(BPT) - Every year, homeowners anxiously await spring to refresh and reset their homes. But what if we capitalized on all the time spent indoors during winter to take control of home improvements ahead of time instead? With a little thoughtful planning, you’ll not only be able to give your space a simple face lift but also enjoy spring when it comes around and be outside, soaking up the weather! Many homeowners agree that the colder months are the perfect time to cross home improvement projects off the list, feeling more motivated to work on them during this time of year, according to a new survey (online survey conducted in September, 2018, of 1,000 U.S. homeowners, ages 18+, in partnership with Lucid, on behalf of Maytag). A whopping 78 percent of homeowners plan to make some type of home improvement in the next three to six months and young homeowners are even more motivated, with 87 percent of millennials planning to give their spaces some tender loving care during the same time frame. Simple updates with big impact

Enhancing your home’s value and functionality does not require a full-blown remodel. Strategic updates can make a significant impact and can be completed in just a few days. Consider these smart, no sweat home updates while staying cozy indoors. Upgrade appliances: Dated appliances can steal from a space’s potential; a simple swap can completely

transform the aesthetic of a room, taking it from vintage to polished in a snap. Thanks to Maytag, you don’t have to sacrifice function for style. Whether you’re partial to French door or side-by-side refrigerators, front load or top load washers, explore sleek options at www.maytag.com. With a few thoughtful changes, you have the power to turn your home into the space you’ve always dreamed of. Declutter: While you may not be ready to jump on the minimalist band wagon, be inspired by the movement and remove unnecessary items from your home. Donate or sell trinkets and gadgets you don’t use and focus on organizing what’s left. Consider storage solutions like closet organizers and kitchen pull-outs that make organization seamless. There’s no greater joy than coming home to a clean, tidy and truly clutter-free space. Fresh paint: A fresh coat of paint is an affordable update for any room, and with a little elbow grease, you can easily complete this project in a weekend. Whether you paint all the walls in your bedroom or just one to create a focal wall, you can customize this project to your personal tastes and preferences. While you’re at it, why not paint the ceiling too? A fresh coat of white paint can instantly elevate a space by better reflecting light. Replace hardware: The kitchen and bathrooms are typically the most frequented rooms in a home. The hardware in these spaces might seem like an afterthought, but if you want to add a little pizzazz with minimal effort, focus here. Styles go in and out of fashion and hardware becomes drab with everyday wear and tear. Replace knobs, handles and hooks with a new look that reflects your personality. Brushed metals have maintained popularity, and brass is poised to make a comeback. Other materials like wood and glass are popular for hardware, too. Whether you love it or can’t get through it quickly enough, winter is a perfect time to take on home improvements that are simple and achievable; about three in four homeowners would rather complete home renovations during the fall and winter so they can travel in the spring and summer. With these handy tips, you have the knowledge and power to rejuvenate your home and make this winter a productive one. Update now, so you can relax later!

Home security tips for the holidays

(BPT) - For many, the holiday season means travel! In fact, millions of U.S. residents travel more than 50 miles away from home during the holiday season. Unfortunately, burglars are also aware of these holiday season travel statistics. While many families look forward to the holidays, it is easy to get carried away with excitement and forget to prepare your home for your time away. There’s nothing worse than coming back from a relaxing vacation to a stressful situation at home, so it is best to be prepared and protect your home before you travel.

If you’re leaving your teens or young adult children behind this holiday season, you can get alerts for when they leave or come home. You can even set up an emergency automation that unlocks your doors if a fire is detected.

It may sound simple, but it is important for people to remember to set their home security systems to the appropriate settings before leaving for travel. Investing in a high-quality, easy-to-use security system grants the ultimate peace of mind for travelers. If you forget to arm your system before you leave, don’t panic! Some home security systems let you arm, or disarm, your system by remotely accessing it via any smartphone, tablet or computer. You can also set up alerts to remind you if your system hasn’t been armed.

