Message from the Board president Dear Members of Arrowhead Lake Community Association, The Board of Directors and Management wish you all a Healthy and Happy New Year! 2018 will be a momentous year for our Association. The accomplishment of further strategic planning, capital projects, management reorganization and increased efficiency, and recouping delinquent assessments along with reduction of abandoned and blighted properties are some of our realizations. Three correlated long-term planning documents are either complete or underway: 1. The revised Strategic Plan, in new format, has been published in the Fall of 2017. 2. The Master Plan process begun in 2017, under guidance by the Board and collaborative Members, with membership surveys, will establish and enhance Community vision, principles, and goals to effect land use, environmental protection, infrastructure improvements, construction of new amenities, and recreational areas. Marketing and risk management plans with cost estimates are also included. 3. The Long Range Financial Plan will forecast the funds needed to support the other plans, while maintaining existing facilities and services. This assures astute management of our financial resources, while keeping assessments affordable for members.

A revised Rental Policy is under development. This will define operations and responsibilities of our Owner-renters while preserving the family oriented residential character of the Community. Long Range Infrastructure Initiatives that have been in planning for several years are now, or will shortly be, in construction. Strategic capital engineering projects such as the Lake Reclamation, Waste Water Inflow and Infiltration (I&I) Piping Upgrades, Waste Water Plant Upgrades, Storm Water with Roads & Ditches Improvements, and the North Lake Dam and Berm Upgrade will be continued or started. It is with great satisfaction that at last, after almost two decades of delay, all the permits were obtained and work on Phase 1 Eastern Cove of the Lake Reclamation project has started. Phase 2 Lewis Creek Cove will start immediately following Phase 1. Information on these projects and the Master Plan will be forthcoming as they develop, and will be your indication of the future direction of our Community.

Management Administration and Accounting under the direction of General Manager Eric Usbeck, Controller Charlie Hozempa, Administrative Director Shannon Ritzke, and Dept. of Public Works Director, George Newman have instituted numerous cost saving policies and operations. Sewer Plant Manager, Joe Rehm is overseeing continued plant modernization resulting in improved operation. He is also performing piping system upgrades in coordination with road improvements. Budgeting and operational practices across the departments have attained significant savings while delivering improved services. Upgraded automation and staff improvements of Accounting and Administrative operations have enhanced fiscal control. Increased basic and crosstraining of Public Works personnel has produced efficient task completion, and an upgraded preventive maintenance program has resulted in longer lasting systems, vehicles, and facilities. Recreation & Lodge Director, Danielle Decker and her staff continue to enhance the Lodge as the central recreational center and the many diverse events that help connect our members. Communications and Marketing Specialist, Kim McCormick is effectively building an information system consisting of traditional forms and modern social media platforms. She also administers a growing marketing effort. The new spirit of professionalism and goals achievement has been gratifying to see – kudos to GM Usbeck and all Managers and Staff. The Board and Accounting Dept. have begun an initiative of recovering long delinquent assessment accounts, foreclosing on delinquent and abandoned/blighted properties, and purchasing delinquent properties where adjacent to association lots or where advantageous and can be improved. This effort has resulted in the recovery of over 60 LLC owned delinquent properties, and scores of others. This will result in many of these properties returning to the revenue stream that fortifies our Associations financial strength. Well done, Controller Hozempa and the Accounting Staff. Your Board strives to exceed the expectations of our Members. The advice and input from the Membership is essential for reflecting the requirements and expectations of the Community stakeholders. Please contribute in your chosen way to the association – join a committee, volunteer at a function, whatever you can do for your Community will have a positive impact for sure. Visionary but realistic planning and dedicated follow through will ensure our quality of life and enhance the investment in the future we have made in Arrowhead Lake.

