Make Your Voice Heard – It’s Time to Speak Out

BAAA will begin the month of February by participating in the annual FAA Legislative Conference and meeting with our elected legislators in Tallahassee in preparation for the opening of this year’s Legislative session in March.

FAA’S 2019 LEGISLATIVE PRIORITIES INCLUDE: Support Sadowski Affordable Housing Trust Fund and the passage of Senate Bill 70.

• Support the passage of legislation to prohibit mandatory inclusionary zoning practices.

• Support the passage of legislation to reduce emotional support animal fraud and abuse.

• Support the passage of Senate Bill 144 to clarify the impact fee process.

No sooner than we complete the FAA meetings and spending time with our Florida House and Senate Members,

we’ll be off to Washington March 5 and 6 for the NAA Advocate Conference.

As I write this article, Washington has temporarily returned to work on a short term basis, pending resolution of the on again – off again Government shutdown.

The shutdown has impacted many Federal employees who are multifamily renters and the financial drain and the strain of income loss and uncertainty is being felt by both residents and owners. Additionally, residents who live on properties and receive rental assistance through various HUD programs are faced with having to pay the full rent without the vouchers they depend on to supplement their income. If this situation continues long term, owners may have no alternative other than eviction.

It is very important that BAAA

members take a strong message to Washington and share the concerns facing our industry with our elected leaders.

No one is better qualified to share the problems our on-site managers, suppliers and owners deal with on a daily basis.

BAAA is one of the largest NAA affiliates in Florida – we represent residents from all income levels and ages. We need to speak on behalf of our residents and make our voices heard about this year’s legislative priorities.

The affordable housing crisis is escalating in every community, there has to be a means to correlate public private coalitions to develop new ways to provide building, renovation and re-purposing of new and existing structures that meet the needs of current and future residents who can afford to rent clean, reasonably priced housing.

NAA’S LEGISLATIVE PRIORITIES THIS YEAR INCLUDE: • Transforming the Section 8 Housing Choice Voucher Program to maximize its impact for residents and increase participation by private owners.

• Removing barriers to new housing creation through infrastructure incentives for local governments.

• Protecting existing rental housing stock through reform and re-authorization of the National Flood Insurance Program.

MAINTENANCE MATTERS

You Can’t Win Them All! We’ve all been there at one time or another. You did what you thought was the right thing, your supervisor didn’t share your opinion. Once the dust settled, you know the answer – there was no happy ending to the story. It always seems like no one listened to your side of the story or even bothered to ask for you to explain your position. It’s fair to say you felt like you were guilty without the benefit of a trial!

When something like that happens, it’s easy to “get an attitude” and unleash a whole bag of “why bother”’ and “what’s the point” emotions. If you are lucky, a friend or co-worker will come along and will help you realize that you were questioning your self-worth and suffering from a mild case of non-fatal bruised ego. Over time, you may be able to accept what happened and use the experience to learn how to develop an internal ‘no-fault’ attitude that grants you permission to be in a situation that may or may not have been due to a bad judgment call on your part.

If you are the Maintenance Supervisor or Lead Tech at your property you don’t have the luxury of taking everything that doesn’t work out the way you planned as a personal failure. One of your main jobs is to train your coworkers to make good decisions based on fact and to proceed to follow your company’s instructions and established procedures whether it is a work order, customer service request or interaction with a supplier or vendor.

These five tips may help you and your team be more professional when dealing with sensitive issues. When things go sideways take these steps: 1. STOP TALKING ABOUT IT When you are mad or hurt, you talk about it and you keep talking about it.

It’s hard to stop. There is this need to rally people to your side to agree with you. It’s okay to talk about what you’re going through but at some point, you have to move on.

2. THINK OF THE LONG GAME It doesn’t matter if you are right or wrong. You should think about the long game and think about how it will affect

your future. It’s easy to lash out and tell people how they made you feel, and make them feel just as bad. But what does that gain? How will that affect your future relationships? When you are going through any of these situations, it’s hard to think about the long game but it’s worth taking a step back and really ask yourself if one transgression is worth impacting your long term career plans.

3. GET OVER IT! It may sound insensitive. We all need someone to say “get over it” and move forward. At the end of the day, situations happen and there is not much you can control – but the one item you can control is your feelings, so dust yourself off, cope with it and do something more worthy of your energy and time.

4. YOU DESERVE BETTER Could the person criticizing you be doing so to compensate for his/her own insecurities or could there be a legitimate reason for the criticism? Know the difference and act accordingly.

5. VISUALIZE Think about being happy and be grateful for what you do have and watch how it improves your perspective on everything. This will take you to a happier place and makes the past just that – the past.

There is no magic formula for recovering from a bad work experience, but with a bit of time it gets easier and eventually it will be yesterday’s news. •

Diversity Awareness at Home, Work and inPART Our Community TWO Welcome back for another discussion on making workplace and cultural diversity a welcome and respected part of your life. Last month, we broadly looked at the definition of “diversity.”

This month, we will attempt to begin to understand how we can apply the term diversity and truly understand the importance of workplace diversity and how it really functions.

The challenge becomes: how can we make these diverse individuals work as a team? We all know what happens to organizations that don’t have effective teamwork: they fail. If your team isn’t successful, you leave your company, owners and yourself in danger of legal issues that can be costly even if you win your case.

