The Luxury Interior Network was my brainchild. Having worked in the luxury interior design world for almost a decade, it occurred to me that there was huge potential for different stakeholders to come together to gain from each other’s valuable experience.

LIN now exists to promote excellence in design and project delivery for the most discerning clientele, as well as to foster a spirit of collaboration amongst its 100 members. This is the first time that we have attempted to draw those principles together in a piece of literature. The LIN Book issue 1 is a compendium of who we are and what we do.

Across the membership base we now boast an impressive breadth of expertise. There is a massively wide range of skills packed into the following 40 pages – representing everything from architecture and sculptural interiors to international property search and security services to beds and dreamy works of art. So we hope you find a service, a style and approach or just a glimmer of inspiration in our Book that will lead you contact a LIN member.

The beauty of our close association with each other means that if they can’t immediately help, they’ll certainly know the right person who can.

We open with a few editorial features and the remainder of this issue covers a directory of selected members. In subsequent publications we plan to bring you a comprehensive collection of profiles and new stories.

Looking beyond Coronavirus: What does the pandemic mean for Europe’s property markets?

Luxury international buying agents, Galleon Property Search, evaluate the effects of COVID-19 on the European property market for foreign investors.

As experts in the European property market, we’re already seeing the ripple effects of the pandemic taking hold. The global property market is holding its breath. Many of the predictions made in 2019 about key European property markets 2020 are falling flat – but they do give us some insight into the post-COVID-19 property world.

The question we’re asking is: what will the markets look like for foreign investors?

MONACO Despite being the second smallest country in the world, Monaco has long maintained the throne as the world’s most expensive property market. Property prices in Monaco average €48,000 per sq/m, far outpacing Hong Kong, Paris and New York, and the booming real estate market reached a staggering €2.8 billion in 2019 (4.4% growth from 2018).

Prices in Monaco have consistently remained relatively immune to challenges faced by other property markets – and is unlikely to see any sharp fall after COVID-19. With demand outstripping supply for years now, Monaco’s wealth benefit and tax system, combined with its unique location and lifestyle, will always be appealing to international investors. PORTUGAL The Portuguese property market has enjoyed steady growth in the past 5 years, both in the number of transactions and prices.

With unemployment rising during this pandemic, we’re likely to see a fall in demand/prices in sub-markets driven by domestic buyers, like Porto and mainland areas, which could present appealing opportunities for foreign investors. However, as the 2020 tourism season vanishes, buy-to-let landlords will suffer, and certainly won’t experience the 5-6% yields seen in previous years.

Lisbon and top-end sub-markets, like Quinta Do Lago, where demand is higher than supply and is driven by foreign buyers, are unlikely to be dramatically affected. Moreover, Portugal’s Non-Habitual Residency programme (10% tax on foreign revenues) might attract an increasing number of international buyers looking to reduce their tax liabilities during this economic crisis. LONDON

We believe that the residential market prices will be largely determined, not by the freeze in transactions during the pandemic, but by political negotiations between the UK and the EU. If a trade deal is agreed, the market is likely to thrive on increased prices; however, if a deal remains elusive, it is likely that prices will come under further pressure. Either way, London will remain a buyer’s market for the foreseeable future Read our full London update here.

FRANCE

France enjoyed a record-breaking year in 2019, with over 1 million transactions and prices rising by 8% in Paris, 7.3% in Toulouse and 11% in Lyon. Experts predicted a similar year for 2020, but the pandemic has derailed predictions.

Areas of France driven by foreign investment should be fairly well-protected and prices should hold, or decline only slightly, in 2020.

Paris, the Alps and parts of the French Riviera have consistent appeal to foreign investors, and are likely to see continued investment.

However, outside of these areas, France’s property market is highly dependent on domestic demand. Despite Macron’s pledges to support businesses through the pandemic, domestic purchasing power is likely to drop, resulting in falling prices across the country. While this presents challenges for existing property owners, it’s an ideal opportunity for investors. Read our full France update here.

