Hello

Welcome to our Cottage Retreat in Durham. We are your hosts, Amanda and Mark.

Thanks for choosing to spend your time in Durham in our home.

We strive to be the best hosts we can and give our guests the best experience we can.

We put together this Manual + Guidebook to give you some info on the house you may need, some reminders on what's allowed and what's not, and some info on the area and great places to check out.

Our home is located in a neighborhood called Colonial Village. Across Roxboro is our sister neighborhood, Northgate Park. Both neighborhoods are very walkable and are quiet residential communities.

Durham is a smaller city and it's easy to get around from where we're located. We joke that everything is under 10 minutes.

We also try to support local and have many local products in our home from local vendors that we hope you enjoy. There are lots of great local spots that are worth checking out on your visit. The second part of the House Manual + Guidebook has some of our favorites.

Please let us know if there's anything we can do to improve your experience at our Cottage Retreat. And please, enjoy your stay!

A FRIENDLY REMINDER While we'd love to not have any house rules at all, it's not always the case that everyone is respectful of our property so, unfortunately, we have to lay some ground rules out there. Please remember, this is our home. We appreciate you complying with the following rules and taking good care of the property while you are visiting.

NO SMOKING

QUIET TIME

NO smoking (anything) on our property. This includes, but is not limited to, cigarettes, cigars, cannabis related products, and vaping. Do not burn candles or use grills, fire-pits, etc. other than those we provide. Breaking these rules will incur a $1,000 fine.

Please respect our neighbors by complying with our quiet time between 10pm and 8am. Also, please be mindful of your noise level during the daytime as well.

GUEST POLICY If you have additional guests who are not staying overnight, notify us in advance of arriving. We must approve of all overnight guests and reserve the right to decline. (This is to comply with local zoning laws and for safety + insurance purposes.) Guests not in the original booking, and who have been approved by us, must leave by 10 p.m. If more guests sleep in the property than the number originally stated in the booking, you will incur a $500 per person per night fee.

NO PETS We love animals; however, pets (yours or your visitors) are not allowed at our property. If an authorized pet is brought onto our property, the Guest who made the reservation will be charged a $500 fee and will be responsible for repairs, replacements, and cleaning required to fix damage caused by any guest’s or visitor's animal(s) during the stay, up to $10,000.

NO PARTIES No parties are permitted on our property for any reason. Guests who host or permit house parties to take place will be subject to fees for damages. Violations will result in a $1,000 fine and immediate booking termination, with no refund. Refusing to leave the premises after a violation will result in the authorities being called to forcibly remove all trespassers. Additional fees (at cost or up to $10,000) will be assessed to cover professional cleaners, contractors, and the replacement of (including but not limited to) damaged furniture, fixtures, finishes, appliances, floors, carpets, drywall, electrical and plumbing.

FIREPLACE Do NOT use our fireplace in the living room.

A FRIENDLY REMINDER

EARLY CHECK IN + CHECK OUT Check in is after 4pm and check out is before 11am. If you want to check in early or check out late, we require an advance request. There is an additional $50 charge to check in early + $50 fee to check out late.

We reserve the right to decline. If you arrive early or leave late, we reserve the right to charge the $50 fee.

If you refuse to leave our property in a timely manner, we reserve the right to call on the local authorities for assistance.

FIREPIT + Do NOT put trash in the fire pit. + Only use wood provided or purchased at a store. + Do NOT leave firepit unattended. + Supervise children and keep them away from the fire and the metal frame. + Make sure the fire is out when you are finished. + Make sure to put the metal grate back on the firepit when you are done. + There is a hose on the side of the house, if needed.

PEST CONTROL + MAINTENANCE Our property is serviced by a local pest control company on a regular basis. If your stay falls on that day, we will require access to the yard. You do not necessarily need to be present at the time. We will occasionally require access to the property for routine maintenance tasks during your stay, although we do our best to schedule these between bookings.