Message from the general manager Greetings, As you all prepare for the upcoming holiday season and New Year, I want to take a minute to outline some project updates going on at the Lake. First and foremost, we have started the first phase of the Lake Reclamation project, hydraulic dredging of the Eastern Cove and Island areas. This project has been a long time coming and we are getting ready to start planning for the mechanical dredging of the Lewis Creek Cover area in the Spring. At the end of the Summer, we received our Stormwater and Road Master Plan from Entech. As we traverse the Winter months, we are going to finalize planning for improvements to start in the Spring. We, the staff, have a better understanding of the necessary Stormwater and Road improvements in the Community and will be getting after it in 2018, and for many years to come. Our focus in many areas is infrastructure improvements to make traversing the Community easier on vehicles, and our minds. Our Inflow and Infiltration (I&I) issues that have been present for many years will begin to be remediated through the Winter and into 2018. Again, another long talked about project that is now getting ready to move into the construction phase. During all these major construction projects there will still be work on minor improvements across the Community. In 2018, there will be continued focus on improving playgrounds at some of the beaches and the rehab of the Choctaw pool. All of these projects are part of the long-term plan to “rejuvenate” Arrowhead and provide top-notch amenities for all Members. On the technology side of things, our Member Services and Accounting teams are going through some systems upgrades that will provide improved services and support to the Members. We are upgrading our TOPS system to TOPS One and are putting the finishing touches on a new website that will have enhanced features that will enable more transactions to be completed online, with a “onestop shop” theme being used. The new website will also allow the staff to keep Members better informed as it will have a projects page and FAQ section where we will post weekly/monthly hot button topics, with answers, to keep everyone in tune with what is going on at the Lake. In the end, our goal is to continue top-notch services and support to the great Members here at Arrowhead and continue to ensure that Arrowhead is the best Community in the region. I look forward to seeing you out and about in the Community….. enjoy your holiday season!

Seasons greetings from the Admin Services Department!

It is hard to believe that 2017 is coming to an end. We have seen many improvements and are looking forward to finalizing projects as we move to 2018. During the year, we made the leap into Social Media, and have been growing ever since. We are trying to keep the unofficial Facebook pages from acting in an official manner for Community information. The Arrowhead Lake Community Association official sites are gaining popularity as the marketing and education efforts evolve. Please ensure that you are utilizing our handle ‘ArrowheadLakePA’ for the most up-to-date and accurate information regarding Community happenings. Our response time to a question or comment is generally within two hours. We encourage you to respectfully interact with us and your neighbors through Social Media and grow our online presence while bringing the Community together. Our thanks and appreciation go out to the Membership for helping the department develop and grow professionally through the year which has resulted in improved services with less resources. The Importance of Well Testing

