Dear Friends, Spring is always such a wonderful season. The flowers are blooming, the kids are playing outside again, and neighbors are reconnecting after hibernating inside all winter. Change is in the air and everyone is anticipating the lazy days of summer just ahead. Change is also evident throughout Vickery as more and more new homes spring up throughout the neighborhood. Soon, there will be no more concrete trucks streaming through the streets and the rumble of dump trucks will be just a thing of the past. I know they will be missed by all, just kidding of course; however, the lack of their presence will signal a new phase for Vickery and an exciting new future for the neighborhood. A quick review of the sales shown on page two of this update will reveal that 12 homes were sold during the first quarter of 2018 in Vickery. This compares to 18 homes sold during the first quarter of 2017. One year ago, over half of the 18 sold were either townhomes or condominiums and four were new homes. This year, all but two of the 12 reported sales were single, detached homes, and two of those were new homes. Resales of existing homes dominated those sold this past quarter, but the percentage of existing homes sold versus new homes may be slightly skewed because some sales of new home are not reported through the multi-list system from which we gather statistics.

The inventory of homes still available in Vickery continues to be plentiful, with 16 homes for sale at the end of the first quarter. An examination of the available listings revealed that most of the homes were resale properties, with just three newly constructed homes available. Prices ranged from a high $1,049,000 to a low of $496,990. None were townhomes, and all but three of the homes had over 3,000+/- square feet of living area. Those wanting to relocate to Vickery continue to have lots of choices and should have little problem finding their dream home. Vickery’s real estate market is constantly evolving, and my updates are designed to keep you informed of any changes. Statistics are important when trying to evaluate the current market, but practical ideas can also be helpful tools for homeowners who are thinking of selling their home. Recently, it has been my privilege to write several articles for the Forsyth Herald focusing on some of those practical ideas. My most recent article titled, Rid Out and Move Up, generated lots of positive comments from many of you. For those who did not see it, the idea for the article came from the phrase, rid out, often used by my grandmother. Up until she died at age 98, my grandmother spent time every year ridding out her home, a process that went way beyond just mopping and dusting. To her, rid out meant to clear away the junk, get rid of the clutter and make her home shine in every way. Home sellers may want to take some advice from my grandmother. When buyers view a home, they need to really see it to appreciate it. Their focus should not be on the personal things located in the home. They need to focus on the homes features. Home sellers should get rid of the clutter, clear off the counters, take down the family photos, put away the collectibles and allow potential buyers to appreciate the home’s details. Help them see the lovely granite, the beautiful hardwood floors and the custom cabinets. Store away the excess furniture and clean out those closets so that buyers can visualize their belongings in your space. To get a faster sale at a better price in the shortest possible time, don’t forget to rid out! Hopefully you enjoy this quarter’s update and find it helpful.