GARBAGE DISPOSAL We don't have a garbage disposal so please so not put anything down the drain. You will be financially responsible for any damages during your stay.

PARKING Please park in the driveway in front of the house. DO NOT park on the grass.

FOOD + BEVERAGE DO NOT eat and drink in the bedrooms, this includes children.

Use coasters where provided.

Use a trivet under hot dishes Use cutting boards -not the countertops for cutting.

DEEP CLEANING If the property is left in an exceptionally messy state, we will charge $100 for every extra hour of cleaning required, plus any costs incurred due to damage to any part of the property or furnishings. Ruined linens (stains that can't be removed with washing, such as red wine/blood), will incur a linen fee of $300.

A FRIENDLY REMINDER

NOISE MONITORING DEVICE We utilize an anti-party security monitoring device. We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. Your property is equipped with a device that monitors the environment inside the property (including noise levels, temperature, humidity, and motion) to ensure guests have a pleasant stay and our neighbors are not disturbed; it notifies the host if it gets too loud. The device only measures decibel levels, it never records conversations. It measures and logs temperature, humidity, noise level, motion, the number of mobile devices in the vicinity of the sensor, battery levels, and a set of diagnostics data including Wi-Fi connectivity.

Tampering with this device is strictly prohibited and grounds for immediate removal from the property and a cancellation of your reservation with no refund.

FURNITURE

+ Please don't rearrange our furniture :) + If you use the umbrella on the outside table, please retract it when you are done.

FRESH AIR Please turn off the thermostat if you decide to open the windows and/or doors to enjoy our weather.

COMMUNICATION If you notice anything that presents a danger that could result in damage to the location or to any individuals, let us know immediately.

LOCAL LAWS + All guests are required to follow local laws. + We do NOT allow firearms or weapons on our property. + No illegal substances on our property Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.

Guests recognize that they may personally purchase insurance to protect themselves in such events.

You are responsible for any damages and/or cleaning fees associated with failing to follow any of these rules.

Make Yourself at Home

Cottage Retreat Guide Trash All trash bags should be tied CLOSED. DO NOT put food that isn't in an enclosed trash bag in the trash can - this includes fast food bags. It attracts maggots and ISN'T fun to clean out.

The BLUE can is for Regular Trash. The GREEN can is for Recycling. The BROWN can is for Yard Waste.

If you are here for an extended period then please take the trash to the curb (it has to go to the curb, not the yard.) Wednesday is trash day and it has to be out by 6am, so putting it out Tuesday night is probably easiest. Recycling is every other Wednesday at 6am.

Thermostat We appreciate keeping the thermostat in a range of 68-72 degrees, no matter the season. We can also control the smart thermostat remotely. If you are going to leave the windows or doors open, please turn off the thermostat. Please close the exterior doors when outside.

Using The Washer + Dryer **Use QR Code for FULL video instructions** EMPTY THE STEAM DRAWER BEFORE EVERY USE OF THE DRYER. Empty both lint screens before using the dryer.

Please only use the pods provided and put them in the drum directly under the clothes - NOT in the pull-out drawer on the top left.

You will be financially responsible for any damages during your stay. Follow the instructions.

Cottage Retreat Guide Garbage Disposal DO NOT put anything down the garbage disposal or drain.

Fire Pit Do NOT put trash in the fire pit.

Only use wood provided or purchased at a store.

Do NOT leave firepit unattended.

Supervise children and keep them away from the fire and the metal frame.

There is a hose on the side of the house next to the deck.

Umbrella Please CLOSE the umbrella on the deck when not using

Smoking DO NOT smoke in our home (anything, including e-cigs). If you wish to smoke, please smoke outside and use the ashtrays. Do NOT litter. Do NOT dispose of your butts by dumping them into our yard. We have provided an ash tray. Confirm ash is out and empty the ash tray into a garbage bag.

PLEASE NOTE: Recreational marijuana is not legal in North Carolina and is not allowed on our property.

