What will Zuidas look like in 2030? How will the district function? And where, by then, will its residents live, work and study? No-one can really tell. However, it is obvious that current decisions being made concerning investment in public spaces, buildings, energy supply and mobility will play an important role in determining the success of Zuidas in 2030. That is why Hello Zuidas, Dienst Zuidas and Green Business Club are putting together a joint sustainability report. I am proud to present the first report om Zuidas from a sustainable perspective at Symphony’s on April 2nd. Olivier Otten, managing director Hello Zuidas

The Zuidas Run celebrates its first five-year anniversary ‘Every year more competitors and partners are helping to make the run even more successful’ - Jochem Vollaard Many employers, staff members and inhabitants in Zuidas started rummaging for their running shoes now the bitter weather is on its way out. It’s time to get in shape for the fifth edition of the Zuidas Run, which will take place on Sunday June 2. Once again, the Gustav Mahler square will be teeming with enthusiastic teams and individual runners intent on making this a sporting and social networking day to remember, not least because they will do their utmost to present the VUmc Cancer Center Amsterdam and children’s cancer charity Stichting Semmy with a sizeable cheque. Supporters won’t be disappointed either: they will be regaled with a special edition of travelling food market Pure Markt and the SKON Kids Run as well as live music. Jochem Vollaard, initiator and five-time partner of the Run: ‘We want at least 4.000 people to register for the race this year and of course we are going to raise as much money for charity as possible’. a new charity. So two years ago we chose the VUmc cancer centre project ‘Fit in spite of Cancer’. The year after that we also decided to support Stichting Semmy. Each year we try to raise as much money as we can and last year we managed to collect an impressive €22,000. We like to think that apart from having a great day, the people who visit the Zuidas event want to do their bit for charity. The project ‘Fit in spite of Cancer’ is looking into the effect of exercise on feelings of tiredness, the quality of life and the survival chances of people with cancer. The project is perfectly suited to a sporting event like the Zuidas Run and, moreover, the VU is an important partner of Zuidas.

No Zuidas Run without partners Apart from its loyal partners, the Stichting Zuidas Run would like to welcome many more parties and companies. ‘An important reason to become a partner is the chance to show commitment to the development of Zuidas. The run also provides the perfect setting for meetings with important business relations and clients. It also helps team-building. Usually, people only see each other in the office during office hours, whereas now everybody trains together to achieve a common goal: running a race for ‘Fit in spite of Cancer’. Dutch Night Delegates to the European Emission Markets conference on March 5 were treated to the fifth Dutch Night – an evening of Dutch beer and food, including herring. Dutch Night is an initiative of Holland Financial Centre in co-operation with ABN AMRO, Carbon Rooster, Climate Focus, Climex, De Brauw Blackstone Westbroek, Eneco, Fair Climate, ING, Simmons & Simmons, Statkraft, and STX. The event has developed into one of the highlights of the conference, encouraging delegates to turn up early so as not to miss it.

Brainstorming on pensions Representatives from some 30 organisations in the Dutch pension sector have held a brainstorming meeting on how the Netherlands can turn pensions into a successful export product. The meeting was an initiative of the Holland Financial Centre, the Boston Consulting Group and KPMG. The ageing population, increasing life expectancy, the economic downturn and poorly performing capital markets, have created an untenable position for many of the world’s existing pension schemes. This, financial experts say, offers export opportunities for the Dutch pension sector. The gathering resulted in some excellent insights on how to address these challenges and other meetings are planned.

Marking time is not an option Since February 1, a new legal broom has been sweeping Zuidas. Eindhoven-based legal firm Deterink Attorneys & Notaries, with 60 attorneys and notaries, opened a second office on the Parnassusweg. ‘We have an excellent knowledge of various sectors and work well with other professional organisations,’ says managing partner Marc van Gelder. ‘In Eindhoven we worked a lot with organisations in the technology sector. We plan to do the same within the financial sector here in Amsterdam.’ Bigger things Deterink Attorneys & Notaries, formerly part of the Ernst & Young group as Holland van Gijzen Eindhoven, was established in 2010. The fledgling firm was based in Eindhoven but has now opened an office in Zuidas as well. ‘We felt this was the next logical step,’ Van Gelder explains. ‘Our international network has become important enough to warrant a position in Zuidas.’ At the moment, the UN Studio at Parnassusweg 819 is home to seven lawyers. ‘But humble beginnings don’t mean we are not aiming for bigger things,’ says fellow board member and CFO Maarten van der Zanden. ‘We may be the new kids on the block but we have a fresh new vision as well.’

Opportunities Growth is not something that will happen overnight, especially in a district like Zuidas where law firms are thick on the ground. The partners are ambitious but realistic with it. ‘There is a lot of legal clout in Zuidas but we are convinced there are opportunities for Deterink,’ Van Gelder says. ‘Of course any legal firm would be better served with a good economic climate, but we will find our own way to combat the crisis.’ Deterink is open to innovation and has taken on the risk of opening a new office in the financial heart of Amsterdam. ‘We have no intention of sitting still’, Van der Zanden adds. ‘We want to show that we aren’t your typical regional branch from Eindhoven but an ambitious firm with a big international network. The office in Zuidas is a service to our national and international clients.’

