NEW YEAR, NEW BREWS Embrace Your Winter Beer Monster at Abominable Snowfest 2020 STORY BY BOOZY HOPS

D

efiant Brewing Co.’s annual Abominable Snowfest returns Saturday, January 25th, and with it comes copious amounts of regional craft beers from the Hudson Valley, all five boroughs of NYC, and Northern New Jersey. General admission gets you a custom tasting glass, access to samples from all the participating breweries, all-you-can-eat BBQ, and live music. VIP tickets include the general admission package, a VIP Hour with special beers from 15 breweries, and other goodies.

Defiant Brewing Co. | Pearl River, NY Defiant, the generous host of this beer fest, has been around for over a decade.

Recently, their Abominable Snow Beer was the main beverage for a Boozyhops house party—it was a hit. The notes of banana spring up as you take that first sip, and then the citrus takes over leaving trace amounts of spice.

In addition to their large tap selection, they offer cans, bottles, growlers, and even half-kegs. All are available for the times you don’t want to socialize (a.k.a. put on pants). Defiant has a full Smokehouse BBQ menu and will be supplying the all-you-can-eat food during this fest. Their wings and cornbread are delish.

Two Villians | Nyack, NY Two Villains of Nyack opened their doors just last month and it’s quickly become quite the destination. As soon as you walk in, you’ll see the hard work and passion that went into this project.

Tall windows paired with high tin ceilings brighten up the space, while the brewing tanks glisten against brick walls and dark wood beams.

Brewers Jonathan and Sean are longtime friends and co-workers. Building on their experience as homebrewers and brewers at Brix City, the duo is producing beers that are uniquely flavorful. One of our faves, “gummy world,” is a fruited DIPA that resembles the taste of—wait for it—a gummy worm! If this seems too “out-of-the-can” experimental for you, they have six more beers on tap, from IPAs to full-flavor stouts. We’re looking forward to tasting their next ingenious idea!

District 96 | New City, NY District 96, located on Main Street in New City, opened its doors in 2017 as an addition to Burger Loft. Though they have separate entrances, they share a menu—you can order the same beer and food on whichever side you choose. The Burger Loft side has a sports-bar vibe, while the District 96 side feels cozy.

Brewmaster Chase and Assistant Brewmaster Sal are known for some of the best hazy and fruity IPAs in Rockland. They often do collaborations with other breweries, like the Even Mo Sexy with Sand City Brewing Co., and their collaboration with Boxer Donut of Nyack, the Jelly Donut IPA. Yes, this is a raspberry, blackberry, and blueberry beer with the flavor profile of a jelly donut. Insert heart eyes. We swear we like beer that tastes like beer; we just have a soft spot for breaking boundaries (and donuts). Who says beer has to be boring!

If you’re looking for a more intimate space, Naptime offers a warm and mellow vibe. Along with their draft selection, they also have cans available. No food here, but you can always bring your own or order in. There’s no way to get bored with the plethora of games on hand, especially in the summer when things can be moved outside. The staff is friendly, patient, and knowledgeable (even when we spilled a beer that one time). So don’t be afraid to ask questions or to sample a beer if you’re unsure!

Peekskill Brewery | Peekskill, NY About 25 miles from Rockland, Peekskill Brewery is nestled in a sweet spot with great views of the river. It’s also within walking distance of the train station (wink-wink). They offer a substantial selection of beer with their Simple Sour being a long-time favorite. Crowlers, growlers, and cans are also available for purchase.

Newburgh Brewing Co. | Newburgh, NY Since opening in 2012, Newburgh Brewing Co. has brewed over 70 styles of beer. Located in a 160+ year old brick building overlooking the Hudson River, this space is perfect for getting together with friends.

The interior of the second floor is reminiscent of the cool loft apartment in the city that 90s movies always promised us— arcade games, a pinball machine, shuffleboard, billiards— and still plenty of room for the long community tables that

guide you to the bar. Weekends here are even greater for socializing; you’ll get to enjoy their selection of live music.

The kitchen offers a menu of locally-sourced food, along Christopher Basso began his brewing career at Brooklyn Brewery after graduating from Boston University and The French Culinary Institute. His culinary background shows in his delightful pairings of beer and food.

Plan Bee Farm Brewery | Poughkeepsie, NY This is an all-around favorite of ours, from the beer to the atmosphere. Located in an original 1830s barn on a gorgeous farm in Poughkeepsie, this is the perfect spot to just sit back and enjoy some beer—beer cultivated from 100% New York ingredients, most of which are grown on the farm. Driving into the brewery, leaving the outside world far away, you get a real sense of that fabled quiet life in the country.

