I am a highly motivated & enterprising architect with extensive work experience amongst various sectors of Architecture; namely, interior design, group housing, mixed-use projects, public buildings, institutional buildings, high-rise residential towers, commercial and hospitality spaces etc. I started my own architectural design studio in 2021 with the successful completion of several projects in the Pune metropolitan area. Before that, I had the privilege of working in one of the most reputed architectural design firms (with ISO 9001-2015 group certification) in Pune which granted me the opportunity to harness and enhance my design skills along with a robust knowledge base. This has given me the foundation & expertise to lead & actualize Projects at all stages of design, co-ordination & execution amidst challenging deadlines. My pursuit of professional development brought me to the UK for my postgraduate studies since it’s a pioneer in adopting effective BIM processes and Project Management in the AEC industry.

GURUVAIBHAV APARTMENTS

Role: Redevelopment Consultant Architect

As the appointed Redevelopment Consultant Architect, I was entrusted by the residents of a G+3 apartment complex in Pune to analyze the redevelopment potential of their plot This was my first project as the Principal Architect of The Habitat Studio, and it challenged me to exceed expectations in delivering optimal solutions. The site was strategically located within the Transit-Oriented Development (TOD) Corridor of Pune’s new Metro Rail, making it a high-demand urban area Prior to my involvement, a developer had proposed only a 13% increase in carpet area for the residents Recognizing the potential for a more favorable outcome, I conducted a Comprehensive Feasibility Study, determining that the residents were entitled to over 25% additional carpet area

Following my report, bids were invited from multiple developers, and Ankur Associates emerged as the preferred choice, offering a 27% increase in carpet area. Subsequently, with policy revisions in 2020, I submitted an updated feasibility report, which led to a further increase to 45% additional carpet area, marking a significant victory for both residents and developers. Various other amenities like a furnished modular kitchen, solar water heating, rainwater harvesting, additional parking area, etc were also added in the Development agreement after negotiations

Key Contributions

1) Project Feasibility Analysis: Prepared a detailed report after a thorough study of the plot’s potential in compliance with the prevailing Development Control Regulations of the Pune Municipal Corporation and the previously sanctioned plan.

2) Carpet Area Optimization: Performed an in-depth analysis of the maximum & minimum possible addition in the Carpet Area with Conceptual design options. This led to realizing the actual Project Potential.

3) Invitation for Bids and Comparative Bid Evaluation: Formulated a comprehensive Request for Proposal to a curated list of reputable developers. The RFP outlined the project scope and evaluation criteria to attract competitive bids. Conducted a thorough analysis of the received bids, assessing each proposal based on financial viability, developer reputation, project timelines, and adherence to desired specifications.

4) Negotiation Strategy: Engaged in detailed negotiations with shortlisted developers to refine their proposals. This involved discussing terms and conditions, project deliverables, timelines, and financial aspects to ensure the best possible outcome for the flat owners. After finalizing a suitable Developer, I could negotiate for the best amenities and additional benefits like a modular kitchen for the residents.

5) Finalization and Contract Management: This step ensured that all parties were aligned on the terms and conditions and that the flat owners’ interests were fully protected. I oversaw the drafting and execution of the contract, ensuring that all legal and regulatory requirements are met, and that the agreement is enforceable.

6) Drawings Review: Examined submission drawings and Working drawings meticulously to ensure compliance with D.C. Rules and desired standards, then approved the same.

GOLDEN SPARROW APARTMENTS

Role: Design Architect

Golden Sparrow is a project in the heart of Pune that offers high-end 3BHK flats. It was one of

my earliest projects as an Architect in VK:a architecture firm The vision was to create an iconic and unique façade design that would set it apart from typical buildings. The alternating staggered boxes create a playful interplay of masses, evoking curiosity in onlookers and pride in the owners. We optimised the floor plate for efficiency and the room sizes were generous with a higher ceiling height of 11’6”, considering the target clientele. As the Lead Design Architect, I solely oversaw all aspects of this Project, from design to construction to completion.

