aree Dinsay, the owner and Executive Chef of Grub Asian Fusion Cuisine, has been making Thai food all her life. Ever since she was a little girl working in her parents’ restaurant, she has had a passion for her native food. “My mom taught me how to cook,” said Dinsay when describing her history in the industry. “I love it more than anything I’ve done in my life.” Dinsay emigrated to America, earned a degree in accounting, and spent years working as a financial analyst. But Dinsay was always drawn to the culinary arts. After deciding to change careers, she worked at a few different local restaurants before finally going into business for herself. Since then, Chef Waree has built a loyal following of customers eager to enjoy her authentic Thai food. A hardworking mother of three, Dinsay decided to return to professional cooking after realizing she needed more flexible working hours. With the opening

of Grub Asian, she has found a better work-life balance, supporting her family while still spending time with them. Her oldest daughter already helps out in the family business working as a server and learning the ropes just as Dinsay did when she was a child. Dinsay is ecstatic to be cooking professionally again, and her finance skills and experience have contributed significantly to the success of her restaurant.

Chef Waree’s career took off when she started working as a line cook in Pearl River. There she quickly built a reputation by serving classical Thai dishes at an Irish bar. “I wanted people to taste what I like to eat,” explained Dinsay, who was eager to share her cultural cuisine and was pleasantly surprised at how readily people made the switch from sliders and chicken wings to curry and stir-fried noodles. She soon established a “big following of people willing to try new things,” which allowed her to launch Grub Asian. Dinsay describes her culinary style as traditional comfort food, but her menu combines Thai, Malaysian, Indonesian, Chinese and American influences that is uniquely Grub Asian. Grub serves classic Thai dishes like fried shrimp cakes, homemade spring rolls and dumplings, and many different styles of curry. The fried dishes, like the spicy calamari or savory shrimp cakes, are lightly breaded in panko breadcrumbs, crisper and lighter than American-style fried food. Waree makes her own curry powder and dipping sauces from 14 / Rivertown Magazine August 2019

scratch and uses the freshest produce possible for all her entrees. While Waree prides herself on serving “real” authentic Thai food, the master chef has added her own personal touches to the menu as well. Grub’s “signature lettuce wraps” are perhaps her bestselling brainchild, combining the cool, crunchy taste of fresh lettuce with spicy chicken, savory Korean style barbeque, or even tofu smothered in homemade “smack sauce” (a Thaiinspired sort of chipotle mayo). Refreshing drinks like fresh coconut water, straight from the coconut, and desserts are also available. Grub Asian Fusion also offers dishes like chicken fingers and fries for the younger crowd, but it’s the delicious Asian fusion cuisine that has people from the Hudson Valley area coming back again and again. The intimate atmosphere of Grub Asian perfectly reflects Waree’s philosophy: she loves sharing her cooking with new people, and the restaurant feels like a familial dining room filled with cozy, wooden furniture and delicious smells wafting from the kitchen. Dinsay

adores her job and treats her staff like family; they regularly eat out together and even watch each other’s pets. Their enthusiasm is infectious, and any new customer is bound to walk away with an appreciation of Thai cuisine. Grub Asian is open Mondays through Saturdays from 11AM to 9PM and closed on Sundays. DISCOVERING THE BEST WHITE WINES FROM ALSACE, FRANCE Most French wines are labeled by region, such as Sancerre, St. Julien and Margaux. An exception to this is the Alsace region, where, unlike other areas, the vast majority of wines are white. With approximately 35,000 acres of vineyards, the Alsace area has more soil types than any other wine-growing area in France. Alsatian vineyards are in a sunny, cold, narrow valley and it is very dry. On one side there are the Vosges Mountains, which protect the vineyards from winds and moisture coming in from the west. The Rhine River on the east provides moderation to the area. HautRhin is the Southern region, and the mountains become somewhat smaller as you go north to Bas-Rhin. Bas-Rhin has less famous wineries, but still good quality wines. This is an area that can be hunted for bargains. Alsatian wines are the only Appelation d’Origine Controlée (AOC) that is allowed to label by varietal. It was not until 1962 that Alsace attained AOC status, with 50 Grand Cru sites. To be labelled “Grand Cru,” the grapes must be grown on the five percent of land that has been declared a Grand Cru site and then the harvest must be limited to five tons per acre. The name of the varietal will appear on the label along with the designation Grand Cru. These are the noblest of grapes: Gewürtztraminer, Pinot Gris, Muscat and Riesling.

