CAMPUS MODERNIZATION
PROJECT SCOPE
CO Architects worked with design-build partner Bernards on the modernization of the John H. Francis Polytechnic Senior High School Campus. The sprawling low-rise Poly High School campus was originally built in 1957, and the campus modernization includes a major site improvement effort and new core facilities.
New educational facilities include state-of-the-art science instruction classrooms and new media facilities. A new gymnasium, administration building, cafeteria and library are massed and designed to reinforce the importance of the historic polygon quad they surround, which is at the heart of the site.
I participated in this project as a Job Captain. Working directly under the supervision of the licensed Architect, I created drawings and documentations required for the CD and CA Phases of this project.
Kaiser Permanente Riverside Medical Center BED TOWER EXPANSION
PROJECT SCOPE
This project adds a 152-bed expansion to the existing hospital and medical office complex. The 5-level and basement expansion seamlessly links to the existing hospital and includes a new ‘Rotunda’ lobby entry, a 58-bay emergency department (ED) replacement, a 39-bay PACU / Pre-Post OP unit, a 36-bed NICU, central sterile and central utility plant upgrades.
Site development includes provision of a new 1,200-car parking structure, new entry canopies and drop-off for the hospital, an ED walk-in canopy and entry and ambulance bay, and associated campus landscape redevelopment and infrastructure upgrades.
I participated in this project as a Job Captain. Working directly under the supervision of the licensed Architect, I created drawings and documentations required for the CD and CA Phases of this project.

Live Oak Library
A NEW LEARNING CENTER
PROJECT SCOPE
Los Angeles County Live Oak Library is conveniently located in suburban Arcadia. The staggered glassy entrances, contrasting with rich wood paneling, welcome the community.
Interiors are open, sky lit and cheery. The central service desk connects to the front and rear entrances with a broad pathway. Spaces within are tailored to the users – children, teens, adults and seniors. For instance, at the front entrance, teen reading carrels are nested within the staggered glass storefront. A ‘zone of silence’ for small study groups is located in a nearby glass bubble.
I participated in this project as a designer. I even participated in the photography after the completion of the project (you can see me as librarian in the photos of this project, a creative way of puting my picture in my portfolio, Photo Credit: Juntang Photography).
BUILDING MAIN ENTRANCE
METROPOLITIAN WATER DISTRICT
The single-storyWater Quality Lab building was built in two phases. Phase 1 - 1985, 27,495 sf; and Phase 2 - 1998, 30,448 sf. It includes offices and Labs for testing the quality of the water in Southern California.
LCDG has provided Architectural and engineering (A-E) services, for Final Design Phase, for the Seismic Upgrades and Building Improvements of Water Quality Lab. This includes providing the Preliminary Design Reports (“PDR”) and Supplemental PDR. Major improvement will be done by removingsomeexistingbracedframesandreplacingthemwithNewlarger and stronger braces. This also requires a careful Architecture design to keep the new exterior elevations consistent with the existing one.
As Project Designer, I participated in this project, starting from Programing and presentations, to creating construction documents. I created the construction drawings in Revit.
MARYMOUNT HIGH SCHOOL
The project began with a campus-wide Space Utilization Study which examined the usage and efficiency of Instructional Spaces, Faculty Office, and Administrative Spaces.The all-girl’s school is an historic campus with buildings on the national register.
The current stage in progress is the relocation and renovation of spaces for Science Labs and Visual Arts Studios geared towards an advanced STEAM curriculum. Instructional Spaces in two historic buildings, totaling 14,000sf, will be fully renovated for state-of-the-art Science and Art curriculum. ProjectincludesMEP,lighting,technology,ADA,andfirealarm upgrades.
As an Architectural Designer, I was involved in this project, starting from presentations, to creating the Revit Model for Construction Drawings.

Flewelling & Moody has recently completed remodeling of Learning Center and Technology Classroom in Glendale Community College and we welcome the opportunity of extending our services to other education facilities in Glendale.
Our regional office is 4 miles from the Glendale Unified School District office, and both our offices are located within Los Angeles County. We take great pride that much of our work is also local to us, that many local school districts come back to us.
In addition to ourselves being local, Budlong & Associates Engineering, an engineering company that we have often used, is headquartered in Glendale. our Structure Engineers from Grossman & Speer, also are located in Glendale. Shorter travel distance to Glendale Unified School District and schools located in Glendale, will save us time and budget for traveling.
Flewelling and Moody is often asked to participate with our district clients in presentations and reporting regarding any assignment. We’ve been involved in a number of assessments and evaluations of projects and procedures as an interegal part of our services to our clients. The letter of refrences speak to very specific and unique services or actions that the firm has undertaken for the client.

In order to facilitate future construction projects throughout the Hart campus, Flewelling & Moody was retained to rectify infrastructure deficiencies which included:
1. Cross-connections between domestic water, irrigation water, and fire water lines.
2. Insufficient fire flow available on campus due to a single fire water supply and pipe size
3. Inadequate offsite water system infrastructure to support the proposed fire line upgrades for Building “H”.
4. Insufficient sizing of the gas line system within the campus to support Building “H”.
5. Inadequate power and communication infrastructure within the campus to support Building “H”.

LONZA
The existing Houston Lonza Viral and Cell Therapeutics facility were located in approximately 30,000sqft of leased space with the facility operations distributed across two different buildings. Lonza Houston, Inc. negotiated an (EPCM) Engineering, Procurement, Construction and Management contract for the detailed designand construction management services to expand and relocate to a new 170,505sqft building located on a greenfield site in Pearland, TX. CRB contracted to initiate design and associated preconstruction efforts that include review and modification of the previous Basis of Design (BOD) to provide a revised concept package that reflected a design that best met the needs of Lonza as it embarked on this expansion.
