E VERIFICATION AND ACCEPTANCE - ARADA CARE

Important: If the request is granted, you will receive written consent from Arada. You then need to obtain all necessary statutory approvals from Sharjah Municipality and other relevant Departments before starting works. Architectural changes require a licensed and insured contractor. A copy of insurance certificate to be submitted to Arada prior to construction. Once you have confirmed the commencement date, you will need to complete and submit the relevant form to request lift protection (for apartments). Any damage caused to common areas will be at the cost of the owner.

Certain alterations are not permissible and will not be issued an NOC as per below list.

NON- PERMISSIBLE ALTERATIONS

For villas/townhouse

• Changes to external elevations / structural walls

• Balcony enclosures in townhouses

• Extensions in townhouses

For apartments

• Structural works/ removal of walls

• Removal of existing tiles (however new tiles can be laid over existing ones and damaged ones can be replaced)

• Removal/ Relocation of fighting systems.

• Any works affecting adjoining apartment.

FEES PAYABLE

Security Deposit: AED 5,000 (Refundable) + 5% VAT

DOCUMENTS REQUIRED FOR NOC

For Villas/ townhouses

• Detailed architectural drawings of existing and proposed modifications

• Detailed scope of works

• Copy of contractor/ consultant trade license

• Municipality Affection Plan (independent villas)

For apartments

• Existing and new floor plan indicating the area of modifications.

• Existing pictures of the area to be changed.

• Detailed scope of work

• Copy of contractor(s) Trade License

CONDITIONS

• NOC from neighbor required to allow relevant works to be carried out.

• Owner’s consent is required to obtain NOC for any major alteration.

• Defect liability/Warranty for the modified areas/works will be null and void.

IMPORTANT NOTES

Any de-watering process carried out during actual works must be extracted to the storm water drainage system and not to the common area sewerage system (For Villas)

You are required to obtain an Permit to Work for all contractors

In case, the alterations have been carried out without following the set guidelines, the following may apply.

• Loss of Defect Liability warranty (if applicable)

• Inability to transfer/resell property.

• Inability to apply for Title Deed

• Violation notices from Arada and/or relevant government authorities

Refund for Security Deposit must be applied within two years from the date of payment, otherwise this amount will be deemed forfeited.

Damages to the common area and/or noncompliance to Arada NOC will be deductible from the Security Deposit.

If unauthorised alterations are noticed, the Security Deposit will be kept on hold until the issue is addressed.