Flexible To the partners’ surprise, Deterink’s new office caused a bit of a stir. ‘We didn’t really want to make a big thing of it, but surprisingly the move to Zuidas was picked up very quickly in legal circles,’ says Van der Zanden. ‘In this time of crisis it isn’t usual for a medium-sized law firm to take a risk and open for business in Amsterdam’s financial centre.’ The partners feel encouraged by the attention. ‘Without realising it, we have done something that stands out. But it’s not untypical of the way we operate,’ Van Gelder adds. ‘Our size means we are not bogged down by fixed structures and that is why we can innovate. We can afford to be flexible.’ Deterink Advocaten en Notarissen Parnassusweg 819 1082 LZ Amsterdam 020-8203984 info@deterink.com www.deterink.com

24.

Investing in expertise The move to Zuidas is not the only measure of Deterinks’ flexibility. It also shows in the firm’s drive towards innovation. ‘By organising courses and seminars for staff and clients alike we try to keep our expertise up to date,’ says Van der Zanden. ‘And our investment in extending our firm’s specialisms is ongoing. Of course we have to take risks every now and then, but then again, marking time is not an option.’

Covenant essential to ensure optimal Zuidas accessibility On Friday, February 15, the eight organisations forming the Accessibility Taskforce Zuidas signed a covenant to ensure Zuidas remains as accessible as possible, a move which will strengthen one of the district’s key assets. The agreement was signed on the 23rd floor of ABN AMRO’s headquarters, with its stunning views over Zuidas, and will run until December 2015. Ensuring that Zuidas remains easily accessible is of crucial importance to both the corporate world and the Amsterdam city council. The development of ZuidasDok, the expansion of the office and housing supply and all the construction work they entail, will put pressure on access to the district. At the moment, some 80,000 people travel to and from Zuidas but this is set to rise to 300,000 by 2030.

26.

Eight initiators The Taskforce was set up in mid-2012 to monitor and improve access to Zuidas by car, train, bus, tram, bicycle, metro or on foot. Good accessibility is one of the reasons why the district is so popular. The founding partners were: CBRE Dutch Office Fund/WTC Amsterdam, Goldstar BV, ABN AMRO, Vrije Universiteit, VUmc, Amsterdam RAI, ORAM and Amsterdam city council. A number of these organisations have already implemented measures to boost accessibility.

Josja van der Veer, VU

ABN AMRO has introduced new office hours and now allows staff to work outside the standard office hours. The bank has also given all workers a public transport card. The VU has a special project known as VUrieus, which actively tries to promote ‘A location which is hard to get to is a location which quickly loses its appeal.’ Anne de Jong

the use of bikes among its staff. Not only is this healthier, it also helps keep the district moving. The Taskforce plans to make a mid-term assessment at the beginning of 2014. It is being advised by Marc Vervoort on behalf of advisory group Verkeer advies.

Zuidas is accessible by many forms of transport. Workers have a whole range of of good and cheap alternatives for their daily commute. Season Flowers

The Blauwe Engel café in the World Trade Center is synonymous with having a good time. You can enjoy a hamburger, sandwich or pasta for lunch, have a drink on the terrace after work and, in the evening, have a beer or the chef’s special, which changes weekly.

Season Flowers is a stylish flower shop at Zuidas Amsterdam. We have delivered to wellknown hotels and companies for 10 years now. In our shop we sell high quality flowers, plants and beautiful lifestyle products for all budgets.

The Blauwe Engel is the only traditional Dutch ’brown cafe’ on Zuidas and has become a popular meeting place for the district’s office workers. You may relax at the bar with your colleagues, or dance ‘till you drop on Friday evenings.

Our floral compositions are modern, with a unique twist.

The Blauwe Engel team regularly organises special events: the summer celebration, the after-summer party and, in December, Christmas drinks with a German theme. And if it is your birthday, don’t be surprised if the crew bursts into song to celebrate.

Zuidasfoodprint Food for thought Urban farming, the practice of growing food in cities, is becoming more and more popular in the Netherlands. So perhaps the vacant lands and rooftops around Zuidas should become like the famous rooftop farms in Brooklyn, New York?

Did you know • There are around 50,000 farmers, or agricultural entrepreneurs, in the Netherlands • The Agricultural sector has a strong international focus and accounts for almost 20 percent of total export value • In 2010, Half the 10,000 hectares of greenhouses in the Netherlands were used for growing vegetables • The Netherlands exports 260 million kilos of cheese a Year consumers say they want to eat fresh, healthy food, their choices are driven by taste and convenience 38.

