Uptown House is an unifamiliar home meant for a family of two and maybe three people in a future.

The concept is clearly form follows function, both in materials and space planning addressing the needs of the average family of the 21st Century. Creating a warm living environment through the inclusion of color, texture, space and honest use of materials.

Apartments building

Set to be completed on the beaches of Chixhulub Puerto just a 20 minute drive from Merida, Yucatan, this luxury apartment building is set to become one of the first projects of its kind in the go to summer vacation spot for locals as well as for many international residents looking for a retreat during winter time

⦁ 9 levels

⦁ 12 apartmental units

⦁ 3 configurations

⦁ 4200 sqm

One of the main goals for this development was to use as many local materials as posible to keep its true nature as a project in Yucatan

In order to satisfy all users, multiple amenities in the groundfloor as well in the rooftop were placed in acordance to familiar use and a more beach party vibe

The open ground floor space is one of the main characteristics of similar buildings and a must for locals that want a uninterrumped wide view to the beachfront

A growing demand for flexible layouts

While a large number of apartment configurations comes with many design and construction disadvantages it cannot be overlook that the current real estate market in this particular city carries a wide array of clients with particular interest for their investments.

Single bedroom spaces are popular among single and newly wed as well divorcees

Two bedroom for families or as co living spaces

Interestingly theres a demand for three bedroom configurations where one of the bedrooms is cut off from the rest of the space, typically for Airbnb uses.

Most of these types of projects demand a minimum set of amenities that play a key role on the market placement the project will have

The low cost material employed had to bear the weather and be of low mainenance in order to fullfill the client needs, in this case raw concrete.

Mixed Use Buildings

Design process

The methodoligy of design and diagrams used to give form and shape the set of buildings relies mainly on the context of the site and it’s surroundings. In this case a series of diagrams based on wind flow simulation was choosen as our primary imput of information.

A multipurpose urban development

This mixed use proposal is located in downtown Monterrey Mexico and along many other projects and proposals in this area, it is focused to revive the urban area in the center of the city after years of decline.

The program

The lower levels of the complex are meant to include commerce and restaurants meanwhile two towers are dedicated to living quarters and the third tower is used as office space.

The result

After analyzing the given data a set of three buildings was shaped following the program and a design process derived from initial context diagrams, the landscaping is meant to connect as a transition the peculiar form of the site with it’s surrounds.

A building frozen in time

Formerly a popular and succesful sort of Home Depot like store, this logging workshop became a unique art deco jewel within the city of Monterrey. However, it has been abbandoned for almost 80 years and it has been left untouch to decay since it closed its doors.

The lack of realiable parking space surrounding the site and existing regulations made it almost impossible to add more parking space, thus a mechaninc parking tower was thoguht to be the best solution to this proyect.

The site occupies half an apple in urban space which seems vast at first, but the dealings of the family that owns the space have split up the building in 2 spaces, one to be demolished and replaced with a highrise, meanwhile the other half seeks to be saved with is original facade in place.

Libraries often atract people of all ages with ease even when most of the customers possibly won’t buy a book, but other business like a coffee shop can benefit from those same customers. This part is the only major demolition of the original building, taking away a whole slab module in order to create a more open and vivid space filled with light and giving a glimpse of the mysterious space within the back of the buidling.

The idea behind adding office space seeks to bring a regular flow of people to the building and as a contemporary office , it becomes a hotspot being in the middle of downtown Monterrey, whereas most fancy

A very important goal in the design of the top floor was that it’s structure should be blind on the main facade for a neutral juxtaposition, therefore the terrace and glazing on the top floor look towards the inside rather than to the main street, a big mural seems like a great idea for a vibrant interior space rathen that a non conventional, possibly expensive and thoughtless “green wall” (A simple approach almost all my classmates concluded)

The rooftop restaurant is divided in one outdoor area and another indoor area, for a variety of options depending on the weather, the kitchen relies on the ground floor for storage and aditional services.

Some deep thoguhts on the city and its river

This proyect as a whole seeks to intervene in many parts of the city along the Saint Catherine River that cuts through Monterrey and defines many of the urban systems on which the transport infraestructure relies on.

The border along the river and the city currently near non existent an this project seeks to define said border and how it conects the river, a major landmark and the urban development next to it, this particular study lays on the very center downtonw area of Monterrey near its historical district.

