THE big city life isn’t for everyone and more people are being drawn to the charms of Queensland’s vibrant regional centres. With city real estate prices making things difficult for young families to get a foot in the property market, the obvious choice for many is to take a look outside the box. If the two-hour commute to work in the city is getting too much, a change of pace might be just what you need, where you might find yourself in a beautiful home within walking distance of work, schools and shops. Head west of the Great Dividing Range and many people are surprised at the services available as well as property prices not seen in Australian capital cities for decades. While much of the economy in places like western Queensland is based on agriculture and mining, there are a surprising number of other jobs available, from health services to retail and even some really unusual careers such as animal conservation or sciencebased work such as agricultural research or even astronomy. Most of Queensland’s regional centres have below-average unemployment figures and plenty of jobs even come with tempting bonuses to entice people to get out of the city and give country living a try. And as the world grows and changes with mobile phones and internet, a life in the country no longer means isolation. These vibrant regional centres are hives of activity and bursting with activities for young families and nature lovers. Far from being culturally-deprived, many of these beautiful little towns have thriving arts scenes, travelling exhibitions and shows, active historical societies and plenty of exciting events on the annual calendar. These beautiful little towns are happy, welcoming places where you can really get to know your neighbours and join local sporting and cultural groups to meet even more friends. Kids can still ride their bikes to school and visit their friends, with parents having the peace of mind of knowing neighbours are all keeping a lookout for everyone’s best interests. Parents and kids alike have no excuse not to put down the phone or video game controller and get outside to enjoy more active pursuits.

ULTIMATE REAL ESTATE : ROMA

ROMA Some 500kms west of Brisbane lies the jewel of the Maranoa Region. Incorporated in 1867, Roma sits in one of the most fertile regions of South West Queensland on the slopes of the Great Dividing Range. In addition to its vibrant agricultural industry Roma’s energy industry is a major contributor to local employment, and as this has expanded so too have cafes, bars and other civic attractions flourished to cater to its booming population. More than half of the town is dedicated to the agriculture, forestry and fishing sector, and so many of Roma’s attractions have developed around these features. Perhaps chief amongst them are the largest cattle sale-yards in the Southern Hemisphere, with hundreds of thousands of heads of cattle passing through each year. For those inclined towards more relaxed pastimes, Roma is also home to Queensland’s oldest winery. Renowned for both its table and fortified wines, Romavilla Winery was established in 1863 and has not missed a vintage since. Just 90 minutes north, the Carnarvon Ranges offer an idyllic chance to wander through the ecological sights and sounds the area has to offer.

The Roma Sale yards is the largest livestock selling centre in Australia. Queensland Premier Annastacia Palaszczuk inspect the sales on a recent visit to Roma. - Image contributed

To the west lies the dry Channel Country, but within the Maranoa Region itself are subtropical bushwalks, ancient cycad forests, and views from the lookout over Arcadia Valley, making it an ideal location for a day-trip from town. Back in town, as the sun sets you can make your way to The Big Rig to enjoy their night light show. Documenting the development of Roma into what is now considered the Cradle of Australia’s Oil and Gas Industry, it is an absorbing way to experience the history of this ever-growing community. Also in town is the Avenue of Heroes, a heritage-listed trail of 140 bottle trees each dedicated to a local soldier who perished during the First World War. Moving to this friendly community also presents few challenges, with median property prices for a three-bedroom house sitting at just under $200,000. With its relaxed rural setting, diverse economy and myriad chances to explore the surrounding countryside, Roma has grown into an envy of regional Queensland.

ULTIMATE REAL ESTATE : CHARLEVILLE

The Charleville Town Hall located on Willis Street, is a true iconic building for the town – Image Tourism and Events Queensland.

CHARLEVILLE

FEW outback towns punch as far above their weight as Charleville, the largest town in Murweh Shire.