MINDSPACE REALTY SEASONS

Role: Design Architect

Mindspace Realty is a major Developer in Pune City, and the Seasons Project was one of my first projects in the Group Housing category in VK:a architecture firm The Project comprises budget 2BHK and 3BHK flats designed for maximum efficiency of the floorplan. The challenge was structuring the building geometry most efficiently in an irregularly shaped site.

Double-height terraces, balconies, plenty of light and ventilation, and optimum room sizes made it a successful project. Plenty of common amenities, fitness facilities and garden spaces made this an attractive housing option for all age brackets in India. I am proud to have led and delivered two phases of this Project from Inception to Construction.

BAL GANDHARVA AUDITORIUM

Role: Conceptual Design Architect

In 2019, the Pune Municipal Corporation declared a competition for Redevelopment Proposals for the iconic performing arts Centre named, ”Bal Gandharva Auditorium”. Being a resident of Pune city all my life, I relished the opportunity to be the Conceptual Design Architect for the competition design entry for this landmark project.

My design was shortlisted as a Finalist amongst over 70 design entries for Redesigning the legendary Bal Gandharva Auditorium into a Multi-Cultural Centre. I had the sole responsibility & privilege of designing this prestigious Project on a challenging deadline showcasing innovative design skills and public speaking. I confidently delivered my proposal before a panel of bureaucrats, engineers, and theatre artistes who were stalwarts in performing arts and won.

In a country like India, Public Architecture is one of the few realms where Parametric Design can be explored without bounds. The site is located on the banks of the River Mutha, parallel to the newly proposed Metro station at the Sambhaji Park stop. The Metro station uses modern materials to denote an abstracted form of the traditional Puneri Pagdi (headgear). Considering this and the waterside site context, the idea of the aquatic Lotus flower as the inspiration behind the form bloomed in my mind; following the principle of “Form follows Function”.

Sambhaji Metro Station

Design Ethos

“A new flower is blooming along the banks of River Mutha.” Public buildings essentially act as a catalyst for encouraging public interaction, urban renewal and consequently, economic growth. Such buildings, when designed to be iconic, create an identity for themselves along with one for the city in which they are located like the Burj Al Arab defines the Dubai skyline, and the Guggenheim Museum created the “Bilbao effect” (referring to how the museum transformed the city), and the famous Sydney Opera House which has become the Centre of the city’s arts scene. With this impact in mind, I designed this edifice as an iconic architectural structure to create curiosity & magnetic intrigue in the minds of the people of this Cultural City. With this redesign attempt, we hope to make a bold, yet amicable, architectural statement of genuine civic value.

BAL GANDHARVA RANGMANDIR

Along with the main function of the auditorium, the new design program proposes an art gallery, a multi-purpose hall, a cafeteria, an exhibition space, studio spaces for artistes and a memorial to commemorate Shri Bal Gandharva. Maximizing the frontage of the prime junction, this lotus-inspired design creates an inviting vista, bustling with activity. This foreground to the iconic main structure provides an urban relief space, a breather from the fast-paced city life, elevating the experience of community living.

L.I.C. TOWERS

Role: Design Architect

This was one of the dream sites for an architect to design, with a sea-facing location in the capital city of Mumbai, India. We won this competition bid with our design proposal for the residential luxury towers for the directors of the Life Insurance Corporation of India. The design brief was to create a modern high-rise tower of luxury flats for the executive directors of one of the most respected companies in India. The design strategy sought to maximize sea-facing views and provide luxurious living spaces with expansive balconies. A rear-situated service core enabled unobstructed panoramic vistas from nearly every apartment. This was achieved by positioning the units diagonally to the site axis, at 45- degrees, creating an intriguing layout. The evolving plan of the top few floors creates a striking staggered form and an impressive edifice to the skyline.