Aside from the four noble grapes, Sylvaner, Pinot Blanc and Pinot Noir grapes are also used in Alsatian wine. By law, these wines are made with a single varietal so you will not find many blended wines. One exception is edelzwicker, which may be a blend of any of the allowable grapes, or Crémant d’Alsace which is sparkling wine made mainly with Pinot Blanc in the Méthode Champenoise. Some Alsatian vineyards use additional designations such as Clos if they are surrounded by walls, or Cuvée to make their label more distinctive. They believe their wines are as good or superior to the Grand Cru. Alsatian wines are low in alcohol and high in acidity. The very best wines are made using indigenous yeasts, and the use of oak is rare. Most wines are made in stainless tanks or other neutral containers. In the hands of skilled Alsatian winemakers, they truly shine. You can find dry wines amongst these varietals or wines that lean toward the sweet side. There is much diversity in this region. In addition, delicious dessert wines are made in Alsace. Try a Vendage Tardive, which is made of very late-harvested grapes. You may be very pleasantly surprised. Tucked away on Main Street in Nyack is an unassuming bistro that you’re likely to stroll right past. But that would be a shame. If you’re lucky enough, you may catch a glimpse of the jovial owner and Executive Chef Alain Eigenmann in the doorway. And if you follow him in, you’ll be magically transported to a cozy French hideaway. This intimate bistro, reviewed by The New York Times, seats 16 and features rustic wooden tables, hand chosen by Alain from a Brooklyn artist. Adding to the charm are wooden wall sconces crafted from French wine barrels and a windowed partition which Alain repurposed from an upstate NY mansion door. The setting, a glass of Reully or Bordeaux and the soft accordion Parisian music assure you that you’ve somehow arrived in an Alsacian café. Alain’s radiating warmth and his stories—whether it is about his mother during wartime France or how Sauternes is made and how it completes the flavors of foie gras—naturally makes you want to sit for hours. His irresistible dishes are what keeps his customers coming back. Alain’s menu features some of the highest quality French classics north of Manhattan, but his 20 / Rivertown Magazine August 2019

seasonal, creative dishes are a stand out as well. The summer menu uses local, fresh vegetables from the neighboring Nyack Farmers Market and features salads with bright red, juicy tomatoes and fresh herbs, as well as a flavorful ratatouille. Come winter, you’ll find hearty stews and rich cassoulets added to the specials. Most impressive, and instantly noticeable at first bite, is Alain’s unwavering commitment to quality. He will never compromise. “I don’t do volume, I do quality.” This trait was surely engrained in Alain since he began his cooking career at the age of 14. After years of working in various kitchens in Alsace, France, he came to New York at age 24 and worked at famed French bistro, Raoul’s. Alain subsequently opened his own restaurants in Norwood, NJ and Nyack, NY, and most recently opened the Petit Bistro. “It’s like cooking for friends,” said Alain. “I know most of my customers.” Some of them actually bring him fresh produce from their personal gardens. Guests relish in his Dover sole (flown in from France weekly and picked up personally by Alain at the airport), the classic mussels frites, and the flavorful


steak tartare complete with quail egg. Dessert is not to be missed: the flavors of Grand Marnier, espresso and vanilla in the Crème Brulee Trio could be the best this side of the bridge. Always perfecting his craft, Alain is an active member of the Academie Culinare and part of an expansive network of chefs (also considered friends) who frequent his bistro, undoubtedly to enjoy his culinary genius. THE WELL FED YOGI Here are the flavors of summer! Blueberries, lemons, tomatoes and fresh herbs all wrapped up in two easy recipes. The Easy Summer Pasta has become a staple in my house as it’s SO quick and easy, and everyone loves it. The Blueberry Crumble can be assembled ahead of time then slipped into the oven just before dinner. Serve it with plenty of ice cream (dairy free is delicious these days!). It’s a treat but an easy one to rustle up.

Method: Heat the oven to 350°F. Line a baking tray with parchment paper. In a medium bowl, combine the filling ingredients. Stir well to combine and set aside. To make the topping, place the flour, sugar, oats, cinnamon and salt into a large bowl. Add the diced butter and rub the butter through your fingertips into the the flour mixture until it resembles very large breadcrumbs. Bake for approximately 40-50 minutes until the crumble topping is golden brown, and the juices are bubbling up the side of the pie dish. re you looking for an outdoor adventure this summer? We’ve got you covered! Check out Rivertown’s list of the area’s most scenic trails.