It might have a population of only 3300 people, but there is no shortage of amazing things to do and see for residents and visitors alike. From incredible bilby conservation programs where people can get up close to one of the country’s cutest endangered critters to top secret World War II base tours, there are plenty of out-of-the-ordinary. The town even has its own observatory so people can get up close to the cosmos. But its charms are not just for tourists. Locals have no shortage of things to do on the average weekend, with facilities including a golf course, swimming pool, bowling green, speedway, racing course, and the Gowrie sporting oval where all the local teams come out in force during footy and cricket seasons. Nature lovers have national parks on the doorstep, while campers, fishermen and boat enthusiasts will find plenty of inspiration for outings to places like 10 Mile, a renowned fishing and camping spot loved by locals. Talented fishermen will be reeling in the

yellowbelly, catfish, Murray cod, silver perch and spangled perch. Campdrafting enthusiasts look forward annually to one of the largest campdrafts in the region, and the town really comes alive at rodeo time. Despite being almost 700km west of Brisbane, one of the town’s birthrights is its place as a centre for transport across the state. Charleville has its heritage as one of the last outposts of the Cobb and Co stagecoach company and as the original terminus to the western rail line, not to mention the starting point for Qantas’ first passenger flight way back in 1922. These days locals and visitors can still hitch a ride on the Westlander train service for a trip to the big city or jump on a plane at the local airport. New families in town will love the price of real estate, with modest homes going for $200,000 or less right across town. The jobs industry is a vibrant one, with agriculture and gas and mining the two mainstays of the local economy.

ULTIMATE REAL ESTATE : ST GEORGE

St George offers a fantastic path right along the Balonne River, perfect for exercise or morning walks – Image Tourism and Events Queensland.

ST GEORGE In the Shire of Balonne you’ll find the charming town and locality of St George. Named by Major Thomas Mitchell, who crossed the Balonne River on St George’s Day in 1846, it is a small but friendly community of some 2400 people. Similar to much of the Maranoa Region, agriculture is the primary industry here, with St George being particularly renowned for its cotton, wheat and sheep. The town itself features both a state primary and high school, and boats its own regional airport just one mile to the south. St George is also home to The Anchorage, a heritage-listed homestead built in 1903. Both historically and aesthetically significant, it is a grand symbol of St George’s past and present identity. With the Balonne River playing such a significant part in the history of the town, it’s not surprising that fishing, canoeing, and skiing are all popular pastimes.

For a more leisurely experience, there are also river cruises providing all of the peace and tranquillity one could desire. One of the more curious (and popular!) attractions in town is found at The Unique Egg. Celebrating the spirit of St George’s creativity and country setting, a treasure-trove of hand-carved emu eggs reflecting select moments of Australian and world history can be found within. Property prices in town are also quite appealing, with 3-bedroom homes averaging $216,000 and rental prices quite affordable at $280/week. With cotton farm tours, the Riversands Winery, popup art galleries and an enthusiastic fishing community, St George truly is a gem of many features. For the outdoors enthusiast, to lovers of art and history, there is something for everyone within sunny, stunning St George

Murray cod as large as 45kg have reportedly been caught by locals, not to mention some impressive sized yellowbelly. A number of local residents have also started organising special event and tours for both fellow residents and tourists alike, including a town tour in a restored Model T Ford baker’s truck, exploring stunning cacti gardens, and visiting a wonderful collection of diecast cars. Skiing is a popular sport to take up in the Balonne Region. - Image Tourism and Events Queensland

ULTIMATE REAL ESTATE : DALBY

DALBY:

RURAL LIVING & NOT TOO FAR FROM THE BIG SMOKE The best of both worlds for family balance. SITUATED just an hour from Toowoomba, Dalby is the bustling business hub of the Surat Region. The town was founded in the early 1840s at a place known as The Crossing on Myall Ck. A small settlement was founded to assist travellers heading to Jimbour Station, which was eventually proclaimed a township in 1853. In 1859, Dalby was made part of Queensland, and was declared a municipality in August 1863. Located in the Darling Downs region on fertile volcanic soil, the region has an extensive and diverse agricultural industry including cotton, sorghum, wheat and barley. The town has a humid subtropical climate, which makes the region hotter and less humid in summer months and colder and drier during the winter.

