If you want to purchase an asset in Tamil Nadu, a Patta Chitta official document may be of great use. It is maintained by the Tahsildar of the district and furnishes all appropriate information about a property/land. To set up the lawful right of a property owner, the Tamil Nadu government issues a file referred to as Patta Chitta. Usually, Patta Chitta is a land certificate that includes all essential details about the property and helps in the stress-free buying and selling of an estate by removing the chances of arguments and flawed transactions. The Tahsildar of each district preserves the Patta Chitta, and it can be obtained from the Taluk’s office online or physically. Patta is the lawful file for Tamil Nadu farmers. It is an essential file for a farmer as it includes all essential details associated with land. On the other hand, Chitta is the land revenue file preserved by the VAO or Village Administrative Officer and the Taluk office. It comprises the name of the land’s real owner and all the details regarding farmland or a property. These details comprise information about the land’s size, ownership, area, etc. This document is also used to categorise a piece of land into punjai (dry land) or nanjai (wetland). Post the government combined Patta and Chitta files into a single thing in 2015. It started a website to offer digitised land records access to everybody. This portal is available in two languages: Tamil and English.