This striking residential tower presents a contemporary interpretation of luxury high-rise design. The building's massing is carefully modulated, with setbacks that contribute to its visual appeal. The facade is characterized by a rhythmic interplay of horizontal bands, punctuated by vertical lines that emphasize the building's height. The tower's orientation and the flat’s layout have been designed to capture maximum sunlight and natural ventilation. Expansive balconies, adorned with lush greenery, offer residents unobstructed panoramic views of the ocean and the city skyline. The warm, earthy tones of the exterior cladding evoke a sense of warmth and elegance.

VICTORY COMPLEX

Role: Lead Design Architect

Victory Commercial Complex is a commercial building located on a relatively small plot in Pimpri City. In order to maximise revenue, we proposed this building to have a restaurant on the ground floor, a banquet/conference hall on the 1st Floor and commercial office spaces on the above floors My role as a Lead Design architect was to deliver the project from concept design to site completion. The purpose of the building required it to have column-free large-span spaces, and we achieved this by using post-tensioned beams for this project. It was a great learning experience to collaborate with the P.T. team and oversee the execution of this technology on-site.

The building has a modern and sleek design contrasting with the warmth of the stone cladding and the interplay of solid and glazed elements creates a sense of layered depth.

YOGVILLE APARTMENTS

Role: Design Architect

Yogville Apartments is designed as a budget group housing scheme in the suburban area of Dhayri in Pune, offering compact 1Bed and 2Bed flats. The vision was to create a distinctive architectural expression of contemporary minimalism with a functional aesthetic. The sloped, overhanging rooflines add a bold architectural profile. The exterior features a combination of the lighter upper portions contrasting with the darker lower sections, grounding the design. We optimised the floor plate for efficiency and as a Lead Architect, I solely oversaw all aspects of this Project, from design to construction to completion.

SOLITAIRE WORLD

Role: Project Co-ordinator

Solitaire World is a large-scale mixed-use Project located in Pune City and designed by the Spanish architectural design firm L35 in collaboration with VK:a architecture as the local architecture firm. The Project comprises of residential towers, office buildings, retail offices and shopping plazas As the Project Co-ordinator, I facilitated seamless collaboration between international and Indian stakeholders, ensuring regulatory compliance during design stages and while preparing submission drawings. I prepared comprehensive Environmental Impact Assessment (EIA) drawings and presented the proposal before the Ministry for Environment and Forests (MoEF) to meet regulatory requirements. My role included project co-ordination, conducting site inspections to overseeing the construction progress and project delivery

Swanand Apartment is a premium redevelopment project in Pune. As a Lead Architect, I successfully conducted a feasibility studies of the challenging triangular plot, ensuring compliance with the additional area requirements of existing residents, and optimizing new flats for sale, to maximize value for the developers.

As a Project Co-Ordinator for this 100-acre township in Pune city, I led the team in preparing all environmental clearance drawings and ensuring regulatory compliance for the EIA presentations whilst facilitating prudent interdisciplinary collaboration with the Architecture team for planning approvals.

S.G.G.S. Hostel was a campus planning proposal in Nanded city. Iraville is a Commercial Complex

located in a Pune suburb. As a Design architect on this project, the strategy was to make use of vertical fins and horizontal louvers to provide an aesthetic rhythm and to provide passive shading to reduce solar heat gain. I led this Project from conceptualization till the planning approval stage.

The Balasaheb Thackeray Memorial in Pune features a contemporary architectural style characterized by strong geometric forms and clean lines. I assisted the Lead Architect in preparing the working drawings and conducting interdisciplinary coordination and site inspections to ensure seamless execution.

The façade integrates floor-to-ceiling windows and recessed balconies, creating a sophisticated contemporary aesthetic. I successfully delivered the complete design, architectural drawings and client presentations for this Project.

Tinsel Town is a large-scale high-rise residential development in the Pune suburb of Hinjewadi. I assisted the Lead Architect in preparing Detail Drawings and Working drawings set of one of the towers and the Club House Design. I also supported the technician in preparing the planning approval drawings for this Project..
