a 10 year system to a BBA-accredited 20 year service life.

Phase 2 was entirely made up of complex detailing around domes on the roof, including taking the waterproofing 200mm up vertical stonework and applying it directly onto the roof surface. The Arboflex® PU system was applied around the base of each dome, on the gulleys and to the upstands, which were dressed with traditional lead flashings.

A new warm roof build-up was required for phase 3. The installation team began by applying Carlisle’s FG35 primer to the roof and Carlisle’s Alutrix 600 vapour control layer was then laid onto the wet primer, prior to installation of 160mm PIR insulation board. The PIR boards were then primed and an Arboflex® carrier membrane was installed onto the insulation, with 50mm laps, to create a smooth finish. Finally, the Arboflex® PU liquid waterproofing system was installed in a wet-on-wet process, and Carlisle’s U/V protection top coat was applied to the cured system to achieve the 20 year guarantee.

Phase 3 also involved extensive detailing, including around 50 stanchions rising through the roof as fixings for mechanical plant and screens. The detailing requirements also included channels cut into the brickwork at the gable ends to provide additional rainwater drainage to the existing gulley and four outlets.

Robust, industrial textile products for construction, haulage and homes

When cold weather persists, construction companies need to protect brickwork and concrete. Villages and towns on flood plains need adequate flood protection barriers and sandbags are a quick, sure-fire solution. Mudfords is your one-stop shop for purpose-made covers: tarpaulins, hessian and jute sheets, nets, straps and slings, rope and cord, sandbags and any other custom-made related product.

Mudfords was founded in 1832 by John Horace Mudford: an expert rope-maker, creatively made using hand-spun hemp. In 2018, Stuart Canvas Group: a leading UK provider of sports grounds and industrial covers, acquired Mudfords. The group has access to an impressive state-ofthe-art 60,000ft2 manufacturing facility, spanning three-sites. Stuart Canvas has been providing expert products at Wimbledon for the last thirty years and 2022 was no exception. The infamous green rain covers on the tennis courts are manufactured in-house, alongside an expertly-engineered perimeter green netting fence.

Mudfords has a proud history of British manufacturing but rather than resting on its laurels, the company likes to get out and about, meeting new customers. Proudly showcasing its full product range at The Showman’s Show 2022 and LAMMA 2022, the expert team met delegates from the outdoor/festival community and concrete industry. Insulated tarpaulin is an extremely versatile product: with a robust 14oz jute bottom and PVC top provider, it is used in concrete curling. Sufficient moisture is needed in the concrete, at the right temperature, allowing the process to be fast-tracked. Available in three types: base economy, mid-range and premium, there is an insulated tarpaulin for every requirement and budget. The tarpaulin is equally useful on the outdoor festival scene, providing an extra insulation/waterproof base over outdoor kiosks or caravans.

The construction industry is booming and while the British weather continues to act unseasonably, it is imperative to have the right protective sheets for mid-completed projects. Hessian fold/rolls are made with 100% natural, sustainable fibres and

can protect newly laid brickwork or concrete from frost damage. Tarmac jute sheets, frost blankets and heavy-duty tarpaulin offer industrial protection for construction workers across the UK. Jute sheets are 100% biodegradable and absorb water quickly and through drying quickly, protect against unnecessary abrasion/ staining. These are perfect for protecting tarmacadam.

Health and Safety is an area where construction and warehouse companies cannot afford to become complacent, with stringent rules and regulations in place to protect employees on-site against injuries. Mudfords can supply industrial strength ratchet straps: to protect items whilst in transit on fork lift trucks. These are all manufactured to BSEN 12 195- 2:2000 standards, offering full compliance for health and safety audits and inspections.

Alongside health & safety, flood protection is an area that homeowners and businesses can never knowingly neglect, with dire consequences likely for unprotected buildings. Mudfords provide a full range of robust sandbags, perfect for protecting doorways and drains from unnecessary flooding. Polypropylene sandbags can be filled with sand or soil, carrying an impressive 12.5kg of materials. Additionally, they can be used to keep garden furniture tarpaulin in place, during strong gusts of wind and with added anti-rotting properties, can offer longevity for years to come.

For those optimistically dreaming of warmer summer night ahead, Mudfords offer a full range of gazebo covers and covers for garden furniture BBQs, shelters, pools and hot tubs. The gazebo covers come in polyester backed canvas or PV materials, in a variety of stylish colours to match your furniture, with handy eyelets for easy usage. For wooden frames, there are turn buttons and metal ones, Velcro tabs. An extensive range of garden covers come in materials from cotton canvas, UV protected PVC and PV nylon. All furniture covers can be made to bespoke specifications.

One of the main areas where Mudfords has particular expertise is tension curtains for road haulage companies, with over 50 years’ experience. With further increasing business globalisation, companies need to have haulage trucks fully up to spec: fitted with trailer tension curtains, rollover covers, custommade nets, trailer covers and ratchet straps. Companies can request personalised lettering or logos, perfect for eye-catching marketing while on-the-go. Trailer tension curtains can be single-skin and are manufactured from 900gsm UV stabilised heavy-duty cloths. The rollover covers are fully waterproof, with UV-protected PVC sheets, in 630gsm & 900gsm UV protected PVC sheets. The custom-made nets come in standard PVC and PVC mesh.

