your roommate

You, your roommate, and suitemates will not only be sharing a living area together, you will also be sharing your habits, your values, and your emotions. There will be differences between you, as you are unique individuals, so getting along will be an ongoing adventure and challenge. You can greatly enhance the chances of having a good relationship with your roommate and suitemates if you make a sincere attempt to get to know, accept, and respect each other’s differences.

We strongly encourage you to discuss the following information with each other before move in:

What is your sleeping schedule like?

How important it is for you to have a clean/neat room?

Your possessions (what is okay and not okay to borrow)?

How do you feel about guests in your room/suite?

If you, your roommate, and suitemates do not agree on something, take time to talk it out and communicate with one another! If you need help, talk to your Resident Advisor. Your Resident Advisor is here to help you, your roommate, and your suitemate(s) adjust to your new surroundings.

What are things that really annoy you? GET THE FORM AT YOUR FLOOR MEETING!

COMPLETE A ROOMMATE AGREEMENT WITH ALL YOUR ROOMMATES BY SEPTEMBER 20TH

Tips For Home

Lock Your Doors.

Make it a habit to keep your exterior doors locked at all times. This includes when you leave for the day, step out for a short time, or even while at home.

Don’t set your thermostat below 70 degrees.

This will prevent burst pipes and flooding during winter months.

Don’t throw water on hot cooking grease.

If a fire should start while cooking, please smother it with a pan lid or baking sheet

Clean up any mess on the stove/oven.

If there is residual food left on the stove or in the oven, don’t let it sit for an extended period of time, this could start a fire.

Avoid flooding by using the correct soap.

Please use the correct detergents intended for each appliance. Regular dish soap (Dawn, Palmolive, etc.) does not belong in the dishwasher or washing machine.

Use a Surge Protector.

Surge protectors guard your electronic devices against the damage that sudden power surges can cause. Do not overload the electrical outlets.

Clean out the lint trap in the dryer.

Before you start the dryer, clean out the lint trap to avoid fire hazards, save energy, and decrease drying time When doing laundry, do not overfill the washer or dryer

How do I use my fire extinguisher?

Pull the pin on the handle, aim the nozzle at the base of the fire and squeeze the lever. In the event of a fire, call 911 immediately.

Trash

Please bag and tie trash. Dispose of in the first floor trash room bins to keep the community clean and green.

What’s considered a maintenance emergency after hours?

A fire, flood or broken exterior doors or windows. Depending on the outdoor temperature, some issues involving heating and/or A/C may be cause for a maintenance emergency. Please reference your Resident Handbook for additional information and all emergency contacts.

Landlord Required Legal Liability (LLL) Insurance Policy

What is Landlord Required Legal Liability insurance?

Landlord Required Legal Liability (LLL) insurance policy is the minimum required insurance coverage for each resident to obtain. This policy has a $100,000 Limit of Liability that covers the Resident’s legal liability for damages to the property in the event of fire, smoke, explosion, water damage or backup or overflow of sewer, drain, or sump.

Are Renters Insurance and LLL the same?

No, Renters Insurance and LLL are not the same, but are closely related. Renters Insurance covers loss or damage to personal property of each resident (including fire, theft, or natural causes). LLL covers loss or damage to the Landlord’s assets and the Resident’s legal liability. LLL coverage is not personal liability insurance. A great way to differentiate between Renters Insurance and LLL is that renter’s insurance it is owned by the resident, and they can choose whichever coverage options they would like, while LLL offers a liability coverage amount that the resident cannot change.

How much will I pay per month for the LLL?

The total cost for obtaining LLL coverage will be $7.00 per monthly rental installment. This will be considered additional part of your rental installment and paid with your installment each month.

Am I required to have a Renters Insurance policy outside of LLL?

No, you are not required to have your own Renters Insurance policy, but it is strongly recommended. If you wish to acquire personal liability insurance or a broader coverage plan, please contact an insurance agent or company for insurance options. For coverage recommendations, please visit our property website FAQ page.

What if I already have Renters Insurance?

If you currently carry a Renters Insurance policy, proof of the policy must be provided to LeaseTrack. This proof must include the declaration page and reflect the property being named as an interested party. LeaseTrack will reach out to you via email to request this information at 30 days prior to your lease start date.

What if I do not want Renters Insurance?

Renters Insurance is recommended, but not required. If you choose to not provide or carry personal Renters Insurance with the property listed as an interest party, you will be auto-enrolled into the LLL policy and pay the cost outlined above.

Can I purchase my own insurance at any time?

LLL insurance policy is the minimum required coverage, but is not mandatory as long as the resident can provide evidence of the minimum required insurance or broader coverage from an insurance agent or company. This can be done at any time throughout the lease term. As long as the proof of insurance is provided and meets the minimum requirements, coverage under the LLL policy will be terminated.
