Associated Consulting International A NEW ENVIRONMENT.

IDEA-BASED RESOURCES.

ACi was formed to provide a team culture offering purpose-driven economic development for major property development owners. Formed from diverse global development and architectural experiences of Larry Adams, Jr. and John Cunningham, our mission is to help customers forecast the future using unique processes, which provide clear and value-driven principles to steer a strategic path to the opportunity ahead.

ACi distinguishes itself from traditional service firms in that we serve as true consultants. We tailor our resources based on our customer’s requirements and extend their organizations’ capability, rather than ask the customer to adapt to the outside expert. We rely on networks of resources consisting of seasoned professionals who know and have worked with the best in the world in a variety of disciplines. The best for your project means just that: knowledge, skills, experience and attitudes complementary to yours. In an ideas-based service, the ability to relate and communicate with the customer is as critical as the quality of the thinking behind those ideas. ACi resources go beyond planning and designing an environment, because they start with realistic approaches to help you quantify the opportunity: trade area analysis, master planning, design standards, accurate project construction costs, and craft building delivery plans based realistically on the opportunity itself rather than adapted from someone else’s model. We help you dig to uncover the hidden barriers to success. Working with you, together we learn the true topography of your opportunity. Together, we then build the strategies to realize your vision efficiently and profitably, leveraging advantages while reducing barriers.

REALIZING YOUR VISION. Strategic planning support provided by ACi strengthens and maximizes the financial investment of destination developments: integrated environments that deliver a total experience. A destination can be cities, urban districts, sporting venues, transit oriented developments, educational campus, technology corridors and healthcare centers. As destinations, planned communities of tomorrow take elements from all of the above, including downtown cities, urban centers, medical, science and technology villages. Businesses and Communities that operate destinations serve as hosts. Their customers are guests. The over arching measurement of customer satisfaction is the guest experience. In other words, a destination is a business venture in which the place is the product. The full development of a destination deals with more than planning and building it. It encompasses the full range of financial feasibility, product development, experience scripting, programming, design, engineering, operations and overall project delivery and start-up strategies. ACi understands this. Completely. We provide a clear process to help you follow the strategic path to your opportunity within the realities of your financial and time related constraints. Hard Rock Cafe & Restaurant Hard Rock Hotels & Casinos | Hollywood, Florida & Biloxi, Mississippi Cost: $2.5 & 3 Million | Year Completed: 2003 & 2004

Hollywood, Florida This 10,000 GSF, $3 million dollar establishment owes its success not only to their location but to the unique design inspired by historic Florida Vernacular architecture. This design is “Cracker Style Modern”. As Rock and Roll abstracted and transformed minimal notes into a new art form, ACi abstracted and transformed Florida Historic Cracker Style into a modern expression from wall panels representing black sheets ready for company music, to ceiling panels that work like the frets on a new of guitar to floor patters that look like tabular music sheets. Combine they represent the excitement and energy of Rock and Roll music.

Biloxi, Mississippi The Hard Rock Biloxi Cafe has quickly become one of the highest grossing cafes in Hard Rock’s portfolio. This 10,000 GSF, $2.5 million dollar establishment owes its success not only to their location but to the unique design inspired by the local vernacular and textured materials. The Hard Rock Cafe in the Hard Rock Biloxi Hotel and Casino is inspired by the rich cultural history of Biloxi and its people. The facade features corrugated copper and maple wood veneers to acknowledge respect Biloxi’s past in the canning industries. The Hard Rock Store’s unique marble floor is a dynamic abstract art form. That is symbolic of the energy, creative poetic melodic movement of rock and roll.

Martin Luther King Park - Study Rollins College | Winter Park, Florida Cost: $4 Million | Year Completed: 2012

This study was a joint Rollins College and City of Winter Park study to determine the maximum sports facility yield for Martin Luther King Park.

Rollins Lacrosse Field - Study Rollins College | Winter Park, Florida Cost: $7.5 Million | Year Completed: 2009

