gLNJ: How have things changed in the last 20 years? MVB: At its core, real estate is always about the fundamentals – you buy property and look for a return on that investment, which is often a function of the potential yield for development projects. Over the last 20 years, to a certain extent, commercial real estate morphed into financial modeling. As a result of that, fueled by low interest rates and an abundance of equity chasing returns, lower capitalization rates drove values up significantly. Since interest rates have moved as fast as they have in the last year, there has been a convergence (or even an inversion) of cap rates and interest rates. This forces people to look at

gLNJ: The Jersey Shore is a gold coast now and continues to grow with real estate, hospitality, and various businesses. Do you see it eventually growing into a national and international summer resort area? MVB: New Jersey will always have a terrific draw as a summer destination. In 2017, I began losing myself in painting, and have been working in this medium ever since. Suddenly it felt necessary to exercise my intuition this way.

YNF: Art is so uplifting and inspiring. Even one beautiful piece of original art in the home and office makes an enormous difference with how we feel and operate on a daily basis.


gLNJ: Do you think people consider art a luxury, that it is something they may not necessarily need?

YNF: Perhaps, and if so, that needs to change. Decorating with art and collecting art on a personal and even serious basis can be for everyone. Owning original art can significantly increase the quality of your life. And when it becomes part of your happiness collection, and even more importantly, your investment portfolio, it is undoubtedly life enhancing, not only for you, but can be for generations to come.

gLNJ: What suggestions can you make for someone who says they doesn’t know where to start? YNF: I personally visit someone’s home, see the space and offer ideas about color, JOHN AYERS, concept and size. If I don’t have something MD in my portfolio, I might suggest a commissioned piece. Art dealers, galleries and auction houses are other options. The Jersey Shore is now growing with these outlets and venues. There are so many ways to buy truly magnificent original art right here.

YNF: There’s something about investing in an original one-of-a-kind piece of art that is both more personal, and certainly more valuable than hanging a poster, even if it's of a known master. There was a time when even the masters were unknown artists. The living artists of today that you support, may one day become the Picasso and Van Gogh of tomorrow.

Asbury Shorts USA is a 42 year running, non-competitive touring exhibition of globally honored past and present short films, that presents Asbury Shorts Film Concerts.

Held in art house cinemas, performing arts centers, art museums, multiplexes and outdoor venues worldwide, the shows are in a two act format without awards, panel discussions or Q&As. Celebrity guest hosts have included actors Edie Falco, Aidan Quinn, Harvey Keitel, Richard Belzer, Olympia Dukakis, Adrian Grenier and Steve Schirripa, as well as directors Melvyn Van Peebles, Joan Micklin Silver, Frank Oz, John Avildsen and Bob Balaban. aficionado and Vietnam Vet, Chris Myer, grew up in the tony Jersey Shore community of Bay Head. After a number of years, his family moved to Pt. Pleasant, where he attended high school in Pt. Pleasant Beach. Following that, he briefly attended the Newark School of Fine and Industrial Art (NSFIA), but moved on to Taft College in California's San Joaquin Valley, JOHN AYERS, MD where he earned an associate degree, and was drafted into the military. In the army, Chris' first station was at Fort Sill, Oklahoma. Orders then came for him to go to Cuchi, Vietnam, where he was stationed for eleven months.

After the service, Chris developed a CHEF with love for antiquing, beginning DAVID BURKE music, as he poked and shopped around different flea markets for LPs and records of Sarah Vaughan,

Clifford Brown and Herbie Mann. One day at Collingwood Auction & Flea Market, Farmingdale, a young man was selling bottles. "I asked him where he got them," shares Chris. The young man simply replied, "I dug them up on my grandfather's farm."

This peaked Chris' interest, and he started researching where people dumped old, unused items, while continuing his education at the former Monmouth College, now Monmouth University, primarily studying anthropology, history, and the classics. He also started selling bottles himself, which led to increased networking, and greater connections in the industry.

After college, his entry career left him completely uninspired. That's when he also realized he was earning more money on the side selling collectibles and antiques. He took a leap of faith, and made antiques his primary job, wanting to buy and sell items in even more categories as his knowledge base grew. Chris' next step needed to be a shop. 25

the concept of having a group shop, and Antique Emporium of Pt. Pleasant was founded. Chris was a charter member buying merchandise at a variety of auctions, flea markets and estate sales to sell at the antique center. Doyle's, Christie's, and Sotheby's were some of the metro NYC auction houses where Chris found great buying and selling LIBATIONS opportunities. Doing trade shows and DONNA AYERS maintaining a booth at the antique VORBACH center became his way of life. You need to hustle to make it, and there was no help from the internet back then.

