The owner/developer further agrees to determine and provide a suitable temporary Community Mailbox location(s), which may be utilized by Canada Post until the curbs, sidewalks and final grading have been completed at the permanent Community Mailbox locations. This will enable Canada Post to provide mail delivery to new residence as soon as the homes are occupied.
The building address must be prominently displayed and clearly visible from the street access point. Each building to be identified clearly with its assigned address nomenclature. Key maps to be provided at each entrance into the site. Addressing scheme shall be review by fire department. The loading space and staging pad are required to be constructed of 150mm concrete with a minimum specified compressive strength of 32MPa. CONCEPTUAL IDEA The aim of our project is to design a building that essentially generates a sense of public, private and semi-private spaces along a public promenade carried throughout the hotel mainly from Queen street. The building is to draw the public in through visual, physical and aesthetic features of the design as well as the distribution of the programming within. While the suites perform as private spaces, public and semi public spaces were to be incorporated into the corridors of the hotel - parts that are not often celebrated. To achieve this effect, the suites and corridors are considered as separate programs of the hotel, a separation that was carried further into the structural design of the building where each suite functions independently from the rest of the hotel. To further enhance the concept of accessibility and openness to the public, openings were created in the corridors that allow visual access in between the different levels. In order to avoid the use of intrusive load bearing structures the corridors are suspended via cables from a space frame above, which behaves as the highlight of the building. CIRCULATION DIAGRAM The public is guided into the hotel through gallery spaces that start on the basement and continue to the 5th floor. A set of stairs are carefully located to guide the visitors from one gallery space to another offering with the first connection occuring at ground level between the padestrians on queen street and the gallery space visible in the basement level.

The structure of the building primarily relies on a steel framework SECTION C_C 1:200 into which prefabricated modular units with their own structure are SECTION D_D 1:200 plugged. Connected to a two level concrete basement and foundation system, SECTION D_D 1:200 the steel framework is based around an open atrium spanning in the SECTIONof D_D flexible 1:200 East-West direction of the building. Along the atrium, a set corridors are suspended from the roof truss by means of high tensile steel cables. SECTION D_D 1:200 Various densities of these and additional non structural cables will help create vertical screen-like partitions contributing to the level of privacy, the functioning of the corridors as public gallery spaces, and reducingsolar gain through controllable apertures.

On the west end of the building behind a 15 m high insulating glass wall, a band of water and plants separates between the glass wall and the theatre that stands as an independent structure within the building. The skin of the theatre visible from the exterior of the west end is made of auminum panels and functions as a backdrop for the plants behind the west facade. The west façade is held up via a glass fin supporting system and opens to accommodate natural ventilation and connects to the glass on the roof.

The organization of the program primarily along the north and south ends of the building gives rise to the conservatory effect within the east-west oriented atrium. The concept of the suspended corridors is carried through to the ground floor where openings or voids accomodate a sense of lightness and visual accessibility to the gallery space in the basement. While the space frame spans 3m beyond the main structure of the building, its structure is exposed in the 14m span of the atrium through the interior and the west glass wall that wraps around the building. On the north and south of the building the roof is cladded with metal and lit from below to give it a strong presence as an important feature of the building. Operable remote controlled skylights in the glass roof and louvers on the west wall are also installed to accommodate natural ventilation. 14
