Dear ACC Family,
I hope everyone is getting ready for fall because it is officially here! I would also like extend a “Thank You” to you the membership, our current board of directors, and those who have served on the board over the past four years. The end of September will mark four years for my family and I being in Burlington and here at ACC. If you had told me when I started what the next four years would be like I would have said you’re nuts. But here we are, and I could not be more excited about what has been accomplished and what the future looks like!
At an event last weekend, I was explaining to a couple of ladies how the Club’s revenue streams are separated and what they are used for. I thought that it might be helpful to share this since it’s been a while with the membership as a whole. We use what we’ve referred to as “The Three Bucket System” and this is how it works.
Bucket 1 = Dues
The operating dues are designed to fund all the services and operations of the club for the given year. We set our budget to be essentially “break even” every year. The club’s operating revenues are in excess of $5 million annually and our dues income represents about 50% of that, which is good. This also happens to be key in that our largest expense is payroll and for almost every dollar of dues that comes in a dollar of payroll goes out. That ratio in the private club world is very common. Operating dues in short, have a one year lifespan. They don’t roll over from year to year and they are not the largest driver in growing the Club’s equity (which would be similar to your personal net worth as a measurement).
Bucket 2 = Initiation Fees
Initiation fees go into the “Aspirational Project” bucket. These are capital projects that develop new amenities or complete replacement of existing ones. These are fees paid by new members who join the club. These dollars are set aside to invest in projects that will further drive our membership levels and member engagement. A great example of this is our pickleball courts/playground/sport courts. This was driven by initiation fees collected and it has turned out to be something that has attracted several new members, created a very strong social group, and increased the engagement of more than 20% of our membership. Continuing to raise our initiation fee to a level that is commensurate with what we offer and is viewed as a fair value by prospective members is the goal. The virtuous cycle of getting funds to invest in amenities which will in turn justify and demand further increase to the initiation fee level is the goal. Across the country clubs with higher initiation fees are those with uptodate amenities, premier quality facilities, and full membership rosters.

Bucket 3 = Capital Fees
Capital fees are reserved for the repairs and maintenance of our existing facilities. These do not go towards club operations, inventories, or payroll. We have in place a Capital Reserve Study that lays out a 40 year roadmap as to when we should expect certain things to fail or need significant maintenance. This gets updated every six to eight years. From this BIG PICTURE we have a rolling 10year capital plan. This is a bit more detailed and shows when we will have years with lots of things that need to be replaced along with years that may be minimal. Similar to home some things don’t require much planning as they don’t cost a lot. However, there are other things that do. The major difference is that while at your home you may only have one or two air conditioning units, we have closer to thirty. A couple of good examples of your capital fees at work are the new doors and partitions on the golf course restrooms and the sealing of the parking lot next to the clubhouse. Capital fees unlike operating dues are saved over time and roll from one year to the next to save up for those years when we have more replacements or planned maintenance scheduled. This means that we can fix things when needed and we don’t have to defer maintenance when it’s needed.

As I mentioned in my last letter the Club has some challenges that it is working through with regards to inflation. One area that we are seeing this is with our capital budget and in particular the replacement of mechanical items that have reached the end of their useful life. An example of this is air conditioning units. A year ago, we had budgeted roughly $3,500 to replace a smaller unit, that same unit is now up to $4,500. Our bigger units have seen similar percentage increases and as I mentioned earlier, we have multiple air conditioners. In order to keep our capital plan funded a nominal dues increase of $10 monthly was approved to keep up with inflation. This increase will be going into effect in the next billing statement.

Caitlin is a native Burlington who attended BCA and Williams High School before completing her undergraduate degree at UNC Chapel Hil.. After law school Caitlin served as in-house counsel at the North Carolina Department of Public Safety in Raleigh, with a focus on statewide law enforcement, corrections, and public safety. She is currently serving her second term on the North Carolina Human Trafficking Commission, where she serves as Legislative Co-Chair. Recently, Caitlin took on a new and very different professional role, as a small business owner here in Alamance County. As the new owner of beloved Elon boutique All That JAS she is looking forward to expanding upon its legacy and excited about the opportunity to serve and align to the community. She has been busy renovating and getting up to speed just in time for the students to return to school and is excited about the adventure that awaits!
Grant grew up in Mint Hill, NC, outside of Charlotte. He attended Butler High School, and received his undergraduate degree from the University of North Carolina at Chapel Hill. Grant has a passion for policy and politics, and after his time in government and politics, joined SAS Institute in Cary at the end of 2014. As Vice President of SAS’ US Government & Public Sector business unit, Grant leads the team of sales, technical and government relations personnel that serves and engages all Federal and State governments, Justice & Public Safety, Defense and Intelligence agencies in the continental United States.
Their favorite food are nachos, sushi, burgers, and a good salad. They love Hyco Lake and Holden Beach when they have a chance to get away. When they have spare time, they enjoy running, boot camps and vigorous workouts, golf, tennis, and watersports.