In the early 90s, Chris took over a large building himself in Point Pleasant, and started his own coop. Concurrently, his future wife and business partner, Rose JOHN AYERS, RETHINKING O'Connor Myer, placed an ad in The MD PLASTICS Coast Star, Manasquan, as an Art Appraiser. Chris answered it, and from their initial meeting, their admiration for each other began, and grew. Their Rose O'Connor Myer, Chris Myer chemistry then exploded, and over time they became industry compatriots, going to shows together, and began to build a business plan together. In 2002, after a number of blissful years of inspired work together, they decided to marry.

In 2007, they bought anCARUSO old plumbing supply in Allenhurst, and DAVID BURKE SOBELbuilding together VICTOR Shore Antique Center moved and expanded. Although a solid stucco structure, the property had a flooded basement, and the floors, electricity, plumbing and heating needed to be fully CHRIS FRANKS' KEVIN DESERIO DELI PARKER replaced. After over $350K in costs just for renovations, a tremendous stretch for them at the time, the building passed inspection, and the Myers were ready to open their doors.

I n 2008, however, the Great

Recession hit, and the related gloom permeated almost all businesses. Fortunately for the Myers, the relaxed Zen vibe of their property, coupled with their lovely clientele that enjoys walking, looking around, and picking up both practical and unique home and gift items, continued to encourage their cash flow. "Fortunately, we're the type of store where people like to come in and look around," Chris confirms, and their doors stayed open. He furthers, however, "that in 2020, when Covid changed the landscape of American life, we were forced to close completely for a solid four months. After that, we had to reopen for a full year and a half with restrictions, but used the time to make improvements on the building, and do wholesale business outside of the store," he recalls. "The internet also became a valuable source of revenue," he adds. They also painted the building, worked on the roof, and liquidated a lot of dead inventory through auctions.

Last year around this time, Artistic Director, Justin Waldman, joined the Two River Theater family to succeed John Dias, while Nora Deveau-Rosen took over as Managing Director from Michael Hurst. Prior to that, for a little more than 11 years, Waldman joyfully served as Associate ArtisticDON Director of the Old DR. MARK SOBEL VICTOR Globe in San Diego. Earlier on, he graduated from Tufts University in 2000, and stayed in Massachusetts, where he founded a small but successful theatre company in Boston, Next Stages. Before that, he spent eight years as Huntington Theatre Company’s Artistic Associate, then moved on to the FRANKS' KEVIN Festival, where he Williamstown Theatre DELI PARKER held the same role for nearly three years.

Michael Hurst and John Dias were ending their tenures at Two River Theater, and were searching for new leadership. It fit right into my timeline, as I had just spent 11 years at the Old Globe as the Associate Artistic Director there, our young son was in first grade, and it felt like the right time to make a move as a family. It has worked out very well! gLNJ: Did they know you before their search?

JW: We had a lot of theatre people in common, so it was easy for me to say that this is a place where a lot of people I know and trust and respect, and who do great work have come to. It felt very akin to what I was used to via the right size, the right area, and the right temperament. The repertoire at Two River does a JOHN AYERS, little bit of everything — new musicals, new plays, Shakespeare, and MD is dedicated to diverse and representative work. So it really felt like I was coming home.

gLNJ: What do you feel you bring to the table that’s unique and fresh? JW: That’s a great question. I get a tremendous amount of joy in what I do. Making theater is an absolute privilege. It’s so much fun to be able to spread wonder and joy through this medium.

It expands our ability to care about others. Throughout my career, I have been very blessed and very lucky to work with incredible artists, to support their visions, and have a great time while doing Lorem Ipsum it. Nowadays, we’re all looking for an escape, but also need our world view opened up. This is what I’m excited about, and want to bring forward from my past experience, and build on at Two River Theater.

oya Rush arrived from Ireland in 1987 to work for her cousin Mary Reilly, who owned the Irish Centre on 3rd Avenue in Spring Lake. WhenLIBATIONS Reilly retired in DONNA 2014, Rush and her husband, Aidan, bought the AYERS VORBACH business and took over the store.

She visits her homeland regularly on buying trips, seeking out unique Irish products from independent artists to bring back to Spring Lake, known worldwide and on Wikipedia as the Irish Riviera. With a deep affinity for sharing her native culture, Rush is happy to be here, and spread all of this green love. A lot of Irish people have summer homes here, which you can see by all the Irish flags flying. They could be fifth generation Irish, but they still hold dear to their heritage.”

Well branded for the finest quality food products for their customers, it all started back in 1910 when (Grandpa) Joseph Valentino opened his first store in Long Branch. Specializing in only the finest food, in this home store, he and Grandma Valentino worked long hours, 365 days a year, raising their 5 sons to follow in the family tradition. The Valentino name became a banner of quality in Monmouth County with the reputation of their stores - "Always having the best."