Easy

Demarest Kill County Park, located in New City off New Hempstead Road, offers a lovely path that circles around a pond and has a small dog park. It’s an ideal spot for pet owners and those looking for a relaxing walk in the woods. The Heritage Trail in Goshen is a 10-foot wide path built around the former Erie Railroad in Poughkeepsie, about 50 minutes from Rockland. It features sections of both asphalt and limestone surface and winds through a wildlife sanctuary and several historic landmarks. The path is perfect for biking and has access points at the Chester Depot Museum and the Village of Monroe’s Park and Ride Lot B. Walkway Over the Hudson State Historic Park is the perfect destination for those looking to enjoy a breathtaking view of the Hudson River with modest effort. An hour north of Rockland and located in the heart of Poughkeepsie, the former railway bridge is now open for bikers, joggers, and hikers and runs the entire width of the Hudson. Parking for the park is available on either side of the Hudson. The Alpine Boat Basin in New Jersey is a wonderful spot for a low incline walk along the water. The trail begins in a scenic picnic area and will take you past historic landmarks like the Kearney House, a former tavern that was built in the 19th century. The park is located off of Route 9W and also has its own bus stop courtesy of NJ Transit, only a half hour away from Rockland County! Walkway over the Hudson State Historic Park in Poughkeepsie

Moderate Bear Mountain’s Major Welch Trail offers a moderate challenge to hikers looking for a scenic view of the Hudson Valley. Stretching three and a half miles, the loop trail will take you to the top of the mountain and back. The trail is dog-friendly (though they must be leashed) and one of the more popular destinations for Rockland hikers. The path starts in the southwest corner of the Bear Mountain Inn parking lot. Just across the bridge and off of Route 9D you’ll find Anthony’s Nose, a moderate 2.6 mile hike that “feels like you’re climbing a 500-foot vertical staircase.” The path is actually a small piece of the Appalachian Trail and leads to a rocky clearing that overlooks the entire Hudson Valley. The trail is dog-friendly and a great picnic destination.

Teatown Lake in Westchester County offers 15 miles of hiking trails with “diverse terrain and habitats, including abundant fields, mixed hardwood forests, laurel groves, lakes, streams, swamps and farm land.” The trails range from easy/novice to moderately difficult and the park also has a visitor center that “hosts a number of exhibits that teach our community about our local wildlife.” The park is only a half hour’s drive from Rockland and is a wonderful destination for the whole family. Kennedy Dells County Park, located on Zukor Road north of the New City library, offers a peaceful trail that follows a creek and takes visitors past the remnants of an old stone dam. The 2.4 mile loop trail is perfect for casual hikers and dog walkers.

Tough Buttermilk Falls offers a more invigorating hike with a very steep incline. The entrance to the park is located on South Greenbush road of off Route 303 north. There is a trail from the parking lot leading up to the falls which has several scenic overlooks. At the base of the waterfall is a nice clearing, perfect for picnicking. Hook Mountain State Park has a lengthy 5.8 mile trail that’s perfect for hikers looking for more of a challenge. The trail is dog-friendly and those who climb the 728 feet to the mountains southern summit will be treated to a spectacular view of the whole Palisades area. L

his bright, comfortable four bedroom at 182 Park Road in Wurtsboro has all the original flavor of the Sullivan County Club, a planned mountain vacation community designed in the late 1800s. The club, with its hotel, activity buildings, and privately held homes, was part of the Catskills “Borscht Belt” scene (sadly, the hotel was destroyed in a 1970s fire). Or drive into the Village of Wurtsboro and visit the Canal Town Emporium (great gifts and crafts in a restored 1840’s general store that was originally a trading post for the Delaware & Hudson Canal); Crystal Connection, an old church converted into a crystal shop; the Basha Kill Wildlife Area for great hiking and birdwatching; The Red Dot Vegetarian Kitchen, which gets rave reviews for creative Indian/International food and Danny’s Restaurant for American fare. Take a 10-minute jaunt to experience Mountaindale, the latest “happening” place adopted by young urbanites for their eclectic business ventures. The Catskills area is booming! L

It’s only a few blocks square. And as a semi-retired party animal, I love that there are two hotels and six bar/restaurants in walking distance. Everyone you pass in the street says “Have a nice day”­—with a smile no less. It’s a friendly place. It’s not New York.

