It?s with pleasure I have the opportunity to provide this introduction to the Aspen Snowmass Sotheby?s International Realty 2025 Q1 market report. The headline for this quarter is that the Aspen area real estate market has continued to be dynamic with sustained price increases in almost every neighborhood,property type and price point
Thus far in 2025 the luxury home market in Aspen Snowmass has pushed ever higher with the average price per square foot for sales in Aspen well above $3,000, and in Snowmass Village the $2,000 mark is in the rear-view mirror (with many of the new Base Village condos selling for $3,000+ per square foot) Mid and down valley areas such as Basalt, Carbondale and Glenwood Springs also continue to demonstrate pricing strength.
Of course national and global economic trends are an important lens to keep in focus these days, and when it comes to the Roaring Fork Valley real
estate market we tend to pay close attention to buyer confidence as a leading indicator for future shifts. The number of available listings in our market remains quite low relative to historical reference points, and the discount off the list price buyers are settling on in the Aspen area market continues to be around 95%+/ - of the listing price
Both of those metrics favor local sellers for now, and we?ll be watching closely this year to keep you informed of changes in the market dynamics.
