THE DIPLOMA THE SAVA HERITAGE

Surveyors and Valuers Accreditation (SAVA) began in 1999 as an accreditation scheme for Residential Chartered Surveyors offering the Homebuyer Survey and Valuation report. This expertise in surveying standards brought SAVA to the attention of government and in 2000 SAVA was granted the contract as the lead developer for the new Home Condition Report and Home Inspector qualification, the central element to the proposed Home Information Pack. In 2003 SAVA was acquired by National Energy Services (NES) and became the leading training organisation for the new Home Inspector qualification until this was abolished by government in 2010.

6

www.surveyorqualifications.co.uk

To address the fallout of this government U-turn, SAVA then created the Home Condition Survey, aimed at the buyer rather than the seller, and launched the new SAVA Scheme for qualified Home Inspectors. The Home Condition Survey is a report for home buyers who want an independent survey of a property before they buy in order to help protect their investment. The Royal Institution of Chartered Surveyors acknowledges that the increasing demand for surveys and valuations is stretching the available resource. As a result in 2014 the SAVA School of Surveying was created to address this skills shortage and offer a new way into the profession. Although the school is relatively new, SAVA has over a decade of experience training and accrediting Residential Surveyors.

THE COURSE

If you are looking for a pathway into the property surveying industry, the SAVA Diploma in Residential Surveying and Valuation is a revolutionary qualification giving those without a relevant degree the opportunity to enter the profession. The diploma is a level 6 qualification overseen by the Awarding Body for the Built Environment (ABBE). It is delivered by industry experts who are either Chartered Surveyors or university lecturers, so you will be taught by trainers with real ‘on-the-tools’ experience. The course is delivered part-time via a mix of face-to-face and online learning and includes two contact days per month at your chosen course location. Face-to-face training days comprise a blend of theory and practice and may include property site visits to test your skills. This blended learning approach gives you the opportunity to study in a classroom environment and meet like-minded people, but with minimal disruption to other work and family commitments. During the course, you will study for a number of modules before entering into an assessment period where you will be required to build a portfolio of surveys for assessment. Training takes place over 12 months, with a maximum period of 12 months there after for assessment – actual qualification time will depend on the time you can commit to building your assessment portfolio.

Once qualified with SAVA, you will be invited to join the following membership schemes: • SAVA Scheme for Surveyors The SAVA Scheme is open to Surveyors who wish to offer the Home Condition Survey, a private property survey, to homebuyers. Scheme benefits include pay-per-click insurance, quality assurance and easy-to-use reporting software. • Associate Membership to the Royal Institution of Chartered Surveyors The Diploma is approved for Direct Entry into RICS meaning you can apply for AssocRICS membership as soon as you qualify and could be offering RICS surveys in as little as two weeks after gaining your diploma. As a SAVA learner, you will receive: • All course learning materials including textbooks • Quality training by industry experts • Technical support from the SAVA training team • Direct entry into RICS at AssocRICS level • One year’s membership to the SAVA Scheme

TRAINING The Diploma in Residential Surveying and Valuation is a vocational course, meaning it is about being a well-rounded Residential Surveyor. Three weeks before the start of your course we will send pre induction tasks and research material. This helps to prep candidates so that they are ready for induction day. You will also receive the course material, including textbooks, prior to the start of the course. SAVA training is about empowering candidates so that they can get the most out of the course. We have therefore broken the course down into fourteen modules of twenty two face-to-face training training days supported by a library of over 100 hours of rich media content. The course is comprised of the following: • • • • • • • •

Induction Professional Issues Valuation Construction Law Inspecting Property Landmark Building Pathology

• • • • • • • •

Assessing Services Report Writing RdSAP Masterclass Condition Masterclass Energy HCS Practical Introduction to Assessment Accompanied Inspection

The training days are around eight hours in length with three breaks, including lunch. These are split into two classes per month in order to help you better fit the Diploma around your lifestyle and to retain the knowledge delivered in each class.

We expect candidates to put in study time beyond the classroom. We recommend an additional 10 hours per week of work outside of the course days. This helps you to complete the course in the 15 - 24 month window. Not all modules are similar in size, some span many days such as Valuation, Construction and Building Pathology. These modules in particular are very important in becoming a successful Residential Surveyor and Valuer. Each module is relevant to the Diploma, Law, for example, will teach you how to recognise the legal implications that surround valuation issues. Training is delivered by BlueBox partners who are all leading industry professionals. This means you will be taught by the very best, as not only are the tutors personable and friendly, but they are also knowledgable and experienced in both teaching and surveying. The text books you will receive before the start of the course contain all the course knowledge and some are authored by the trainers themselves. RICS officially recognises the Diploma in Residential Surveying and Valuation as a legitimate and direct route into AssocRICS. This means RICS support and encourage anyone to take the course who is looking to make surveying their future.