So that’s what we did. There’s a free trolley service that will pick you up anywhere— and later bring you back home. And best of all: it’s free!!! Wouldn’t that be a wonderful service to have in Nyack?! Or anywhere in Rockland County. When I first came down here, I saw a lot of cars running around without drivers. It must be a test of the new driverless cars, I thought. But the next day I realized the truth: there were little old folk in the cars, and

Within moments of speaking with Jackie Galgano, it becomes obvious why her dance company exudes such enthusiasm. There’s an unmistakable twinkle in her eye as Jackie details the birth and growth of her Nanuet dance studio, Studio Jacked.

studio, I knew I wanted a vibe of everyone being ‘family’ and very tight. We don’t call ourselves a dance studio—we call ourselves a dance family. We have very personal relationships with all of our students and families.”

Six years ago, Studio Jacked was born, not only from Jackie’s passion for dance, but also from her love of teaching dance. “I’ve been dancing my whole life since I was three years old. I always had a love for dance and a passion for it, but Studio Jacked came into my head when I got my first teaching job. I started teaching dance when I was 18 years old, and it kind of brought me into a different realm from actually dancing on stage to creating the dances and teaching children. That’s really when my passion exploded.”

ADORE YOUR BODY YOGA THE BEGINNER’S EDITION Do I Need To Lose Weight Before I Start Yoga? No. Yoga marketing can be off-putting, where it’s intended to be inspiring or aspirational. Young, slender women doing extraordinary things with their bodies might lead one to believe yoga isn’t for them, especially if they don’t look similar to (or exactly like!) the models. But, that’s just not the case. You don’t need to be anything other than yourself, as you are now, to begin studying yoga. If weight loss is a goal of yours, chances are that through the work and relaxation that go hand-inhand with yoga, you might shed some pounds.

And if weight loss isn’t a goal of yours, then you should take yourself to yoga, and listen for instruction welcoming all bodies. The instruction will not include language that suggests “getting” any body other than the one you have is an aspiration. That instruction will include the use of props like blocks, bolsters, blankets and straps to help make the postures fit your body.

It will contain language offering modifications for poses that are challenging to larger bodies, when round bellies or thick thighs get in the way.

Remember These Two Things: 1.You’re allowed to be a beginner, to get things “wrong” and learn from your mistakes.

2. Flexibility isn’t actually the goal. Yes, the “stretching” is good for your body, and yes, we do strange, bendy things AT yoga. But the real goal is to know your body better—and therefore your Self better—through mindful physical engagement and deep breathing. Flexibility is a by-product.

Do I Need A Special Wardrobe For Yoga? Kind Of. Don’t let this stop you from checking out yoga wearing whatever you’ve got. But, once there, you’ll discover form-fitting attire is actually functional. Baggy clothes get in the way, and often end up around your face in a Downward Facing Dog. You can get away with sweatpants, but you might regret it if you end up sweating much. For women, I suggest a moderate support sports bra (without an underwire, if you can manage), a fitted tee or a tank top and fitted pants. For men, I suggest underwear that “contains” you (NO BOXERS!), LONG shorts, and a fitted tee or a tank. L

“Tax Efficiency” In Retirement One of the basics in retirement is to be as tax efficient with your income as possible. In 2019, income tax rates range from 0 to 37 percent, plus a potential 3.8 percent net investment tax. Understanding how these progressive tax rates apply to ordinary income creates a tremendous retirement planning opportunity. The Basic Concept Many retirees can control their taxable income each year by the amount they work and how much they withdraw from retirement savings accounts like IRAs and 401(k)s. When your income drives you into a higher income tax rate, you will need to decide if you want to maximize the tax rate applied to this range of income. Example: Assume you are a single taxpayer with $10,000 in retirement income from a part-time job. You also have $150,000 savings in a 401(k) retirement account. Medicare 101: The A, B, C (and D) of Medicare Plans? As a licensed insurance agent, I speak with many individuals who are within a year of turning 65 or retiring and are becoming eligible for Medicare. Once you turn 65 and are receiving Social Security or collecting SSDI for more than 24 months for a disability, you are automatically enrolled in Medicare. Must you enroll in Part A and B and start paying a premium? Will Medicare be your primary insurance? Maybe you are working and not even sure if you need Medicare, but you want to make sure you don’t unknowingly get a late enrollment penalty. You will also need to consider whether to stay working past age 65 for an employer who offers health benefits or whether you will retire and go onto Medicare as your primary insurance. There are so many questions and not a lot of places to turn to get an educated answer. Here is a brief overview: Your Original Medicare consists of Part A and Part B. Medicare Part A is your hospital coverage and pays for your room and board in the hospital, a skilled nursing facility or hospice care. Medicare Part A is free for most people, as long as you or a spouse have worked at least 10 years in the United States. Medicare Part B is your outpatient coverage and includes doctor visits, lab-work, imaging tests, surgeries, durable medical equipment, and even services like chemotherapy, radiation and dialysis. After a small deductible that you pay once per year, Part B will cover 80% of all these services for you and you pay the 20% coinsurance. Once you have established Parts A & B, there are two choices available to you: Medicare Advantage plans 60 / Rivertown Magazine August 2019

