A Momentous 25 Years A Letter from the President

Twenty Five years, almost TEN BILLION in real estate sold, tens of thousands of consumers we have helped with their real estate needs, hundreds of properties man-

aged, untold lives touched and lasting relationships with clients and colleagues alike.

Yes it is momentous. And while daily, weekly and or annual events give us the thrills and chills of business it is these relationships with people and the culture we have created and fostered with each other that defines who we are and why we will continue forward. We are enriched and empowered, not only by friends and family, but by the people we surround ourselves with.

Opening a company 25 years ago David and I were never driven by how many years we would “stay in business”, “how big we would get” or “how much money we would make,” we were driven to create a company that put agents first in an environment of high ethical standards, high service standards and a supportive company culture.

We wanted to foster a spirit of entrepreneurship and a “bottom up” flow of ideas and thought, not a corporate “top down” culture that often prevails in so many companies. We are made better by talented individuals who aren’t afraid to contribute and provide constructive criticism. Our success is directly related to the quality and professionalism of every person on the AveryHess team.

Yet real estate has changed a lot in our twenty five years of business and continues to change today at an increasing rate. Technology has driven much of that change and a company must have a vision to position oneself for the next generations of consumers. As our multitude of recent awards on the new website and our increasing unique organic visits and sales opportunities validate, we continue to explore, refine and develop new tools and services to increase the engagement of the online consumer world. Tied in with this is your commitment to education and training that will give you the competitive edge in an increasingly complex business. Increased access to information has created a more informed and engaged customer. An increased regulatory environment and its corresponding inspections, testing, verifications and attention to detail has made our real estate contract and its assorted addendums a very intricate document with a lot of moving parts. With that said, education is a necessary component for all of us to add value, counsel and viable solutions to our client’s questions and problems.

At AveryHess we believe in what essentially revolves around a “total immersion” concept. Beginning with your first days when we assign you to shadow experienced agents on their daily routines of all aspects of the business, we combine formal classroom teaching with an array of activities that helps prepare for the nuances and unpredictability found in the real world of real estate. We work with you on integrating technology and articulating the value of products and services, and then help you hone your dialog on buyer and seller objections. This way our new agents get started quickly and with great productivity in their first year. As our agents mature and grow their businesses we offer a variety of advanced training programs, speakers and other professionals to constantly raise the bar on the knowledge we want our agents to possess. This commitment to the development of you, the sales professional, is a hallmark of the company.

Finally, let’s never forget the mantra of “impacting lives through real estate”, and let’s continue our mission of helping people Every Step of the Way through the life changes that affect our housing needs. Star Session Recap

Finally, thank you to everyone who came out to the April 19th Star Session, “Everything You Wanted to Know About Rentals”. We covered a lot of material including: • Listing a Rental The Property Management department has had a great start to 2017. We have added almost 20 new accounts in the first quarter in a very strong seller’s market. Though this strong seller’s market is making even our most loyal clients consider selling, thanks to our incredible customer service the majority of our clients who did decide to sell used an AveryHess agent to do so.

New Virginia Rental Laws There will be new Virginia Rental Laws in effect as of June 1, 2017 and the PM department will discuss them in detail during our office visits. The new legislation covers:

RELO UPDATE Q1 started off slow for the Relocation Department. Though we have seen many more buyers this year than in past years, there were few referrals received. We attribute this to turnover from the new presidential administration and the government spending/hiring freeze earlier in the year. We believe this is the case because in midMarch we started to see our normal flow of volume resume! This is very typical for election years so we were not surprised. Hopefully we continue to see the increase in business continue.

Last year we were nominated for an award (Award of Excellence for Incoming Referral Conversion Rate), this year we took one home! Thanks to the Marketing Department we were able to rub shoulders with the likes of Michael Saunders, step on stage, and accept the Best Visual Design Award for the new AveryHess website.

More & More

Along with winning the Lexicon 2016 Supplier Excellence Award* at last fall’s RDC/WERC convention in DC, our reputation continues to grow outside the boundaries of the DC Metro area!

We just returned from the spring Worldwide ERC and RDC conventions in Atlanta and is hearing our names more and more. People are saying how fantastic we are to work with. We couldn’t do it without the wonderful agents here at AveryHess!

Mortgage Market Update

The Federal Open Market Committee (FOMC) raised its short-term rate target at the March FOMC meeting as expected and the market continues to forecast that the Fed will raise rates at its meeting in June and again in September. Perhaps more importantly, it also remains likely that the FOMC will begin allowing assets to run off of their balance sheet by the end of the year, which may exert upward pressure on mortgage interest rates. Given the size of the Fed’s holdings and current market conditions, balance sheet runoff could actually have an even larger impact on mortgage rates than changes in their short-term rate target, bringing additional volatility to an already choppy rate environment.

Based on the Mortgage Finance Forecast published by the Mortgage Bankers Association earlier in May, they expect 30 year fixed interest rates to hit an average of 4.60% by Q4 of 2017 and 5.20% by Q4 of 2018.

With conventional interest rates hovering around 4.00% at the moment and FHA & VA 30 year rates even lower, it’s certainly a great opportunity for your buyers to lock-in a low rate for their home purchase.

VHDA News

Ads are now running throughout Virginia via radio, television, internet, and social media promoting the VHDA “Loan Combo” initiative. It’s not a new loan program; rather it’s a combination of VHDA offerings that may include an affordable VHDA mortgage, plus a down payment grant, plus a mortgage credit certificate, plus their free homebuyer class.

Don’t be surprised if you get more Virginia clients asking about VHDA programs as a result of this targeted advertising campaign. The ads will direct potential homebuyers to www.vdha.com/loancombo where they can watch a short video about VHDA and contact a VHDA lender in their area.

And finally, a quick promo! If you are looking to convert more renters into buyers, please consider attending the June Star Session on June 21st at 10 am. Jeff Novotny and I will review strategies and dialogue that will help empower you to educate your clients on the financial benefits of homeownership.
