Full Refurbishment Programme

Highlights

Axis delivered a comprehensive refurbishment programme for a 1930s estate comprising 59 flats and 10 ground-floor commercial units. The project, scheduled from September 2024 to March 2026 (a 19-month duration), was vital as the estate had been on hold since 2023. This delay left residents dealing with persistent leaks, damp, and mould.

We stripped the redundant old roof and installed a new Langley Waterproofing system with a 25-year guarantee. To improve thermal efficiency and the building’s envelope, we installed new uPVC double-glazed windows and doors across all residential and commercial units, alongside extensive masonry and brickwork repairs.

Internally, we addressed moisture issues by installing new mechanical ventilation systems and performed EICR (Electrical Installation Condition Report ) remedial works. Safety was a priority, involving the installation of FRA-certified riser heads and lightning conductor systems. Additionally, we replaced kitchens and bathrooms in 18 void properties received full kitchen and bathroom replacements to provide modern living standards for new tenants.

I have worked with Axis before, and I would say the experience for me has been a good one.

Resident care

Axis went “above and beyond” for the residents of Rosehill Court, who remained in their homes during the works. Our team:

• Maintained communication via weekly letters, coffee mornings, and an online forum (QR codes)

• Supported residents with hoarding issues and moved belongings following leaks.

• Provided three apprenticeships and three work experience placements for local youth.

• Offered tailored care for vulnerable residents with disabilities or serious health conditions.
