Six tips for staging your home like a pro
If you are considering putting your house up for sale, but are not sure where to start, perhaps because you are afraid it is not market-ready or worried it may take too long to sell, or you simply won’t get the price you want, then there are methods you can follow to help ensure it won’t happen to you.
Not just for new build show homes, you should consider staging your home, or to put it another way, setting the scene, to arouse immediate buyer interest in your property when it comes to market.
To be truly effective, you’ll need to look at staging both the inside and outside of your home, so here are six tips to get you started.
De-clutter
This is one of the most important things you can do. You’re going to be moving home anyway and will have to pack, so it makes sense and is straightforward to de-clutter and start packing at the same time. Pack up everything you don’t need and store the boxes out of sight in the garage if you have one, or consider temporarily renting a small storage unit. Keeping the look minimal can help sell your home.
Organise
Whilst we don’t like to think of strangers opening our cupboards, the reality is that they probably will. If you have built-in wardrobes, hang similar colours together and similar garments together. Why? Because it will make the cupboards look bigger. Really! An organised space always appears bigger, and you want your cupboards to look as spacious as possible.
De-personalise
You should de-personalise your home as much as possible when preparing to put it on the market. This is so that potential buyers can imagine themselves and their own belongings occupying the space in your house. This means minimizing and putting away everything you don’t need or use. Clear kitchen worktops as much as possible, stash away all those appliances you don’t use and put miscellaneous small clutter in a few attractive baskets or boxes out of sight.
Look from the outside
Go and stand on the street to see what prospective buyers see when they drive up to your house. Be aware of any negative impressions they may get such as overgrown borders, peeling paint, broken windows and so on. A poorly maintained exterior will make a prospective buyer think that the house has not been well taken care of. Even if you have spent the time and money to ensure the interior is amazing, it will all be wasted if the prospect gets a bad first impression as they approach your property.
What do you really see?
Step outside your front door and close it; then stand on your step and simply look around for a couple of minutes. This is mimicking the likelihood of your estate agent fumbling around for keys before finally opening the door!
You will see what your potential buyers will see. So, what is it? Cobwebs on the door frame? Dead plants? A broken lightbulb in the porch? A less than shiny letterbox? First impressions count remember, so it’s definitely worth taking some time to clean up. If you want to go a step further, consider painting the front door or adding new accessories.
Don’t forget the back garden!
A tidy and inviting back garden is just as important as your front garden so don’t neglect it. Whilst it might not be part of the potential buyers first impression experience, you still should make sure it is in the best condition possible. Pull up the weeds, water the plants, do some sweeping and maybe even purchase new furniture or accessories such as plant pots or birdhouses. This all adds to the experience of ‘living the dream’ your potential buyer wants.
The biggest tip of all
Simply imagine yourself as a potential buyer looking at your property for the very first time. See it through their eyes and ask yourself:
• What impression does the house give you?
• How is its kerb appeal?
• Would YOU buy your house?
• What would you like to see changed before you put an offer on your house?
Finally, to stage a home will cost money but you’ll get that back, and sometimes more when your property sells. Proper staging will help you sell your house in a shorter time and importantly at the price you want.

Five easy steps for successful home seeking
Looking to buy a new home? Before you start looking and arrange viewings there are three main factors to consider: what you can afford, the type of home you’re looking for and where you want to live. Viewing properties before being certain about any of these factors is risky, not to mention a waste of time for both you and the estate agent.
A successful property search requires focus and direction with three key factors – budget, space and location. What you can spend is the most important; the other two pieces need to fit around that.
1. Establish your budget
Speak to an independent mortgage adviser to get an idea of what your budget might be for the property purchase. This will largely depend on your salary (salaries if you are buying with someone else), your monthly outgoings, any outstanding debt you have and the size of the deposit you are putting down.
2. Make a wish list
Once you know what you can afford, list down what you want from the property. That means the style of home, number of bedrooms, kitchen size, commute time, local schools, garden etc. When you’ve done that, mark each requirement on an importance scale of 1-10 as it’s likely you’ll have to compromise on something down the line.
3. Use free tools and information on the Internet
Use the information on the internet to research relevant property values in the locations you are interested in. There is also helpful information on property search websites for schools, commute times and history of properties previously sold in the area.
4. Contact some local agents
Useful as they are, online tools and information are just a starting point. They won’t replace speaking to an expert who has on-the-ground knowledge of the current local property market. Discuss your requirements, and wish list, with a few local estate agents – like us! – who will be helpful and knowledgeable on the local area.
5. Narrow down your search
With every viewing you will find out more about what you want, don’t want, and what you can and can’t afford. Use each viewing as a means of refining your criteria and potential compromises so that you can be more precise in what you are looking for and where. Make notes on your likes and dislikes of each property to refer back to.

