Keep it cool: Add extra insulation to the attic, which will help prevent your home’s heating and cooling system from having to work harder to regulate the indoor temperature during the hottest months of the year. Control cracks: Seal cracks around windows and doors with caulk or weather stripping to prevent conditioned air from escaping. Set it and forget it: Install a pro-

grammable thermostat to adjust the temperature at certain times of the day, automatically regulating the temperature when you’re away. In addition, always set your thermostat to the highest temperature you can stand to save the most money. Homeowners can save as much as 10 percent a year on cooling bills by setting their thermostat 7 to 10 degrees higher than its normal setting for eight hours a day, according to the U.S. Department of Energy. Make a clean sweep: Decrease dust and dirt in the home by cleaning with non-toxic, natural household cleaners, such as baking soda, cornstarch or white vinegar, and using a vacuum cleaner with a high-efficiency particulate air (HEPA) filter, which will trap small particles like dust that others re-circulate back into the air. Seal the deal: Examine the home’s pipes and connections, as well as all vents, and add caulking or sealant, if needed, to ensure they are air-tight. Clear the air: Breathe easier this summer by installing a whole-home air purification system, such as the new Lennox PureAir S, which is integrated with your home’s heating and cooling system. These systems are much more effective at eliminating airborne contaminants than portable room air cleaners and don’t produce ozone, which is a known

5 questions to ask when shopping for a mortgage

(BPT) - Buying a home is a major financial commitment. It’s exciting, but can also be confusing and overwhelming. Choosing the best mortgage that fits your needs is an important first step and first-time homebuyers in particular should research the many options and know the right questions to ask. Here are some questions to ask a lender that will help you make an informed mortgage decision: * How much can I afford? A home affordability calculator can help you get an idea of what you may be able to afford and keep your monthly payments within your budget. In addition to recurring expenses like car payments, student loans, credit cards and disposable income, be sure to consider other monthly expenses related to the new home, like association fees, homeowners’ insurance, utilities and property taxes. Further, some types of mortgages have firm eligibility cutoffs related to the ratio between a buyer’s total debt amounts and their monthly income. * How much do I need for a down payment? It’s a common misconception that a 20 percent down payment is required to buy a home. Let’s face it, a 20 percent down payment is a lot of money, and often the largest obstacle for homeownership, especially for first-time buyers. You can qualify for a conventional mortgage with as little as 3 percent down. Conventional mortgages originated with a low down payment, which is defined as less than 20 percent, require private mortgage insurance (MI) until approximately 20 percent equity is established through either monthly payments or home price appreciation. When mortgage insurance cancels, your monthly mortgage bill is reduced. It is important to know that not all forms

of MI are created equal - private mortgage insurance is temporary and cancelable but the overwhelming majority of mortgages backed by the government’s Federal Housing Administration (FHA) contain insurance that cannot be canceled.

* What is the interest rate and is it fixed? Most first-time homebuyers go with a 30-year fixed-rate mortgage, which locks you into an interest rate with steady, predictable payments. Different lenders may offer different rates, so make sure to contact several lenders to ensure you’re getting the best option available in the market. A rate lock protects you from rising interest rates while the loan is being processed and lasts for a specific amount of time. In addition, make sure you know whether the rate is fixed or “adjustable.” Adjustable rate mortgages, commonly referred to as “ARMs,” result in periodic adjustments in the interest rate based on the lender’s cost of credit, and can be detrimental to homeowners in rising interest rate environments. Finally, ask if you are paying for “points” to reduce the interest rate. It’s an added upfront cost paid at closing, but it results in a lower rate for the life of the loan.

* Should I get pre-approved for a mortgage? Yes. Pre-approval means you receive a conditional commitment from a lender up to a specific loan amount. In a seller’s market with tight housing supply, being preapproved demonstrates that you are a serious buyer with access to mortgage financing. To become preapproved, you’ll provide your lender with information on your income, assets, debts and credit history to analyze your financial profile and determine your creditworthiness and amount you can borrow to purchase a home.

* Does my credit score matter? Yes, generally stronger credit scores (FICO 720 and above) come with better interest rates, but fortunately there are mortgage options for those with imperfect credit scores too. When you apply for a mortgage, your credit record is used to help determine your approval and mortgage terms, but it is not the only thing lenders consider. A lender will also look at your debt-to-income (DTI) ratio, cash reserves and other factors to help gauge your overall creditworthiness.

