As of summer 2025, the median home price in Fayette County is approximately $550,000.* While prices have held relatively steady, the pace has cooled slightly compared to the aggressive growth we saw in prior years. Homes are now staying on the market for around 30 to 45 days, depending on location, condition and pricing.
Inventory has increased modestly, which gives buyers a bit more flexibility. However, homes in top-rated school zones continue to move quickly, especially those in the McIntosh High, Starr’s Mill High and Whitewater High School districts. These schools are highly regarded for their academics, athletics, and community involvement, making them a key driver for families relocating to the area.
Fayette County is known for strong public schools. McIntosh High School is consistently ranked as top high school in the county, followed by Starr’s Mill and Whitewater Schools. All five public schools in Fayette County are ranked within the top 24 percent nationally and top 100 in Georgia.
While the market isn’t as fast-paced as it was during the pandemic boom, desirable homes in well-established neighborhoods or close to Peachtree City, Trilith Studios and Fayetteville are still drawing strong interest and multiple offers.
Retaining a strong sense of heritage and community while moving forward into the 21st century, Fayetteville received its designation as a Main Street City in 1996.
