Orange, California, has grown their marketing efforts, there has been a transformation of their downtown. The streetscape has greatly improved, vacancies throughout the commercial district have plummeted, and the number of available hotel rooms has doubled.

While some may argue destination marketing leads to more traffic, higher crime, or loss of community character, the opposite is traditionally the case. The more people staying in hotels almost universally translates to better available commercial options, higher tax collections and increased services. Much like a business, cities needs to assess where the most bang for their buck can be found. Tax increases are short-term, non-revenue generating ways to pay for projects and services.

A Q&A with

Jeff Hart GM of The Manhattan Beach Marriott

A native of West Lafayette, Indiana and a graduate of Purdue University’s Hospitality Management program in 1986, Jeff Hart has spent his entire 28year career with Marriott Hotels traveling across the country (including Cleveland, South Bend, Lexington, Miami, Los Angeles, Chicago and Seattle) in many different capacities. The bulk of his career was spent in the Food and Beverage discipline where he managed restaurants and bars before finding his true passion in Sales and Events. His first General Manager job was at the Pasadena Courtyard; from there, he went to Seattle to open the Redmond Marriott Hotel before moving to the Seattle Airport Marriott, where he spent five years prior to coming back to Manhattan Beach. Jeff is the proud father of four daughters – Danielle (28), Natasha (26), Haley (11), and Julia (10).

His wife Kim also has worked for Marriott for over 25 years and is a native of the Los Angeles area.

They currently reside in the South Bay and look forward to making it their home for years to come.

Q: Could you share a bit about your history with the Manhattan Beach Marriott and why coming back here was so important to you and your family?

A: Having worked for Marriott for over 28 years in many different locations/cities, Manhattan Beach has always been special. I was actually on the team that converted the hotel from a franchise property to a managed property back in 1999 as the Director of Operations. I loved the way the hotel was connected to the community – and the associates were incredible, treating everyone as if they were hosting guests in their own home. So when I had the opportunity to return as the General Manager in 2012, I couldn't pass it up. To make it even sweeter, my wife was born and raised in the LA area and we have strong family roots here. So I feel pretty lucky to be back!

Q: What are the most beneficial aspects of doing business here in Manhattan Beach?

A: It always comes down to the people, no matter what business you are in. Manhattan Beach is a wonderful community where everyone is fully invested and engaged at all levels.

There is a great sense of pride to say that you work in Manhattan Beach.

Q: Operating a large hotel is no small task. What are some of the daily challenges you face? How could the city of Manhattan Beach and Chamber make doing business here easier?

A: Whether you are operating a large hotel or your own small business, there are always challenges. I think it's important to remember that every decision that we make in our city has an impact on the local community as well as the business community. Transparency, compromise and proactive communication is the secret to success and the Chamber has truly made great strides in the past couple of years by promoting the city and being the liaison between business and the city. Keep the engagement strong between local business, the community and the city.

Q: We understand there are a lot of exciting changes on the horizon for the Manhattan Beach Marriott. Can you share a bit of what is to come and projected timelines?

A: We are so excited at the property as we are in the midst of a $20 million renovation that will completely reposition the hotel. A full renovation of the meeting space, lobby area and guest rooms beginning in November of this year will enhance the experience for our guests. The hotel recently

replaced all of the elevators, renovated the pool area and is in the midst of a façade restoration. By this time next year (2016) we will have a fresh new look and feel that we will be excited to share with the community.

Q: When you aren’t on property, what do you do to unwind and enjoy the South Bay?

A: When I am not on property I spend as much time as possible with my daughters (all four of them) and lovely wife.

This time of year you can find me at one of the many softball fields in the South Bay watching the girls play. Exploring the South Bay's many restaurants and eateries is among my favorite things to do – I haven't hit them all yet but it is not for the lack of trying!

aLL-ACCOMMODATING THE HIGH IMPACT OF THE HOTEL COMMUNITY ON MANHATTAN BEACH

n Manhattan Beach it’s no secret that just over one-third of the city’s operating budget is derived through property taxes.