37

Natural Challenges

Riverbed would be a more precise term for the landsacpe that goes a long the river as this is dry most of the year save for times where torrential rains overcome the sewage system and the ocasional tropical storms every decade or so which can bring massive disaster by overflowing the causeway.

It is then that one wonders, how can such a unpredictable terrain become usable at all?

A Urban Hub

The second challenge approaches how this area can connect on a massive scale to the rest of the city and it’s unpredictable neighboor next door.

What posible use can the site perform is not quite clear at this point as we strive to understand it’s urban surroundings, for now the default will be a mixed use center.

Its all about transport

Monterrey unfortuantely relies heavily on automobile vehicles and unsurprisingly the major and most troubled highways run along the border to the river, a series of studies in this project tries to explore alternative measures to bring down car use.

38

Highrise becomes experimental

Uneasy at first, our profesors suggest we toy around the idea of a highrise building with a complementary building surronding it and blending the historic distring behind it and the modern frontside that.

One of the main activities realized at the Architecture workshop at ITESM are presentations, from guest speakers to students presenting their work, therefore an stage in order to realize that is needed, thats what this project aims to fulfill

The river: what to do with you?

The main actor of the project is also the most difficult one to yield to a solution that everyone can agree on (literally). Any sort of intervention withing the river causeway will be sweept away the next time nature unfolds itself, so what can be done about it.

Half something and a half nothing

As if the urban hub and the river were two enemies, we took a negociator approach and we did something that gives both parts what they want.

A stepped terrace structure unfolds on a side of the causeway, connecting the lineal park in front of the complex to the river as seamless as possilble, thus giving its way for the next big storm to pass unchallenged, and even then, if such storm wont forgive the terraces, they aren’t more than just grass and concrete.

39

The tower would employ a double facade system with 40% glazing and 60% solid panels for added efficency. A mechaninsm of manual lourvers and hatches would allow for external ventilation to flow inside as desired by users.

Polygon 29-Escobedo N.L.

Urban Development

The existing streets were too wide for the current population and the sidewalks were in disrepair, because of this the choice was to make them wider and take on the unused street space.

Bringing social change through urban improvments

The urban polygon within this project shows particular levels of poverty mixed with other social economic levels in this area in the municipality of Escobedo N.L.

Althrough the low income largely dominates the majority of the area, a series of empty property plots and a wide street along the study area make way for a set of urban solutions that could change the way people that live there think about their neightborhood.

Pocket Parks are poweful spaces fueled by simple ideas.

Water features can be a burden to mantain but even a small fountain like this paves way for a unique and ethereal atmosphere that anyone within reach of a walk can enjoy

Larger unused plots can host a whole parkwith enough space left for any sort of activities to take place there.

Many small business benefit from spaces like pocket parks by making the stay of their users longer and pleasant.

42

Creating theme spaces across the polygon.

Earlier studies showed a diverse population living inside the site and it was then when the idea to give everyone a space to enjoy became the main goal for the layout of the pocket parks, a total of nine designs were spread around the map.

Foodtrucks

As stated before, parks are places where people convene, and small business can thrive more succesfully, this park has an inner street on one side to allow foodtrucks park withour disrupting the street traffic, some seating for eating at site and finally a fenced playground for kids to hang out within vinicity of their parents.

Water Jets

Another water feature, with a garden an a fun twist, water jets flow up from the ground to splash anyone close enough, the kind of enjoyment that can motivate a kid to leave his house with his/her parents for some family time.

43

Skating

A skate ground can make a safer street automobile users and a safe enviroment for skaters as this reduces the likeness one will run into another resulting in a common tragedy.

With the right treatment some wood ramps could stand up to the sunlight, rain and of course the skating, if not some raw concrete can do the job at a lower cost with a longer lifetime.

Excercise

For both young and middle aged adults, this aims to attrac those who either way are too old for skating or would rather not break a bone trying.

A half a basketball field allows for the space to also include a mixed excerise and training area that can be used in a numer of ways to bring more users, besides, it is also to make a point soccer as popular as it might be is not the only sport.

Open Air Theater

This larger plot is well suited to host a series of large seating steps at the back for a elevated view that can serve in a number of ways, a musician, some story telling , even a major neighbors meeting could take place, the only limit is the size, then its up to the users.