(also called Medicare Part C) or Medicare Supplemental plan (Medigap). Consumers are able to get a private health insurance plan to either replace or supplement their Part B coverage to save money. This is will allow you to purchase your prescriptions at a much lower price than retail. If you choose a Medicare Advantage plan, this is already included in your plan. T

here are a lot of reasons people visit The Time Nyack. With a range of luxurious rooms and a beautiful outdoor pool, Rockland County visitors and “staycationers” alike would be hard pressed to find more comfortable accommodations in Rockland. Those looking for a good meal come to BV’s Grill, located on the ground floor of the hotel, for its fine dining and unique menu. The after work crowd filters in on the weekdays for happy hour and crowds from Westchester County to Bergen County flock to the restaurant on the weekends for special events, drink/dinner specials and performances. And then there are the regulars: repeat business guests, bar flies and frequent travelers who know the hotel’s friendly, helpful staff will make them feel right at home. Most of the patrons come seeking all of the above, and they are never disappointed. “This town has been screaming for it,” said Brian Morrissey, the Director of Food & Beverage, explaining The Time Nyack’s appeal. He has a point. Before the hotel opened its doors in 2016, there was a noticeable lack of upscale lodging in the area. The Time Nyack has filled that gap nicely, easily establishing itself as an attractive option for visitors looking for the luxuries of a New York City hotel in a more relaxed atmosphere. celebrities visiting the county. Many of the comedians who perform at Levity Live in West Nyack choose to stay at The Time Nyack, which is just a stone’s throw away from New York City. Anthony Damiano, General Manager of The Time Nyack explained, immediate improvements, like new furniture and the building’s lighting fixtures, are subtle. “(We’re) looking for little things that make a big difference.” Those incremental changes have gone a long way in enhancing The Time Nyack’s atmosphere, and management plans to expand the space even further. Both Damiano and Morrissey are extremely enthusiastic about any opportunity to improve The Time Nyack and BV’s Grill which are “like a second home to us.” The most apparent and understated luxury The Time Nyack has to offer is its spaciousness, which creates a very inviting and energetic atmosphere. Originally a factory, the building’s ground floor retains an open floor plan, and the loft-like rooms have vaulted

ceilings. Wide hallways and expansive dining rooms are the first thing any visitor will notice walking into the main lobby. The hotel has 133 rooms, including several suites that have attached balconies, which are always the first ones to go, according to Damiano. All rooms have beautiful hardwood floors and ample space to stretch out. The hotel is pet-friendly because pets also deserve to be pampered. The building’s cavernous esthetic lends itself to fantastic acoustics. Weddings, birthday parties and comedy nights are common occurrences at The Time Nyack. The hotel also hosts pool parties, dating events and corporate meetings. There is a standing happy hour Monday–Thursday, 4–7PM and Fridays 6–9PM, and local DJs are invited to perform Saturday nights. No matter when you visit, there is always something fun to do. “One of our aims is to provide the community with what they need and want,” said Rachael Solomon, The Time Nyack’s Marketing Manager, while detailing the hotel’s extensive list of programming.


