As our 2025 has begun with a flurry of activity, we reflect on the past year with gratitude and anticipate the excitement of the year to come.
Alongside a tremendous showing from our homeowner community, we closed 2024 in celebratory fashion with our annual Holiday Party hosted by your Alys Beach Sales Team. This New Year Eve-eve event was one of the most well-attended to-date and we greatly appreciate the support and enthusiasm of our wonderful homeowner community. The evening was a true testament to the continued growth and vibrance of our town.
Those who were in town during the week of January 22, or who witnessed from afar via the video and photo accounts shared over our social media channels and Alys Beach Owners’ App, had the awesome experience of unprecedented snowfall here in Alys Beach. It was truly a magical sight to behold, and one for the history books as we’d never before experienced a snowstorm of this caliber in Alys Beach.
Mid-February, Alys Beach played host to the 13th annual 30A Wine Festival’s five days of beautifully produced events. Once again, Wine Festival events sold out almost entirely to our Alys Beach homeowners in record time – a testament to the value these events hold for our community. It is greatly rewarding to see everyone’s excitement for, and engagement in, the large, signature events and in the more intimate, themed experiences.
As you may be aware, property sales for Calendar Year 2024 proved the past year to be a successful one. The Alys Beach Sales team generated 78 transactions for $358,500,000 in sales, representing a 16.42% year-over-year increase from 2023.
The fourth quarter of 2024 ended with excitement, yielding 15 contracts written, representing $75,598,000 in sales. This jumped January and February 2025 off with 10 contracts written and $72,255,890 in sales. As a testament to the growing awareness of Alys Beach, we continue to see unprecedented activity in what has historically been a slower, quieter time along our coast.
In July 2023, we launched the initial, pre-construction release of The Dannelly & Varian residences in the newest mixed-use condominium buildings in Alys Beach Town Center. Designed by Michael G. Imber Architects based in San Antonio, Texas, The Dannelly & Varian occupy a prominent corner location amongst and overlooking the activity of our Amphitheatre and Town Center merchants, completing the landscape of Town Center north of 30A. We enjoyed a great response to the initial release with half of the residences going under contract, igniting the construction phase of the buildings. With the success of pre-construction sales and construction marching towards completion, we will relaunch the remaining residences in March, including two- and three-bedroom condominium residences. & Varian is Fall 2025.
We will soon release the initial offering of five homesites in the WW Block, located south of 30A and directly east of The Selene & Easterly condominiums. These homesites represent second- and third-tier positions from the Gulf with potential for water view corridors. The three-story homes will be similar in scale to those currently under construction in the KK Block located just west of the Beach Club.
Construction for The Silva continues to progress impressively towards an anticipated completion by year’s end, 2025, and a Spring 2026 opening. Located on the northwest end of town within the GG Block (Phase 4), The Silva enjoys a prominent corner along the Hart Howerton-designed homes and adjacent to the Nature Preserve. The experience of this expansive new amenity will include an alfresco café and bar terrace, a beautifully designed pool, and a conditioned event pavilion and lawn. We are incredibly excited to have the opportunity to offer additional programming made possible by these new facilities, including a highly anticipated kids’ camp.
Our Alys Beach Town Center has enjoyed increased animation with the opening of O-Ku in the early Fall of 2025, and we look forward to welcoming additional new merchants in 2025. The Alys Shoppe’s new and permanent location in The Della’s eastern end is well underway with an estimated opening in March. We eagerly anticipate the Alys Shoppe’s move into this fresh, modern new space and will be inviting our homeowners for a special preview of the new collections prior to a Grand Opening event, to follow. San Antonio, Texas-based Michael Imber Architects’ partners Michael G. Imber and Mac White are artistic contributors to this gallery of architecture and place, having designed exquisite homes and (future/in-concept) row houses throughout Alys Beach and, most recently, The Dannelly & Varian Condominiums. These mixed-use buildings complete the northern ring of commercial space flanking the Amphitheatre and will add shopping, dining, residential engagement to Alys Beach Town Center. Drawing on the vernacular cues of Havana, Cuba with the arched openings and bold millwork, these buildings stand with distinction in their prominent corner, activating the commercial center with lively, sophisticated, beautiful designs that flow from the inside out, ultimately including a landscaped corridor and an arcade of al fresco seating.