Owners Evan and Emily Watson had long harbored dreams of a 100% sustainable brewery. Armed with Emily’s experience growing up on a farm along with Evan’s experience as a brewer for Captain Lawrence, they decided to make this dream a reality. They first moved from New York City to a small farm in Fishkill, then in 2015 relocated to their current spot on a 25-acre farm in Poughkeepsie.

The brewery offers some of the most unique styles of beer— farmstand ales, wild ale, sours, saisons, fruited, and herbed beer to name a few. Every time we’ve visited, there’s a new RivertownMagazine.com / 17

style of beer to fall in love with, and just like a first love, Tulsi Blue is still in the back of our minds. This fruity, tart, funky sour (yet sweet) beer is the wild ale we take home with us whenever they have it available.

And make sure to say “Hi” to the donkeys if you visit!

Sloop Brewing | East Fishkill, NY Long-time friends Adam Watson and Justin Taylor began Sloop by selling their homebrews at local farmers’ markets. They first opened shop in 2014, and acquired a huge 25,000 square foot facility in East Fishkill in 2018. Sloop’s Juice Bomb IPA is a favorite of ours and can thankfully be found in many places—though we definitely don’t mind visiting the brewery. In fact, we’re due for a visit. There’s an option for everyone here, from heavily hopped DIPA, to crisp easy-to-drink lager. They also have a limited series NEIPAs—which consists of a new beer release every week. This is exciting for patrons and also allows the brewers an opportunity to play with different trends and flavor profiles. Be on the lookout for events happening here, or come join us sometime for movie night.

Brix City Brewing | Little Ferry, NJ In 2015, Pete Reuther and Joe Delcalzo opened Brix City as the first brewery in Bergen County. It has since become one of the most popular tasting rooms in New Jersey. Pete and Joe have been friends since high

school and decided to do something with their love for beer, which started as a home brewing hobby. Brix City is best known for their New England style IPAs, but we suggest trying anything from their Jams lines which are mind-bendingly creative and filled with tons of fruit flavor. Yacht Jams Volume 3 is a current can—a Coconut Cream Pie style DIPA with Banana Puree, bursting with notes of coconut sorbet and a tropical smoothie with hints of zesty lime and banana cream pie.

There are so many more participating breweries (and cideries) beyond what we can fit here, but you can taste them all for yourself at the Abominable Snowfest.

t’s the same old song. December’s overindulgences lead to January’s remorse. Anxiety creeps in as I dethrone holiday decorations and shelve excessive gifts. Add this

to the existing everyday mess, and it’s a recipe for stress. I need a new tune: one of order and organization. I long for the melody of a weightless, simplistic lifestyle. Though I’ve tried again and again, I admittedly cannot implement this task independently. Just as any successful symphony needs a masterful conductor, I require an organization expert to orchestrate my fresh start. I turn to the maestros of home management and orderly routines. Whether you prefer to devour a book, revel in social media inspirations, or employ a professional, I have consulted the authorities; and I invite you with me as we journey to a clutter-free, peaceful existence.

What to Read First up on our tour, we head to the bookshelves to snatch what is arguably the most well-known publication on organizational hacks: The Life Changing Magic of Tidying Up

by Japanese organization guru, Marie Kondo (subsequently adapted into a Netflix series for nonreaders). Her KonMari method advocates simplifying and organizing your home by getting rid of items that do not bring you joy. Kondo says, “Take each item in one’s hand and ask: ‘Does this spark joy?’

If it does, keep it. If not, dispose of it.’ This is not only the simplest, but also the most accurate yardstick by which to judge.” Another staple in my library is The Complete Book of Home Organization by Toni Hammersley. Her manageable housekeeping advice and daily planning practices are practical resources offering step-by-step guides to bring order and functionality to each area of your home. “Balance, not perfection, is the key to a happy home. I am going to teach you how to maintain balance in your home and regain the love you felt when you first claimed it as your own. It’s time to tackle the messes and take back your space.”

LONGEVITY THROUGH HIKING STORY & PHOTOGRAPHY BY ROGER DUBLIN

I

am a volunteer trail supervisor for the New York–New Jersey Trail Conference. Now in its 99th year, the Trail Conference has more than 2,000 volunteers and maintains over 2,150 miles of public trails in the New

York–New Jersey metropolitan area. When I became a supervisor two years ago, one of the first things I noticed was that I was among the youngest people in our regional meetings. I was 61 at the time.