BV’s Grill is an integral part of The Time Nyack’s appeal and shares the management’s dedication to personalized service. Morrissey recently trimmed the restaurant’s menu in order to focus on perfecting the dishes offered, ensuring that the menu reflects his customers’ health-conscious palates. BV’s offers delicacies like shrimp and crab guacamole dip and Tomahawk steak, while also serving simple bar fare like shrimp cocktails and buffalo cauliflower. KNOW YOUR OPTIONS I was recently speaking to a commercial landlord who was in discussions to sell the building to the current tenant. The problem was that the tenant did not have money for a down payment and did not want to commit to a purchase at the time. The solution, he said, was that they would enter into a five-year lease “with an option.” When I asked him for more details, he said that the tenant would have a “right of first refusal” during the lease term, using the phrase interchangeably with “option.” This scenario highlights several pitfalls for parties who negotiate the terms of their leases without appropriate legal counsel. Rights of first refusal (“ROFR’s”) and options are very different devices and both should be approached with precision and caution. In order to distinguish one from the other, we need look no further than their names. A ROFR is just what it says, the right of a tenant to match an offer made by a third party to purchase the property. It allows the landlord to keep the property on the market, with the caveat that any offers made by third parties may be matched by the tenant. This seems harmless enough until you consider the fact that bidders loathe to go through the time and effort of investigating a property and negotiating a purchase

price when someone else has the legal right to step in at the end and take the property on the same terms. By contrast, an option is an exclusive and unilateral right of the tenant to purchase the property that is exercisable during a specified period of time. Options are a “one way street” and include no right on the part of the landlord to compel the tenant to buy. Thus, when there is an existing option on the premises, it should not be held out for sale because the landlord is not free to convey title to anyone other than the tenant during the option period. So what’s the lesson? Renting with an option or a ROFR should not be seen as an alternative to selling. In fact, where the negotiated rent is at market value and the other lease terms are equitable, options and ROFR’s are typically not given because there is no extra consideration being paid by the tenant to support the additional rights that an option or a ROFR entail. The tenant is always free to make an offer of purchase, but the landlord should avoid the temptation to “throw in” an option or a ROFR without additional compensation. John and Alice Lenna may have both grown up and established a home in New City, but it’s safe to say that New City Bowl & Batting Cages is also their “home.” “If I were to drive by and not see New City Bowl, I’d have to move,” said Alice with a smile. For John and Alice, the three-acre bowling center is not simply a job or a company that they own, it is a way of life and a labor of love. Alice recalls spending her earliest days in the nursery at the bowling center, where her mother worked for 20 years. Alice worked at the center as a teenager and even met John at New City Bowl. So when her then boss announced that he was selling the bowling center (potentially to a developer), there was no option but to find a way to buy the 19,000 square foot building with the help from friends, family and local investors. Dr. Andrew Pereira loves what he does for a living. He has practiced as a physical therapist for more than 10 years, but Andrew enjoys his profession too much to consider it work. His new office, located in Garnerville, is the result of a life spent studying orthopedics as both a doctor of physical therapy and an athlete. “It’s been my goal for years to open my own practice,” said Andrew while proudly showing off the spacious facility. As of June 2019, Andrew is the proud owner of Joint Movements Physical Therapy, a clinic that can help people with various orthopedic problems—neck and back pain, gait and balance deficiencies, sports-related and post-surgical rehabilitation to name a few. The space looks more like a miniature gymnasium than a medical office. The walls are lined with exercise bikes, treadmills and examination tables so that patients can complete low impact workouts after they have been evaluated. It also has private rooms for those who value discretion during their treatment. Joint Movements is focused on individualized patient care, and Andrew strives to “come up with a unique

