WHAT IS LATENT DEFECT INSURANCE (LDI)?
The NSW Government introduced legislation that encourages developers/builders to insure a property for the first 10 years post completion. Following a rigorous auditing process, ALAND is proud that The Walden has been approved for this game-changing insurance policy.

IS IT A STRATA TITLE?
The Walden Residences (Building B) has two strata schemes. One is for the residences and a separate strata is for the penthouse levels. The development is separated by a stratum subdivision.
ARE THERE AMENITIES OFFERED AT THE WALDEN?
Residents will enjoy world class, exclusive resident-only amenities. The Pavilion spans three floors, providing a tranquil pool with breathtaking views, as well as a wellness studio, gym, sauna, residents’ lounge, private dining and cellar. In addition there’s considered work-from-home zones and meeting rooms. A dedicated 14-hour concierge service will be offered for the first 12 months, continued at the discretion of the Owners Corporation.
WHAT ARE THE SECURITY FEATURES OF THE BUILDING?
Secure proximity card access control system will be available to access the car park entry and exit and to the ground floor foyer. CCTV cameras will monitor common areas such as the lobby and basement. Access to each residential floor is limited to the occupants of that floor only, controlled via proximity card access.
HOW MANY LIFTS WILL THERE BE IN THE BUILDING?
The Walden will be serviced by three lifts.
DO APARTMENTS COME WITH BALCONIES?
All apartments feature either a winter garden or balcony. The apartments have been designed to provide a flexible use of the outdoors. This is achieved by a combination of an openable window system and sliding doors, allowing the occupant to create a balcony feel or fully enclosable indoor space.

CAN THE FINISHES SCHEDULE BE UPGRADED?
Yes. For all upgrades and options please refer to the Purchaser Scheme Selection and Upgrades. Additionally, purchasers can select from one of three colour schemes, Terrace, Opera or Harbour.

WHAT ARE THE CEILING HEIGHTS WITHIN THE APARTMENTS?
Living zones are typically 2.7m, or 2.4m where a bulkhead is required. Private zones are typically 2.4m.
WHAT SOUND INSULATION QUALITY EXISTS BETWEEN APARTMENTS?
All party walls will be a composite autoclaved aerated concrete/plasterboard party wall system. Internal walls will be a plasterboard lined framed wall system.
DO THE APARTMENTS COME WITH WINDOW COVERINGS AND FURNITURE?
All apartments come with sheer curtains, and blinds, but they are unfurnished.

WHAT IS THE CLEARANCE HEIGHT IN THE BASEMENT?
The maximum clearance the basement car park (at locations of vehicular access) is 2.2m.
IS STORAGE AVAILABLE?
Each residence has a dedicated secured storage cage located in the basement.
WILL THERE BE PROVISIONS FOR ELECTRICAL CAR CHARGING?
Yes, there are provisions for EV chargers, however the installation of charging stations on Lot property will be subject to approval by the Owners Corporation (via strata). All design, installation and procurement would be borne by the purchaser and require certification.
CAN I HAVE ANIMALS?
Pets are allowed in accordance with the draft by-laws. Generally, goldfish or other similar fish in an indoor aquarium, one small caged bird inside the apartment, two cats or dogs (or one of each) with a combined weight of less than 20kg, or an assistance animal per household is permitted. Additional pets are permitted, subject to agreement with the Owners Corporation.
ARE THERE ANY SUSTAINABILITY FEATURES IN THE WALDEN?
The Walden has a range of passive and active sustainability features with the orientation of apartments optimising natural light and solar access. The building has been sustainable design features to offer residents premium indoor environment quality as well as minimised energy and water bills. LED lighting will be provided to all apartment corridors, kitchens, laundries and bathrooms. The design is to incorporate WELS rated showers, taps and toilets and dishwashers throughout to reduce water consumption, in accordance with the BASIX compliance statement.
Building Facilities
ARCHITECTURE
The residential façade will be a curtain-wall glass façade system and operable windows.
ELECTRICAL SERVICES
Architectural down lights are provided to all apartments with pendant lighting over the kitchen island bench (where applicable) and power provision for the dining table area. Light switches and wall lighting will be provided to the winter gardens. Ceiling fans will be provided to each bedroom and living area. Power outlets will be positioned in each apartment to suit furniture layouts for optimum flexibility.
ACOUSTICS
Wall, floor and ceiling systems will be constructed to ensure sound transmission between adjacent apartments exceeds the minimum Building Code of Australia compliance requirements. This standard will also apply to apartments which are adjacent to lift cores.
COMMUNICATIONS
All residential apartments will contain a number of data outlets for connection to the internet, telephone and television services, including access to free-to-air television channels.
GAS AND HOT WATER
For achieving green initiatives, The Walden is full electrification. A central electric hot water system will provide hot water to residential apartments.
GLAZING AND FAÇADE
Aesthetically pleasing curtain-wall façade treatments, including energy efficient glazing, will be integrated within the design to maximise natural light and cross ventilation. Façade materials will be selected to produce an architecturally timeless building, which will require minimal maintenance for the life of the building.
MECHANICAL SERVICES
A centralised ducted air conditioning system will be provided to the bedrooms and living space in each apartment. All rangehoods are designed to exhaust via the façade. A ventilation system will be provided to each bathroom, laundry and toilet exhaust and exhaust via the facade.
GARBAGE DISPOSAL
A general waste garbage chute will be located on each residential floor with a recycling bin. All garbage will be disposed of in a central garbage room, located within the basement.