Some of our Homeowners test yearly for bacteria such as e-coli, some test sporadically, and some never test after the testing done when they bought their house. The belief by many is “My water tested fine when I bought my house, so I know I don’t need to test it.” This is wishful thinking! Water needs to be viewed as a living organism that changes over time. Many environmental factors affect the quality of our water. Septic systems, while they are vital to replenishing our water table, can be a source of contamination. Sewers can leak and contaminate the water. What we use in our yards and gardens such as motor oil, fertilizers, coal ash, and pesticides can pollute our wells. The well caps on 84% of wells in PA allow insects and even mice to live in them. Even our wildlife can cause unacceptable levels of e-coli. The University of Pennsylvania recommends testing for bacteria yearly and pH, TDS (Total Dissolved Solids i.e. iron, nitrates, calcium, sulfate ions dissolved in water), and pollutants every 3 years. ALCA has well-testing days throughout the year at which you can arrange for an e-coli test or more extensive testing at a certified laboratory. This is a convenience to our Members which is important to the health of our Community and its’ waters. Please watch for announcements on future testing dates. The EM&R Committee would like to encourage any Member who has a negative well test to share this information with their neighbors, so they can test their wells. The ALCA office can assist you in contacting your neighbors if you so desire. Chief’s Corner The Department of Public Safety has taken over responsibility for dispatch and of gate card issuance. The Member Service’s staff are still available to assist with all Homeowner’s services and inquires. Please see the new Member Service’s hours on page 3. The Department of Public Safety and Recreation Department would like to remind all Homeowners that the Lodge and lower level of the Welcome Center may be used for emergency shelters. In the event of power outages, severe inclement weather such as ice storms, flooding rain, etc., the Department of Public Safety will provide transportation when necessary. With winter upon us we ask that all drivers on ALCA’s roadways exercise caution when faced with inclement weather. Most accidents can be avoided by driving for conditions. Excessive speed, hard braking & following too closely are to be avoided. Allow yourself extra time to get to your destination in a safe manner when adverse weather conditions affect our roadways. Finally, a friendly reminder, anytime a snowfall is anticipated or when a snowfall exceeds three inches, no on-street parking is permitted or the operation of RV’s, including snowmobiles, while roads are being plowed. The Rec Report Hello Arrowhead Lake Community! We had a fun-filled Fall Season here in Arrowhead Lake, filled with a variety of events for all. Some highlights from this Fall include: Carmel Apple Making, Breakfast Stay or Go, Sundae Funday Ice Cream Socials, Fall Golf Cart Parade & Fall Cook Out, Family Pumpkin Carving and Hayrides, Kids Halloween Party, Trunk or Treat, Veterans Day Thanksgiving Dinner, Holiday Craft Fair, and Black Friday Bingo. For the Winter Season we are offering a plethora of activities. Some of these activities include: Holiday Cookie and Recipe Exchange, Caroling and Christmas Tree Decorating, Breakfast with Santa And Mrs. Claus, Holiday Cabaret Show, Holiday Cookie Decorating, Family Ornament Making, Snowman Making Contest, Pirate and Princess Party, Winter Wonderland Festival, Science Experiment Day, and much more!

Also, new for the Winter/Spring Season is our Kids Canvas Painting Parties. These will be held once a month from January – April. Kids will paint predrawn canvases and their art work will be displayed in the Lodge Great Room all month long for voting. The winners for each age category will receive a prize at the end of each month. I encourage anyone that has any ideas or suggestions for new events or programs to please stop by the Lodge or contact me at alca_ddecker@frontier. com. ARROWHEAD ANGLERS EVENTS PLANNED FOR 2018 The Arrowhead Anglers have the following events planned for 2018. On Saturday April 7, we will be stocking trout in our Lakes. We start at 8:45 AM at Beach 1, then Beach 3, then onto Beach 4 boat launch on the North Lake and finally Beach 2. The Anglers will host the 19th Annual Youth Fishing Derby the weekend of July 20 and 21. Children 6 to 13 years old are eligible to participate. Pre-registration will start May 26th and run to July 9th at the Lodge. We welcome any donations of new fishing equipment or cash for the raffle. On September 15th we will stock Fall Bass starting at 8:45 AM. Due to the possibility that the Big Lake will be drawn down at that time for Reclamation work, all Bass will be stocked in the North Lake. The Anglers meet the 4th Saturday of the month at 9:30 AM in the Lodge Great Room. We welcome anyone who wishes to join our Committee or help out at any of our events. “Your” Environment When we hear the word environment, the first thing most of us think about is the land, air, and water in our area and these, of course, are all important things. But what a lot of people don’t think about is the environment we create for ourselves and the effects it has on property value. Arrowhead Lake has many rules and regulations pertaining to just this subject and by all of the Property Owners following them it effects the Community as a whole, and not just one particular property. I’m sure most of you have heard the phrase curb appeal, and for those who haven’t let me explain. Curb appeal is the impression ones property gives when people pass your home, whether it be walking, driving or by some other means. The better the house and property are maintained, the better the curb appeal and that translates into money when and if you decide to sell your home. Think of all the real estate agents who bring in clients to view the houses for sale in Arrowhead. The impression they get of the whole Community, and not just the house they are interested in can be determined by the houses they pass on the way. The house they view might be beautifully maintained, but some of the houses they passed on the way were not, and what that does is diminish the value of the house they viewed, as well as the entire Community. What can you do to maintain or improve your curb appeal? Probably the most obvious would be the up keep of your home’s exterior. Take care of the little things that might come up like, loose or hanging gutters, loose, rotted, or broken railing or deck boards, loose, or rotted molding or window frames. If your house needs a paint job - paint it, but remember we are in the country and the best thing to do is keep your colors in the muted or in the earth tone family (browns, beiges, gold and soft tone greens). What you are trying to do is blend in with your surroundings, and not to make your house seem out of place. Keep in mind, small job at first can turn into a real big expense later, if not taken care of immediately. The next thing you can do is maintain the property that surrounds your house. The obvious things are keep your grass cut, the weeds out, and if you have shrubs, keep them trimmed. When planting new shrubs and trees, try to use plants and trees that are indigenous to the area, introducing new species can wreak havoc and even kill off the plants and vegetation that is already established in our area.