This retired Orangetown Police Officer is a part-time South Nyack Police Officer, geologist, newly minted travel agent and actively involved in RC Stops DWI. Somehow this human dynamo and the Penguin Plunge Committee have managed to raise over $440,000 in the last 13 years to offset the astronomical medical expenses parents face associated with caring for their children with serious illnesses. From toddlers to teenagers, these children face a daily battle to live a normal life. Throughout the year, Barbara and her Committee hold other fundraising events like a Super Bowl Party, Celebrity Bartending, trivia, Zumba and raffles for kids with serious medical conditions. he Village of Nyack introduced a new Pay by Plate Parking System in July, and some people are still scratching their heads. The new system replaces the slip of paper that drivers placed on their dashboard. There will be color-coded meters: green, yellow, pink, blue and orange. Green meters require 75 cents per hour, up to 3 hours. At the Yellow Meters, drivers will pay 75 cents per hour, up to 7 hours. At the Pink Main Street munimeters, drivers will pay $1.25 per hour, up to 3 hours. At the Blue meters, drivers will pay $1 per hour, up to 3 hours. The Orange meters at the Village Boat Launch will be $25 for 24 hours. You will also be able to Pay-by-Plate with a Mobile App. The hours of operation remain the same: 11AM to 6PM, and 11PM to 6AM. The innovative Smart Parking System is solar powered. Patrons can pay with coins or credit card and payment can be processed through the “Flowbird Mobile Parking App.” You can download the pay-by-plate app on your smartphone (iOS or Android). Please look for the purple “Flow Bird Parking” icon. Once you have downloaded the app, create a user account. Add your payment information, and you are set to use the pay-by-plate Munimeters. Free 15-minute parking will still be available. When you want to add more time to your pay-by-plate meter, there is no need to go back to your car to feed the meter. Just go to the App that you downloaded on your smartphone and add more time. If you are paying by coin or do not have the App, you will have to go back to the meter, add your license plate number and insert additional payment into the meter. For those who don’t use the App, here is what you do: Press the “Start” button on the keypad to begin. Enter your plate number. Insert coins or a credit card and follow on-screen instructions. Press the green button to complete transaction. To make the transition easier, there are a few videos provided by Parkeon, the village’s parking tech vendor. There is also a two-sided postcard which businesses and parking staff can give to confused drivers who don’t know what to make of the new system. ASK YOUR REALTOR By Frank Mancione of Lydecker Realty Question: I’m selling my home. Is it really important that I have a For Sale sign in the yard? Answer: When a property is listed for sale, a good Realtor will use all of the tools at his/her disposal to properly market the home. Obviously, the bulk of the focus on advertising these days is geared toward online sites such as Realtor.com, Zillow.com, etc.. However, I have seen over the years, that many times the buyer of a particular home was drawn to it because there was a For Sale sign on the property. Although the effectiveness of a sign usually correlates to the number of people who see it, this is not always the case. Another thing that occurs when a sign is posted is that neighbors “spread the word” to their friends and family who may be looking to move to that area and who may already be “sold” on the neighborhood. I do feel people underestimate the importance of having a sign. Since it’s one of the tools in the seller’s arsenal, I always recommend posting a For Sale sign when listing a home. Question: I don’t really understand the significance of a Certificate of Occupancy? Can you explain this? Answer: Each Town or Village has a Building Department that is responsible for issuing building permits. Building permits can be issued for: home construction, significant modifications to dwellings or additions/improvements such as garages, decks, inground pools, finished basements, and retaining walls. Building permits are issued so that construction work can begin. In order to complete the project, these permits must be “closed out” with whatever inspections the Building Department deems necessary to insure the completed work meets Building Codes. Once this occurs, a Certificate of Occupancy (C of O) or Certificate of Compliance (C of C) is issued

and becomes part of the property file in the Building Department. Homes that were built many years ago may not have a “C of O”, since they were built prior to the existence of Building Codes. Even though these older homes may not have a C of O for the structure itself, they may have, for example, a C of O for a finished basement constructed in 1975, and maybe a C of C for an in-ground pool installed in 1989. The main problem we see with regard to a C of O is that people do construction projects that require building permits without going through the process of obtaining the permit, having the inspections done or closing out the permit through the Building Department. This can cause the municipality to issue a violation on the property. When this happens, the seller of a property usually needs to obtain a building permit retrospectively and have the property inspected in an effort to cure the violation and bring the C of O for the property up-to-date. You are about to learn an incredible magic trick. It is a well-kept secret that is more than 150 years old. Once you practice it and gain confidence with your performance, you will always be ready to make a borrowed coin completely disappear.

The French magician Jean-Eugéne Robert Houdin was considered the father of modern magic. Houdini started out as a big fan of his writing and when he decided to get a stage name, he added the letter “I” to the end of his idol’s name to form Houdini.

But before I teach you the mechanics of how it works and the minor deception you will have to learn, it is important to know that for magic to be magical it needs to be presented with confidence and without guilt.

