I am so glad to read you have chosen me as interior designer to help you to sell your property. After read your availability with two possible budgets and after my first quick look, I can suggest you to improve the aestethical skills of the Sun Room and of the Lounge. The Sun Room is because the first impression immediately comes when the potential clients do the first step inside the property so it can creates an impressive focal point. Have an immediate focal point is wise for you because they will visit the whole old property, reminding that point which will be the best new thing they watched, then they will be influenced by that.The other room I think is important to refresh is the Lounge; this room needs to be seen as a really relaxing room with the opportunity to talk and communicate with friends and guests. Its style resulting a little dated, so using different paints, maybe a wallcovering, with new furniture, curtains, these will give it a real refresh of the room. Before our meeting I will prepare a research with samples, sketches, a design scheme with colours and furniture, rendering, both for the Sun Room and Lounge, based on what I read from your brief. We could eventually change something more appropriate to your taste.

10 Recommendations for change for the overall property

1 - To sell the house at the highest price 2 - To change the whole house is an opportunity that can let us know the potential to gain but also to know the space. Then also without the furniture and with dierent colours we and the owner, will have everything clearer 3 - Regenerating and reinventing one or more spaces will deperso nalize the house and give potential buyers the opportunity to feel part of a new home

6 - Renovating a house for sale also means updating it with ecofriendly and environmentally friendly materials and with new technologies 7 - The updating of furniture, materials and rooms put the project in a further safety condition and therefore allows an important update also for health 8 - During the changes for the sale you can become aware of pro blems, more or less serious that would not have been considered if we had not decided to change in every room

4 - A prospective buyer likes and feels the need to see the bones of the house. it is a must to pay attention to detail before buying some thing, especially a house

9 - It is important to create focal points in each room in order not to stop impressing the potential client

5 - Changing and reinterpreting a home and its rooms will ensure that the client has a more deďŹ ned idea of what his life will be like inside without using the imagination

Rationale Sun Room - Low Budget

The concept of the sun room is an indoor garden and this vision of the project will be revisited later also in the largest budget version. The indoor garden is the choice I made for a very simple reason: it is the first room in the house and therefore also "the last" in the garden. Its "function" is to channel the sun and enjoy it inside, so what better way than think of this room as a sunny open space ?! The limited budget still gives me the opportunity to create a good project and with key elements that will be listed below; the floor will not be replaced for cost reasons and either to intervene structurally. The laminate parquet that will be placed above will be in dark wood with visible veins and will have a "worn" finish, recalling the idea of an outdoor gazebo floor. It will only need to sand the door below. Continuing with the gaze from the bottom up we will immediately notice how the whole room was covered by a vintage floral wall covering with not too bright colours but neutral. On the left and on the right of the entrance door, the focal points of the room, that is the two suspended armchairs, enhance and increase the concept. Still to the left we will have the table that was already present in the room and immediately behind a new outdoor bench with the same wood and new cushions. On the right, on the other hand, the old but in good condition, small furniture in light wood that match well with the rest of the furnishing. The ceiling will be pesca pastello, therefore a warm color that will help to "warm up" the room in addition to the sun. Finally the lamps in the center of the ceiling, which will be two and with a stylized leaf, thus increasing the references to nature. All the provided materials are ecofriendly.

Rationale Lounge Room - Low Budget

In this case, the lounge room, for budgetary reasons, was not dressed in a contemporary style, but only aesthetic and refreshing interventions. I looked for an inexpensive but unsuccessful way to cover the sofas but this was not possible so I left the same and with the same fabrics. The arrangement of the armchairs has been changed; now all three are arranged in a semicircle around a new dark wood table like the fireplace and in a classic style. The decorations are mainly on the sofas with the presence of new monochromatic cushions in order not to create disorder with the current pattern. The floor carpeting is the same, present throughout the house and in good condition like the curtains, but the walls have been repainted with soft colors, in line with the upholstery of the sofas.

The fireplace column and the ceiling are completely white to give more light and underline the importance of the fireplace which is the focal point. Another object that highlights this point is the new carpet placed right in front of the fireplace and is composed of soft colors like the rest of the room and in a "shy" red.

The same wall on the sides of the fireplace and the white column are in a slightly darker white tint and the two walls behind the sofas are still slightly darker than the one previously listed, but always in a white scale to make the room brighter.