Keep calm and carry on hosting
The cold winter months are full of opportunities for celebration, and the summer sun brings everyone together to enjoy the warmer days. Galton’s seafood dishes have always turned heads. Hook Line Sinker isn’t a huge how-to reference guide, or a seafood bible to teach you everything about each fish in the sea. It’s a very personal book featuring Galton’s all-time favourite recipes, all of which have featured on his menu in some form over the years, but more importantly, are great to cook at home.
It’s one thing to run a successful Michelin-starred restaurant and retain the star year after year. It’s another thing entirely to branch out and open a takeaway, but this sort of challenge makes Galton the chef he is. Hook Line Sinker is a seafood cookbook from Michelin-starred chef Galton Blackiston featuring recipes created through his lifelong love affair with fish and shellfish.
TIGER PRAWN & POTATO FRITTERS WITH VIETNAMESE DIPPING SAUCE
To make the dipping sauce, whisk all the ingredients together in a bowl. Set aside until needed.
To make the fritters, in a bowl mix together the flour, sparkling water, salt, sugar and turmeric and set aside to rest for 10 minutes.
Peel the potatoes and cut into julienne strips. Peel and de-vein the tiger prawns and cut in half lengthways. Set aside.
Heat the oil in a deep fat fryer to 180°C. Fold the potatoes, prawns, spring onions and coriander through the batter mix.
Using your hands, shape them into fritters, making sure you have an even distribution of prawns in each fritter. Lower them into the hot oil and fry until crisp and golden brown. Remove from the fryer and drain well on kitchen paper.
Serve immediately with the dipping sauce.

2 tbsp white wine vinegar
4 tbsp lime juice
1 chilli, deseeded, finely sliced
3 garlic cloves, peeled, grated

750g self-raising flour
750ml sparkling water

12 raw tiger prawns, 3 per serving
1 litre vegetable oil, for frying
8 spring onions, chopped
1 handful of coriander, chopped

For the shallots:
75g seasoned plain flour
1 egg, whisked with
4 tbsp milk
150g Panko breadcrumbs
For the squid:
350g baby squid
1 tbsp cornflour
1 tbsp sesame oil
rapeseed oil
1 tbsp rice wine
1 tbsp soy sauce
2 shallots, peeled, finely sliced
2 garlic cloves, peeled, grated
6 tbsp cooked black beans, rinsed
1 lobe of ginger, peeled, grated
2 shallots, peeled, sliced into rings
1 litre vegetable oil, for frying
1 tbsp soy sauce
1 tbsp sesame oil
250ml chicken stock
1 good pinch of sugar
sea salt & black pepper
1 tbsp chopped mint
2 tbsp chopped coriander
1 large red chilli, sliced
2 tbsp sliced spring
onions
juice of 2 limes
Serves four.
SQUID IN BLACK BEAN SAUCE WITH DEEP-FRIED SHALLOTS
To prepare the shallots, place the seasoned flour onto a plate, put the egg and milk into a shallow bowl and the Panko breadcrumbs onto another plate. Dust the shallot rings with the seasoned flour, dip into the beaten egg, shaking off any excess as you lift them out, and then coat with the Panko breadcrumbs. Set aside on kitchen paper.
To cook the squid, wash the squid, separating the tubes from the tentacles and set aside. Mix the cornflour, sesame oil, two tablespoons of rapeseed oil, rice wine and soy sauce together in a bowl, add the squid and coat well. Cover and refrigerate for up to three hours.
Heat a frying pan or wok over a high heat and add a good splash of rapeseed oil. Remove the squid from the marinade and add to the pan and stir-fry for a couple of minutes. Using a slotted spoon remove the squid from the pan and set aside on kitchen paper.
Add another splash of rapeseed oil to the same pan, turn the heat down, add the shallots and garlic and sauté until softened but not coloured. Next add the black beans and ginger with the soy sauce, sesame oil, chicken stock and a good pinch of sugar. Turn up the heat a little and bring the mixture up to simmering point.
Return the squid to the pan and cook for a further five minutes or so, tasting and seasoning with salt and freshly ground black pepper as you do so.
To fry the shallots, as the squid is returned to the pan heat the oil in a deep fat fryer to 180°C. Carefully lower the shallots into the oil and fry until crisp and golden brown. Remove and drain on kitchen paper.
Serve the squid in the black bean sauce topped with chopped mint, chilli and spring onion, drizzle over a little lime juice and top with the fried shallots and coriander.