Jimbour Homestead Dalby – Image Tourism and Events Queensland

Built on a flood plain, the town has experienced many severe floods throughout its history. Other industries in the area include coal mining, manufacturing, and livestock farming. During the past decade, the landscape of the town and surrounding region has changed with the introduction of coal seam gas mining. The industry has brought with it a population boom and increased jobs in the region. Dalby has been described as a town where the city meets the country. While the town maintains a close distance to major cities including Toowoomba and Brisbane, it offers a relaxed country atmosphere to call home. With quality facilities, friendly faces and plenty of opportunities, Dalby is the ideal place for anyone looking for rural living close to the big cities.

There’s plenty of place to shop throughout Dalby including the Town Centre – Image Tourism and Events Queensland

ULTIMATE REAL ESTATE : CHINCHILLA

Celebrity chef Miguel Maetre, from "The Living Room", heads down the Melon Ski run at a great rate of knots. Chinchilla Melon Festival. – Image contributed

CHINCHILLA:

DISCOVER WHY LOCALS LOVE IT FOR locals who have long-lived in Chinchilla, there are many aspects of this beautiful town which drew them in. From schooling through to weekend activities, Chinchilla boasts an incredibly warm and welcoming community and offers the perfect environment in which to raise a family.

making homes in the area, Chinchilla State School was built in 1883 to educate 31 pupils. By 1913, the number of students attending the school had increased to 102. The Chinchilla Shire Council was inaugurated in 1912 with the first chairman being Mr L.L. Atkins.

Though modernity has brought enormous developments in the last decade, an old heart still beats in this town. The word Chinchilla was derived from the Aboriginal word for cypress pine, Jinchilla, after explorer Ludwig Leichhardt stopped here in October 1844. A monument in his honour can today be seen in the Pioneer Cemetery on the busy Warrego Hwy, but it bears remembering that until 1877 there was no township at all.

Dairying was once a large industry in the area with the first butter factory built in 1910. In 1939, more than three million pounds of butter was produced locally. Primary production has always played a huge role in the Chinchilla shire and remains that way today. Along with dairying giving the town a name, Chinchilla is also famous for its melons and is a renowned spot for fossicking, fishing, bushwalking and camping.

The first major development was the railway. Built in 1878, the rail carted livestock, timber and grain out, and brought in passengers seeking their fortune. It was a critical period of growth for the town. The peak number of passengers using the train was in 1949, when 9569 tickets were issued. To accommodate families

Producing 25 per cent of the country's watermelons, rockmelons and honeydew melons, Chinchilla is the undisputed melon capital of Australia. Nothing captures the strong community spirit of this town better than the biennial 'Chinchilla Melon Festival'. If you’re not a skier, there's always the hilarious melon bungee,

melon eating, pip spitting or smashing competitions. There are also plenty of other great attractions on offer in Chinchilla. The cultural centre, art gallery and historical museum loaded with steam engines and sawmill artefacts has something for each and every family member to enjoy. Experience the night sky and stars from within a swag on the banks of the Condamine River and Charleys Creek, and throw in a fishing line at the Chinchilla Weir for (almost) guaranteed freshwater golden perch and jewfish. Other things to see and do in Chinchilla include the wildflowers in the Barakula State Forest from late winter into spring, and the beautiful petrified wood from the area and then there’s the excitement of the Chinchilla races.