A painting on each wall will be a further decoration and will be composed of the colors present in the room; neutral colors.

Rationale Sun Room - High Budget

As in the previous Sun Room, the concept is the same so the indoor garden has been provide here as well.

I made some changes during the design, in fact you can see the difference by the coffee tables, squared before and after a long research I found an interesting table for both of sides in rattan intricately woven around a black metal frame. The pendant lamps are made by Tom Dixon and are three copper spheres which are connected in an harmonious environment. This harmony is seen in how the elements, like pendant spheres and other circle elements like coffee tables, are talking to each other. The harmony and the dialogue is also seen in the colours: the same shade of red in fact, is the same on the pendant light and on the red salmon coloured stripe wall behind the coffee tables, only the materials alter the colours. The rattan (polyethylene rattan) also is the material which the sofa is made with: a big cushion to seat with other two big for the backseat and other two decoration cushions included in the purchase. The laminated parquet it will be the newest floor, with an antique finishing, almost with a ruined effect that more likely resembles an outdoor floor. This "sensory experience" is conclued by the hanging plants, which are the mainly focus point and enclose the dialogue of harmony following an up and down and left and right scheme.

The Lounge Room is the second room I changed to improve the property for selling and I did it based on the the request of the client which was the Contemporary style.

For this room I started by what it was possible to keep and to don't remove so the moquette has been the first step because it is in good condition and it still present all over the property. Its colour also (grey/blue) is the colour I decided to use as accompanying color to the all space. When we open the door, the first thing we see is the right side of the room then the big window with the same old white curtain (because it is in good condition as well), but with new blue thick curtains in blue denim colour. The window wall is in Dark Blue but is the only darker wall of the room, in fact the other things we will see immediately later they will be the walls painted in a shade of badge, colour called Ostrica by the company ecological paints Lakeland.

With these light walls I matched two sofas facing each other in a colour lighter than the walls. I think this is the best layout of the sofas to let enjoy the warm from the fireplace and the light from the window, to the guests. Not only the sizes of the sofa, which match very well with the space that hit me, but the side parts of them which are in steel chrome, like the new pole for the curtains, but they are curved in the corner as the corner of the coffee table glass. These elements that match each other and with straight lines of the sofas as well, are very contemporary if we also notice the straight lines of the rest of the room. The paintings behind the sofas are with white background and made with thin pencil, another one is a reproduction of Nymphéas of Monet. The cushions are all in badge and in a scale of blue. The blue is a redundant color because is the main colour which "help" us to arrive at the focal point on the left side of the room as it demonstrated by a small sketch/scheme in the next page. The focal point is the fireplace. The project is based on blue because we can see this colour on the curtains, on the wall on the right side, on the cushions in the middle and until the left side, bottom to the fireplace in a contemporary rug with a geometric pattern. The focal point is an old chimney then I thought it was more correct to put in evidence with a red painting of its top. The left side walls are in a colour called Nebbia Alba and to give more evidence to the focal point, the colour above the fireplace and the ceiling is in white. During this project I made some changes, as it possible see by the sketches and the most clear of these is the removing of the Poltrona Sacco of Zanotta because in a first moment I thought to put an icon design object but even if in white leather so matched very well with the entire room, it took off the importance to the focal point and it took up a lot of space even if in medium size. The lighting is given by a minimal ceiling lamp in white felt material that is also an acoustic element.

Rationale Office

The office is a small place and then is a space with essential things to work. For the furniture and colours that I have chose, the result is more northern contemporary than rural, but let's go with order. Entering we will have a grey carpet all over the surface and on the left side we can see a switch for the only one downlight in the middle of the ceiling. The switch is a waterproof smart touch to switch on the downlight of 80W which is a very good light to illuminate all the room until the small spaces, for example, those created by the cubes of the bookshelf. Below the switch, twenty centimetres by the floor, I installed a double power socket which is alsways helpful to connect a vacuum cleaner or to charge a cellular phone or anything else. On the same side, there is a modular bookshelf of boxes of three different sizes, which are possible to compose following its own style and change it whenever is possible, the composition or buying other new boxes. All these boxes are in white and in white oak coloured and are connected each other with small sykes green pincers; a small details which makes a great difference. The sykes green is also the based colour I used all over the office, except for the left side wall and the ceiling which are in white. On the right side there is an abstract painting.