London’s property market entered the COVID-19 period on rocky foundations. Driven by Brexit and political uncertainty, property prices, from the referendum in 2016 up to the end of 2019, fell by as much as 15–20% in parts of central London. Each neighbourhood has its own microeconomy and reacted differently to the situation, but the overall trend in central London has been a slow down in transactions and a price decline during these 3 years and an half.

London’s market is primarily driven by foreign investment, meaning we should expect a small short-term impact on residential prices, but not a huge drop. Despite the recession, wealth is still out there and international buyers are likely to take advantage of the cheap credit at the moment and bottom prices once safe travel corridors are established. On the contrary, the commercial market (including high street premises) is already struggling. With many businesses facing closures, availability of commercial property will increase and prices will fall.

SPAIN Of the European markets, Spain is likely to be hardest hit by this pandemic. Despite the property market having steadily grown over the past 4 years, the Spanish economy relies heavily on tourism. With the 2020 tourist season eradicated, we’re likely to see a spike in unemployment as well as a fall in domestic demand and property prices.

Combined with a 9% increase in planning permission granted in 2019, supply severely outweighs demand in most parts of Spain. As prices fall due to the pandemic, there will be ample opportunities for investors – but, the market must be carefully navigated.

One area of Spain where prices are likely to remain well-protected is the Balearic Islands. Not only are they desirable for foreign investors looking for a stress-free lifestyle, demand consistently outweighs supply at the top-end, thanks to regulations restricting planning permission.

Wave combines the state-of-the-art precision engineered, Ammique body contouring support and sleep system with Lee’s obsession for free-flowing sculptural forms to create the ultimate in mattress-free sleep. His artistry provides an aesthetic quality that looks almost like molten metal. A highly sophisticated and extraordinary style which is right on trend and will remain timeless as so much of his work proves to be.

This concept faithfully captures the surface distortions of rippling water allowing light to fall on the Ammique bed to amazing effect – bringing headboard and wraparound body panels to life in different ways, throughout the day and night, as the mood in the bedroom changes.

The Lee Rowland name is synonymous with exquisitely engineered tables and luxury accessories for super yachts and the worlds finest residencies. Like Ammique, his work represents honest yet highly creative British engineering at it’s absolute best.

The new bed base is fabricated in 6mm brass plate with mirror finishing throughout. Gold plating at 8 microns and mirror finished stainless are options. The wave core consists of CNC machined acrylic blocks which accurately capture fluid surface ripples. The acrylic used is specifically cast to achieve the correct colour tint and thickness.

Out front there is parking and beyond a riverside jetty to enjoy a spot of fishing or to simply relax and read a book.

During the Covid-19 crisis the cottage has been the temporary home and bolthole for two busy key workers who have reported the amazing difference the Ammique bed has made to them and their sleep.

Richard Miers, British Garden Designer talks to Red Ivory Richard Miers has been designing gardens for over 24 years, both in the UK and abroad including a dacha in Moscow, a villa in Sardinia, a country garden for a grade 1 listed house in Norfolk, a 15 acre garden for a new build Palladian mansion in Surrey and numerous town gardens and roof terraces in London. Lauded as one of the top ten up and coming garden designers by House and Garden Magazine in February 2011 he was also invited to design a show garden for The Daily Telegraph/House and Garden Fair in 2007. In 2012 Richard was chosen to represent the United Kingdom in the Gardening World Cup in Nagasaki Japan with his garden ‘Serenity’ and in 2017 he was again invited by House and Garden Magazine to provide a garden feature at their festival at Olympia.

Richard’s gardens are clean and classically contemporary in style, with a strong sense of geometry. When designing, Richard likes to begin by putting structure into his designs, be it with hedges, walls, paths, terraces, water, trained fruit trees or an avenue of trees. These divide the garden into areas of manageable human scale, defining spaces and giving each area a purpose whilst providing shelter, varying points of interest and framed views; they also help hold the garden together through the winter months. This structure is then softened with bulbs, herbaceous flowers, shrubs and roses so that with the advent of spring & summer the excitement of the budding flowers adds a new, altogether softer dimension to the garden.