Another thing I noticed was how quickly I made new friends there. I began hiking with other people more frequently. These new friends and I shared many qualities: a love of nature and the outdoors; the need to give back; and the endurance to go out on a trail maintenance hike carrying tools such as saws, pruners, slippers, crowbars, and hammers—in addition to the usual knapsack and water.

As the volunteer engagement manager for the Trail Conference, Kendra Baumer attends multiple meetings per month with numerous trail supervisors, and she can attest to the unique energy of this community.

“I’ve been at several volunteer meetings where I’ve heard it said, ‘Hiking and working on trails must be the elixir of life—just look around the room!’” she told me.

Kendra also reminded me about Robert Ward, who received the Trail Conference’s dedicated service award last spring at the age of 91. Robert served the Trail Conference since 1950 in a variety of roles, including trail supervisor and Queens Trails Council chair. He retired in November after 69 years of service.

Some Members of the Over-80 Club My first call after deciding to write this article was to Roland Breault, a volunteer from my territory. Roland is 87 and attributes his health and happiness to his time spent hiking and in nature.

“I started hiking in my early 60s when I retired,” he said. “I currently hike three days a week for about three hours a day and still do some unofficial trail maintenance. The trails and nature are my savior and spirituality. I feel the presence of God when I’m out in the mountains. I don’t take medication, and I know that all the oxygen and movement keeps me young and active. Plus, I am sustained by the people I run into on the trails.”

Bob Ross joined the Trail Conference more than 50 years ago when he stumbled across its office on Madison Avenue. Lots of hiking followed.

When his wife, Janet, developed an inoperable brain tumor, Bob became her sole caregiver—a commitment he kept for the next 34 years. He offers three bits of advice for anyone

in the trenches like he was: Take care of yourself first, get a dog to break the tension, and maintain a trail. His choice was the Orange Trail, part of the High Mountain system in Franklin Lakes, New Jersey, which was only two miles from his home.

This way he could get back if Janet needed him.

After Janet died, Bob discovered the joys of fundraising at the Trail Conference and elsewhere, and he expanded his trail maintenance to include the Franklin Lakes Nature Preserve. At 83, Bob reports that he feels fantastic—he walks five to ten miles a day, now primarily on New York City streets. After 25 years of annual checkups, his doctor continues to give him a clean bill of health, with less than a 2% risk of death from heart disease over the next five years.

In concluding, I should add that after I put out the request for stories about hiking and longevity, I received replies from a number of people in their early to late 70s offering their stories. “I’m sorry,” I had to tell them, “but I can’t include you in this article. You’re simply too young.”

Do you know there’s a bottle of water called Soma which costs $30? Not for a crate of the stuff—for just one bottle.

What you are actually paying for is the designer bottle itself, which is cute, but not $30 cute.

And the big thing is that I can’t tell the difference between faucet water or the $30 kind. Here’s a point we should all remember—Evian spelled backwards is Naive. Just saying.

On the other hand, I’ve been very busy emptying my faucet into all the plastic water bottles I can find. Do you think it’s time for Chateau Nyack water?

For all you folk up North suffering through winter’s blizzards and other horrible weather onslaughts, spare a thought for the folk of Florida.

While you’ve been putting up with wicked winter, Candice and I have been in Florida, forced—I mean forced—to spend time in the sunshine, waking up to find it’s eighty

degrees at seven in the morning—and likely to stay there for the rest of the day. So, you can imagine our shock when we turned on the nightly news and heard the big headline: “Brace yourselves South Florida. A big cold snap is heading our way.”

As we scurried to find our winter woollies, the weatherman continued: “Temperatures tomorrow will only be around 70 degrees.”

Are they kidding? Only 70 degrees!

Seriously, this really happened and in fact, it keeps on happening. Floridians feel cold when it drops to 70 or below.

I went into the supermarket and people were stocking up like the next big hurricane was on the way. Needless to say, the panic passed. And the cold snap never came. But all the local stores were totally sold out of their winter clothes.

Today there was another big scare.

Supposedly, the temperature was actually dropping to 40 degrees. As it turned out, it only fell to 48, and that was at two o’clock in the morning.

The rest of the day it was in the high 60s. On the beach, everyone was shivering. L

COCHLEAR IMPLANTS CAN HELP SO MANY STORY & PHOTOGRAPHY PROVIDED BY HUDSON VALLEY AUDIOLOGY

A

lthough hearing aids are the most commonly known solution for hearing loss, some individuals can be better treated with a device you may not have heard of—a cochlear implant. It might sound intimidating, but technological advancements have made it increasingly beneficial to patients where traditional sound amplification is not enough. So, what does it really mean to have a cochlear implant? As a clinical audiologist at Hudson Valley Audiologist working with such patients, I’d like to share some valuable information about candidacy and the path to better hearing through implantation.