We live in an area with a high deer population so, the money you spent for that fancy ornamental plant, might be a gourmet dinner for the deer, that’s why it’s best to stick with what the deer probably won’t eat, and that can be found in the woods around you property. Rhododendrons, hemlocks and other conifers are good examples of what could be planted. There are also wild flowers that grow in the area that can be planted. I’m not telling you to go into the woods and dig these plants up, but there are garden centers in the area that can help steer you to the right plants for our area. Just because the plant at the garden center says deer resistant, it does not mean that the deer in our area won’t eat them. It’s hard to predict what plants the deer will or will not eat, and if the winter is bad enough, they will eat anything. When it comes to yard decorating this is the time when the saying less is more fits the best. Having a few things in the yard is fine, but loading up the yard with to many decorations makes it look cluttered. Accumulation of rubbish is probably the most noticed out of everything I mentioned here. It just doesn’t look right, no matter how well your property or home is maintained. You can have a beautiful home and maintained landscaping, but that old sofa, pile of construction waste, or broken down golf cart will be the first thing that’s seen. If something needs to be discarded, do it right away, don’t let it lay around, or I can guarantee, you will be adding to the pile the next time you need to throw something away. I know it’s not the easiest thing in the Poconos to get rid of this type of rubbish, but it’s much easier if you have one or two pieces and not a truck load. To accomplish this, and give the entire Community curb appeal will take team work, and as a Community you can all work together to keep Arrowhead Lake as one of the most desirable Communities in the Poconos. The Board, Management, and I are working very hard in this area trying to take care of the properties that have been forgotten or have fallen on hard times, it can be a long drawn out process, but one we are committed to.

Al Link (1930-2017) When the history of Arrowhead Lake is written, the name of Al Link will be one of the most prominent mentioned. Al and Betty Link had a home in Arrowhead for fifty years. During the summer months while Al worked, Betty was a fixture at Beach 3 where she became a legend watching over her six children and making many friends. Al’s professional career was at Merck Drug Company where he rose to an executive position using the knowledge and many skills he learned at his Alma mater, Drexel University. Homeowners at Arrowhead Lake had great faith in All-American Realty because when they purchased their properties, there was nothing here but Beach 1 and the old Lodge (which has since been demolished). There were lots of promises of what the future would bring. Like any developing Community, in order to protect their rights, the Homeowners decided that an Association was needed to interact with the builder. Al and a few of the other pioneers met and formed what is now the Arrowhead Lake Community Association.

Over the next twenty-five years, Al served the Community in many capacities ranging from the President of the Association to a valued Member of the Long-Range Planning Committee. The Managerial skills that served him so well at Merck were used to benefit Arrowhead Lake and put us on the successful path that has taken us where we are today. When Al retired twenty years ago he and Betty started spending winters at his beloved St. Simon’s Island in Georgia, but they always returned to Arrowhead for Christmas and the summer season. Al was an avid tennis player over the years and continued being competitive until a few years ago. Betty died in Georgia four years ago and in the late spring of 2017, Al also passed away. They have a son, Greg, who still lives in Arrowhead Lake. History has a way of forgetting people and events, but Al’s friends wanted to remind you of who he was.
