WHAT IS THE NDIS?

There are around 4.3 million Australians who have a disability. Within the next five years, the National Disability Insurance Scheme (NDIS) will provide more than $22 billion in funding a year to an estimated 500,000 Australians who have permanent and significant disability.

The National Disability Insurance Agency (NDIA) makes decisions about whether someone is eligible to become an NDIS participant and, if so, how much funding they will receive.

Specialised Disability Accommodation (SDA) properties are required across Australia with more suitable homes required for NDIS participants.

Nationally, 11,000 to 12,000 more people are needing accommodation in suitable properties. Since 2016/17, around 2,400 units of new stock have been delivered with 2,000 dwellings in the pipeline. By 2027, another 13,000 beds or places will be needed. In Victoria, there is a shortfall of around 4,000 places.

With high physical support being the most costly to build.

To date, many SDA projects have delivered high physical support dwellings with the intent of housing multiple participants and maximising rental yields. However, in reality many NDIS participants do not wish to share with multiple other residents and this segment of the market may be over supplied. The robust category on the other hand has lagged behind and is undersupplied, creating a gap in the market.