Cottage Retreat Guide Supplies We provide a limited supply of paper products such as toilet paper, paper towels, coffee, tea, firewood, etc. Guests are responsible for their own supply after these run out.

Toilets Please do NOT put anything down the toilets except toilet paper - this includes ANY type of flushable wipe.

Parking Please park in the driveway in front of the house. Do NOT park on the grass. The driveway in the back yard is not available.

TV To use the TV (control the sound with the Roku remote, buttons on the side): Use the ROKU remote to turn the power on. Then hit the HOME button.

Choose the app you want to use with your log in information.

If the remote battery runs out, you can download the ROKU app and continue to use the TV.

Cottage Retreat Guide Electrical Outlets Like all old homes, we do have some ungrounded outlets - they are labeled. Please only plug two prong plugs directly into these outlets. We have provided power strips that can be used at the ungrounded outlets for any three prong plugs that you have.

Grill You can find the grill tools in a plastic tub in the lower cabinet closest to the back door. Please make sure the grill AND propane are turned off when you're done and wash the tools off.

Sleeper Sofa The sheets and pillows and comforter are in the bottom of the hutch in the dining room. Please strip it for the cleaning crew when leaving.

Butcher Block Countertops Please don't cut or put anything hot directly on the butcher block countertops in the kitchen.

There are cutting boards and hot pads. Please don't leave anything wet for a long period of time.

Garage The garage and garage driveway are not available for use.

Our Community Durham

We discovered Durham over 10 years ago and fell in love with it! The city has a rich cultural history and tons of outdoor activities to explore as well.

There's a great food scene, inspirational start up culture, and excellent universities.

If you're active, then there are plenty of trails to walk, hike, bike, or just stroll.

If you're a history buff, then you won't be bored. The AfricanAmerican culture has had a huge impact on the city's development and where it's at now.

If you love the arts then you won't be disappointed either.

Local music shows, top notch museums, and a plethora of public art means you'll have plenty to do.

We also love the food scene here. There are great places that have been here for a while and great places that have just opened up and are worth checking out. There are great farmer's markets, cheese mongers, baristas, breweries, and so much more to try out after your day exploring the area.

We hope you enjoy your stay and that you make your way to some of our favorite places and enjoy them as much as we do!

Places to Eat + Drink Durham

Mothers and Sons Trattoria Our favorite place to eat! This excellent Italian place is located downtown and you won't be disappointed. The pasta is fresh and the specials are always fun to try.

Definitely give the black pasta a try. Also, for a happy hour drink before dinner, try the spot next door Mateo Bar de Tapas. Reservations suggested.

Monuts Handmade donuts, pastries, and breakfast items, plus great coffee and a fun, relaxing atmosphere. What's not to like?

Bull City Burger + Brew This is a delicious brewery downtown that serves burgers, hot dogs, veggie burgers, and burger bowls.

The duck frites are a treat but be sure to share them.

They also carry vegan options.

Dain's Place Mark's favorite dive spot. Get a beer and burger and just chill out for awhile

Places to Eat + Drink Durham

Saltbox Seafood Joint Amanda loves seafood and this is one of her favorite places to get some! It's SUPER fresh - the menu is always changing. It's very casual and a great lunch spot. To note: In 2022, Chef Ricky Moore was awarded Best Chef: Southeast by the James Beard Foundation. - Pretty cool!!

Walkable Coffe Shop - Omnie's Located Roxboro, just behind King's Red + White Supermarket, this cute coffee shop is walkable from our house. The coffee shop and roastery is a womanowned, low-waste cafe serving espresso drinks, drip coffee, cold brew, tea, and local baked goods

Press Coffee, Crepes + Cocktails This wonderful locally owned spot is a must see. The sweet and savory crepes are so delicious, and they use locally sourced ingredients - meaning the menu is constantly changing. They are heavily geared towards brunch and also serve some great cocktails to accompany your meal.

M Sushi If you like sushi, then M Sushi won't disappoint.

Consistently voted Durham's Best Sushi spot, they use seasonal seafood received directly from Japan, Korea, and the US. The food is simple and purposeful.