NICK GOLDSMITH’S STORY Nick joined the SAVA School of Surveying after receiving an email about the SAVA diploma. Before joining the course, Nick was a Lettings Manager and Domestic Energy Assessor, so he already had an interest in residential property but wanted a new challenge.

Nick Goldsmith

SAVA Diploma Learner

10

www.surveyorqualifications.co.uk

“The technical aspect [of residential surveying] always interested me and I like to be out and about. Every house and property owner is different so the role is varied.”

Like many SAVA learners, Nick was particularly drawn by the appeal of studying part-time without giving up his existing employment. Nick said he would recommend the course to others looking to pursue a career in residential surveying. “The course content is very good and the calibre of teaching is very high. We have a good group and the course content is wide ranging. [The highlight has been] surveying a mock property, combining all the areas we have covered on the course.”

LEARNING RESOURCES

Learners have access to a variety of learning resources – some will be mandatory for course completion, while others are provided solely for revision and reference purposes. You will be required to use these materials in addition to your own research, to carry out private study in preparation for upcoming training days. Learners will have access to a dedicated Facebook group for their intake where they can correspond with other learners and course advisers.

Course Videos

After course attendance, videos of the training days may be accessed and reviewed, ensuring all students can access all information.

Pre-Recorded Webcasts

A seminar or presentation that has been pre-recorded by someone from the surveying industry.

Published Documents

Industry relevant documents sourced by SAVA and provided as an additional learning resource.

Textbooks

All course information can be found inside the course textbooks, produced according to the demands and standards of the current surveying industry.

Online Learning

Additional content that can be used to enhance your learning experience i.e. The Surveyor’s Guide Series that shows how to use various surveying equipment.

Multiple Choice Self-Tests

If you already know of a local Surveyor, then we urge you to approach them. Alternatively, you may be able to find Surveyors who are active in your area through local estate agents. We understand that this may be difficult, therefore we provide a shadowing pack that explains the Diploma and the benefits for both you and the Surveyor. SAVA will assist in pairing learners with Surveyors but we cannot guarantee this service.

ASSESSMENT

The last of your essential training modules is Introduction to Assessment. This day goes through the evidence requirements in detail, outlining what is required to complete the qualification and demonstrating the use of the online portfolio system. You will also carry out group exercises and presentations to the class. Once you have attended this day you will be in a position to start building your portfolio. Assessors are allocated to each learner and you will be asked to upload a series of assessments to be reviewed by your Assessor. When the Assessor is happy that the evidence presented demonstrates the required competence, the assessments will be signed off. You will be given up to 12 months to complete your portfolio for assessment. In summary, the portfolio of evidence will comprise: • 10 Home Condition Surveys and valuations • 3 energy reports • Multiple choice self tests (law and valuation) • Method statements • Learner statement – pre and post survey activities • Business and interpersonal skills. The surveys, valuations and energy reports will need to cover a range of property types and ages. Should learners not have access to a particular property type the centre will be able to assist. The Accompanied Inspection you undertake will provide you with one of the ten properties needed to complete your assessment portfolio. SAVA provides one residential valuation. In addition, you will need to source 8 of your own properties.

Evidence is held in an electronic portfolio so learners and assessors have online access 24 hours a day, seven days a week. The assessment process is rigorous and we recommend a minimum of 10 hours study per week.

ABBE EXAMS

Learners will need to sit two exams. The Diploma in Residential Surveying exam consists of 75 multiple choice questions to be completed in 90 minutes. Learners are given 5 minutes reading time before the exam begins. The pass mark for this exam is 70%. The Diploma in Residential Surveying and Valuation exam covers valuation only. This exam consists of 30 multiple choice questions to be completed in 60 minutes. Learners are given 5 minutes reading time before the exam begins. The pass mark for this exam is 70%. SAVA strongly recommends that you have at least 2 reports signed off before taking the exam. The exam can be taken at Pearson Vue test centres around the country. To find your closest test centre please visit www1.pearsonvue.com/abbe/. When you would like to book your exam the training team will provide you with your online booking details.

ACCOMPANIED INSPECTION SAVA runs an Accompanied Inspection every month. This will be the final day/assessment you will attend. As soon as you have completed your ninth report, you will be invited to book a suitable date.

ALIX HERITAGE’S STORY Alix enrolled on the SAVA Diploma in Residential Surveying and Valuation and is successfully juggling the course around her family life. Alix is a mum-of-two and enrolled on the Diploma to pursue a flexible career that she can fit around the school run.

“The great thing for me about managing family life and a career in surveying is that I can book all my appointments during school hours and then carry out my desktop research and write my reports at home once I’ve collected the children from school. As the boys get older I will be able to manage longer hours as their needs become less intense.”

“I would really recommend this course to others… the opportunities afterwards are very appealing and the flexibility really does mean that you can have it all – a focus on the family and a rewarding and varied career.”

