IDA’s first fully integrated BIM project using revit. the goal was to have an accurate and precise model that could be shared between all disciplines (ie: architecture, engineering, contractor, and furniture makers). this project became our flagship lemonade model for all future build-outs. along with lemonade we designed custom furniture, ceilings, and branding.

ground-up build in which the client was interested in a modern cubist design. this 4,000 square foot project encompassed two floors and one basement.

250 units of community affordable living for seniors with various amenities such as an indoor gym, salon, sun lounges, computer room, recreational room, out door spa with a pool/jacuzzi, shuttle stops thought out the site, outdoor spaces including Episode park, farmer’s park, seating along native oak trees, naturally sloped hiking paths surrounding by native rock formation, outdoor exercise loop with body resistant machines and six different units types to select from with a balcony in each one. There are also sustainable features for passive cooling, water rotation system for over 50% of the vegetated site and porous walkways and driving lanes for ground water regeneration. the project goals included changing the zoning of the site from recreational commercial to high density residential, and providing the city a submittal set of floor plans, site plan, parking layouts, and renders.

located near boyle heights; a neighborhood on the east side of los angeles following the l.a. river, sits the 7th street bridge. this area has a population of about 100,000 people and is mainly compromised of latino ethnicity. lxw design has proposed a marketplace that can occupy the historic lower level space of the bridge. the space could become a destination point for angelenos and travelers alike while reconnecting this viaduct to the l.a. river and the river’s revitalization projects. the hope would be to create a space similar to the successful ‘grand central market’ with an appeal to the celebration of the hispanic cultures of los angeles.

integrate a hybrid water reclamation facility that will stop los angeles’ watershed problems by reclaiming both local sewage and l.a. river’s watershed. using a system of swells and a localized living machine the facility is able to redistribute water that is normally wasted back to its community and also replenish los angeles’ depleting aquifers. these aquifers provide the city with clean drinking water ending its dependence on foreign water supplies thus creating a truly sustainable city. los angeles’ water supply and water cleaning systems were researched. a master plan was developed in order to determine the best placement for a water reclamation facility. the chosen site and surrounding community became an integral part of the water reclamation facility that absorbs its surrounds and disperses it back.