King's Sandwich Shop King's has been serving up some of Durham's best hot dogs, burgers, fries and shakes since 1942. If you want local spot for lunch on a nice day, then check this one out.

Toast This is a great lunch spot! They've got amazing, creative sandwiches and are really known for having great soup! There's outside seating and they have new specials everyday that are worth trying!.

The Parlour Ice Cream Some of their staples include cookies n’ cream, salted caramel, Vietnamese coffee, etl, but their limited and seasonal flavors are always unique and delicious.

They also serve great vegan options.

Gocciolina If you want a hidden local gem for Italian, then check out Gocciolina. Don't let the location fool you, they've got great food! You can always expect something new and fresh as they offer a daily changing chalkboard menu. And DEFINITELY MAKE A RESERVATION + SHOW UP ON TIME!!

Parts&Labor + Motorco Music Hall You don't have to be going to a show at the attached Motorco Music Hall to enjoy this casual dining spot. Try and sit on the patio if you can. They have vegan options too.

Ponysaurus Brewing Company One of our favorite local breweries, Ponysaurus serves up some great beer and pizza. They've also got some great events so be sure to check out their webiste during your stay. Also, the beer garden is another great spot to sit outside.

Alley Twenty Six Because who doesn't want to have food + dinner in a nice alley at some point in your life, right?? Great food, great drinks, and a great atmosphere. Funny story: after our first time here, Amanda found out that one of the owner's was a college roommate of a good friend of hers.

Pizzaria Toro Great woodfired pizza spot! We love any of the white pizzas, though they are all good! Nice bar too. You can eat in or order online and pick up if you want to just settle in for the night.

Eno River State Park This is one of our favorite places to hike. Located 10 miles northwest of downtown Durham, the swift, but often shallow stream of the river can make for difficult paddling but provides beautiful landmarks like the Cascades. It's popular with anglers, birdwatchers, + photographers alike. It is also one of the state parks along the Mountains-to-Sea State Trail

Northgate Park This park is just down the road from our house, across Roxboro and on Lavender Ave. There's a playground for kids, great picnicking spots, and you can catch the Ellerbee Trail here. If you go south, you will go straight into downtown. It's a great trail to stroll or run.

Sarah P. Duke Gardens These beautiful gardens are a great place to go year round and a must when visiting Durham. There are 4 distinct areas including: a historic garden, a native garden, an Asiatic arboretum, and the Doris Duke Centers Garden. Admission is free though there is a nominal charge for parking.

Self-Guided Downtown Public Art + Mural Tour Travel by foot, bike, scooter, or car on a self-guided tour around the city to experience art while learning about Durham. Start your journey at the Visitor Info Center in the center of downtown with CCB Plaza and a famous 2,500-pound bronze bull just outside. Pick up a Guide with directions and descriptions to each spot.

Black Farmers' Market This is a great market and a way to support black farmers. Of the over 3 million farmers in America, less than 2% are Black. Land laws, discriminatory banking practices, and other institutionalized practices of racism have impacted a once thriving network of Black farmers.

The market happens rain or shine bi-monthly rotating between Durham and Raleigh

Durham Farmer's Market The Market is located at the Pavillion in Durham Central Park. There's a variety of things to try and purchase. The Market is open at various times throughout the year so use the QR code to see when is good to go.

The Durham Bulls If you're into baseball, check out the schedule before you come for the Durham Bulls - also the subject of the movie "Bull Durham."

American Tobacco Trail The American Tobacco Trail is a 22+ mile rails-to-trails project located in the Triangle Region of North Carolina the winds through 3 different counties. It's great if you want a nice outside area to stroll or run.

Nasher Museum Of Art The Nasher Museum Of Art is one of the most popular local museums and really a center for art in the region. There are always new exhibits and if you're an art lover then check out their website and the current exhibits while you are there.