What is a cochlear implant?

A cochlear implant allows individuals of all ages with moderate, severe, or profound sensorineural hearing loss and poor speech understanding to improve understanding of language and speech in both quiet and noisy environments.

By providing the auditory nerve cells of the inner ear with electric stimulation, sound is able to bypass distorted inner-ear structures and directly stimulate the auditory nerve. External components utilize ear-level microphones to pick up sounds, convert them into an electrical signal, and transmit the sounds to an internal device. Internal components receive the external signal and stimulate the auditory nerve directly.

What should I expect following implantation?

Research demonstrates improved hearing sensitivity, improved speech perception performance in quiet and noisy environments, improved quality of life and cognitive ability, as well as reduced tinnitus perception over time.

Am I a candidate? What are the steps towards cochlear implantation?

The cochlear implant candidacy process involves a multidisciplinary care team including but not limited to audiology, otology, and speech-language pathology specialists.

Preoperative Audiologic Evaluation To qualify for audiologic candidacy, the lack of benefit with appropriately-fit binaural amplification (a hearing aid in each 40 / Rivertown Magazine January 2020

ear) needs to be documented. The individual will be wearing their hearing aids in a soundproof booth for this evaluation to determine how they are functioning with hearing aids.

This cochlear implant evaluation (CIE) appointment consists of detection and speech testing both in quiet and noise.

Preoperative Medical Evaluation A medical appointment with the neurotologist and implanting ENT, along with other recommended medical professionals, is necessary to ensure good health going into the procedure.

Surgery The procedure is typically an outpatient surgery with postoperative medical evaluations administered prior to device activation.

Initial Device Activation The audiologist will activate the speech processor approximately 3-4 weeks following surgery. This allows for the site to heal appropriately.

Rehabilitation Follow-up appointments with your audiologist, otologist, and speech language pathologist are necessary to ensure appropriate progress with your cochlear implant via device mapping adjustments and speech language therapy.

What do cochlear implant recipients say?

“This journey has been amazing thus far. Activation day was robotic, tinny, high pitched with R2D2 taking up residence in my head. Each day the sound opened up for me. This past Sunday I invited two of my best friends over for dinner. One of them is very soft spoken. My kitchen acoustics aren’t the best, but there I sat across from my dear friend and I HEARD EVERY WORD SHE SAID!!! I was in tears, as was she for me. My work environment has also improved as I am hearing my staff and my customers much better. Tonight, I went to my Meals on Wheels board meeting where I haven’t heard much in the past year or so. There, I heard everything!!! I was amazed! I do still find it tough to hear when there are several people talking at once though. The surgical recovery was rough for me, but I would do this again in a heartbeat, for I know that my level of hearing is only going to improve and I am dedicated to putting in the hard work necessary to optimize my CI. I can’t wait for my next mapping. My CI has changed my life already, and this is only the beginning. I am eternally grateful and beyond ecstatic!”

Sophia Patrikis received her Bachelor of Arts degree in Communication Sciences and Disorders along with a minor in Medical Spanish from James Madison University in 2013. Riggio and Goodman are changing the game in the world of fitness centers. A

nthony Pavone is just as much a craftsmen as he is a doctor. After twenty years of operating, Dr. Pavone feels that oral surgery “is a very artistic field,” requiring not only medical expertise but also the workmanship necessary“ to rebuild what (his patients) have lost.” Sometimes that’s as simple as fitting them for a replacement tooth. Sometimes it means helping them recover from major facial trauma.

Dr. Pavone first began working in Rockland in 2006 after graduating from NYU’s College of Dentistry. His new office, which celebrated its one year anniversary last month, handles everything from tooth extractions to bone grafting and works closely with local dentists to provide comprehensive care for their patients.

“There are two sides of dentistry,” explains the doctor while describing the treatments his office provides. “There is the side that deals with the science of medicine, treating health problems like really bad cavities and infections, and then there is the artistic side that focuses on rebuilding.”

Dr. Pavone is thoroughly trained in both categories. He began in dental school by learning to carve replacement teeth out of wax and has since graduated to using advanced 3D imaging during the course of his oral surgery career to create precise replicas that contour to a patient’s mouth.

“We try to deliver back to the patient something that functions well and looks like it did before.”