Although Robert Houdin gave a lot of great advice to magicians, there is one quote that he is remembered for, “A magician is an actor playing the part of a magician.” You see, there is no such thing as a real magician so every time you see one, s/he is actually an actor playing a roll of the magician. And all those acting skills are used to create the moment of mystery. In performing this little gem called Coin Rub Vanish you will use two different acting techniques. You will have to act surprised when you “accidentally” drop the coin on the table, and you will have to pretend to actually take the coin out of your hand while leaving it inside. And you must do both those things convincingly and with confidence. You will also learn a little about misdirection. You can use any coin or small object that you like. I would recommend using a borrowed quarter or nickel to start with. I will be spending a portion of this month in Las Vegas performing at a big tradeshow and will very likely be performing the Coin Rub Vanish using Poker Chips. It is very deceptive, and I recommend you learn it.

HOW TO PERFORM COIN RUB VANISH What your friends think they see:

What really happens:

You rub a borrowed coin against your forearm as it disintegrates and completely disappears.

While everyone watches you rub the coin against your forearm you actually drop it down your shirt collar.

You will need to be seated at a table across from your friends and borrow a coin as you explain that you want to show them something weird. Never tell your friends what you are going to do in advance.

The left hand goes back to position with the elbow on the table and the hand (with the coin) behind your neck. The right hand pretends to still be holding the coin and begins rubbing the imaginary coin against the forearm as before.

Put your left elbow on the table with your left hand against your neck as seen in the photograph. Take the borrowed coin with your right hand and rub it up and down against your forearm as seen in the photograph. We are purposely exposing the coin in the photographs so you can see what is happening. In reality the coin should be hidden behind your fingers.

While everyone is watching you rubbing your forearm, your left hand, that is secretly holding the coin, drops it down your collar as seen in the photograph.

All the deception is now done. All you have to do is keep rubbing the imaginary coin against the forearm as you slowly open your fingers to show that it is completely gone. Many professionals do not vanish the coin immediately. They prefer to take the coin for real the first time, rub it, drop it again and vanish it the second time. They make it look the same way both times so there is no suspicion the second time, making it more deceptive and magical. Try it both ways and with different size coins and objects but please don’t tell people how the coin vanished. Tell them it’s magic! R

Little Gents: It’s important to pick a haircut that fits your child’s hair texture which is trendy and guaranteed to turn some heads on the first day, but also holds up on the soccer and football fields this season. If your son has a strong natural part, Steve suggests going short and faded on the sides, tight to the hard part and longer on top for a comb-over or pompadour style. Going extremely tight on the sides while longer on top creates a dramatic look that screams “Look at me!” Alternatively, if your son has very straight hair with a difficult cowlick on the crown of the head, Steve suggests a very tight fade on the sides with a short, textured cut on the top for a messy yet cool look which is easy to maintain. To quickly style both of these looks, wet the hair and comb through some high-quality product from Layrite or Reuzel. Different products can create various finishes such as a matte paste for a textured look or a high shine finish for a side part and slick back pompadour.

very New Yorker must see this show,” said Johnny Oleksinski of The New York Post. “It’s Broadway’s biggest and best surprise of the season.” Come From Away is a Canadian musical with book, music and lyrics by Irene Sankoff and David Hein. Set in the week following the September 11 attacks, it tells the true story of what transpired when 38 planes filled with 7,000 stranded passengers were ordered to land in Gander, Newfoundland. Joe Dziemianowicz of the New York Daily News calls the show “big hearted and crowd-pleasing” and “a singing reminder that when things are at their worst, people can be at their best.” Ben Brantley, chief theater critic for the New York Times, writes: “Try, if you must, to resist the gale of good will that blows out of Come From Away, the big bearhug of a musical at the Gerald Schoenfeld Theater. But even the most stalwart cynics may have trouble staying dry-eyed during this portrait of heroic hospitality under extraordinary pressure.” Come From Away has won many awards with seven Tony nominations, and a feature film adaptation of the musical is being planned with Sankoff and Hein writing the script and Christopher Ashley as director. As the passengers and crew fly away to their homes, they joyously exchanged stories of the immense kindness and generosity that was shown to them by the Newfoundland strangers in their time of need. The townsfolk of Ganger return to normal life, but comment how empty the town now seems and how different the world now feels. The passengers and airline staff are

faced with the horror of the attacks and try to absorb the tremendous loss. Ten years later, the crew and passengers of the once stranded planes reunite in Gander, this time by choice to celebrate the lifelong friendships and strong connections they formed in spite of the terrorist attacks. Michael Dale of Broadway World calls the show an “inspiring, funny and kick-ass beautiful new musical” and went on to say that “as long as Come From Away is playing on Broadway, I will recommend it to everyone. Everyone.” R