The easiest form of urban farming involves taking over vacant plots. ‘The

benefits are numerous,’ says Xavier Giesen from the Bolenius restaurant,

www.growndowntown.coop

which carries out urban farming on one hectare of vacant Zuidas land. ‘It looks much better than a dilapidated piece of land, people learn where

and, of course, it’s sustainable.’ There are added advantages as well. Bolenius can offer seasonal food and food which is as fresh as possible. ‘It also allows us to grow ”forgotten” vegetables and herbs that are rare and hard to get a hold of,’ says Xavier. But there are more ways of growing food in the city. Philip van Traa, who founded the ‘GrownDownTown’ movement, believes strongly in growing food in vacant spaces. ‘We are going to produce food in the city, for the city and by the city,’ he says. Zuidas itself offers lots of options – open ground, greenhouses or even indoors using LED lights. With current techniques, the potential is endless, Van Traa says. ‘You can create perfect conditions, you don’t need pesticides and you can make the most of the space by growing in layers as well.’ Food revolutions used to take place in the country, away from the cities, but the new advances in food technology are taking place much closer to home – in the densely populated cities and on Zuidas itself. The future of food production is right around the corner, thanks to urban farming. Special

Talent

Zuidas is a top location for working, living and leisure. A number of factors are important to maintain this position: the appearance and atmosphere of the district, the type of companies, the opportunities for leisure, the accessibility and a whole range of other issues. One of these is the extent to which Zuidas organisations invest in their human capital. It has been proved conclusively that offering staff a personal development plan increases their loyalty to the company and improves returns. Providing special programmes is also an important recruitment tool. How can you ensure your company gets the best talents – perhaps before they have even left the lecture hall? Talented individuals want to continue developing their skills and companies have to be able to anticipate how they can best keep their most valuable staff. In addition, a special programme to help develop talents adds to the credibility of the organisation and can even be used as a marketing tool. By continually investing in their staff, Zuidas companies are contributing to the further development of Zuidas as an international location with allure. Let us continue to move along this road. Making connections in the workplace Every two months the VU Connected network matches a student with a professional from their chosen area of study. The aim is to help students develop strategies to help them move into the jobs market. The Netherlands’ first city-based university campus is in Zuidas in Amsterdam. The campus does not exist in isolation. It is an open, interactive community and fully integrated into its surroundings. Educational and research facilities will soon blend seamlessly with restaurants, shops, leisure facilities, sports clubs and culture, even an Italian restaurant and a public roof garden. The VU campus will be a lively place where research, knowledge, innovation and talent meet and intermingle. See you there! VU.nl/campusontwikkeling

An open university campus On January 25, the first brick was laid for the new O|2 research complex on the VU campus. It was a significant event, considering the effect the economic downturn has had on major construction projects. But O|2 stands for something else as well: as a building it will boost the development of talent, creating an inspiration for the entire Zuidas. O|2 will house teaching areas and modern workspaces, not only for VU students and academics, but for their colleagues at the VU medical centre, the AMC and the University of Amsterdam. O|2 will be a building which enables talented individuals working in the fields of human health and life sciences to meet and inspire each other. But it will be no ivory tower. Everyone will be welcome to drop by for coffee and to appreciate the building and its atmosphere. The research complex is the embodiment of the style and approach of the new VU university campus. In the past, the university existed somewhat in isolation from the rest of the city. But now it is much more open to its surroundings. The VU is adapting: the city and science increasingly intermingle on campus. Today, the VU campus facilitates interaction between all sorts of Zuidas companies and organisations. The law faculty is attached to all the major legal firms and VU economists have access to the big financial institutions, and vice versa. Zuidas is on its way to becoming a community: an inspiring district with strong ties between its component parts and to the city itself. O|2 is a source of inspiration.

Shaping the future together Zuidas continues to evolve! Thanks to the ZuidasDok project, the A10 motorway will be widened and partially re-routed underground as it passes through the heart of the Zuidas district. This means it will be possible to expand Amsterdam Zuid railway station, offering more space to the growing number of passengers. Both the public transport facilities and the station area will be thoroughly redesigned. The broad outline of the ZuidasDok plans will be sketched out in a Master Plan – but not without incorporating the opinions of the people who actually live, work and travel through the district. This is the reasoning behind last year’s online survey (publicized in the previous issue of Hello Zuidas and other media), in which approximately 700 people took part.

Noteworthy results The large number of participants meant that the results could be divided into three categories:

A Zuidas round-table session to work out the zoning plan ‘During the planning and execution phase, Hello Zuidas’ focus is on ensuring that Zuidas remains a safe, representative and lively district. We are co-operating with companies and the City of Amsterdam to ensure clear communication about the building work, and to come up with effective temporary solutions so that the district remains an accessible and dynamic place to be. This means minimizing nuisance and maintaining the quality of public space in Zuidas while we are hard at work building for the future.’ Ewout Doorman, project manager at Hello Zuidas.