The advanced imaging and 3D printing technology Dr. Pavone employs has allowed him to offer more precise and comfortable treatment options to his patients. By utilizing specialized “surgical guides” molded after a patient’s mouth, Dr. Pavone can operate on an individual tooth with pinpoint accuracy. 3D X-rays allow Dr. Pavone to plan surgery on a computer well before the actual operation and to take detailed imprints of a patient’s mouth without using a physical mold.

“I’m fortunate enough to bond with patients and to help make their visits the best they can be,” says Dr. Pavone. “If we can deliver a positive experience, patients will be less fearful in seeking out dental care in the future—and this is so important for their overall health.” L

YOU AND YOUR TAXES Cash Flow: A Central Part of Your Business & Tax Plan Cash flow is the lifeblood of all businesses, and failure to keep this blood flowing will lead to disaster.

“Yes, you made money this year.”

Every business owner wants to hear those words. Unfortunately, these words do not mean that all is well. The appearance of a solid profit can hide a lurking cash flow problem. Do you have enough cash to pay next month’s or next year’s bills? The availability of cash is just as important as profits.

Most people would ask me, “Doesn’t cash flow follow profits?” and “If I have a profit, isn’t there plenty of cash to pay bills and to pay myself?” For most small and startup businesses, the answer to these questions is often no.

What if your customers have not paid you yet? What if you invested lots of money into inventory that has not yet been sold? Or, what if you used funds to purchase equipment? This may be where your cash went. No money left to pay ongoing bills like employee payroll, rent, etc., and no money to pay the owner. What do you do now? Can you keep the doors open?

Here are practices to help you give your cash flow the attention it deserves: Understand your cash position.

Start with simply getting in the habit of monitoring your bank account activity, daily, to watch for mistakes or unforeseen charges. Then, look at each business process that involves cash— purchasing, inventory, collections, and payroll are good examples.

Consider extending terms for paying vendors, establishing shorter terms for customers to pay, and implementing a review process to ensure accurate

payroll calculations. Also, explore opportunities to turn over your inventory faster.

Create a cash flow statement forecast.

Create a forward-looking statement of monthly cash flow needs. It will reflect the flow of cash throughout the year and identify times of cash crunch. You can then see the impact of changes you are making on your company’s cash position.

Build in some contingencies.

Most businesses experience seasonality. Understanding your business cycles can help you strategically manage cash in high cash months to cover shortfalls that come in low cash months. Set up a line of credit so it is available in the case of an emergency or as a bridge during short-term liquidity needs. A line of credit charges interest only when used, so it is a perfect tool to have at your disposal.

Watch for hidden cash hijackers.

Oftentimes, large cash expenditures can be hidden on your income statement or balance sheet. A few examples are payments on capital purchases, debt obligations, dividends, guaranteed payments to partners and taxes. Income taxes, when not accounted for correctly, can cause a twofold problem—it can become a large lump sum that is due in a short amount of time and additionally snowball into a larger obligation to account for going forward. Do not wait until the end of the year to project your tax provision.

Appoint someone to manage cash.

As with many business processes, important details can fall through the cracks if there isn’t clear accountability as to who is responsible for the task.

So, assign yourself or someone you trust to manage the company’s cash flow.

or many, the start of the new year means the start of a new diet. Why do the majority start and fail—within a few short weeks?

“The answer lies in the type of diet,” says Dr. Mark Ferraro of Hudson Valley Wellness Associates in Stony Point. “There are many diets that promise quick results but leave the patient without a proper nutrition plan going forward. That usually means the patient resumes his or her prior eating habits, which results in gaining back most, if not all, of the weight.

Before selecting a diet, a patient should understand how weight loss and weight maintenance actually work.

“The body has three sources from which it draws energy to meet its metabolic needs: carbohydrates, muscle, and fat.

The body will first draw on its carbohydrate reserve before turning to muscle and fat. The key is to deplete the body’s stored carbohydrates (in the liver) while preserving muscle.

To lose weight, the body must be in a state where it is only burning fat. This is known as ketosis.”

ADORE YOUR BODY YOGA NEW YEAR’S RESOLUTION: THE YOGI WAY Hello, 2020! With the turn of a decade, the weight of New Year’s Resolutions might feel heftier. Often, we use the tick of the calendar year as a referendum on our lives.

Am I thinner, more successful? Is there more money in my bank account?

The purpose of New Year’s Resolutions always seems well-intended.

Undoubtedly, the intention is to become better versions of ourselves— but, at times, these resolutions don’t stand up against the challenging realities of creating lasting change.