Don’t let your home look abandoned

If you’re still likely to worry with a home security system, smart doorbell and remote lock, then consider video surveillance. You’ll be able see live video of your home from your smartphone, tablet or computer and sync your cameras to motion detectors so you can receive video clips of movement as soon as the sensors are triggered.

Home security matters

If your home looks like it has been abandoned, that is often a green light for a passing burglar.

It’s one thing to arm your home security systems before you leave, but it’s another step entirely to make sure your home looks lived in when you’re gone. However, there are a few ways you can create this illusion: • Ask a neighbor, friend or family member to help collect mail and packages, shovel snow and move cars. Trick burglars into thinking you are there.

You could also invest in a smart doorbell that automatically sends a text or email to you each time the bell is triggered. Take a look at your security cameras to make sure everything is OK, or have a trusted neighbor stop by. Smart doorbells can also trigger entryway lighting to give the illusion that someone is home. Remote locks are also useful if you are planning on going away for the holidays, but still need to allow certain visitors into your home while you’re gone. You’ll be able to lock and unlock your doors remotely and be alerted every time the door is unlocked. This means if you happen to forget your house keys you’ll be able to let yourself in when you return from vacation.

•U se a smart lighting system that lets you program lights to come on at specific times each day. This is an easy way to make it look like you’re home. For more information and tips, visit: USAA.com/ADT.

Simple bathroom installations with big impact for 2019

6C • SUNDAY, JANUARY 06, 2019

albanyherald.com

(BPT) - Craving a more beautiful bathroom? Resolve to make this the year that you finally create the bathroom of your dreams.

Fortunately, you don’t need a major remodel. Consider these ideas for simple changes with big impact. With a little planning and effort, you’ll add to your home’s value and functionality, while getting the “Pinterest-worthy” bathroom you know will make you smile every day. Project 1: Fresh, eco-friendly style

Transitional style is today’s most popular bathroom style, according to the National Kitchen and Bath Association, and with good reason: almost limitless design potential. The American Standard Town Square S bathroom collection, inspired by classic American architecture, makes it easy to create a ‘put-together’ look in bathrooms of all sizes, with a full suite of fixtures and faucets that are easy to install for a stunning refresh. Performing beautifully, you would never guess just how much water the Town Square WaterSense-certified faucets save: almost half the water of regular faucets! There is nothing better than a beautiful new bathroom that is as easy on the eyes as it is on our water resources (not to mention the little extra cash you get to keep in your wallet when a lower water bill arrives!). Project 2: Modern flooring

When you look down, do your bathroom floors leave something to be desired? Redoing the flooring is a simple weekend project that will transform the space. Tile is a great bathroom flooring choice because it is so versatile and long-lasting, and can be created to look surprisingly like other materials, such as wood, creating unique looks that wouldn’t typically be possible for the bathroom space. Want to step it up? Consider heated flooring to add comfort and a touch of luxury. This top trend works with a variety of different types of flooring material.

Project 3: Customizable shower

A restorative shower experience is at the top of the list for a new bathroom must-have. Intuitive products like GROHE SmartControl make it easy to control the precise amount of water with a simple push of a button. A turn of the dial allows for accurate control of water volume and temperature. This makes it easy to change modes quickly, from when you want less water while soaping up to when you want more water to rinse off. Project 4: Personal pampering

It Doesn’t Have To Cost 6 Percent To Sell A Home (NAPS)—If you’re thinking about selling a home, you may have wondered: “What, really, does a real estate agent do to earn a 6 percent commission? In the past, real estate agents had to scour literal books of listings and drive clients around to see listings to make sales. But today’s real estate process is much simpler—and increasingly digital. According to a 2017 study from the National Association of REALTORSŽ, 44 percent of home searches now start online. And as the search process moves online, almost all of the paperwork has, too, allowing agents to handle more business even more quickly. So if everything’s easier now, why are most agents still charging 6 percent? It comes down to the time and money that agents spend finding new clients. “Many agents still find most of their business by cold calling, sending mailers or knocking on doors, explains Ben Mizes, CEO of online real estate brokerage Clever Real Estate. “The time it takes agents to find customers puts a floor on how low they are willing to go on commissions. Clever works nationwide to solve this problem by matching customers with local Partner Agents, who sell homes

posure you have. Luke Babich, Clever’s Chief Strategy Officer, explains why it’s a win-win: “Our Partner Agents can focus on doing what they do best: selling homes. Meanwhile, the average customer saves $9,000 in commission.