Mudfords can offer products for all your cleaning needs in a post-COVID industry from: thick bleach, cleaning rags to heavy-duty cloths, keeping your workplace fully hygienic, to the highest standards. There is also a full range of nets: cargo nets to haulage trailer netting, straps and slings from lifting slings to ratchet straps and rope and cord: from shock cord to manila rope.

Mudfords offers a quick leadtime on delivery: two to three business days and regular customers can subscribe to an online newsletter, detailing all upcoming product offers and discounts.

Mudfords’ customers have been delighted with their product range and have left five-star reviews on Trustpilot such as, “Excellent service arrived within 3 days. The

quality of the netting was perfect at a very reasonable price. I was actually using to cover crops at our allotment,” and “Very friendly staff efficient service and always got time to talk over your requirements used them for years.”

ModCon Cabins is well-known for converting shipping containers into diverse cabin configurations from an additional single office unit, to a whole new row, providing flexible, sustainable building with turnkey solutions. ModCon Cabins is the modular container and cabin manufacturing expert, and are now flourishing: having just opened a new yard to store second-hand cabins and are busy producing prototypes for a new range of on-site diesel vaults.

The wide range of manufacturing buildings includes: sleeper pods, storage & COSHH containers, gatehouses, anti-vandal portable buildings, modular buildings and an extensive ancillary range from staircases to water bowser stations.

The company can install temporary or permanent structures for a variety of industries from sports & leisure, hire fleet companies, house builders, plant companies, and even event management. The company provides offices, canteens, drying rooms,

changing rooms, welfare units, shower and toilet blocks, temporary and residential housing.

The construction industry is rapidly changing and one of most advantageous, sustainable solutions is modular buildings.

ModCon Cabins is the leading British manufacturer of bespoke modular containers and cabins. These buildings are perfect for a range of industries from retail kiosks, healthcare prefab buildings, school classrooms to Ministry of Defence (MOD) steel security units. Bespoke modular buildings can be manufactured simultaneously alongside groundworks and foundation preparation on-site, leading to a quicker installation time.

Schools can have modular toilet blocks, or classrooms installed during the holidays, avoiding unnecessary disruption. Personalised ModCon Cabins’ turnkey solutions can be added to specifications from anti-vandal or fire-proof doors,

Explore how data is used by site teams in the construction industry

Many construction companies probably already have a lot of data. The problem is, there’s a barrier that stops this data from being useful. It might be that the data’s buried, in the wrong place, or in the wrong format, arrives too late or needs to be combined with other data before its value is clear.

It’s like a construction company owning a quarry in another country, knowing that somewhere underground there’s some iron ore, clay or limestone (the data). This is potentially useful, but what’s actually useful is steel and cement (the information derived from the data) that meets specification arriving at the correct site at the right time.

Qflow excavates information by digitising existing paper documents (data), which makes the information they contain much easier to work with. We then extract the most useful parts of this information, make sure it’s as neat and tidy as possible, and combine it with other information from sources such as the Environment Agency (the information derived from the data). Fortunately, unlike in the production of steel or cement, this usually doesn’t involve explosives or large amounts of extremely hot molten metal.

We deliver the information in a form and at a time that is as useful to our customers as we can make it. This is via our web portal, email alerts when we notice something that doesn’t meet rules our customers have told us are important to them, or dashboards that show trends and outliers in the data. We also export the data via an API so that it can be combined with other data that’s in our customers’ world but not ours, such as invoicing data.

“One of the main benefits to our service is that we are very familiar with mining law, land law and regulation. Our staff members have a wide range of expertise in redeveloping land.

Whether you are looking for help with a self-build, an SME house builder or commercials developer, Fennell Green & Bates wants to work with you. Offering unrivalled professional expertise, the company has recently introduced the use of digitisation for most of its important drawings and reports that has helped its processes to become more streamlined and its practice to become more time and cost efficient for both the client and themselves.

We asked John what makes Fennell Green & Bates services stand out from the competition, he answered, “Anyone thinking of purchasing land or property should engage a Chartered Surveyor to advise them on the condition so that issues relating to mining, contamination or boundaries of the land can be addressed at an early stage. We are always looking to grow the practice, and unlike some of our competitors,

we offer as much time and effort to the smaller developers too to ensure we find them the most cost-effective solutions to ground conditions and contamination.”

TYDE expands washroom fill & flush range

DrainTalent

It’s every grounds manager’s struggle; to optimise the moisture levels and create the best playing surface no matter what weather condition. Meanwhile, sports managers expect perfect playing fields and the facility managers, the club stakeholders and society expect sustainable solutions and policies.

As a result of climate change, typically, longer dry and hot periods are interspersed with heavy rainfall in short periods. We have to act on that, act on our water usage, and act on the way we are using sports pitches. That’s the point where DrainTalent comes in…

With DrainTalent, you have a unique soil management system, ensuring 24/7 optimal conditions and balancing the moisture content within the soil. The system automatically extracts water at high speeds during rain, infiltrates water through the soil in periods of drought and refreshes air in the soil. The result: high-quality surfaces, no cancellations, and increased use. This is done with huge water savings and fewer fungicides compared to traditional irrigation.

It makes the life of the grounds manager a lot less stressful and managers and stakeholders satisfied.

DrainTalent won the innovation award in the Netherlands in 2019 and was attending Saltex in 2022 for the first time.
