All apartments are provided with private amenity space in the form of patios at ground floor and courtyard level, balconies at upper floor levels and roof terraces on the top floors. Balconies are projecting, with opaque glass front balustrades and clear glass to the sides.

All balconies have direct access from the living space so that they act as an extension of these internal spaces. Balconies which do not have accommodation below them will have level thresholds with no step.

All balconies have room for a wheelchair turning circle and space for a table and chairs so that all the occupants of the flat can sit out on the balcony.

DESIGN PROPOSALS

PLAN FORM

The proposal to the site is to retain and enhance the existing main elevations, and enlarge the existing roof space to provide an additional floor of residential accommodation.

ENTRANCE LEVEL:

The increase in the roof space will be achieved through moving the front pitch of the roof in-line with the neighbouring properties (see left).

The two duplex offices, accessed off Lovat Lane are arranged over the ground and lower ground floors will share sanitary facilities through a connection at the basement level.

Central access route to existing stair and lift core to the residential floors

The ground and basement level will provide two self contained duplex office spaces. UPPER LEVELS: The First to Fourth floors will be re-configured to provide two 2 bedroom apartments per floor. The additional accommodation at the new Fifth floor will provide a three bedroom apartment, with an associated roof terrace.

Mansard roof

At the new roof level associated plant will be contained within acoustic screening. At ground level the proposal utilises all three existing openings, with the residential access through the central door and the two offices accessed independently either side. A fourth street access, within an existing shop front, is proposed for refuse.

Principle rooms arranged (where possible) onto Lovat Lane. A the roof level a 1.5m high perforated metal screen will be positioned alongside the western elevation, offering privacy at a high level to the neighbours. ELEVATION DESIGN All new double glazed windows within the existing elevation to match the style and materials of the existing.

At the roof level, all proposed plant will be contained within acoustic louvres, minimising their visual impact to neighbouring properties. MATERIALS All materials to match existing. Sash windows to Lovat Lane and the Courtyard to be either refurbished with secondary glazing or replaced with double glazed units to match the existing aesthetic.

DESIGN CONSULTATION

All new dormer windows to the roof to be traditionally detailed in lead.

A pre-application meeting was held on the 24th November 2010 with representatives from the City of London Planning, and from the City of London Design & Conservation department.

ROOF TERRACE AND ROOF TOP PLANT The proposed roof terrace to have perforated metal panels to the west, providing privacy to surrounding residents. An area for roof top plant is indicated on the roof space, and this would be located within a acoustic screen, which will be kept to a minimum height.

Main scale and massing of the existing building retained. Facade to Lovat Lane and the Courtyard area retained and refurbished. An increase in top floor accommodation by moving the front pitch of the roof in line with the party wall and mansard of the neighbouring properties. New dormer windows in a symmetrical arrangement. Creation of a roof terrace. Containment of new plant within acoustic louvred screening.

This meeting followed earlier discussions in 2008 and again the principles of the roof top extension and facade retention were welcomed, with it being acknowledged that the re-configured roof line would becoming better aligned with its neighbours. Detailed comments regarding materials and treatments were also acknowledged and accepted.

Dormer window additions to the roof level will continue the symmetrical arrangement of windows from the floors below. These windows will be traditionally detailed in lead with white painted wooden frames.