Facilities Concept Study for a new Rollins Lacrosse Athletic Facility was the result of a collaborative effort led by the College’s Administration, Real Estate Advisor, Rollins Athletic Department, the Tars Lacrosse Men and Women’s Coaches and ACi. The effort was conducted over a four week period employing strong core stakeholder participation, site visits, and four valued creative workshops at ACi’s Winter Park Studios. The purpose of the study was to define initial guiding principles and key assumptions so Rollins could make informed decisions regarding the colleges’ continuing transformation of its athletic programs and master plan. Services included visioning, comparable college Lacrosse program analysis, master site planning, facilities programming, architecture, preliminary cost estimates and a facilities implementation schedule for review and presentation to the Board of Trustees. Facility program elements included spectator arrival/departure entry experiences, parking, field/stadium gateways, food/beverage concessions, playing and practice fields, practice walls, ticketing/admissions, press room, athlete hall of fame, coaches offices, training, conference rooms, home/visitor locker rooms, restrooms, equipment storage, initial bleacher seating with expansion capabilities, sound/public address systems, field lighting, scoreboard, Lacrosse NCAA standards for fields/layouts, on-field goals/nets/team bench seating and fencing. One of the most interesting and differentiating features of the design is how it creates a smaller unique “athletic facility experience”. In order to recruit the best student-athletes in the country and “grow the alumni experience” through athletics, ACi’s design focused on the quality of experience vs. size of the athletic facilities. This included the pageantry, tradition and use of multiple “venue elements” including the arrival/departure experience, i.e., tailgating, field alumni recognition events, and architectural style. This approach helped the college symbolize the “ivy league” quality of academics and athletics found at Rollins and at other smaller private institutions. Additionally, there are multiple venue building elements for students, alumni and friends of the college to provide financial support including brick plazas, arrival/departure entrances, field admission gates, scoreboards, building name, fields, bleachers, and future connecting buildings, fields and facilities.

Keene Music Hall

Rollins College | Winter Park, Florida Cost: $2.6 Million | Year Completed: 2003 The purpose was to house the music school administration and classrooms, to renovate the existing facility, to expand by 7,000 GSF, and to provide an acoustical multi-purpose room, practice rooms and a state-of-the-art recital hall. One of the greatest challenges to this two-story project was the finite funding for construction. Therefore, it was decided that the exterior would have an understated yet elegant expression to delicately utilize the color, texture and massing of the campus architectural vocabulary. The interior was developed using a design theory of “the color of music”. ACi chose color palettes for the various building functions which created unique environments within the facility. We organized the functional requirements around acoustical state-of the-art requirements. These are seen in the recital hall’s band shell forms and the dramatic cascading, syncopating rhythm of the walls with colors that provide a harmonic visual cadence expressing “the color of music.”

The ACi team has a unique ability to be versatile on building types, functionality, technical requirements and aesthetics bringing the specific integrated team of experts ACi has used continuously for many years to assure our requirements are met. - Scott Bitikofer Director of Facilities, Rollins College

CORNELL FINE ARTS MUSEUM ROLLINS COLLEGE

Cornell Fine Arts Museum Rollins College | Winter Park, Florida Cost: $2.75 Million | Year Completed: 2003

The project requirements were to house and exhibit Rollins’ art collection, and to provide a place to teach, research and expand Rollins’ outreach to the surrounding community. It was important to provide a facility that was expandable, flexible and architecturally sensitive to Rollins picturesque campus architecture. With the exception of the building entry and lobby, one of the greatest design challenges was to design a windowless building with 360 degree views that were architecturally pleasing and significant. This was done by carefully crafting the building mass and using stylistic elements such as buttresses, a water table base, slate and travertine infill to this textured stucco building. Inside, there is a state-of-the-art lighting and air conditioning system to protect the environment for the preservation of art.

FULL SAIL UNIVERSITY

FILM SCHOOL & CINEMAS

Stetson University Spec Martin Stadium Stetson University | DeLand, Florida Cost: $2.5 Million | Year Completed: 2013

The City of DeLand Florida’s Spec Martin Stadium has been the historic home of DeLand High School Football for decades. Situated several blocks southeast of the Historic City’s downtown, as part of a 6 city block recreational neighborhood, that includes a baseball stadium, ball-fields, tennis courts, walking trails and a senior citizens center, the City owned stadium facilities, last improved in 2002, were in need of major upgrades in order to accommodate Stetson University’s newly constituted collegiate football program. While the bleachers and fan accommodations were sufficient to meet both the current and expected demand, the team locker room facilities, press box and site improvements would not meet the needs of a NCAA program. ACi was engaged as part of a Design-Build team with the Collage Companies to transform the existing locker rooms and design new press box facilities. Faced with a tight budget and time frame for completion, the overall solution consisted of constructing a new 3 story press box with a roof top camera deck at the location of the former press box and the renovations and addition to the existing locker rooms. The locker rooms provided accommodations for 125 home players, 75 visitors, designated locker areas for home and visitor coaches, officials and a media conference room. The state-of-the-art press box provides 3 indoor VIP suites, accommodations for the press and media, as well as, suites for home and visitor coaching staff. The project came in on budget and within the 10 month total schedule for design and construction. The project was named the “OUTSTANDING PUBLIC/PRIVATE PARTNERSHIP PROJECT” for 2013 by the Florida Planning and Zoning Association.