I have chose this kind of green because is a darker colour that match very well with the light oak and white; to have a dark colour in a space with a screen, like laptop is fundamental to relax eyes. A darker tone of the sykes green is on the single curtain.

The desk and chair, are in the same white coloured and white oak of the bookshelf; under the desk we can find another double power socket useful for the laptop or a printer (even if nowdays a lot of technological objects work in wi fi conncetion, I think is always useful to have it; example again to charge the phone).

The real focal point instead, is a classical design object very used, common in offices and not only and I am talking about the evergreen Tolomeo table lamp of Artemide, made by Michele De Lucchi.

Rationale Bedroom 2

The bedroom 2 is based on the first floor and I thought about it like a children's bedroom. It looks a little bit female but with some shrewdness, it is possible to make it looks more male, like for example changing the painting. The carpet is based on the whole floor inside the bedroom and its colour is Harbour Beach Ivory so it is very light colour as the paints that I used for the walls which are in a light blue called Powder Blue and it is ecologic paint. The ceiling is in white (ecologic as well) and this both of this colours I used to make the bedroom as a relazing place. The curtians have no pattern and their colour is in a darker tone of the powder blue used for the walls.

The focal point is the canopy bed which I put in evidence, for the show home, with two cushions in tones of blue, a blanket in the same powder blue of the walls and another blanket in a kind of red which is connects with blue all around. On the right part of the room is possible to see a fantasy paint, good for children, big mirror leaning on the wall and at its side a wardrobe. In front of it we can see a desk, in glass that combines itself very good with the plexiglass Victoria chair of Kartell. Is always a good way to conquer possible clients with objects that are a must in furniture design.

A small desk lamp called Edison is put on this desk and its shape is very simple and playful.

Rationale Dining Room

The dining room is the first room where I could create a contemporary rural style as requested by the client. The concept is based on the contrast created by the darker and lighter colours that we can immediately see in the following furniture, objects and finishing present in this room: entering we have a switch on the right side and below it, precisally twenty centimeters by the floor, we can find a double socket with usb charge that we can also found in the opposite side, close to the bookshelf, at the same height.

The switch is a waterproof antiscratch tempered glass, which it gives a modern look to this space. On the same wall a mirror is hanged on the wall, at 1.50 cm by the floor; this also is the focal point of the room and it is a circle mirror with a round frame. What we can immediately notice entering, is the dark floor in chocolate oak solid wood which match with the dark brown of the two pendant lights above the minimal white table combined with the popular chair made by Pihilippe Starck for Kartell. Its shape is very famous and give a little bit of moviment to the minimal space and it "talks" with a dark grey vase of Alvar Aalto which is another iconic design object. The vase is on top of a bookshelf on the left side which is composed by thin brown glass plates sorrounded by very thin steel stems. In front of the larger window, two long white linen curtains and on the right side, close to the smaller window, there is a country painting with a bull in a grey shade colours, sorrounded by a wooden frame. The ceiling is painted in a light grey while the walls are covered by a wallpaper that recreates a cement graphic.

Then the space is clearly minimal but with the country rural highlighted and increased by those rounded and curves objects and by the colours.

Rationale Living Room

In this room there is no a real focal point, in fact, the lounge room is created on a connection between all the elements inside and I will explain you in this rationale.

Entering we will have a white ivory carpet and in front of us we will immediately see two bookcases, the same that I put in the dining room to create a fil rouge with the other rooms, but they are 190cm height here. In the detail I have to notice that we will have a double switch on the left side of the entrance door; one is for the two downlights in front of the door window and for the bookcases, while the other switch is for the pendant light above the table. The left side wall and that one behind the bookcases, is in a light grey called Barrow while the other two walls, so on the right side and that one of the entrance door, are in Teal. The ceiling will be White to give more natural light to illuminate the room and the all paints are ecological. I created a contrast between the whites of the ceiling and floor with the dark wood of the table and chairs. I was talking about the connection between all the objects and it is visible by observing carefully the vertical straight lines on the bookcases, which are translated as tree trunks on the painting. This translation from the tree trunks becomes braided bamboo on the pendant light and finally straw around the mirror. There is a connection between colours as well, in fact; the Teal background of the painting is the same wall colour where this painting is hanged on and the leaves rapresented on the painting are the same that we can see on the pattern of the curtains. In the end, the colour of the curtains is a darker tone of the grey walls.