THE SAVA SCHEME

The Surveyors and Valuers Accreditation (SAVA) Scheme is designed specifically for Residential Surveyors. After you complete the Diploma in Residential Surveying and Valuation you will be able to join the SAVA Scheme and produce the Home Condition Survey. Benefits of the scheme include:

Our template ensures that your surveys are comprehensive and professional every time. You also have automatic access to the Building Cost Information Service (BCIS) for re-instatement cost calculations.

Use of the SAVA Home Condition Survey (HCS)

SAVA members have access to targeted training events delivered with our training partners BlueBox, logos and copy for advertising and blogs, and are also able to purchase our dedicated HCS brochure to send to clients. Members also receive a copy of the Technical Bulletin, a regular industry bulletin from the SAVA team.

The HCS is designed with the buyer in mind. It provides a clear 1,2,3 condition rating system, includes a section for the Conveyancer (Surveyors are the eyes of the Conveyancer) and, crucially, allows for photographs throughout the report. It is much easier for a Surveyor to report on a defect if they can show the client a picture.

Comprehensive ‘pay per click’ insurance

SAVA offers pay per click professional indemnity (PI) and public liability (PL) insurance for Home Condition Surveys created by members of the SAVA Scheme. In effect this means that the SAVA Scheme is like an ‘insurance pool’ – we have greater pricing stability and purchasing leverage and you can reduce your activity or even leave the pool without having to fund run off cover from other income sources.

Easy to use software

The HCS reporting software makes it easy to write up your reports.

Business, marketing and branding support

Value added services for your client

You will have free access to a range of fact sheets – generic information sheets that you append to your report as appropriate. Topics include “Asbestos in the Home”, “Cavity Wall Insulation” and “Gutters and Downpipes”. You can also create and append your own appendices, for instance on features specific to your local environment.

A team focused on residential surveys and surveyors Housing is what we do. The SAVA team is dedicated to supporting Surveyors and their businesses.

Once you have completed your qualification, we provide you with your first year’s membership to the SAVA Scheme.

STEVE FUNNELL’S STORY Steve enrolled on the SAVA diploma, attending at our Milton Keynes training centre.

Steve Funnell

SAVA Diploma Learner

20

www.surveyorqualifications.co.uk

Steve comes from an estate agency background, opening his own firm – Funnell & Co. – in 2003, but began his working life as a Psychiatric Nurse. Working in estate agency, it was not unusual for Steve to work six days a week and for long hours, so Steve chose the diploma to help him “plan for the future”, seek a flexible career and take more control of his time.

“I would recommend [the course] to anyone. It’s well-structured, presented superbly and the systems are user friendly. You’re never afraid to step in and ask questions, and the trainers are always happy to stop and answer them. In particular, Phil Parnham’s classes are great and he often uses humour to hold your interest.”

HOW SAVA CAN HELP YOUR FIRM

If you run a surveying firm, we can help you to train new members of staff to AssocRICS and increase your technical workforce. With as little as 15 months of intensive training and assessment, you will have a newly qualified Residential Surveyor with the skills to complete RICS surveys and the SAVA Home Condition Survey. A number of national and independent surveying firms are currently using the SAVA School of Surveying to increase their workforce – and so could you.

BENEFITS

• Just two contact days per month Learners are only expected to attend two days of face-to-face training per month during the formal training period, so they will spend minimal time out of the office. • More focused than a surveying degree Unlike a broader university degree, the SAVA diploma focuses solely on residential surveying meaning SAVA graduates have an in-depth knowledge of residential property. • Competitive alternative to a university degree Due to the more focused nature of the qualification, we can offer training at a fraction of the price of a university degree and learners can qualify in half the time.

Visit our website to view upcoming course dates and locations, and train your next surveyor to AssocRICS.

MENTORING

Could you become a mentor for a SAVA learner? Training for the Diploma in Residential Surveying and Valuation does include practical site visits; however, we believe that the best way for a learner to fully grasp their residential surveying skills is to shadow an experienced surveyor. Whilst we actively encourage our learners to contact their local firms to gain additional work experience, we are always on the look-out for firms who would be willing to mentor a learner in their area. Whether it’s hours, days or a longer term solution you can offer, we would be grateful to hear from you.

MENTORING BENEFITS

• Counts towards your annual CPD requirement • An extra pair of hands to use on the job • Learners are covered by SAVA’s insurance policy

This is a great opportunity to meet trainee surveyors and could even be used as an alternative way of recruiting for new technical staff. Call the SAVA team for details of how you could mentor a SAVA learner.

With many firms now training new members of staff through the SAVA diploma, this could even be an opportunity to gain sponsorship – so dress to impress! For details of upcoming events, please visit the SAVA School of Surveying website or get in touch.