ULTIMATE REAL ESTATE : MILES

MILES:

HEART OF THE BASIN

Miles is a thriving rural town located at the junction of the Warrego and Leichhardt hwys THE area was explored by Ludwig Leichhardt who, in October, 1844, named a tributary of the Condamine River, Dogwood Creek. When the railway creek crossing was constructed and opened in 1878 by the Minister for Railways, William Miles, the settlement at the area was named after him. The town had always been a thriving agricultural hub of sheep and cattle, but these days the market is dominated by several prominent stud cattle lines, and a strong cropping industry. In recent years the town, which is 46km west of Chinchilla, has experienced an explosion of activity as a result of the coal seam gas industry with hundreds of new houses built along with several new motels and large worker accommodation camps. The 2011 census listed Miles’ population at about 1800 people, however,

the fluctuating nature of the CSG workforce means the area could have a population anywhere between that number and thousands more. A calendar favourite in the Miles district is the Back to the Bush Festival, a Biennial September showcase of community activities and events that capture the town’s living history, celebrate its relaxed country lifestyle, and provide ample opportunities for community and visitor involvement. AS WELL as Miles’ own state school, the area also boasts thriving state schools at Drillham, Dulacca, Condamine, Wandoan and Taroom. In 2013 Miles State School became one of Queensland’s first Independent Public Schools. A trial program for a period

of four years, the Independent Public School initiative aims to increase autonomy in decision making, cut red tape and remove layers of management to improve outcomes for students. The move has already seen great success among students. After completing their schooling with a tight-knit group of friends at primary school, many students go on to study at Miles State High School. A jewel in the school’s crown is the state-of-the-art Trade Training Centre. The Miles High Training Centre provides a range of quality trade training opportunities for students in the areas of engineering and furnishings. Students in the centre work on projects that are used within the wider Miles community with quality projects ranging from picnic tables and seating that will be used in local estates, display cabinets for the Miles Historical Village and a range of products for other local organisations. The other standout in the Miles district’s educational capacity is Columboola Environmental Centre which all are proud of. The Education Queensland centre can offer full program support for up to 75 students. The expert teaching team runs activities such as water ecology, canoeing, orienteering, high and low ropes, problem solving and team building, to name a few, for visiting school groups from right across Queensland.

ULTIMATE REAL ESTATE : RENOVATION

HOW TO EMBRACE COLOUR IN THE KITCHEN IN 2019 Having just revealed a green kitchen in episode one of their latest whole home reno, Lana Taylor, one-third of Three Birds Renovations, reveals her hot tips for embracing bright hues in the year to come. We’ve all read the articles talking up the year’s colour trends for kitchens, and if we’re honest, it can sometimes feel a bit daunting when colours like ‘petrol’ are being tossed around.

A kitchen is such a big investment – you really need to get it right and for many people that goes hand-in-hand with creating a kitchen that you’d describe as timeless. Having said that, you need not restrict yourself to white. In fact, there are plenty of other colours to consider that we believe can transcend trend charts.

GLORIOUS GREEN Green, in any shade, is growing in popularity and it will only continue to do so. When used in interiors, the hue makes a subtle nod to nature and in its palest form feels fresh and calming. Of all the renovations we’ve done so far, our mint green kitchen from House 5 is still one of our favourites, and there are so many examples of this colour working well in both a modern and retro setting. In that particular reno, we created a modern kitchen with a touch of traditional. The ‘modern’ elements shone through in the flatfronted cabinetry, gold handles and integrated appliances.

The ‘traditional’ came from the legs on the island bench, which made it feel more like a piece of furniture than an island. In our latest renovation, House 9, we’ve pushed the boundaries with a bolder green called Lorna by Dulux. You’ll notice that we only used the hue on the island bench and kept all the other cabinetry white to tone down the overall look and give the kitchen greater longevity. Without a doubt, the coloured island is the statement piece in this kitchen and packs a punch with personality. The black glass display cabinet is another feature which acts to counter-balance the bold green island. If the owners wanted to update this kitchen in the years to come, replacing the cabinetry will prove much more affordable if it’s just the island bench, rather than the whole kitchen.

