AW Construction began works to strip out an existing Diesel store within a large shopping centre. The scope of the project was to ensure that a fully stripped out and white boxed unit was completed on time to allow the incoming retailer Champion to commence their fit out with their chosen contractor.
Whilst we were part way through our works for Diesel, management staff from Champion attended site to survey their new store. Contact details were exchanged and, due to the great work Champion witnessed, safe working site, considerate and approachable staff, we received notification we could tender for the fit out works. Following the tender process, AW Construction were awarded the fit out works for Champion. From an already white boxed unit to a store ready to receive merchandise, the skill of our construction team and management of the project ensured that the challenges that presented themselves were dealt with in an efficient and professional manner.
As the principal contractor on this project, we worked closely with our client to ensure the detail and changes they required to handover a finished store were met. Works included construction of new walls, 1st and 2nd fix M&E, carpentry, ventilation, cabling, flooring, remodelling of existing back of house and changing rooms, brick slip feature walls, FF&E installation.
Whilst on site we had a Health & Safety Audit carried out by client appointed Pick Everard and are proud to share their feedback - “There were no negative observations to report. The site was well run and organised”
Acting as principal contractor, AW Construction were able to show the client our strengths at being able to offer a one stop strip out service. Supplying in the first instance a team of suitably qualified tradesmen to undertake various M&E works to make the site safe, ready for our demolition operatives to commence work. We are experienced in appointing and managing our client’s incumbent contractors for the safe removal, reconfiguration and re-instatement of fire, smoke, security, and sprinkler systems to achieve compliance and our clients’ requirements, exactly as was needed on this project.
As this store had lain vacant for some time, retesting of the service and goods lifts had to be undertaken so that we could be assured of the safe transportation of materials from one floor to another. Various external works had to be undertaken outside of the shopping centre opening hours to minimise the disruption to the public. This store is sited opposite a major bus stop route and is also connected to several high-profile retail food outlets. The logistical requirements of entering and exiting the service area also had to be considered as several major road routes encompass the site – all covered well in advance of starting on site with a detailed logistics plan
At AW Construction we like a challenge and when we were approached by one of our existing clients to whitebox 3 separate units at one of their designer shopping outlets we jumped at the opportunity to showcase our skills once more. As we had already completed projects at the same site, we were well qualified to take on such a complex task.
Works within these three units included the division of an existing two floor unit into two separate levels, the separation of all services such as electric, HVAC & sprinklers into two separate feeds for the two separate floors, strip out existing partition walls, removal of existing racking, installation of steel goalpost and metal deck to fill in the resulting void. We managed a logistical challenge of getting both the concrete and screed pumped up to the first floor by creating a route which included several scaffolds and ran a 100m pump safely to its destination. Other works included, the safe removal of a glass balustrade at the end of the open first floor, replacing this with a 4m high by 8m wide 2-hour fire wall and fire stopping all existing walls and ceiling. AW Construction also installed a new stud wall, 22m in length, levelling off what was a disjointed unit. Installation of a new raft ceiling, incorporating recessed lights, a new HVAC system fitted with vents sited in a small upstand to the sides to be hidden, giving a minimalistic look. Levelling a sloping floor to accommodate a new engineered oak wooden floor, Install new ac condenser units in the underground car park below. As always, this project was completed on time and on budget and has allowed us to build a strong relationship with this client.

With the move to “open banking” environments are specialist shop fitting knowledge plays a huge part in the re-design and fitting out of new areas, adapting the space to suit customer and staffing needs.
Each project is unique, whether it is a free-standing machine, a through the wall (TTW) machine set into brick or stone, through a shop front window or curtain walling, next to a petrol station forecourt or by a busy supermarket pedestrian entrance.
Here at AW Construction, we currently provide varying services to several local authority housing contracts for disabled adaptations, voids and refurbishment, minor building works and more. Our head office in Folkestone also serves as our base for our customer service teams who oversee our social housing contracts for reactive and planned maintenance across Kent and the South East. All these works are undertaken by our inhouse skilled trades people.