So, what’s next? What are some advantages to a diverse culture or workplace? A productive work environment is a good place to start, enhanced communication skills with fewer misunderstandings help in your day to day relationship with residents and co-workers. Increased NOI could influence everyone’s financial stability and willingness to help others improves the overall civility and courtesy that is often lacking in other workplaces. Are there any disadvantages? There will always be issues related to bias, prejudice, gender and stereotyping. Consider how diversity has affected you and all the changes in the world during you and your family’s lifetime.

Think for a moment about where

you work. Ask yourself what diversity changes you have noticed since you joined your company. Think about the changes you noticed in other places you have worked. Take a few minutes to create your own Self Awareness Inventory.

There are no right or wrong answers – the goal is to take the pulse of your own comfort level in dealing with workplace and family situations.

For each statement in the table on page 9, rate yourself on a scale of one to five, with: • 1 being you rarely feel that way, • 3 being you sometimes feel that way, and • 5 being you always feel that way.

Remember, There are not right or wrong answers.

Next month, we’ll discuss how to use the information you have learned about yourself and how to use the knowledge you’ve gained to enrich your diversity awareness on and off the job.

We’ll take a look at re-programming some of the workplace disadvantages we all have and how to improve our culture, diversity and tolerance at home and work.

Celebrating African American History Month Celebrations are taking place throughout Tampa Bay in recognition of African American History Month.

Many libraries, museums, documentary films and broadcast special events are being held to recognize the many generations of African Americans who struggled with adversity to achieve full citizenship in today’s American society.

As a Harvard trained historian, Carter G. Woodson, like W. E. B. Du Bois before him, believed that truth could not be denied and that reason would prevail over prejudice. His hopes to raise awareness of African American’s contributions to civilization was realized when he and the organization he founded, the Association for the Study of Negro Life and History (ASNLH), conceived and announced Negro History Week in 1925. The event was first celebrated during a week in February 1926 that encompassed the birthdays of both Abraham Lincoln and Frederick Dou-

glass. The response was overwhelming: Black history clubs sprang up; teachers demanded materials to instruct their pupils; and progressive whites, not simply white scholars and philanthropists, stepped forward to endorse the effort.

By the time of Woodson’s death in 1950, Negro History Week had become a central part of African American life and substantial progress had been made in bringing more Americans to appreciate the celebration. At mid– century, mayors of cities nationwide issued proclamations noting Negro History Week. The Black Awakening of the 1960s dramatically expanded the consciousness of African Americans about the importance of black history, and the Civil Rights movement focused Americans of all color on the subject of the contributions of African Americans to our history and culture.

month in 1976, the nation’s bicentennial. President Gerald R. Ford urged Americans to “seize the opportunity to honor the too often neglected accomplishments of black Americans in every area of endeavor throughout our history.” That year, fifty years after the first celebration, the association held the first African American History Month.

By this time, the entire nation had come to recognize the importance of Black history in the drama of the American story. Since then each American president has issued African American History Month proclamations. And the association—now the Association for the Study of African American Life and History – continues to promote the study of Black history all year.

Why You Should Encourage Your Customers to Complain When a customer complains, it gives you the opportunity to “make it right” and strengthen customer loyalty.

Each customer’s unique personality will dictate how they react to a situation

and how they choose to deal with a complaint. Below are five survey results that help to explain how most customers will address complaints.

FIVE THINGS TO CONSIDER BEFORE YOU OPEN PANDORA’S BOX Every Customer is Uniquely Wired – When a customer complains, they want more than one channel of communication to choose from. As of now, most companies offer up to nine channels for customers to use to communicate and that number is expected to increase in coming years. Some examples of channels of communication include text, chat, email and phone.

You Need the Whole Story – Encourage your customers to provide the entire story, regardless of your title or position

in your company. Listen allow them to tell you the complete and honest story.

This can only benefit your business and employees.

Bad News Travels Faster Than Good News – About 84% of adults communicate about a good or bad experience face to face while only 35% of adults communicate through social media channels. The more face to face interaction you can have with your customers, the better able you will be able to catch them before they reach the point of complaining on social media.

remember the complaint itself, but the fact that you were able to resolve it. Encouraging your customers to complain will enable them to remember your company as one who is focused on a solution.

Your Employees Will Be More Focused on the Customer – When you encourage the customers to complain, your employees will naturally become more focused on the customer. Get to know your residents so they will feel comfortable enough to let you know when they have an issue. This will ensure you have the opportunity to resolve it.

FIVE STEPS TO TAKE WHEN FACED WITH A COMPLAINT Let them vent – Allow your residents the opportunity to vent with you and let them tell you the whole story. Try to not take it personally; they are simply telling you their view of what took place. It can be difficult not to get defensive, especially if they mention your name, so take a deep breath and stay in listening mode.

Express empathy – This allows you to have compassion for their situation without necessarily agreeing with them.

You can then ask them if they would like to add anything else before you begin to focus on a resolution.

Seek out a resolution – Let them know you appreciate hearing from them and assure them you are there to resolve their issue. Then it is your job to begin working towards a resolution.

Thank the customer for the complaint – This step is simple, thank the customer for sharing their complaint. Let them know you will be seeking to resolve the issue as soon as possible.

Follow up with progress – This shows ou are serious about resolving the complaint. Your resident will be more likely to do business with your company again if you resolve their complaint promptly.

Encouraging your customers to complain can be your greatest business asset. Train your employees to have empathy and listen to your residents. It will make a world of difference to your residents and they will be raving fans moving forward.