Grandpa Valentino was also a successful real estate entrepreneur, and bought CHEF DAVID BURKE numerous properties in Long Branch, Oceanport and Colts Neck when Monmouth County first started to grow as a thriving New Jersey family suburb, and commercial shore and country community.

100+ years later, his namesake grandson, Joseph, continues the tradition in Spring Lake. Growing up in West Long Branch, Joseph (Joe)'s maternal grandparents owned the home behind them. In 1971, they rented it out to a new family freshly here from Holland. Joe's grandfather said to him, "There's a nice girl that lives there." Lo and behold it was Joyce, 16, that became his future wife. They met, innocently dated, and 5 years later in 1976, they married at Holy Trinity Church in Long Branch. Today, they have two children, Jennifer and Joseph Jr. (Joey), and three grandchildren, Julia, 15, James, 10, and Liam, almost 2.

In 1984, Aunt Viola and Uncle John owned the dry cleaners by the train station on Warren Avenue in Spring Lake. Joe wanted to branch out and start his own business. They said to him, "Come to Spring Lake, there's a store next to us, a former locksmith, Spring Lake Security, that has moved out. It's empty." Joe & Joyce saw it, thought it was perfect, took it over, renovated it, and 2 months later they moved in. Joseph's Delicatessen, 516 Warren Ave #3, Spring Lake, NJ 07762 was born. 35

can truly say I enjoy coming to work to see my customers every day. We truly have the best customers you ever want to meet." Joyce adds, "We can come to work all day long because our customers are the best. We've become friends with many, and even go away on trips with them." Today, we have AYERS transplants from Bayonne, Jersey City and VORBACH Hoboken, that originally summered here, and have since settled here as adults, starting their own families here as well."

Specializing in delicious daily offerings 7 days a week in the summer, and 6 in the winter (closed Sunday), Joseph's Delicatessen not only has in-house JOHN AYERS, RETHINKING service, they have a large catering MD PLASTICS business. Christmas is their busiest holiday of the year, and Christmas Eve is packed with hot and cold catering orders, cookie trays, and a large variety of Joey, Joe (seated) & Joyce Valentino panettones to choose from. Easter showcases their traditional Pizza Rustica (Italian Easter Pie), and traditional breads made with Easter eggs. Thanksgiving has a bustling in-house and take-out Black Friday and Thanksgiving Saturday business, as familiesCHEF come home for the long holiday weekend, and local homecoming events. MARISA DR. OF CONTENT Honoring the patronTABLE saint of Sicily, and father of Jesus, St. Joseph's Day is a giant annual event at Joseph's Delicatessen. The Rev. Monsignor Ed Arnister, St. Rose, Belmar provides the blessing of the St. Joseph's table, filled with traditional sweets and dishes.

"For Sicilians, St. Joseph's Day is huge," states Joe. "Since our opening in 1984, other than Christmas Day, this is the biggest day of the year." He adds, "The island of Sicily itself, typically shuts down to celebrate the Feast of St. Joseph - La Festa di San Giuseppe in Italian - with food, music and fireworks." Joe's own St. Joseph's table includes traditional pasteries, and pasta con le sarde - a Sicilian dish with sardines, that's topped with toasted breadcrumbs. Joe explains, "The breadcrumbs signify sawdust, as St. Joseph was a carpenter. We also include fava beans on the table as a symbol of luck, because they saved Sicily from starvation."

JOHN AYERS, "There was a drought in Sicily," Joe adds, "and there was no rain for months and MD months. Everything dried up except for the fava beans. Sicilians were able to survive the drought because of these beans, and this tradition will always continue," he concludes.

On March 9, 2024, Joseph's Delicatessen will be celebrating their 40th anniversary. Stop in and enjoy the festivities, that are sure to include their 2 most famous sandwiches: The Sicilian and The Sloppy Joe. The Sicilian is made with proscuitto, mozzerella, roasted peppers, and fresh basil on brick oven bread. The Sloppy Joe isn't the to-be-expected meat & tomato sauce fare, but rather Joseph's Delicatessen's namesake sandwich made with turkey, roast beef, ham, swiss, cole slaw and CHEFRussian dressing on Jewish rye bread. Both and everything else at Joseph's Delicatessen are DAVID BURKE simply divine.

Joe & Joyce were proud to welcome their 15 year old grandaughter, Julia, at work with them this past summer. The 5th generation Valentino is a sophmore at Red Bank Catholic. Hopefully their additional grandchildren, James and Liam, will also continue in the family tradition in the future.