How to banish pet odors from a home (MCC) Dogs, cats, birds, and lizards have evolved from wild animals and outdoor companions to become beloved, largely domesticated members of the family. The number of pets in homes across the country continues to grow. According to Statista, as of March 2017, 94.2 million cats and 89.7 million dogs were estimated to live in the United States as pets. Canada’s Pet Wellness report estimates that there are approximately 7.9 million cats and 5.9 million dogs in Canada. Over time, pet owners grow accustomed to their pets’ antics, messes and even their odors. Dealing with smells is par for the course for pet owners, and many become desensitized to certain common smells. But when company is on the way or people are thinking about selling their homes, pet odors must be addressed. Even though it will take

effort, homeowners can freshen their homes and eliminate unpleasant petrelated smells. • Find ways to ventilate. Odors can build up inside closed environments and prove overpowering. Opening windows when applicable, using exhaust fans and encouraging cross-breezes can air certain odors from the home. • Clean frequently. Cats and dogs can leave behind fur, dander, food messes, and more. Eliminating the debris that pets create can reduce odors. Sweeping, vacuuming and mopping floors can help as well. Don’t forget to vacuum draperies and furniture, and consider purchasing cleaning appliances specifically designed for homes with pets. • Keep on top of accidents and litter boxes. Learn to downsize before a move

(MCC) Aging men and women often take inventory of their lives in an effort to focus on activities or lifestyle changes that can ensure happy retirements. Data from the U.S. Census Bureau shows there are some 76 million baby boomers — those people born between 1946 to 1964 — across the country. With the youngest of the boomers in their mid-50s and the majority having already reached retirement age, many boomers are trying to decide if it’s time to move out of their family homes and into smaller, more manageable abodes. Many older adults find they do not need the same amount of space as they did when they had children living at home. Retirees and those on the cusp of retirement may find that downsizing is a smart financial move that frees up more time for recreation. However, it can be challenging to cut down on living space and then deal with figuring out how to make furniture, belongings and stored items fit in more condensed areas. Moving can be stressful even without having to cut down on prized items. Taking an inventory of belongings can help the

process go smoothly.

Before moving, men and women can go room by room, making piles of items that will be kept, donated, sold, or discarded. This can be a tedious task, but it is necessary to avoid clutter in a new home. People downsizing can attempt to sell items they do not need via newspaper classified sections or online classified sites. Appliances and furniture in excellent shape may fetch good prices. Any extra cash can be put toward buying new items that are size-appropriate for the smaller home. Another way to clear out clutter is to sort duplicates from the stock of items. A person may no longer need multiple sets of dishes or silverware. If the move involves switching from a kingsized to a queen-sized bed, donate or trash bed linens that will no longer fit. Pay close attention to kitchen and bathroom items, which tend to accumulate over time but might not be discarded when clearing a home of clutter. People moving from a detached home

to a condominium or a townhouse may learn that homeowner’s association fees cover everything from snow removal to lawn maintenance to pool upkeep. If so, it’s unnecessary to bring lawn and garden supplies. Homeowners are advised to look at the floor plan of their new dwellings and pay attention to storage space. This can make it easier to plan ahead for what may fit, what will need to be

purchased new and which storage solutions may be needed. Having a plan in place can make unpacking and settling in go smoothly. Fueling an indoor or outdoor wood-burning fire requires plenty of wood. That means having ample firewood at the ready and, perhaps more importantly, keeping that wood dry. Storing wood so it remains dry and ready to use can involve different strategies. For starters, it is important to keep firewood off the ground. Wood that comes in contact with soil creates a natural habitat for organisms that consume wood, including insects, bacteria and fungi. A basic wood-storing structure can keep wood off of the floor. It’s also important to know whether your wood is green or currently wet. To burn efficiently, firewood needs to be dry. Wet wood needs ample circulation to dry out, and green wood (wood that has been recently cut) needs time to dry out and become seasoned. Therefore, people should resist the urge to completely cover wood piles; otherwise, air cannot reach the wood. Circulation is important for dry, seasoned wood. A tarp that covers the top of the wood and allows rain water to cascade down but still enables breezes to blow through the firewood is ideal. Moisture will also be able to escape, and the tarp will keep the majority of the wood dry in the process. Similarly, stack the wood away from a wall or other surface, even if that is another stack of wood. This will also facilitate air circulation. While most people store dried wood outside, if there is room in a shed, move the wood inside. Just be sure the building has good air circulation, and be aware that firewood creates a good habitat for rodents and other pests.