The truth is that initiating change is a skill that requires focus, dedication, and practice. If you want to make a change, it is better to select ONE thing to really set your sights on rather than a few things you will have a hard time keeping in focus.

In yoga, we have a practice that is geared towards the ongoing uncovering of the best parts of ourselves and our lives. In Sanskrit, it’s called sankalpah. In English, I like to call it the “heart’s desire.”

You might have already rejected the notion because we’ve been taught so fervently that desires aren’t

good. Often, we mistake addictions, compulsions, or bad habits for our desires. They aren’t the same! In this yogic theory, your heart is the voice of your deepest wisdom, your highest self, and your truest calling in life.

The practice of sankalpah uncovers your most noble qualities and brings them into your daily life through intention. Sankalpah states, as a given, that the best version of you already exists; it simply requires excavation and polishing. A diamond in the rough is still a diamond!

How do you begin? You must start with listening to your heart. Take some time in meditation or yoga to ask your heart this question: What do you want out of this life? Listen, and perhaps journal on it, completely free of self-imposed criticism or judgment.

Next, turn the results of your inquiry into a short phrase that you can easily remember. Something like: I am kind to others, and I experience kindness all around me. The kindness of others can show up in so many ways that might be significant in your material life!

hen you step past the plastic-curtained doorway and stand under the weekend’s temporary awnings, patiently in queue, you will feel it. The

energy in just the first few minutes of the opening night of the December 2019 show was testament to the anticipation that surrounds this annual exhibition. Potters traveled from as far west as Washington state, as far north as Calgary, and as far south as North Carolina to present their works with a warm openness and willingness to share. The 45th consecutive Annual Pottery Show at Old Church unveiled close to 3,000 handmade pieces ready to be discovered, experienced, and purchased.

The Old Church Pottery Show & Sale is a nationally recognized destination amongst esteemed ceramicists, clay enthusiasts, and the regional community. It is one of the largest handmade pottery exhibitions in the country and a model for its kind; impeccably organized and hosted with such care, it draws in up to one thousand visitors every year.

The atmosphere established by both the event’s grandiosity and its cozy locale seamlessly bridges that oft’seen hushed void between curator and voyeur—one that we may experience stiffly at galleries or one that may easily creep up between shopkeeper and consumer in a standalone boutique.

Instead, you get to experience the best of worlds in this one place in time; it’s a museum, a marketplace, a space of live conversation with renowned artists, as much as it is a local community mixer with every one of the guests and volunteers that are in attendance. This energy is deeply-rooted in the center’s legacy and its beautiful beginnings.

Mikhail Zakin founded The Art School at Old Church (TASOC) with the vision of improving the quality of life within the local and regional community, by making art more accessible to it.

Established in 1974, it opened as a nonprofit, nonsectarian cultural resource center and is still in operation today as such. TASOC, an unpresuming white and brown structure, can be found furrowed between a duck pond, a school, and a church—sitting in a quiet little nook in Demarest, NJ. It is one of the few true hubs of the clay arts in the area and offers many opportunities for involvement. However, their offerings are not limited to just the ceramic arts.

TASOC manages two galleries, a thrift shop (in Westwood, NJ), and is a bustling second home to many art lovers—warmly welcoming all: beginners, great savants, and every person in between of all ages (children, teenagers, and adults). In four semesters, they offer an extensive listing of courses in jewelry/ metalsmithing, drawing, painting, photography, collage, printmaking, fiber, basketry, glass, sculpture, and more—including a week-long art camp for children in the summertime.

From January 6th to February 6th, the Mikhail Zakin Gallery will host Visual Thinking, an exhibition of drawings by artists from NJ, NY, PA, and CT. The opening reception is on January 9th from 5:30 to 7:30 PM. Become a student or a member, volunteer, apply for one of their scholarship programs, or throw your child’s next birthday party at TASOC. ougheed Library was packed to burst last month when St. Thomas Aquinas College officially welcomed their new president-elect, Kenneth Daly. Daly will soon be the school’s ninth president, and he is ecstatic to be joining the S.T.A.C. community.

“Today is one of the most exciting days of my life,” said Daly during his welcoming ceremony. “For many years, it’s been my personal ambition to be president of a college, because I really believe that I can give back; I have been trying to find the college that matches my personal beliefs system—and for me, St. Thomas is that place.”

Daly will be succeeding Dr. Margaret Fitzpatrick, the school’s current president who has been serving S.T.A.C. for 25 years. For the next six months, he will be shadowing Fitzpatrick before assuming her role in September.