On the other hand, it is not as widely known that roughly onethird of the city’s operating budget is also facilitated by the business community. Many of these businesses rely on people from outside the 90266 zip code in order to prosper. In the end, residents of the City of Manhattan Beach benefit greatly because these great businesses are in their backyard.

The Urban Land Institute recently spent some time assessing what makes downtown Manhattan Beach tick and released some interesting findings. In the case of restaurants and entertainment venues more than 75% of their revenue was produced by visitors to the community; stores in the downtown also benefitted by having more than one-third of their purchases made by people outside of Manhattan Beach. Without even getting into the dollars and cents of it all, it is easy to see how important it is to attract visitors to this community.

The hotels in Manhattan Beach have approximately 1,000 rooms they can rent on any given night, equating to 365,000 total available nights annually. Our annual average occupancy is around 80%, meaning 292,000 hotel rooms are occupied each year. Without factoring in multiple people staying in a room or the revenue generated to the hotel or the city, this means the guests are generating on average $29 million in local spending (based on a national average of $100 spent by each guest on dining, shopping and services per day).

To be sure, the higher the occupancy, the more you can demand for your rooms. With an increased room rate gener-

ally comes a more economically viable guest. As the hotels continue to generate good buzz for themselves, the restaurants and shops become more renowned and consequently Manhattan Beach continues to see a rise in the level of clientele it attracts. This equates to more spending for the businesses here in Manhattan Beach.

An added benefit of these visitors is more than 60% of them are here on business meaning they are generally not using parks, beaches, or driving while they are here.

An increase of 5% occupancy in Manhattan Beach would lead to 18,250 more rooms being rented. Assuming we reach the national average of $100 a night being spent by visitors, that is a minimum of $1.8 million more in local spending. This does not take into account the double occupancies or the hotel revenue whatsoever. An increase of this nature would allow businesses to grow, hire more employees, and participate more with local groups.

With an average of three people on staff to service each room, the hotel community employees roughly 3,000 people here in Manhattan Beach. While not all of these hospitality workers live locally, they are here throughout the day and are often shopping and dining right along with Manhattan Beach residents and visitors alike.

Overall, Manhattan Beach has the good fortune of having a great location. Being an upscale beach city less than four miles from LAX and within 30 minutes of downtown Los Angeles and other major attractions enables us to draw a valuable customer base. The residents of this tremendous community benefit from supplemental income for the city, constantly increasing amenities and world class dining.

In an effort to continue to draw more business into the community of Manhattan Beach, our team at the Manhattan Beach Chamber of Commerce is always seeking out the highest return on investment. hrough a partnership with the City of Manhattan Beach and our local hoteliers we attended IPW in Orlando June 1-3. IPW is North America’s largest travel/trade expo with more than 6,500 suppliers and buyers. The goal of the show is to highlight the unique offerings that a community or attraction can provide for international buyers and travel writers.

At the expo we had the pleasure of scheduling 44 appointments with buyers who on average spend $20 million plus annually. Each of these appointments focused on sharing not only the hotel facilities and our proximity to LAX but all of the retail and dining options available as well.

Many of the participants were extremely pleased to realize just how close we were to the airport and major Southern California destinations. For many of them it was their first time hearing of the community and said they would plan a special trip here to better understand just how stunning Manhattan Beach is.

In addition to the regularly scheduled appointments we were able to meet with an additional 21 buyers and writers who expressed a specific interest in Los Angeles. Many of these additional interviews were requested once they read the materials and watched the video of the area. Having this additional exposure is tremendous in that every supplier is limited to the number of appointments they can schedule.

Overall, our goal for attending the expo was to build recognition for Manhattan Beach as a desirable destination for luxurious dining, shopping and relaxation. In the end we came away with tremendous leads for the hotel community

to pursue. The next step in this process will encompass inviting some of the more influential writers and buyers into town for a familiarization tour. Once here, it is hard to imagine we would be unable to secure the business from the clients that many of you are seeking.
