The reimagining of a century old icon into a vibrant, safer and more sustainable mixeduse destination. Montgomery Park is an office building and former Montgomery Ward mail-order catalog warehouse and department store located in Portland, Oregon, United States, built in 1920. It is listed on the National Register of Historic Places under its historic name Montgomery Ward & Company Building. Under joint venture by Unico Properties and Partners Group, the design is to include a seismic upgrade, Elevator modernization, and interior and exterior design updates that improve Main floor access and expand space for food hall services.

Civic Station Gresham is an urban mixed-use multifamily and commercial development Located immediately adjacent to the Civic Station MAX light rail transit stop, the project is a keystone transit-oriented development in the overall Civic Neighborhood visioning plan. A half acre public plaza, activated by an integrated multi-use play and gathering element, flexible commercial retail spaces at the ground floor of five-story wood-framed mixed-use buildings and a single-story micro-restaurant pavilion building forms the focal point of the design.

Located on a quarter block site in Portland’s NW Slabtown Neighborhood, the challenge presented to the design team was to create a new type of urban housing to accommodate the city’s growing small household population. With a focus on quality design over large unit square footage, the average unit size is 310 sq.ft. (net). High quality finishes, built-in cabinets, and innovative architecture are geared toward a sophisticated urbanite that cherishes a ‘less is more’ ethos.

In order to mitigate the reduced unit footprint, YBA’s design goal for the unit interiors was to achieve a sense of spaciousness by using large 8’-0” x 8’-0” windows, Juliet balconies, increased floor to ceiling height, and abundant thoughtful storage space.

18TH AND NORTHRUP - Vail

The Vail was designed as a high-rise, mixed-use density west of the I-405 corridor in Northwest Portland - 12 stories above grade plus two full sub-grade parking levels. The high rise design achieved 185 units.

The design was adjusted to a Mid-Rise prior to Entitlements, with Retail, bike storage and live/work units at grade and Mezzanine, and a typical level 2-6 plate of 23 units wrapping a courtyard for a total of 114 Units.

Designer Notes

The quarter block site is meant to utilize both height increase and arcade frontage along East Burnside Avenue.

The design mimics the natural forms of ‘STRATA’ with projected catelivers at the North and South frontages.

This design was a collaboration with Architect friends hoping to bring the owner / developer beyond the contracted schematics.

FIELD OFFICE Project^

Purpose-build the future creative office space through innovatively connecting every space to nature, natural materials, and park-like environments.

Designer Notes

Despite its busy, urban context, Field Office provides physical and visual access to nature throughout the building, offering a workplace where inside can be outside, and where outside can come in. Office spaces come with sweeping iconic Portland views and abundant natural light, and the building is designed for flexibility, allowing tenant spaces to adapt over time. Using industrial-inspired materials and forms, including reclaimed wood for warmth and human-scale texture, the design of the building responds and contributes to the transition of this former industrial district into a vibrant, accessible mixed-use neighborhood.

OREGON EPISCOPAL Lower School

Client Notes

Create a new Lower School that promotes the exchange of knowledge and creativity among students, encourages experimentation, and embraces nature as a teaching tool.

Designer Notes

Using the school’s inquiry-based pedagogy as a driving theme for the design, the building itself encourages exploration and experimentation both inside and out. Child-centric and supportive learning spaces include flexible classrooms, dedicated group collaboration spaces, a science lab, an art studio, a dining and performance space, and a new green commons space. On a path to net zero, the building teaches students about sustainability through visible storm water management systems, natural materials and finishes, and naturally lit classrooms.

Client Notes

Transform a generic office space into a culture-specific, lively workplace that includes environments for play and camaraderie. Provide plenty of collaborative spaces and flexible common work areas to accommodate a variety of working styles and conditions.

Designer Notes

This rapidly growing company wanted to maintain a sense of community even as they expanded, so we designed the workplace with communal spaces as the focal point. A prominent mural by a local artist, telling the story of the company’s history, anchors an open lounge area, and opens to a communal kitchen. Workspaces are provided with flexible furniture, and a variety of conference rooms, quiet rooms, and collaborative spaces with whiteboard walls and digital screens. The overall design is colorful and playful to reflect the startup culture of this growing company.

Client Notes

This building is owned by Harsch Properties which serves as office and retail. Among a series of buidling studies, we were contracted on 1022 SW Salmon to Oversee a masonry consultant for removal of exterior tile that was added to the brick during the 80’s. We also performed a study of the building for seismic upgrade to add a penthouse to the roof.

Ultimately, we provided a renovation of the entry of the building providing a fresh and modern design with clean finishes.