If there is a theme that runs through his work it is the curved hedging that winds its way though his herbaceous borders or stands out in sensuous baroque curves against lawn or gravel. Symmetry is also important, coupled with a sense of balance and proportion, resulting in gardens that are both harmonious and handsome. Design ethos: ‘Good garden design is all about teamwork and communication. Translating ideas coherently to both client and contractor is key.’

You have a great experience as a garden designer with more than 24 years working in different countries. But how was your beginning with this nice sector? ​I​ started gardening aged 8 at school. I loved growing radishes, lettuces and carrots as well as flowers. I then studied garden design whilst working in a garden centre in London for a year and as was then fortunate enough to work for Arne Maynard (one of the world’s top designers) as his right hand man for 10 years before setting up my own practice.

You were recognized as one of the ten best (up and coming) garden designers by the House and Garden Magazine in 2011.

What do you think about this recognition and how do you feel?

It was a great feeling to be recognised in his way and it was a nice pat on the back at the time. Normally one is just working in a small team of the client, the landscape contractor and myself so wider praise is always welcome!

Another important recognition was that you were chosen as representative of the United Kingdom in the Gardening World Cup in Nagasaki, Japan, that is one of the most amazing countries about the design of its gardens.

This was a fantastic opportunity for a number of reasons. It was amazing to travel and see another country and culture, to meet other garden designers from around the world and also to create a garden from nothing in two weeks. Great fun and a number of lifetime friendships were made there.

I would like to go back to your beginnings again to find out how you defined your own style, what was your inspiration and what style defines you?

I’ve had my work described as classical contemporary which uses simple geometry to create peaceful, harmonious and beautiful spaces.

I take my inspiration from so many different sources but mainly architecture, art and nature.

You have developed your creations in the UK, but also in many other countries. How does being in other countries, that have other climates and indigenous plants pretty much different from those in your country, have influenced your designs?

Working in the Mediterranean (Sardinia) was a fantastic and increased my knowledge of sun and heat loving plants, many of which are already cultivated in the UK. With climate change and water shortages a reality and an ongoing issue using plants that suit the climate saves on energy use and conserves natural resources and sustainability is definitely the way we should all be heading. Working in Moscow was the opposite extreme as the plant pallet is very limited with the extreme cold and snow but there are a few of my old favourites like oak and silver birch trees, hydrangea and Lilac shrubs that do well there.

How do you start designing your gardens? Are the clients giving you any guidelines or they leave you acting guided by your own inspiration and personal taste?

The design starts with the house and existing garden or landscape and then is a marriage of the client’s wishes and wants and my ideas. They have usually come to me because they have seen other gardens I’ve worked on and loved. All my designs are in 3D so the client really gets to understand what I am trying to achieve before a spade is lifted.

What is your best garden and why?

I am always striving for excellence and there are three country gardens I’m most proud of and a couple in London. One is a very private 15 acre garden I created in Surrey that I spent a year working on. It is very well maintained and looks sensational, another is for a grade one listed hall in Norfolk and another a contemporary garden in Wentworth. They are all on my website and my Instagram feed so please have a look!

And the perfect garden, what must it have?

Hedges, terraces, walls, fruit, vegetables, herbs, lawns, flowers, a pond and other water, an orchard but above all seclusion, mystery and romance.

After your work is all done, there is always the maintenance.

Does your company also do this?

We advise and recommend a full time gardener of company but focus on the design and implementation of new gardens.

GALINA SHAMAEVA Contemporary artist Galina Shamaeva's abstract and expressionist paintings tend to have a striking, mesmerizing effect. Working with mixed media on canvas, this emerging contemporary artist has developed a distinctive aesthetic characterized by intricate details, vibrant colours and depth-inducing layers of organic forms.