for a flat fee of $3,000 or 1 percent in listing commission. Clever is part of a growing trend in the real estate industry; discount firms like Redfin now operate in many U.S. metro areas and even local brokerages are increasingly discounting their rates. In a 2017 article, The Washington Post estimated that average commission rates nationwide will soon fall to 5 percent as agents compete more aggressively to win business. Tech-focused entrants to the discount real estate space have the potential to accelerate the change. Unlike traditional brokerages, which expand one city at a time with local brick-and-mortar offices, Clever partners with agents all over the country.

Mizes says, “We have a full-time team dedicated to recruiting and vetting top-performing agents from major agencies. They provide the exact same full service that a top agent usually offers, but when you come through Clever, they do it for our competitive prices. Steve Huffman, a Keller Williams broker and Clever Partner Agent in Atlanta, says that discount prices don’t stop him from providing a quality, full-service experience for his clients. “If you do a good job with discount clients, they can refer friends, and you have buyers who will call your yard sign, he explains. “The more listings you have, the more ex-

With dramatic changes in the real estate industry—which some have said threatens to displace real estate agents—tech-focused brokerages like Clever differentiate because they are agent focused, too.

Among the emerging business models that are shaking up the real estate industry, tech-focused brokerages like Clever differentiate themselves by being human focused, too. “Real estate commissions are ready to be revolutionized, says Babich. “But we’re selling homes the same way that they’ve been sold for the last half century— with great, attentive, professional agents.

Indoor survival guide for guys

(BPT) - The winter months are known as a leading cause of indoor stir-craziness. Colder temperatures, rain, sleet, snow and shortened daylight hours all mean we spend more time inside than we would like.

This poses a particular challenge for guys, who after months of hibernation are surely climbing the walls. The male head of the family needs some creative outlets that will keep him from driving the rest of the house - not to mention himself crazy. Here are some outside-the-box ideas to support inside pastimes for guys to help maintain sanity. B.Y.O.B. (Brew Your Own Beer)

The craft beer craze continues to grow, with nearly 1,000 new breweries opening across the country each year, according to the Brewers Association. But no need to venture out to the local taproom if you can serve the fruits of your own labor from the comforts of home. Given the right ingredients and equipment, brewing homemade beer is as simple as following a recipe. After brewing, fermenting and bottling over a couple of weeks’ time, invite the pals over to show off your own brand of beer. Establish the indoor work station

Tackling the list of projects around the house requires a work station where you can get things done, though being confined indoors means that space is at a premium.

The portable Keter folding work table from Northern Tool + Equipment is an efficient way to establish this home base that you can easily fold up and store when finished. Use the table for working on any number of household odd jobs, or help the kids with their hands-on school projects. Better still, park the table in the garage and treat it as a hang-out place for chips and beer with the buddies. Man-décor the den If time must be spent inside, add some intrigue from the great outdoors to your den or man cave. Nothing sparks some good storytelling like a realistic taxidermy specimen mounted on the wall, and the Jackalope Wall Mount from Kotula’s is sure to turn heads. No two of these creatures are alike, so regale your pals with epic tales of the chase until you can all get back out on the trail again. Embrace the elements You know what they say: “If you can’t beat ‘em, join ‘em.” The only surefire way to overcome stir-craziness is to get outside, no matter what the elements may present. If it’s snowing, try an hourly or full-day snowmobile rental. If your area has been hit with heavy rains, fight back by taking the truck out “muddin.’” Be creative and get the whole family involved so that when the day is done, all will be happy to enjoy the comforts of the indoors once again.