Carolina Theatre The Carolina Theatre is an historic theater located in downtown Durham. They are a hub for diverse arts and entertainment experiences, presenting live events, film and educational programs to enrich and celebrate the region. Check out their website for upcoming events.

NCCU Art Museum The NCCU Art Museum houses one of North Carolina’s leading collections of works by African American artists and by others dealing with the black experience. Whether you visit the permanent collection or catch one of their Special Exhibits, the museum offers beautiful and thought provoking pieces.

Duke Chapel Driving through Duke University's beautiful campus is a must while visiting and eventually you'll come across the Chapel. Standing 210' tall and in the center of campus, this Gothic Cathedral is open to the public from 10am to 8pm.

Museum Of Durham History Durham has been the site of pivotal events long before the Bull City was put on a map. Before Europeans arrived in the 1700s, two Native American tribes –the Eno and the Occaneechi. There is also a rich African American history tied to this place including Black Wall Street and the tobacco industry.

This is a great place to learn more about our history.

Duke Homestead + Tobacco Museum The Homestead + Museum encompass the historic home, farm, and factory buildings of Washington Duke. The site interprets the early farming life of the Duke family + the beginnings of their tobacco manufacturing business on the property after the Civil War. There are guided + selfguided tours.

Hayti Heritage Center The Foundation provides enlightening and enriching programs in cultural arts and education. They offer community programs in the visual arts, performing arts, and film. Check out their website to see if there's any programming that interests you during your visit.

Stagville Historic Site Historic Stagville is a State Park that preserves the remnants of one of the largest plantations in North Carolina. The Bennehan-Cameron family enslaved over 900 people across 30,000 acres of land in Piedmont North Carolina, though includes 165 acres.

Steel String Brewery This is a small, casual brewery located in Carrboro.

They also have a production facility called Pluck Farm that you can visit. The farm also has a Farmer's Market.

The Cheese Shop This is a fun shop to visit if you're into Charcuterie.

The Cheese Shop specializes in a diverse selection of cheese, meat, and provisions from farmstead, artisanal and small-batch producers. They are located inside the wine bar and restaurant, Glasshalfull in downtown Carrborro and also offer fun events worth checking out.

Cat's Cradle The Cat's Cradle has become a must stop for up-andcoming bands, indie bands, and more well-known bands such as John Mayer and Joan Baez. Also located in Carrboro, check out their website to see if there are any upcoming shows that may interest you.

Chapel Hill Farmer's Market This Farmer's Market is open all year and features farmers and artisans who all live within 60 miles of Chapel Hill. We've picked up wonderful items such as fresh flowers, locally made sausage, and amazing locally made olive oil.

Raleigh

Raleigh Historic Districts Raleigh has 8 different Historic Districts, and they are all beautiful and worth driving or strolling through. If you're interested in checking them out then the Historic Development Corporation is a good resource.

The Angus Barn This place has been around forever and is legendary. If you eat steak then definitely plan on dinner. If you don't eat steak then you should still go. The bar is a great spot to hang out. The place is...indescribable. It just must be seen. There's also a "secret" cigar bar if you're lucky enough to get back there :)

The Umstead Continuously voted the regions #1 spa, if you're looking for an afternoon of relaxing, then book a treatment before your trip. Between massage, body treatments, facials, pedicures, and manicures - there's plenty to choose from.

Visit Raleigh

This is a great resource to find more things to do if you want to spend time in Raleigh, which is also the state capital. There are some beautiful historic areas to check out too.

King's Red + White Supermarket - Walkable

Open since 1957, this is one beloved grocery store in Durham. It's walkable from our home and perfect if you need a basic, easy ingredient. They are well known for having excellent meat.

Whole Foods If you're looking for a more upscale grocery experience, then Whole Foods isn't far away, just under 3 miles.

Durham Co-op If you prefer shopping locally and supporting local businesses and vendors, then check out the Durham Co-op. They also offer fun local events that are worth checking into.

Brightleaf Square A great example of adaptive reuse - this was once the site of the American Tobacco Company's Warehouse.