Like a well-cut, double-breasted blazer, navy adds a sophisticated look that will stand the test of time and suit lots of different styles – although we like it best in homes with a Hamptons, coastal or modern country style. Navy is uber versatile and you can team it with any of the neutrals (think beige, grey, white and timber), but we love the fresh, crisp effect when it’s contrasted with bright white benchtops. Bonus points for Navy: Navy cabinets make handle selection a breeze because almost every finish looks good with the shade. Stainless steel, nickel, pewter, chrome, gold, brass, need we go on?

BACK IN BLACK You can’t go past black when it comes to adding richness and depth to a room. Done right, it oozes style, sophistication and drama.

SHADES OF GREY We think grey kitchens are a beautiful alternative to white. Grey is the ‘new neutral’, and it’s become widely accepted as a mainstream colour for exteriors and kitchens alike. Just like white, grey offers the perfect neutral canvas for bringing in splashes of colour and warmth through your choice of accessories and styling. It also looks divine teamed with timber.

A decision you’ll have to make with this one is whether to go blackon-black – with black cabinetry and black benchtops, like we did at The River Shack – or to go for contrast via a white or timber benchtop. They both look fab, so the decision is yours.

SING THE BLUES Navy blue is becoming a popular choice for people who want to use colour, without really using colour.

ULTIMATE REAL ESTATE : RENOVATION

4 WAYS TO MAKE A HOME MOBILITY FRIENDLY As we age, living on our own can become difficult. This can lead to conversations about whether it’s better for an individual to stay in their home or move to an assisted living situation. This is a tough choice for many families, and most would prefer to find a way to keep their ageing relative in the home. Fortunately, you have a number of home renovation projects that can help to make a home more practical for a senior. With the high cost of assisted living, these renovations can also save your family a considerable amount of money. It’s also good to remember that the earlier you get started with these projects, the easier they are to complete. If you know that you’ll want to continue living in your own home after retirement, look to update your home as soon as possible. Consider starting with more intensive DIY tasks, like using oscillating saw blades to make your bathroom and kitchen fixtures more accessible. Here are a few additional home renovation projects that can help seniors who want to stay in their homes. 1. SWITCH TO LEVER DOORKNOBS Switching to lever-style doorknobs can do a lot to make an older person’s life easier. This style of knob doesn’t require a grip like standard ones, and you don’t have to turn your wrist to open the door. The best part about this project is that it is relatively simple and low-cost. Some seniors might be able to do this job on their own, or they could ask a family member to install their new doorknobs. 2. INSTALL SLIP-RESISTANT FLOORS Falls among seniors are very common, and the majority of these falls occur in the home. For older people, these simple falls are much more likely to result in significant injuries. Installing slip-resistant floors is one of the best options for preventing these accidents from occurring.

When it comes to slip-resistant flooring, you have several choices. Materials like linoleum and vinyl can be particularly good for preventing falls. You can also consider materials like hardwood and bamboo. Some manufacturers even produce specially designed slipresistant tiles. 3. WIDEN DOORWAYS Mobility devices become a necessity for many older people. While things like wheelchairs and walkers can make it easier for them to get around on their own, they might have trouble navigating narrow doorways. For older adults that use mobility devices, widening doorways can be one way to help them stay at home. Widening a doorway is a project that comes with a lot of variables, meaning the cost can vary significantly. The contractor will first need to reframe the door, and might need to do some additional work on the sheetrock and paint. If there is a switch near the door, moving it can also add to the cost. 4. PUT GRAB BARS IN THE SHOWER Falling while in the shower can be another significant threat to seniors. If you want to protect an older person against potentially falling in the tub, grab bars can be one of the best solutions. They can also be placed next to the toilet to make using the bathroom easier. This is another DIY project that is relatively simple and affordable. Grab bars can be purchased at most home improvement stores, and installing them isn’t difficult. It can easily be done by the senior or a family member. Most seniors want to stay in their own home and maintain some level of independence. With the right modifications, many of these individuals will be able to continue to do so. This can make the ageing experience more pleasant, and it will also save individuals money when compared to the cost of a senior living facility. - realestate.com.au
