Simple ways to cut mortgage costs

(MCC) - Monthly mortgage payments are the biggest single expense for many homeowners. So it’s understandable why plenty of homeowners would love to trim those costs. A host of factors determine how much homeowners pay for their mortgages each month. The cost of the home, the amount of the initial down payment and property taxes, which are often folded into monthly payments, will factor heavily into the cost of home ownership. While homeowners may feel as though there’s little wiggle room to cut the costs of their mortgages, there are several ways to do just that and potentially trim years from the life of a home loan. • Make bi-weekly payments. Making bi-weekly instead of once-a-month payments can save homeowners substantial amounts of money. A

year’s worth of once-a-month payments equates to 12 payments per year. But homeowners who pay on a bi-weekly basis will make 26 half payments, or 13 full payments, per year. That extra annual payment can be applied directly to the principal, dramatically reducing how much homeowners pay in interest over the life of their loans. • Stop paying PMI. Homeowners whose initial down payments are less than 20 percent of the sale price will have to pay private mortgage insurance, or PMI. But once the balances on such mortgages falls below 80 percent, homeowners can cancel such insurance. Homeowners may also be able to stop paying PMI by having their homes reappraised. • Refinance the loan. Refinancing a loan also can save homeowners substantial amounts of money each month. Homeowners are typi-

cally eligible for lower interest rates when refinancing their loans, meaning they will pay less in interest each month. However, refinancing is not free, so homeowners should first check the going home interest rates and examine their credit scores to see if the interest rate they’re likely to get upon refinancing will save them money. The cost of refinancing might be more than homeowners can save. • Request a tax reassessment. Real estate values increase and decrease, and homeowners who feel their homes have decreased in value can request that their homes be reassessed. Homeowners whose homes are assessed at a value lower than the current value can expect to pay less each month in taxes. Homeowners hoping to cut mortgage costs have various options at their disposal.

5 tips for financing your next home improvement project

(BPT) - Whether it’s transforming a fixer-upper into your dream home or just giving a makeover to your kitchen or bathroom, home improvement projects are on the minds of many new homeowners across the country. While many things about renovating your home are flexible, your budget might not be. In general, not a single floor board is laid, or a new countertop installed without money, which is why every home renovation project should begin with careful financial planning. To help homeowners with their renovation projects, Marcus by Goldman Sachs(R) is working with home renovation expert, JoJo Fletcher, to share her budgetfriendly home renovation tips.

4. Remember, this is an investment! Not all home renovations will pay off in the long term. It’s important to consider cost vs. value before you start making changes, especially for homeowners looking to sell in the near future. If you plan on putting your house on the market sooner rather than later, be sure to keep track of the top home features to get the best return on your investment.

2. Consider financing options. There are several options when financing a home improvement project and it is important to choose the right fit for you. Home equity loans and home equity lines of credit (HELOC) require you to borrow against the value of your home, with home equity loans offering a lump sum while home equity lines of credit provide you with a credit line you can borrow against. An unsecured home improvement loan can be used based on your creditworthiness and ability to pay, not tied to a piece of collateral.

“Think about small changes you can make if you don’t have the time to take on a big project right now, like freshening up any kitchen by refinishing your cabinets with a bright white coat of paint,” said JoJo Fletcher, ambassador for Marcus by Goldman Sachs(R). “When it comes to financing a larger project, however, I recommend homeowners explore all their options in order to get the most out JoJo Fletcher added, “I recommend homeowners consider a home improvement loan if they are looking of their budget.” There are several ways to finance these projects and

Using reclaimed timber when building or renovating a home benefits the environment in various ways. According to GreenBusinessWatch.org, building and renovating with reclaimed timber helps to preserve forests by greatly reducing the need to cut down trees. In addition, when using reclaimed timber to build or renovate a home, contractors and homeowners tend to use locally sourced reclaimed wood, reducing the need to transport wood from afar to complete the projects. That reduced reliance on transportation reduces fuel consumption and air pollution. Processing reclaimed timber is often less taxing on the environment than processing virgin wood. Virgin timber typically comes from commercially grown trees that are not always afforded enough time to reach full maturity. Timber that is reclaimed from old buildings and vessels may very well have reached full maturity before it was cut down to use as building material. Reclaimed timber also may prove more durable than virgin wood because the former has already dried out after years of contracting and expanding, making it less likely to warp and split than virgin wood that has yet to endure such exposure.

This might sound like a luxury or an added expense, but in many cases, a designer could actually help save money by finding deals or providing suggestions for less expensive alternatives, such as using quartz or white concrete instead of marble. Above all, their expertise can help avoid costly mistakes that can often arise when people try to cut corners on their own.

