Harry: Hugely central. Pricing is crucial, but before a buyer even considers the price, they react to the presentation. Their first impression happens online within seconds.

A week of preparation can add thousands to the result.

With over a decade of experience and ARLA accreditation, Elli Best has seen the lettings landscape evolve through legislative shifts, changing landlord sentiment, and new opportunities for investors. We sat down with Elli to discuss what the data tells us about today’s market and how agents can support landlords through 2026 and beyond.

Q: Elli, you started your lettings career in 2013.. How would you describe the changes you’ve seen over that time?

Elli: When I started, lettings was often

seen as the more straightforward side of the property industry - fast-paced, but less

complex than sales. Fast forward to 2025, and it’s clear that lettings is every bit as sophisticated and demanding. Compliance, legislation, and client care have become front and centre.

The Renters’ Rights Bill, for example, has completely shifted how landlords and agents think about tenancies. According to the Rightmove Lettings Report 2025, only 43% of landlords are even aware of the Bill, which highlights how vital it is for professional, qualified agents to guide them. MARLA accreditation has never been more valuable.

Q: The report highlights that one in three landlords are considering exiting the market. What’s driving that sentiment?

Elli: It’s a combination of factors. 68% of

landlords say legislative changes are a key frustration, and 60% cite reduced profitability due to rising costs and taxes. Many landlords are feeling the squeeze and uncertainty.

Q: The report shows 45% of landlords have experienced rent arrears. How are you helping clients manage that risk?

Elli: Communication and prevention are key.

We use robust referencing systems and offer rent protection insurance, but more importantly, we build relationships.

It’s about being proactive - checking in with tenants early, supporting landlords through any arrears process, and ensuring compliance with every step.

But there’s also a silver lining- 70% still plan to maintain or grow their portfolio. That’s where we, as agents, come in. It’s about helping them find value, understand yield, and stay compliant.

Professional guidance can make the difference between a landlord exiting the sector and one deciding to expand.

Q: What trends are you seeing in rental demand and pricing this year?

Elli: We’re seeing a market that’s finally starting to rebalance. The Rightmove data shows rental supply is up 11% year-on-year, while tenant demand has dipped 12%. That’s easing some of the extreme competition we saw in 2022 and 2023 when some listings received over 20 enquiries per property.

Q: Finally, Elli, what advice would you give to landlords navigating this period of change?

Elli: Don’t go it alone. There’s never been a

more important time to work with a qualified, experienced letting agent. Between shifting legislation, evolving tenant expectations, and a rapidly changing market, professional insight is invaluable.

And for agents like us, the message is clear too - behind the scenes: compliance, maintenance, rent reviews, tenant vetting.

We need to communicate that value to landlords every day.

Rents are still rising, but more modestly - 3.9% year-on-year growth as of mid-2025. It’s healthy, sustainable growth rather than the frantic surges of previous years.

Q: For landlords worried about returns, what opportunities are out there?

Elli: It’s not all doom and gloom. Average yields are holding steady at 6.3%, and there are still regional investment hotspots.