“I want to really build on the strong tradition that Dr. Fitzpatrick and the Dominican sisters have created” said Daly. “I am excited by this opportunity to continue the proud tradition of Dominican education, while leading the college on a journey to meet the emerging needs of the workforce and society of the future.”

After just one day in his new position, Daly is already impressed by the loyalty and passion S.T.A.C.’s faculty and students have for their school. “Did you ever see a crowd of people give a standing ovation like that to someone they’ve just met?” asked the president elect following his enthusiastic welcome.

Daly has had a long career in administration having spent the last thirty years serving as an executive with National Grid, a multinational utility company based in Warwick. He is eager to make the transition into education and help students launch their own careers. R

The Rockland County YMCA held its Night of M.A.G.I.C. on December 6th, at the Nyack Seaport, which had more than 160 people in attendance to recognize three outstanding citizens and to raise funds in support of YMCA Youth Programs.

Chris Sampson, former Clerk for the town of Ramapo, received the Distinguished Service Award, in recognition of his dedicated service to the Y and the community, including leadership roles such as Chairman of the YMCA Board of Directors and Immediate Past President of the Spring Valley Rotary Club. Chris also serves on the YMCA Board of Trustees and as Vice Chair of the Regional Committee on Membership Standards for the YMCA of the USA. Beth Davidson received the Community Service Award based on her service to many community organizations including: as Secretary of the Nyack Free School District Board of Education, the Nyack Center, Keep Rockland Beautiful, and as a Girl Scout Troop Leader. She is a strong

advocate for healthy living at the YMCA where her family participates in swimming, tennis and Healthy Kids Day. Joseph Casarella received the Service to Youth Award for his dedication and excellent work with the youth of Rockland for more than 50 years as a teacher, Hall of Fame Coach, and Director of Athletics for North Rockland High School. Coach Casarella has been a strong supporter of the YMCA programs such as Family Swim Nights at North Rockland High School and has assisted with the YMCA Golf Outing to provide camp scholarships.

The Touching Bases Baseball League closed the 2019 season with its annual awards luncheon on November 23rd at North Rockland High School.

Trophies were presented to 210 players on 14 teams representing six agencies that provide services to adults with disability.

The players, ranging in age from 21 to 91, play each Saturday throughout September and October using modified rules designed to assure a safe and successful experience.

CAN THE SELLER OF THE HOUSE PAY SOME OF MY CLOSING COSTS? Seller Concessions When I purchased my first home, I was 23, and I was totally in the dark. I had a small down payment saved in the bank and assumed a few thousand dollars in closing costs. I remember my stomach sank and nearly touched the floor when I heard: “Approximately $10,000 is what the closing costs will be.”

“Well, guess I’m renting an apartment,” I thought to myself. “Who do I tell that I’m backing out?”

Then, the bank mentioned Seller Concessions. This ultimately saved the sale! Now, many years later, I am a mortgage expert and can explain what this means to potential buyers, like my younger self, who had no idea what it actually involves.

A Seller Concession is an agreement where the seller agrees to pay all or some of the closing costs. No, this does not come out of their pocket as a gift by any means.

They basically agree to raise the sale price of their home, or they can reduce their net proceeds by the amount of the closing costs and allow you to pay those costs with the Seller Concession. This is something the seller must agree to and should be presented during the purchase offer as part of the negotiation.

A Seller Concession can also be used as a smart financial tool. For example, if you were to find a home that needs a few upgrades, it may be beneficial to keep the money in your pocket for the construction costs rather than putting it toward closing costs.

Question: My broker tells me my house is worth $400,000, while Zillow says it’s worth $425,000. How do I know which number to trust?

Answer: Zillow sometimes does an “ok” job of estimating the value of a home. However, since there are many factors Zillow can’t know about, it usually falls short of being any better than a rough first approximation of value. Think about these questions and see if you can answer “yes” to them.

Has Zillow seen your house? Does it know what condition your house is in? Does it know if your house has structural problems, if it’s susceptible to the noise of traffic, or if the property has high-tension wires nearby? Does it know if you have a river view, a finished basement or central A/C? Does it know if your kitchen and bathrooms have been updated?

My point, here, is that it’s impossible for Zillow to know much of this information, which is crucial to evaluating your home.

Zillow uses basic knowledge such as square footage, number of bathrooms, acreage, etc. and, based on these peripheral qualities, compares your home against properties that have sold in the neighborhood and are similar to yours.

If you notice, Zillow provides a “Z-Estimate” ex. $425,000, but then it also provides a broad range of uncertainty around that estimate (ex. $381,000 - $488,000). What this boils down to is that there is no true substitute for the input of a professional realtor with regard to pricing your home.