8 ways to start saving now

(MCC) - Saving money is difficult for many people across North America. According to a 2017 GoBankingRates survey, 57 percent of Americans have less than $1,000 in their savings accounts, and 39 percent have no savings at all. A recent Ipsos survey on behalf of the accounting firm MNP found that more than half of Canadians are living within $200 per month of not being able to pay all of their bills or meet their debt obligations.

With such little room for error, even minor unexpected bills can pave the way to financial hardship. Fortunately, many people do not have to make drastic changes to save more. Here are several ways to start saving more now. 1. Plan meals. Decide what you will make in advance and list all the ingredi-

ents, enabling you to shop for the lowest prices.

2. Cut the cord. Cutting ties with traditional cable television providers can save consumers substantial amounts of money. Streaming services like Netflix, Hulu, and Amazon Prime provide a slew of content for a fraction of the cost of mainstream cable. 3. Establish a goal. It’s easier to save when you have an end goal, whether it’s financing a vacation, buying a home or growing your family. Establishing a goal gives men and women something to strive for. 4. Make coffee at home. Make your daily coffee at home rather than paying several dollars per day for that morning cup of Joe.

5. Wait before checking out. Impulse buys can quickly add up. Store that online item in the shopping cart for a day or two to really think about if it is a necessity or just an impulse buy. 6. Shop quality not quantity. Bulk buys may seem advantageous, but not if the items break or wear out prematurely. Exploring condos and townhouses

(MCC) - Individuals have many options when seeking places to call home. Among those options are condominiums and townhouses. While quite similar, condos and townhouses are different. Learning what sets these residences apart can help people find the right fit for them.

Condominiums Condos are private residences owned by an individual or family in a private building. According to Realtor. com, condos are similar to apartments. However instead of paying rent, condo dwellers own the space. Condos share common areas, such as pools, recreation rooms, gyms, and outdoors spaces. People may be attracted to condos because there is very little maintenance involved. Condos can be in large buildings similar to apartment buildings, and living spaces may be confined to one floor. High-rise condominiums may resemble skyscrapers, offers Coldwell Banker, which notes that a condo owner shares ownership of the land, the roof, the staircases, and the exterior

of the condominium complexes. The only thing the condo owner may own outright is his or her individual living space. Condo owners typically rely on maintenance companies and other contractors to handle the repairs and upkeep of the spaces outside of the interior of one’s specific condo. Residents typically pay condominium fees to a condo board to manage and cover these expenses. Because of the multiperson ownership, condos place strict restrictions on what can and can’t be done to the property.

Townhouses Townhouses are usually multileveled attached properties. Townhouses may fall within a row of other homes or be an end unit where only one side is attached. Many people are drawn to townhouses because of their various levels and architectural styles. Some also feel that townhouses provide more of a traditional home feel than condominiums. Townhouses may come with a small parcel of land, a driveway or a private

garage. Although there may be some community amenities accessible to owners of townhouses, such amenities are rare. However, because townhouse communities do not handle as much maintenance — exterior repair and roof maintenance may be the responsibility of the townhouse owner — homeowners association fees tend to be less expensive than those incurred by condo owners. Townhouse owners typically take

ownership of the home, the roof and the land that lies below it. However, both townhouse and condo owners are urged to read the bylaws of their communities, which should specifically list responsibilities of the owner versus the homeowner’s association or condo board. Condos and townhouses have similarities and differences, but both can be ideal places to live for those who desire help with maintenance and worryfree living.

Did you know? City dwellers looking to buy rather than rent an apartment may come across real estate listings categorized as “co-ops.” While co-ops can exist anywhere, Realtor.com notes that they are most common in big cities, comprising as much as 75 percent of the housing inventory in the borough of Manhattan in New York City. Co-op is short for “cooperative,” and people who buy into a co-op are not technically buying property but shares in an entity that owns the property where investors will ultimately live. The bigger the apartment in the building, the more shares the buyer will own. Residents of a co-op typically elect fellow residents to serve on the co-op board. That board is tasked with making a host of important decisions, including choosing who will and will not be allowed to join the cooperative. Co-op boards may require that applicants meet certain financial requirements. Unlike buying a single-family home, duplex, townhouse, or condominium, people interested in buying into a co-op may have put down no less than 20 percent the value of the apartment where they hope to live. Co-op dwellers will also be expected to pay monthly maintenance fees that go toward insurance, taxes and other building expenses.