In order to arrive at the most accurate list price, a realtor must choose not only vaguely similar homes, but the best comparable homes with which to evaluate the value of your property. A realtor will survey differences between each of these comparable properties and yours for parameters such as these: the condition of baths and kitchens; the presence or absence of a finished basement, a central A/C, patios, decks, fireplaces, and garages; whether it is located on a cul-de-sac versus a busy road; and the exterior condition (siding, age of roof, condition of driveway). Only after conducting a thorough assessment of these differences and after running an in-depth appraisal of your property, can the realtor arrive at a realistic price for it. Overall, the average sales price in Rockland County (inclusive of the Rivertowns) was $493,412, down 0.7% over the same period last year. The median sales price in Rockland (inclusive of the Rivertowns) was $455,000, down 1.1% over the same period last year.

The number of condos coming on the market increased 5.1% (82 YTD 2019 vs. 78 in 2018). The number of sales decreased 11.6% (38 YTD 2019 vs. 43 YTD 2018). ovember 14th, 2019 presented quite a celebratory occasion for Latino real estate professionals and those heavy hitters in the industry, county-wide, as Rockland’s newly launched National Association of Hispanic Real Estate Professionals (NAHREP) chapter was chartered. Professionals in real estate, banking/lending, and the home improvement industry gathered at the beautiful Terrace on the Hudson, located in Haverstraw to introduce the charter. High-achieving professionals were honored for their hard work and successes in the field. Current National President, David Acosta, spoke of the importance of NAHREP within the real estate and Hispanic communities; he explained that through these connections, members become empowered professionally and, in turn, empower those on their quest to achieving the American Dream of home ownership.

Professional support & continuing education, market intelligence data, and important relevant information concerning advocacy issues are additional membership benefits of joining NAHREP. Incoming First President, Mrs. Elsa Seguinot, was presented with an Award of Recognition by Rockland County Executive, Ed Day. efore the internet, magicians used to share secrets in person, by mail, or by phone. Massive magic conventions around the world would regularly gather 1,000+ magicians and their families for fun, magic shows, and lectures.

But the most exciting events happened over late nights and in secret. They were referred to as sessions and took place in various bars, hotel rooms, lobbies, and hospitality suites.

I used to attend many of the larger conventions. During the summer of 1981, in Pittsburgh, I vividly remember sitting on the floor at one of those hospitality suites and showing some magic to Shigeru Ekuni, a hobbiest magician attending from Japan. I later found out that, in Japan, he was a very well-known and respected author.

After I showed him a bunch of stuff, he shared with me something I had never seen before. It was something that very few people, if any, in the U.S. knew about, and it is something that you will be able to amaze your friends with if you continue reading to the end.

So, by the time I arrived back home, I had learned this cool illusion, and I was showing it to all of my friends. It was catching on like wildfire. My friend Harry Lorayne was publishing a monthly magazine and begged me for it. So, with Shigeru’s permission, it was first published in the January 1983 issue of Apocalypse.

It was not Shigeru’s invention, and he wasn’t sure who created it. But, it was known by some puzzle people and magicians in Japan. Since its publication within the U.S. in 1983, it has been performed, copied, re-published in many books and even has videos dedicated to it.

It is easy and can be performed using any bill, magazine page, or just about any photograph that has a face on it. I have even performed it once using a poster for a surprise birthday video. R

1 MOOD SWINGS What your friends think they see: You show them a $20 bill with Andrew Jackson’s face on it, and he seems to look very sad, almost crying. Then, suddenly, he begins smiling and grinning until he looks very happy.

What really happens: Using some secret pre-folds to the bill and by controlling the angle of the view, you can make any picture look sad or happy.

I am going to teach you how to do this using a $20 bill. But you can use almost any bill that has a person’s face on it where both eyes are showing.

You will need to prepare the bill by giving it three secret folds. You must first fold the bill at the center of one of the eyeballs, as seen in Photo 1.

Your second fold is done the same way but to the second eyeball.

The third fold will be made between the two eyes, as seen in Photo 2.

Now straighten the bill so it looks normal and the folds are not prominent. You are ready to create something amazing.

If you hold the bill so you are looking down on it as in Photo 3, Andrew Jackson will look very sad. But, if you slowly tilt the bill up, his facial expression will begin to slowly change and will eventually turn into a smile as seen in Photo 4.

I used to use a $1 bill and talk about how sad George Washington was because he is not on a $100 bill. Using a $20 bill, you can talk about how upset Andrew Jackson is that he is going to be replaced on the $20 bills.
